Carlos is responsible for the company's information, technology, and digital strategies and execution. He oversees a team that provides scalable technology capabilities and enterprise services to support Madison Marquette's 10 regional offices and properties in U.S. markets coast to coast.
Carlos joined Madison Marquette in 2016 and applies over 16 years of diverse information and technology experience to his role, including digital strategy, governance, data warehousing, cloud services, scalability, and analytics. During his career, he has contributed to successful initiatives in talent development, web content management systems, cybersecurity and risk management programs, and cloud migration initiatives.
Previously, Carlos spent 12 years in information technology roles for national and international law firms. At Cohen Millstein Sellers & Toll PLLC, he served as the Director of Information Technology, where he oversaw the firm's infrastructure, service desk, and practice support functions and was in charge of the overall IT strategy.

Dave Brown joined Madison Marquette in 2021 as Head of Specialty Leasing. In this role, Dave leads Madison Marquette's specialty leasing and sponsorship efforts for the firm's owned and serviced retail portfolio. Dave has 30 years of retail real estate experience and a track record of building and solidifying partnerships with national and international brands.
Prior to joining Madison Marquette, Dave oversaw all of CBRE's Specialty Leasing and Alternative Revenue programs. Under Dave's leadership, CBRE averaged +10% year over year specialty leasing increases at the property level. Previously at General Growth Properties, Dave oversaw the Sponsorship division and increased annual revenue from $25 million to $75 million in five years. Dave also led all of Specialty Leasing for General Growth's two highest profile markets - Las Vegas and Hawaii. Prior to joining General Growth, Dave headed up Urban Retail Properties East Region Specialty Leasing. Dave started the Sponsorship Department at Urban.
While at CBRE, General Growth and Urban, Dave gained extensive experience in working on flagship, mixed-use and lifestyle shopping centers. Dave is very effective at finding ways to maximize revenue at the asset level while getting buy in from ownership and management.

David is responsible for sourcing, negotiating, and closing selected property acquisitions as well as overseeing investment management and disposition of owned properties. He leads co-investment opportunities and manages relationships with selected equity partners.
David has more than 20 years of industry experience and has been involved in real estate investment transactions valued at $1.5 billion. He joined Madison Marquette in 2016 and has supervised investments for the firm representing over 2.5 million square feet of shopping centers, 1.4 million square feet of office space, and approximately 7,000 acres. He also serves as a Senior Vice President for Capital Guidance, Madison Marquette's parent company.
He began his career with the mortgage-backed securities team of First Boston Corporation's Real Estate Finance Group where he was responsible for the underwriting large portfolios of commercial and residential mortgage loans for purchase and securitization by the firm.
David earned a master's degree in management from the Sloan School of Management at MIT and a bachelor's degree in finance from the University of Massachusetts at Amherst. As a member of the Urban Land Institute, he serves as vice chair of the Commercial and Retail Development Council (Silver Flight) and is a member of the International Council of Shopping Centers.

Fern is responsible for developing and implementing strategic plans to ensure business growth and profitability for the firm's asset services platform. He generates new business across the company's integrated leasing and property management asset services. Additionally, he focuses on expanding the company's services platform, with an emphasis on the growth of new and existing client relationships across service lines, asset classes and markets.
Fern joined Madison Marquette in 2019 and applies over 20 years of industry experience to his role. Previously, he served as Senior Managing Director of Portfolio Strategy for Newmark Knight Frank. He was a Manager of Business Development and Senior Financial Analyst for Strategic Accounts at CBRE. Fern began his career as a research analyst at Cushman & Wakefield. During his career, he has a track record of successfully targeting prospects by using financial data to assess and add value to client real estate assets.
Fern is a graduate of the University of North Texas. He is a member of the Innovating Commerce Serving Communities and the Urban Land Institute.

