Amer Hammour - Chairman

Amer Hammour is Executive Chairman of Madison Marquette, and heads all real estate operations and investments for its parent company Capital Guidance in the US and internationally. As founder of Madison Marquette, he is responsible for setting the company's investment strategy and leads its growth and capital relationships. Over the past 38 years, Mr. Hammour has completed -- on behalf of Madison Marquette, Capital Guidance and its subsidiaries -- over 200 real estate investments in retail, office, land and industrial projects and developments valued at over $8 billion. Mr. Hammour holds a BS in Industrial and Systems Engineering from the Georgia Institute of Technology and an MS in Business Administration from the Sloan School of Management at MIT.

Bob Filbert - EVP

As Executive Vice President, Bob Filbert is responsible for the oversight and administration of all aspects of project and construction management throughout the central and west region with a keen focus on new business development. Mr. Filbert has 25+ years of commercial real estate experience and an extensive background in construction and renovation and manages the engineering takeover and transitioning of new client properties. During his tenure with Madison Marquette, he has overseen construction projects ranging in scope from mechanical upgrades to full building renovations. He also oversees maintenance operations through periodic inspections, tracks utility consumption, trains engineering staff on emergency and life safety issues and routinely leads Property Management Reviews to assure adherence to engineering procedures throughout the portfolio. Prior to joining Madison Marquette, Mr. Filbert served as Director of Engineering for the Dallas area with CB Richard Ellis. In this capacity, he was responsible for approximately 7 million square feet of commercial and industrial property along with capital projects and tenant improvement. Mr. Filbert holds an Associate Degree in HVAC Systems from Collin College. He is a member of the National Fire Protection Association (NFPA) and the Institute of Real Estate Management (IREM).

Carlos Achá

Carlos Achá is responsible for the company's information, technology, and digital strategies and execution. In addition, Carlos and his team provide scalable technology capabilities and enterprise services to supports Madison Marquette's 12 regional offices and properties in 32 markets across the United States. Carlos brings over 16 years of diverse information and technology experience, including digital strategy, governance, data warehousing, cloud services, scalability, and analytics. In addition, in his current and past roles, he has contributed to many successful initiatives in talent development, web content management systems, cybersecurity and risk management programs, and cloud migration initiatives. Prior to joining Madison Marquette, Carlos spent 12 years in information technology roles for national and international law firms. Most recently, he served as the Director of Information Technology at Cohen Millstein Sellers & Toll PLLC, where he oversaw the firm's infrastructure, service desk, and practice support functions and was in charge of the overall IT strategy.

Dan McCahan - COO

As Chief Operating Officer, Dan McCahan is responsible for expanding the company's national portfolio and building its network of relationships with capital partners and clients. Dan oversees day-to-day operations of the company's integrated services and provides the vision and leadership to contribute to portfolio and revenue growth. Previously, Dan served as Senior Vice President, Project Management responsible for managing the development of a portfolio over 3 million square feet (280,000 square meters) including retail, residential, hotel and office uses the development activity in Washington D.C. As asset manager he managed Madison's day-to-day activity as co-developer of The Wharf. Prior to joining Madison Marquette, Mr. McCahan was a development executive in Archstone's mixed-use division where he was responsible for evaluating new development opportunities, as well as oversight of projects from pre-development through construction completion. Notable projects include CityCenterDC, a $700 million mixed use development in downtown Washington DC, and Wisconsin Place in Chevy Chase MD. He also played a key role in developing proposals for Poplar Point and Howard University Town Center in Washington DC, in addition to other projects in the Boston, Baltimore and Atlanta markets. Prior to joining Archstone, Mr. McCahan was a project manager for Urban Atlantic where he was responsible for all aspects of more than $200 million in residential development. His projects included Henson Ridge, a major redevelopment in Washington, DC's Ward 8 that transformed a former public housing site into a new mixed-income residential neighborhood with 600 homes for rent and for sale, as well as a 238-unit apartment renovation and a market rate condo conversion in Alexandria, VA. In previous positions, Mr. McCahan served as Vice President for a real estate consulting firm, Basile Baumann Prost and Associates, where he focused on the privatization of military housing, and as a developer for Regency Development Associates, an affordable housing provider. Mr. McCahan earned a Bachelor of Arts in Economics from the University of Virginia and a Master's degree in Planning from the University of North Carolina at Chapel Hill.

