Andy Guingab is a Principal and the Corporate Controller at TCA Architects. He has 39 years of experience in accounting, and prior to joining the Irvine office, Andy worked as an accountant for an insurance and construction firm, and as a funds management analyst for one of Asia's airline companies.
As the Controller at TCA, Andy prepares various financial reports to help in the management's decision making and payroll processing. He also assists the Studio Directors and Project Managers in their accounting needs.

Aram has been a partner at TCA Architects since 1995 with over 35 years of design and management experience in the industry. As President and CEO, he guides the firm's growth strategy and tactical operational structure, leading a group of over 100 team members across three offices. Aram possesses a wealth of experience with company leadership, community involvement and multifamily design with a focus on high density, urban infill housing and mixed-use properties. Located throughout California, these projects are mixed-use residential and retail blocks in the 150 to 230 du/ac density range and a range of 5,000 to 125,000 square feet of street level retail space.
Aram is active in professional organizations and is a full-member of the Urban Land Institute's Orange County District Council where he has served as Vice Chair of Programs and Executive Committee Member. He is a founding Member of the ULI-OC Housing Initiative Council. Aram has been the Vice Chair of Outreach for the Multi Housing Local Product Council of which he is currently an active member, as well as a member of the National Small Scale Development Gold Product Council. He is also a member of the American Institute of Architects (AIA) and the National Council of Architecture Registration Boards (NCARB).
Aram is an active supporter and contributor to the Orange County Affiliate of Habitat for Humanity. He serves on Habitat's Board of Directors as the Assistant Chair, The Executive Committee and Co-Chair or the Land Acquisition and Development Committee. He also leads TCA's Annual Golf Tournament Committee, an event that has raised over $1,500,000 benefiting Habitat for Humanity of Orange County.

Armine Movsesyan is a Principal, Studio Director and licensed architect at TCA with over 17 years of experience in single family, multi-family, urban infill & mixed-use housing projects. Armine joined TCA in 2014, and her design talents elevated her to a Studio Director position, where she currently leads her team through the process of Entitlements to CA Phase. Through the process, she works closely with the designer and technical staff in-house, as well as coordinates with clients and consultants. She also plays an integral role in the design of TCA's annual design journal, Base.
Prior to joining TCA, Armine was a Designer at LCRA, specializing in single family and multi-family housing worldwide, including Dubai and India. In her seven and a half years with LCRA, she grew as a designer by working closely with her mentors at the firm. As a result, she carried several single family residence additions and remodels through permit and construction.
Born and raised in Armenia, Armine moved to the United States in 1993 at the age of 12. She received her Bachelor's Degree in Architecture from California State University of Pomona in 2006 with Magna Cum Laude. In 2004, she studied in Florence, Italy as part of her Architecture curriculum; and believes her experiences of living in different parts of the world supports her innate ability to understand and deliver beautiful high-performing, functional designs.
Baldwin Rose is a veterans housing project that brings 54 units of critically needed affordable housing to low-income veterans and their families residing in the San Gabriel Valley. Of the 54 units, 32 are designated View project >

Chris Williams is the Director of Planning at TCA with over 25 years of experience in planning, architecture and landscape architecture design. Dedicated to pushing a project forward, problem solving and efficiently achieving the client's goals, his contacts within the land development industry and knowledge of Building, City and County codes help to propel a project through the entitlement process with minimal interruptions.
Prior to joining TCA, Chris worked as an Associate Partner with MVE & Partners, focusing on high density and high profile multifamily and mixed-use projects. He has successfully guided more than 400 projects through entitlement for clients. Because the details are what ultimately bring a project together, he works closely with clients to understand their goals and studies the site to create designs that maximize potential. Chris has developed a deep knowledge of the entitlement process through his extensive experience in the field of design and land development.
Chris received a Bachelor of Science in Environmental Design from the University of Oklahoma. He currently resides in Santa Ana and enjoys world adventures such as Running with the Bulls in Pamplona and treks in the Himalayas.

Cory Bitting is a Senior Associate and Studio Director with 10 years of experience in multifamily housing. Prior to TCA, Mr. Bitting held the role of Senior Designer at Summa Architecture in San Diego where he worked on a variety of project types and densities; including single-family home planned developments, such as Park Circle and Orchard Park in Valley Center, townhome infill projects, such as Nexus, a 220 unit 3-story townhome project located in Eastvale,CA, Orchards, a 2 & 3 story townhome project in Upland, CA and high density apartments and urban infill projects, such as Urban Village, a 129 unit mixed-use podium located in Long Beach, CA and Evolve, a 300 unit contemporary campus style apartment project located in Carson, CA. Mr. Bitting's project experience provides a well-rounded project background with project involvement spanning a project's lifetime from early concept through construction administration.
While at TCA Mr. Bitting has worked on a variety of high-density urban infill projects such as, La Placita Cinco, a 4-story affordable podium project with surrounding retail in Santa Ana, CA, The Residences at Northridge Fashion Center, a 350-unit 5-story wrap project converting underutilized mall parking to apartments in Northridge, CA, Newpark Phase A, 315 unit 5-story wrap at the Newpark Mall in Newark, CA and 39176 Fremont Blvd, a 6-story wrap project redeveloping a Fremont Bank site in Fremont, CA.

