Charlotte Bricknell

Charlotte joined Bray Fox Smith in 2017. Her role involves supporting the Director Team and managing the London Office. She joined the firm having gained experience in the commercial property market through her background in customer service management. Charlotte studied Graphic Design at Hertfordshire University. She lives in East London and enjoys spending time with her two sons, Finbar & Archibald.

Chris Bulmer

Chris focuses on the West and South-West London markets, specialising in the letting, sale and acquisition of office space. His experience includes advising on refurbishment and repositioning strategies, the marketing and letting of office developments, and working on investment and asset management opportunities.

Clare Lane

Clare Lane joined the Bray FoxSmith team in October 2021 as a director. She joins from Michael Rogers, where she was a partner for the last 6 years specialising in the disposal and acquisition of office accommodation. Clare focuses on West and South West London markets advising both Landlords and tenants. Prior to this she worked in the Southeast Offices team at CBRE for 12 years, focussing on tenant representation. Clare is experienced in providing strategy advice to occupiers ranging from corporate clients to government bodies and local businesses. Clare was brought up on the South Coast where she developed a love of the coast and water sports. Clare now lives in Richmond, Surrey with her two young Children- Emilia and Sophia. In her spare time Clare enjoys spending time with friends and family, travel, skiing and property renovation.

Claudio Palmiero

Claudio joined Bray Fox Smith in December 2019, following over two years in the industry working as a retail agent with a focus on tenant rep, disposals, shopping centre leasing and corporate real estate management. Claudio graduated with a degree in Real Estate from Nottingham Trent University in 2017. As part of his sandwich degree, Claudio spent a year in industry working within the Assets team of Ladbrokes focussing primarily on disposals. After passing his APC in Spring 2020, Claudio will continue to work in the agency team. Born in the UK but from Polish & Italian descent, Claudio spent most summers travelling around Europe visiting friends and relatives. Away from work Claudio enjoys cooking, playing football and supporting London's finest football club, Chelsea. He has travelled extensively and enjoys exploring different cultures, the occasional ski trip and Saturday Kitchen Live! Claudio ensures he indulges in a number of hearty meals, often more than six times a day and is keen to follow in his dads footsteps of making homemade wine, just minus the belly!

Grant Beasley

Grant joined Bray Fox Smith as a Director in 2021 and is responsible for providing a full spectrum of residential development advice to vendors and purchasers across London and the UK. He has a wealth of experience in the sale and purchase of development opportunities across London and the south east. He works closely with clients to deliver innovative market strategies and deliver optimal receipts. Before joining Bray Fox Smith, he was an Associate Director in the Cushman & Wakefield Residential Land and development team which he joined back in 2014 and was responsible for the delivery of in excess of 70 transactions in this period.

Ian Leather

Ian has over 30 years' experience working in London and the Home Counties with a knowledge of key markets. He operates across a broad range of sectors and has utilised a wealth of experience working for clients on a range of residential led projects managing land sales/acquisitions, advising on strategic land holdings and providing consultancy advice on regeneration and placemaking projects. Recent projects include: the sale of 50 plus acres for LaSalle as part of the MK SW Urban Extension; advising on 300 acres in east Northants, including sales of land for 95 and 314 units respectively. Ian has also advised clients on the disposal of obsolete buildings for PDR schemes. Ian works with a range of national housebuilders looking at the strategy for the disposal of commercial phases of a larger residential led development and his clients include LaSalle Strategic Land, Central England Coop, Redrow, Barratt Homes, Taylor Wimpey, Northampton College, Northamptonshire County Council and Dandara Living.

James Archibald

James joined Bray Fox Smith as a Partner in 2013 and is responsible for providing a full spectrum of real estate advice to vendors and purchasers. His clients include pension funds, real estate private equity funds, property companies and private individuals. James has a wealth of experience in the sale and purchase of real estate assets across the South East and national business space investment markets. Before joining Bray Fox Smith, he was Head of Business Space Investment at Morgan William. James also has experience working as an Associate Partner in Cushman & Wakefield's Capital Markets team which he joined back in 2001.