David Brainerd

David Brainerd serves as a Principal and is responsible for sourcing, negotiating and closing selected property acquisitions as well as for overseeing investment management and disposition of owned properties. Mr. Brainerd leads co-investment opportunities and manages relationships with selected equity partners; and has supervised investments representing over 2.5 million square feet of shopping centers, 1.4 million square feet of office space, and approximately 7,000 acres of land for Madison Marquette. He also serves as a Senior Vice President for Capital Guidance. Mr. Brainerd began his career with the mortgage-backed securities team of First Boston Corporation's Real Estate Finance Group. There he was responsible for the underwriting of large portfolios of commercial and residential mortgage loans for purchase and securitization by the firm. Mr. Brainerd brings almost 25 years of industry experience, and has been involved in real estate investment transactions with an aggregate value of $1.5 billion. Mr. Brainerd holds a master's degree in management from the Sloan School of Management at MIT and a bachelor's degree in finance from the University of Massachusetts at Amherst. He is a member of the Urban Land Institute, where he serves as vice chair of the Commercial and Retail Development Council (Silver Flight), and the International Council of Shopping Centers.

Gavin Farnam

Gavin Farnam joined Madison Marquette in 2020 as President, Retail Services. In this role, Gavin leads Madison Marquette's retail property management and leasing teams, which encompass more than 10 million square feet of retail properties across 10 markets in the United States. With over 17 years of real estate and leadership experience, Gavin brings an in-depth background in leading all facets of retail operations. In addition to Gavin's retail experience, he has held leadership roles with oversight of office and industrial portfolios as well as over 10 years at Westfield Corporation managing flagship centers. Prior to joining Madison Marquette, he was the Retail Practice Leader for CBRE's Retail Property Management business in the Americas. Under his leadership, he helped to build a fully integrated retail platform that included specialty experts and capabilities for all aspects of retail services. Aligning investor objectives with customized retail solutions, resulted in significant retail management growth, reputation and service excellence for the firm.

Heather Almond

Heather Almond joined Madison Marquette in 2020 as Executive Vice President, Retail Services. In this role, Heather leads the property management and marketing strategy for the firm's owned and serviced retail portfolio. She brings over 20 years experience from two global leaders in the commercial and shopping center real estate industry. Prior to joining Madison Marquette, Heather led Property Marketing for CBRE's Retail Property Management platform and drove strategy, best practices and customized service solutions for clients with retail properties entrusted to CBRE. Under her leadership, CBRE managed retail properties received numerous marketing excellence awards. Heather's career includes extensive experience with flagship, mixed-use and lifestyle shopping centers and she spent a significant portion of her career with Westfield Corporation. Heather has a talent for developing teams and execution which is reflected in her prior roles, including center management leader for the iconic Westfield San Francisco Centre and field marketing leadership for 38 shopping centers in the United States. Heather believes strongly in being an active leader in the community and has served on numerous boards and committees. Heather is an active volunteer in the International Council of Shopping Centers.

Jim Evans

Jim is a 30-year veteran of the real estate investment management business with extensive capital markets and investment experience. Based in Philadelphia, he is responsible for co-leading Madison Marquette's Capital Markets Advisory practice. Jim joined Madison Marquette with the 2019 merger of The Roseview Group. He has raised more than $3 billion of capital from institutional investors for a wide range of real estate investment vehicles, including funds, joint ventures and operating companies. Over the course of his career, Jim has invested more than $1 billion of equity in all property types across all major markets through a variety of structures. Prior to joining Roseview in 2014, Jim was Managing Director of Talmage LLC, an investment management company focused on acquiring commercial real estate debt, and Chief Investment Officer for Callahan Capital Partners, a national office real estate operating company. Previous positions included serving Copley Real Estate Advisors, Security Capital Group, Equity Group Investments and Greystar Real Estate. Jim earned a B.S. from Suffolk University and completed his course work for an M.A. in Urban and Environmental Policy from Tufts University. He serves on the Dean's Advisory Committee at Suffolk University and is a member of Pension Real Estate Association.