Dan has over 25 years of experience in high-density multifamily housing including mixed-use, urban infill, senior, affordable, and Transit Oriented Design (TOD). Prior to TCA, Dan, as a Project Architect at Gillis and Associates, created construction documents for large scale public works facilities located in the City of Corona and the City of Carlsbad.
He is responsible for the successful completion of some of TCA's largest and most high-profile projects including: Wilshire La Brea in Los Angeles, Westgate Apartments in Pasadena, Boardwalk in Huntington Beach, and The Haven in San Jose.
Dan has been a Principal at TCA since 2012. In addition to managing projects, he is involved in additional management operations such as TCA's staff expansion. He is a member of the technical executive committee and oversees the architectural operations of TCA's three studio locations.
His outstanding reputation has earned TCA several repeated projects with some of the industry's most highly regarded developers. Dan graduated with a BA from Washington University in St. Louis and has a Masters in Architecture from University of Pennsylvania. He is a registered architect in the state of California. Dan enjoys spending time with his family and competing in masters' level swimming competitions.

Daniel Lee has over 15 years of experience in the architecture industry specializing in multifamily and mixed-use projects. His expertise includes podium and wrap apartment projects ranging from 200 to 600 dwelling units. Prior to joining TCA, he was a designer at Archeon Group and Lee & Sakahara Architects, where he worked on a broad range of project types, including hospitality, government, and restaurants.
Daniel joined TCA in 2006 as a Technical Designer. Currently, he is an Associate Principal and Project Manager in the firm's Orange County office, overseeing the construction of Picerne Lomita in the city of Lomita and the Elan Zoo apartment project in Santa Ana. He is also actively managing a wrap apartment project in Santa Ana situated in the MainPlace Mall.

Douglas Oliver is an Associate Principal, Studio Director at TCA with over 20 years of design experience creating and managing Concept and Schematic Design for high density multifamily, mixed-use, and commercial projects. As a Studio Director at TCA's Oakland office, Douglas leads project teams and is responsible for day-to-day project delivery, client communication and internal project process. Douglas oversees staffing and scheduling to ensure the project is properly staffed for a successful delivery that is on budget and on time.
Prior to TCA, Douglas held the role of Principal at Arc Tec Inc. located in San Jose, where he developed entitlements and schematic design of mixed-use buildings with over 405,000 SF of commercial space. Douglas also provided site and concept planning for multiple office, mixed-use, and multifamily projects totaling over 4,000,000 SF of Class A office, 1,850 residential units and associated surface and structured parking.
Prior to Arc Tec Inc, Douglas was a Studio Director, Principal, and Partner at Studio T-Square located in Oakland, California. In his role, Douglas led the design and entitlements of many projects, with over 4,000 residential units in the bay area. He managed project design, large teams, and master planning. Douglas graduated from the University of Florida, Gainesville, FL with a Bachelor of Arts in Liber al Arts and Science,Anthropology. He continued his education with graduate work through studies in Italy and Mexico, earning a Master of Architecture degree. He is a licensed architect in the state of California.

Eric Olsen is the Principal in Charge of TCA's Los Angeles office, and a partner in the firm. He has 29 years of experience in master planning, residential/mixed-use architecture, TOD, high rise, and affordable housing. In his role, Eric leads project teams and provides overall office management. He also provides leadership for the Architecture Department for TCA and acts on the firm's Board of Director's Executive Committee. Eric also serves as cochair of the ULI Los Angeles Housing Council.
Eric's DTLA office has recently completed several notable mixed-use and high-density housing projects, including G-12 and Olive DTLA, The Camden, Cumulus, Hanover Grand, and El Monte Veterans Village a 42-unit affordable housing SRO serving military veterans in El Monte, CA. In addition to architectural education, Eric's study includes a specialized degree in architectural history and urban planning.
His designs have been recognized by the American Institute of Architects (AIA), the Congress of the New Urban (CNU), The National Association of Home Builders (NAHB) and the Pacific Coast Builder's Conference (PCBC), among others. Eric is a speaker on housing and high-density design at industry events, and volunteers as a studio critic at Cal Poly Pomona's School of Environmental Design. His projects have been featured in industry publications such as Urban Land Magazine, Green Home Builder, Architectural West, Builder Magazine, and Multi-Housing News.
Eric holds an NCARB certificate and is licensed in California, Hawaii, Arizona, New Jersey, South Carolina, Nevada, and Montana. He received a BA from the University of California, Los Angeles, (UCLA) and holds a MA from California State Polytechnic University, Pomona. Eric and his family are long-time Long Beach residents and frequent visitors to Hawai'i.

