Expertise
I am a specialist Leasehold Enfranchisement Solicitor at YVA Solicitors. I have extensive experience within the sector and I've acted for both leaseholders and freeholders during the statutory lease extension and enfranchisement process. I am experienced in the Right of First Refusal process and Right to Manage processes.
Alongside being well versed in these areas of law, I provide clients with a commercially sound strategy to move either their lease extension or enfranchisement forward. I develop good working relationships with both my long-standing clients and fellow property professionals.
Experience
I have successfully acted in matters whereby I have had absentee landlords or properties which have been disclaimed. I have acted on complex enfranchisement matters involving appurtenant parts for both Freeholder and Leaseholder clients and also acted for large enfranchisements of multiple buildings within the same Freehold which have required separate statutory notices and careful drafting to proceed.
I have presented to leaseholders at conferences and exhibitions advising on the statutory leasehold process, written articles whereby I created a 12-step guide to extending the lease which has been featured on Flat Living and the Leasehold Advisory Service, and provided training courses for fellow property professionals for News on the Block.
I am an experienced bookkeeper and I manage the day to day running of client and office accounts. I also assist the conveyancing team, particularly on the financial aspects of transactions.
Experience
I joined YVA as an office junior in 2014, with an interest in learning the accounts processes and procedures. In addition to my day-to-day duties, I soon started picking up more responsibility and tasks with the accounts department, and I became Accounts Manager in November 2017.
On the weekend… I enjoy cooking, going out to restaurants and I've started a small organisational service business.
On my first day at YVA… I remember everyone being extremely warm, welcoming and funny. The energy made me feel optimistic about the path I was taking.

Cassandra is a legal secretary. She looks after Shamil Patel and Mario Economides.
My career began at YVA when I was 18. After a year I left and worked for a number of a number of City law firms. I returned to YVA in 2005 for what was originally going to be a few temp shifts but Chris asked me to stay, and I have been here ever since.
Experience
I originally joined the firm in 1979 and have had the pleasure of working with and supporting a number of YVA's lawyers. Originally, I was secretary for Paul Yiannakis Snr, where I gained experience of litigation, conveyancing and matrimonial law. After a short career break, I rejoined the firm and worked for Lambros Lambrou for twenty years.

In my role I deal with a wide variety of both conveyancing and general property law related matters mainly involving residential property but with the ability to deal with commercial property too.
I regularly act on sales, purchases, transfers of equity and refinances of houses, flats and properties which are part of a wider estate. In addition, I also deal with more complex transactions involving new build properties, right to buy properties, grant of new leases, lease extensions and shared ownership properties.
I am very familiar with the requirements and conditions of mortgage lenders and through a thorough understanding of the government schemes available to residential property buyers (such as the Help to Buy Bonus Scheme, Help to Buy Equity Loan Scheme and the Lifetime ISA), I can work with the relevant organisations to obtain the funds required to complete any transaction in a timely manner and with ease.

I joined the firm in 2018 as a paralegal and qualified as a Solicitor in early 2021.
Expertise
I qualified as a solicitor in 2007 and deal with a range non-contentions work specialising in property law. I handle all types of residential leasehold and freehold transactions, re-mortgages, bridging finance, voluntary lease extensions, transfers of equity, investment purchases for companies and commercial Leases - inside and outside of the 1954 Act.

I am a partner of YVA Solicitors having joined the firm in 1997 and qualifying as a solicitor in 2000. I specialise in Commercial and Residential Property matters as well as Sports Contract Law.
I act for a number of developers in the UK and abroad and also have a large number of high profile sportsmen as clients.
Experience
I was a journalist prior to becoming a lawyer and still keep my hand in by writing player interviews and reports for the Arsenal Football Club's Official Matchday Programme and Magazine.
Personal life
I spend my spare time watching Arsenal and playing golf when I am not spending time with my wife and daughters and our extended family of horses and dogs.

Michael Votsis is a Consultant at YVA Solicitors and one of the founding partners. Michael qualified as a solicitor in 1975 and has considerable experience in all aspects of property law including residential, and is especially experienced in all commercial property matters, commercial leases, company law, mergers and takeovers.

I have had a varied career working in the corporate, public and third sector arenas, including more recently working as a clerk to HM High Court Judges learning all about the law and litigation from the inside.
Wanting to work closer to home and come back to the private sector, I was very happy when I was offered the opportunity to work at YVA, where I am supporting Mario Economides in the litigation team.
Joining YVA, everyone made me feel welcome and very much at home and felt like I was joining a big happy family, a feeling which has only grown stronger with time.

Expertise
I am responsible for managing the running of the office and support staff. I deal with day to day administrative and general problem solving. I also assist in the accounts department and ensure our practice is up to date with all our accreditation.

I joined YVA in June 1992 as Receptionist. I have worn many hats at YVA and my last and final hat is as Office Manager.
On the weekend I… love to read, cook, bake and have recently taken up crocheting and knitting.