Jim Proehl

As President of Property Services for Madison Marquette, Jim Proehl is responsible for managing a portfolio of over 40 million square feet for 225 properties valued at $10 billion serving 75 clients. Mr. Proehl has more than 30 years of diversified real estate experience, which includes asset management, office development, finance and property management. Prior to the merger of Madison Marquette and PMRG, Jim was President of the Western Division for PMRG for over 20 years. Jim has over 35 years of diversified real estate experience in asset management, development, finance and property management. His success coordinating the repositioning of numerous projects and transitioning large multi-building portfolios in his 24 years with PMRG has helped fuel growth of property services in the region. Prior to joining PMRG, Mr. Proehl held the position of Development Manager for Tooley & Company, where he managed the development of two high-rise Class A office buildings, each in excess of 400,000 square feet. As a Senior Asset Manager with Metropolitan Life, he managed a Colorado and Kansas commercial real estate portfolio valued at over $300 million, including office buildings, hotels and retail centers. Jim began his real estate career at Williams Realty Corporation, where he was an Associate Development Director with responsibilities for coordinating the legal, planning, financial, design and construction management for two mixed-use projects in Kansas City and San Antonio. In addition to his development experience at Williams, Mr. Proehl gained a thorough understanding of the financial reporting requirements of publicly traded companies. Jim is a past National Board member of NAIOP and a past President of NAIOP SoCal. Mr. Proehl is currently on the Advisory Board of BOMA OC and is a Charter Member of the University of California, Irvine MBA mentorship program. Mr. Proehl holds a Master of Business Administration degree from the University of Tulsa with an emphasis in real estate and a bachelor's degree from Southeast Missouri State University.

Joe Lugiano - EVP

Josh Anderson

Josh Anderson leads Madison Marquette's Excess Corporate Assets investment program (Lemonade), and co-leads the firm's Capital Markets practice. For more than 20 years, Josh has been a trusted advisor to both investors and operators, helping them both raise and deploy equity, restructure debt, and set capital and business strategy, and touching a a wide range of real estate property types, including retail, multifamily, industrial, office, industrial, hotel and resorts, senior housing, condominiums, commercial and residential land, homebuilding, golf and timeshare. After earning a B.A. from Harvard University, Josh began his career in the public sector, including three years in New York City government. He also earned an M.B.A. from Stanford University. Josh is a member the Urban Land Institute and serves on the Washington State Advisory Board of the Trust for Public Land.

Merle Brann is a member of the Investment Management team, where he focuses on the retail and mixed-use sectors nationwide. Since joining the firm in 2006, Mr. Brann has also served as Investment Manager for several assets within the Madison Marquette portfolio. Prior to joining Madison Marquette, Mr. Brann was an Associate at Grosvenor USA, where he was responsible for sourcing and underwriting acquisitions in the Washington, DC and Chicago metropolitan areas. Nichole Flippen

Nichole has over 15 years of experience as an attorney in both private practice and as an in-house legal professional focusing on corporate compliance, contract law, commercial litigation and commercial real estate. Prior to joining Madison Marquette, Nichole served as Director of Lease Compliance at Rappaport Management Company in McLean, VA, a regional real estate investor, developer and operator. In this role she managed a diverse set of responsibilities, including evaluating and refining internal processes and procedures to improve and optimize business operations. Nichole is a graduate of James Madison University in Harrisonburg, VA. She earned her JD from The Catholic University of America, Columbus School of Law in Washington, DC.

Nigel Keenan

Nigel Keenan brings over 20 years of experience with large and boutique real estate investment companies. Throughout his career, he has been involved in a diverse range of activities -- from acquisitions, portfolio and asset management and investment sales to strategy development and implementation. Cumulatively, these activities have totaled over $2 billion in actual transactions. Nigel joined Madison Marquette following the 2019 merger with The Roseview Group. Before joining Roseview in 2009, Nigel worked at Colony Capital (Colony Realty Partners) as a Managing Director, where he was responsible for acquisitions on behalf of some of the largest pension funds in the world. He was a partner in funds sponsored by General Investment and Development (GID), where he worked for over 12 years and served as Director of Office Investments and Vice President of Acquisitions. Prior to joining GID, he was an asset manager at Boston Financial (Lend Lease). Nigel began his career at AREEA Investment Advisory Services Inc., where he worked on behalf of the Sovereign Wealth Fund. Peter Cole