Heather Almond joined Madison Marquette in 2020 as Executive Vice President, Retail Services. In this role, Heather leads the property management and marketing strategy for the firm's owned and serviced retail portfolio. She brings over 20 years experience from two global leaders in the commercial and shopping center real estate industry.
Prior to joining Madison Marquette, Heather led Property Marketing for CBRE's Retail Property Management platform and drove strategy, best practices and customized service solutions for clients with retail properties entrusted to CBRE. Under her leadership, CBRE managed retail properties received numerous marketing excellence awards. Heather's career includes extensive experience with flagship, mixed-use and lifestyle shopping centers and she spent a significant portion of her career with Westfield Corporation. Heather has a talent for developing teams and execution which is reflected in her prior roles, including center management leader for the iconic Westfield San Francisco Centre and field marketing leadership for 38 shopping centers in the United States.
Heather believes strongly in being an active leader in the community and has served on numerous boards and committees. Heather is an active volunteer in the International Council of Shopping Centers.

Jon is responsible for supporting the company's national brokerage platform. He provides market intelligence, strategic forecasts, and insight to deliver effective, competitive, and successful intelligence and analytics to clients. Jon joined Madison Marquette in 2019 and applies over 15 years of experience of working with data in finance, commercial real estate, and medicine.
Previously, Jon was a Senior Data Intelligence Analyst for CBRE. His work included teaching advanced Tableau training sessions to research peers across the company. CBRE Research featured Jon's research presentation platforms as a Global Best Practice. Under his leadership, the intelligence team redeveloped the company's proprietary database of lease comps and property data.
Jon currently serves as an adjunct professor of micro- and macroeconomics at Lone Star College. He is a graduate of Rice University with a B.A. in Mathematical Economic Analysis. He also obtained both an M.A. in Economics and an M.S. in Finance from the University of Houston. Jon also actively participates in philanthropic and volunteer programs.

Josh leads Madison Marquette's Excess Corporate Assets investment program (Lemonade),and co-leads the firm's Capital Markets practice.
He joined Madison Marquette in 2019 following the merger of Madison Marquette and The Roseview Group, a boutique institutional real estate investment and advisory company based in Boston. For over 20 years, Josh has been a trusted advisor to both investors and operators, helping them both raise and deploy equity, restructure debt, and set capital and business strategy, and touching a wide range of real estate property types.
After earning a B.A. from Harvard University, Josh began his career in the public sector, including three years in New York City government. He also earned an M.B.A. from Stanford University. Josh is a member the Urban Land Institute and serves on the Washington State Advisory Board of the Trust for Public Land.

Merle is a member of the firm's Investment Management team, where he focuses on retail and mixed-use sectors nationwide. Previously, as Director of Acquisitions, he was responsible for the origination, underwriting, execution and asset management of real estate investments in the Mid-Atlantic, Southeast and Texas. Since joining the firm in 2006, Merle has also served as Investment Manager for several assets within the Madison Marquette portfolio.
Prior to joining Madison Marquette, Merle was an Associate at Grosvenor USA, where he was responsible for sourcing and underwriting acquisitions in the Washington, DC and Chicago metropolitan areas. He also held roles at The Mills Corporation and Insignia/ESG earlier in his career.
Merle earned a Master of Business Administration from The George Washington University and a Bachelor of Arts in Political Science and International Studies from Randolph-Macon College.

As Director of Communications, Paula Boyles manages the marketing and public relations efforts of Madison Marquette's development team, providing direction and preparation of proposals, reports and presentations. Paula is an integral member of the medical leasing team and has worked on the successful lease-up of over 300,000 square feet in the DFW area. Additionally, she is responsible for the design, establishment, and maintenance of an organizational structure to effectively accomplish the goals and objectives of the development team.
Paula joined Madison Marquette with the 2019 merger of PMRG and has over 15 years of experience in commercial real estate and development services. Her marketing and management background includes directing and managing cross-functional teams; leading both support and sales professionals; interfacing with physicians, investors and Fortune 50 CEOs; developing metrics for client satisfaction within multi-unit organizations and implementing practices and procedures to ensure their attainability.
Prior to joining Madison Marquette, Paula served as Director of Operations for another regional development firm where she was responsible for directing, managing, and implementing the key business strategies.