James Shillabeer

James joined Bray Fox Smith in 2013 and was recently appointed Director, with a primary focus on nationwide acquisitions the disposal of office and industrial accommodation within the South-East market. His client base includes Threadneedle, M&G, Westbrook Properties, LSH Asset Management, Commercial Estates Group and Go Compare. Prior to joining Bray Fox Smith, James was Associate Director at Capita Symonds He previously worked for Glenny LLP where he headed up the agency department in East London. His career began at Donaldsons back in 2005 where he was a Senior Surveyor and worked alongside three other Bray Fox Smith Directors. James lives in Kent with his fiancée Kirsty and two young sons, Zac and Noah. He is an enthusiastic angler and spends as much time as possible on the river. He also plays centre forward for the Industrial Agents Society 11-a-side football team and regularly finds the back of the net.

Jordan Willcock

Jordan joined Bray Fox Smith in January 2021 during the middle of the COVID-19 pandemic. Jordan joins the South East Agency Team having just obtained a Distinction in his Master's degree in Real Estate Management from the University of the West of England. He also has an undergraduate degree in Sport and Exercise Science from the University of Brighton. Jordan was born in Swindon and has lived there most of his life, although he has now moved to London to be closer to the Bray Fox Smith team. Jordan enjoys Surfing, snowboarding and running. He also has a season ticket to Bath Rugby and has travelled the world extensively, the highlight being driving a tuk-tuk across India before trekking in the Nepali Himalayas.

Joss Burrows

Joss joined Bray Fox Smith in February 2022, after over three years at a commercial agency firm in Northampton. Joss is based in the Milton Keynes office as part of the agency team, working closely alongside Ian Leather. Currently undertaking a Real Estate Management degree with The University College of Estate Management, Joss is looking forward to doing his APC in 2025. Joss was born and raised close to Northampton and still lives in a village nearby. In his free time Joss enjoys tinkering with cars, skiing, cooking and most importantly eating!

Lorna Bird

Lorna joined Bray Fox Smith in Jan 2020. Her role involves supporting the team and helping to manage the London office alongside Charlotte. She joined the firm having gained experience in the Banking sector, having worked at Lloyds Banking Group for 14 years as an Executive Assistant. Lorna lives in East London with her family and enjoys spending time with her two children, Joseph and Lily and her partner Ross. She loves going to the gym and also loves to shop!

Paul Smith

Paul started Bray Fox Smith back in 2009 with Rob Bray and Pat Fox and has helped establish BFS as one of the main office agents in South East. His main experience is in office leasing across the South East of England, although over the last 10 years he has worked as an advisor on investment and development. Paul has created a unique advisory role by combining his experience in the occupational and investment markets. Paul's office agency career spans more than 30 years and he has retained several major investors and occupiers. Between 1999 and 2000, he was Chairman the Office Agents Society. After spending 12 years with Weatherall Green and Smith, Paul joined Donaldsons in July 2002 where he helped the them become a major force within the South East office market. In July 2005 he was promoted to Equity Partner and was part of the purchase by DTZ in July 2007. Paul was born in Batley, West Yorkshire in November 1965 but has since spent most of his life in the south of England, living 11 years in Highbury & Islington and a further 23 years in Amersham . He married Lorna in Las Vegas in May 1999 and they have two sons, Matthew and Adam, who are both at Nottingham Trent studying Property & Finance. Now Paul no longer plays football, he watches Arsenal and the family attend most home games. It may seem a strange team for a northerner to support, yet Paul lived in Highbury for 11 years and the west stand was at the bottom of his garden. Paul's other interests include skiing, golf, classic/group 1 horse racing. dining out and going to the cinema and theatre, but his main passion is travelling.