Peter Cole is co-leader of Madison Marquette's Investment Management team focused on retail and mixed-use assets for the company's owned and third-party portfolio. He most recently served as Chief Development/Asset Management Officer, responsible for ground up, mixed-use and urban waterfront development activities. Mr. Cole joined Madison Marquette in 2015 as an accomplished senior executive with more than 20 years of experience in commercial real estate. He is responsible for some of Madison Marquette's most prestigious assets including District Wharf in Washington, DC. Prior to joining Madison Marquette, Mr. Cole was Regional Managing Director with Fisher Brothers in Washington, DC where he successfully negotiated the entitlement, design and delivery of Station House. As Senior Managing Director with The Clarett Group, Mr. Cole handed all residential, office and mixed-use projects throughout the Mid-Atlantic. He came to the region in 2001 when he opened Tishman Speyer's Washington, DC office. Rick Kirk

Rick Kirk is co-leader of Madison Marquette's Office and Healthcare Investment Management teams. Prior to the June 2018 merger of Madison Marquette and PMRG, Rick served as CEO and Chairman of PMRG and directed all aspects of PMRG's operations. He was instrumental in expanding PMRG's capabilities into a broad range of successful development and investment activities in the office, multi-family and medical office sectors. As an experienced leader in the commercial real estate industry, he brings a focused and metrics-driven approach to strategic investment management and development planning. Mr. Kirk came to PMRG after an 18-year career with Prentiss Properties. There he was responsible for directing all aspects of management and leasing of a national portfolio that included premier projects such as Dallas' Bank One Center, Franklin Square in Washington, D.C., the Atlantic Center in Atlanta, 601 California in San Francisco, 6500 Wilshire in Los Angeles, and Burnett Plaza in Fort Worth. A Certified Public Accountant, Rick first joined the commercial real estate industry as a financial analyst. After stints in accounting and finance he moved into property management and leasing with responsibility for Prentiss' 42 million square foot portfolio. Mr. Kirk earned his Bachelor of Business Administration degree from The University of Texas at Austin. He is a member of the Institute of Real Estate Management (IREM), the Building Owners and Managers Association (BOMA), the Urban Land Institute (ULI), and the American Institute of Certified Public Accountants.

Steve Corridan

Steve is a 25-year veteran of the real estate investment and development business. Prior to joining Madison Marquette in 2006, Steve was a partner for 10 years in O'Neill Property Group (OPG), a large regional office, retail and multifamily developer backed by Prudential and Lubert Adler. He launched OPG's development office in Washington, D.C., and oversaw more than $1 billion in development in New England and $1.5 billion in the greater Philadelphia region. In addition, Steve was Executive Vice President of Huntmar Associates Ltd., a large regional office and industrial development company in the mid-Atlantic and, before that, a commercial broker at Hunter & Associates, a boutique Washington, D.C.-based firm focused on tenant representation for large build-to-suit office transactions. Steve earned a B.S. from Northeastern University and began his career at the White House as Special Assistant to David Stockman, the Director of the Office of Management and Budget. He serves on the boards of Newport Bank and Newport Hospital/Lifespan and is actively involved with the Rhode Island Mentoring Foundation.

Tom Gilmore

Tom Gilmore is Principal, Investment Management Retail & Mixed Use and leads marketing, leasing and strategic advisory services for Madison Marquette's retail practice. Madison Marquette provides services to a select group of institutional and private owners of retail, mixed-use, urban specialty, regional malls and community centers throughout the United States. Tom joined Madison Marquette in 2002 to form the Madison Consulting Group (MCG). MCG provided strategic planning, advisory and implementation services to a variety of clients including the University of Pennsylvania, MIT, DMB Associates, A&B Properties, The Queen Emma Foundation, Kamehameha Schools, Samsung, Universal Studios Hollywood and for assets within the Madison Marquette portfolio. In 2006, Tom was named Senior Vice President of Madison Marquette and worked with the firm's investment team to identify and assist in underwriting investment opportunities in California, Arizona and Hawaii. Once an asset was acquired, Tom organized and led the project implementation teams through the planning and commencement of the project. In 2009, Tom was named Executive Vice President and assumed responsibility for managing the company's western region operating group and in 2011 was named President of the national operating group. Prior to joining Madison Marquette, Tom was Senior Vice President of Universal Citywalk , the 300,000ft retail and entertainment center at Universal Studios Hollywood. As a member of the project's development leadership team, Tom was directly responsible for leading and executing the leasing effort, establishing the operating plan and overseeing the asset's operations in its initial five years. Tom began his career with The Rouse Company, serving in a variety of capacities within the company's operating group. Project experience with Rouse included the renovation and expansion of The Citadel Mall, a re-imaging and remerchandising of Faneuil Hall Marketplace, and a reimaging and remerchandising of Santa Monica Place.

Tori Lambert - CFO

Tori Lambert is Chief Financial Officer of Madison Marquette and is responsible for Madison Marquette's overall financial strategy, financial reporting, tax compliance and corporate financing. She also assists in raising equity capital and arranging project-level debt financing handled by the capital markets team. As a member of the company's senior management team, Tori works closely with the CEO, Chief Operating Officer, Chairman of the Board, and with services line leaders. In 2021, she joined Madison Marquette bringing over 35 years of experience in the real estate industry, including 21 years as a partner at PricewaterhouseCoopers (PwC). At PwC, she was the lead engagement partner for Madison Marquette for nine years. At Korman Communities, KPMG and PwC she delivered comprehensive financial and operational insights to owners, executive management and boards of private and public entities across a breadth of industry groups including industrial, retail, construction, real estate development/management, and hospitality. Her C-suite and boardroom experience provides benefits involving leadership, audit committees and corporate governance, and risk management internal control. Her expertise also extends to regulatory relations, complex asset valuation, M&A, and fraud/forensic investigations. As a trusted financial executive and leader, Tori has an outstanding record of delivering solutions to complex financial and accounting issues and building and directing effective teams. Tori earned a BBA in Accounting with emphasis in real estate from The University of Texas.

Vince Costantini - CEO

Vince Costantini joined Madison Marquette in July, 2019 as Chief Executive Officer and Chief Investment Officer following the merger of Madison Marquette and The Roseview Group, a boutique institutional real estate investment and advisory company based in Boston, MA. Vince founded Roseview in 2001 with a vision to create an investment and advisory firm of talented real estate principals with direct operating experience. Before launching the firm, Vince was President and COO for five years of Boston Financial, an institutional real estate investment advisor, where he was part of the senior leadership team that doubled assets under management to $7 billion and grew earnings fivefold during his tenure with the company. Vince also spent 10 years at General Investment and Development Company, where he led the transformation of the private family investment firm into a multi-billion-dollar institutional pension fund investment advisor. In addition, prior to founding Roseview, Vince also served as CEO of O'Neill Properties Group, where he oversaw large-scale office, retail and residential developments from Boston to Washington, D.C. Vince earned a B.S. from St. Joseph's University and began his career as a certified public accountant and then as a consultant at Price Waterhouse. He serves on a number of business and nonprofit boards and is a member of the Investment Committee of the Charles River Realty Fund.

Wade Bowlin

As Madison Marquette's President of Property Services for the Central Region, Wade Bowlin is responsible for all aspects of the region's operations, including providing critical support for leasing, property and construction management initiatives as well as new business development and client relations for Madison Marquette's portfolio of office, retail, medical and industrial properties; a portfolio that totals over 51 million square feet. He joined the company with the merger of Madison Marquette and PMRG in 2018. Wade has over 30 years of experience in real estate, with the last 25 years focused on the Houston Market. He has been responsible for the lease negotiation of significant market transactions over 100,000 square feet for firms including Shell Oil Company, Jacobs Engineering, EPCO, Conoco Phillips, BP Amoco, Litton Loan Servicing, Burlington Resources, CAL-Dive, Sasol, NRG and STM Mortgage. Throughout his career, he has averaged over 60 lease transactions per year. Mr. Bowlin has been named a "Power Broker" by the CoStar Group over the past several years and one of Houston's "Heavy Hitter's" by the Houston Business Journal since its inception. In 2015, Mr. Bowlin was named the top office landlord broker by the Houston Business Journal. Mr. Bowlin is a graduate of Texas Tech University and is a member of the Institute of Real Estate Management (IREM), the Building Owners and Managers Association (BOMA), and the Urban Land Institute (ULI).