Richard Harding

Richard joined Bray Fox Smith in February 2012 to focus on West London and Thames Valley office markets and has significant experience acting for landlords, occupiers and developers. Since joining the team, he has built up a strong order book and several high-profile instructions including 4 Longwalk Stockley Park and R Plus, Reading. His pre-let at 184 Shepherds Bush Road, Hammersmith to dunnhumby won Deal of the Year at the OAS Development Awards. Before joining Bray Fox Smith, Richard was Senior Director and head of South East office agency at DTZ. He was previously an Equity Partner at Donaldsons and re-established the firm's South East office agency business. Prior to that, Richard spent 13 years at Weatherall Green and Smith (BNP Paribas Real Estate). Richard was born in Cardiff in April 1967. He studied at De Montfort University (Leicester Polytechnic) and has spent all his working life in London. He is married to Caroline and lives in Ealing with his children Sarah and James, aged 18 and 20. His interests are rugby, fishing, shooting, skiing and spending time with his family.

Rob Bray

Rob's background in commercial property gives him a depth of knowledge across many property sectors & locations and a context of how residential uses might fit in to various environments or replace the existing outdated stock. A combined knowledge of the property market and planning process have led him to acting as an agent and consultant on a broad spectrum of properties and as an expert witness on major Planning Enquiries. Over 25 years he has acquired and sold numerous buildings and sites from small offices for conversion to 50 acre+ green and brownfield sites and has spearheaded the expansion in to the residential market via BFS Living.

Rob Cregeen

Rob joined Bray Fox Smith in August 2019 to focus on the UK Investment and Development markets. He has more than 25 years' experience acting for investors both buying and selling a variety of assets, primarily in the Thames Valley and the South East of England. Before joining Bray Fox Smith, Rob was Senior Director at Colliers International, previous to that he had senior roles at Cushman and Wakefield and at Weatherall Green and Smith (BNP Paribas Real Estate). Rob is Surrey born and bred. He lives near Farnham with his three children and a dog ! He studied Estate management at Bristol Polytechnic (now University of the West of England). His interests include rugby (more watching than playing these days), cycling, shooting, traveling and skiing.

Simon Knight

After 22 years running the south east office team as a partner at Montagu Evans, Simon Knight joined BFS in 2020 as a Director. Simon has over 35 years' experience in the national office market and his geographical specialisation is the south east office market. Simon works on the disposal and acquisition of office premises on both a leasehold and freehold basis. He has a wealth of experience in providing feasibility, strategy, design and marketing advice on offices, business parks and mixed-use development opportunities. Simon's experience also includes development and asset management advice. Simon was born in Caversham, Berkshire and moved to live and work in London in 1988. He now lives in Chiswick, west London and is married to Christine and has two grown up children Oscar and Molly. Simon was a keen sportsman but now limits himself to watching Arsenal and Surrey CC and indulging in the more leisurely pursuits of golf and country walks. Other interests, in no particular order, include; pubs, skiing, music and renaissance art.

Toby Lumsden

Toby joined Bray Fox Smith in 2020 to expand the South East Agency team with a focus on the disposal and acquisition of offices across the South East market. Toby has worked in the West London & Thames Valley market for over 10 years and has significant experience acting for landlords, occupiers and developers. Since joining the team, he has built up a strong order book and several high-profile instructions including Campus - Reading International; Tempo, Maidenhead and Botanica, Ditton Park to name a few. Prior to joining BFS Toby was an Associate Director in the South East Office Agency team at Colliers International for 6 years. His career started in 2011 at Altus Edwin Hill in their Heathrow Agency team. Toby studied Politics & American Studies at Nottingham University before undertaking a Masters in Real Estate at CASS University in London. He grew up in Sussex but now lives in Buckinghamshire with his wife Kate and their 3 young sons. Toby is a very keen sportsman having played county cricket for Sussex at junior level and he now plays as much golf as possible!

Will Agnew

Will joined Bray Fox Smith Living team in 2022 to expand the residential development team with a focus on the acquisition and disposal of development sites across London and the South East of England. Prior to joining Bray Fox Smith Living, Will worked at Colliers where he worked the residential development team for nine years becoming one of the youngest partners in the business. Outside of work Will spends the majority of his time on his family farm in Norfolk enjoying country pursuits and supporting his beloved Norwich City FC; where he is a season ticket holder.