Gilbert is an Associate Principal and Senior Project Manager, who joined TCA Architects as a Job Captain in 2011. He has over 15 years of experience in multi-family and mixed-use projects. Gilbert's experience includes NAHB, PCBC Gold Nugget, and MFE Grand Award projects, such as The Village, The Park at Irvine Spectrum (Irvine, CA), Crescent Village (San Jose, CA), and Lex on Orange (Glendale, CA). To date, he is involved in the construction of over 6,000 apartment units, with 2,000 pending construction.
Gilbert is a Senior Project Manager for 4th & Hill, a 31-story high-rise TOD in downtown Los Angeles, directly adjacent to the entrance of one of the busiest metro stations in the area. The base of the building will activate the currently lackluster Metro station corner, through its design and programming.
As a Senior Project Manager, Gilbert is responsible for project development of the construction documents. He manages, coordinates, and directs technical staff. He also assists studio directors with budget and scheduling. Gilbert is well trained in the use of Building Information Modeling (BIM). He is also a licensed architect in the state of California.

Gus Quintana is a Project Coordinator and Associate Principal at TCA with 29 years of experience. Prior to joining TCA, Gus worked as a project manager at Absolute Consulting Engineers, where he was responsible for leading teams to successfully complete several commercial projects, including Verizon, Sprint, and Sam's Club. He also worked on hospitality projects, including Fairfield Inn, TownePlace Suites and Marriott.
As Project Coordinator, Gus is responsible for drawings and their content, including consultant coordination, code compliance, permit processing and constructability for large, complex multi-family projects. He generates effective details to fully describe the design intent and constructability, and assists the project manager with project and client management. Gus also manages the Revit model. He has extensive knowledge of all building systems and consulting disciplines to successfully complete the projects.
Gus is currently working on the 600 W. Commonwealth project in Fullerton California, comprised of two sites: a Type V, multifamily, 170 units, for building-1 and 120 units for building-2; both are four-story wrap apartment buildings.

Irwin Yau is the Principal-In-Charge (PIC) of TCA's Orange County office with over 20 years of architectural design experience. As the PIC, he works closely with multiple Studio Directors and Designers, focused on high density housing projects throughout the state. Irwin started at TCA as a designer and is still heavily involved with the design process and guides multiple projects with national clients from initial conceptualization through design and completion of construction. He enjoys the challenge of designing complex projects and obtaining approvals from demanding municipalities that can positively affect local communities. As Principal-In-Charge, Irwin oversees the operations and profitability of the OC office and works closely with TCA leaders to ensure the success of their projects.
Since he began his tenure at TCA, Irwin has designed and built over 20 projects and 5,000 units. He is a proponent of collaborative design and teamwork by working closely with TCA's design staff to explore all possible avenues and options. He is skilled in analyzing sites to develop a product that balances the needs of the client's program with the community's desires.
Aside from his project responsibilities, Irwin is a Partner at TCA, involved in multiple facets of the firm's business, internal structure and future planning. In addition to recruiting and leading the Orange County office, he is engaged in the training, mentoring and professional development of the teams.
Irwin is a graduate of California State Polytechnic University, Pomona with a Bachelor of Architecture degree. He continued his education with postgraduate work at Columbia University in New York, earning a Master of Science in Advanced Architecture degree. His combined education and experience have provided the requisite design skills to create dynamic architecture through a hybrid process of hand drawings and computer 3D visualization.

Jerrin is a Principal and Studio Director at TCA with over 22 years of design and project management experience. His focus is high-density, mixed-use housing projects that he guides from concept design through construction. Jerrin directs design for several of TCA's multi-family projects in the greater Los Angeles area. He is currently working on a 300-unit project in Koreatown and a 426-unit high-rise tower in Playa Vista.
As Studio Director, Jerrin's experience includes Wallace on Sunset, a 200-unit development in Hollywood directly adjacent to his other project, The Camden, a 287-unit apartment building with 39,000 SF ground floor retail on the Hollywood Walk of Fame.
In addition to his project responsibilities, Mr. Chu is a member of the Los Angeles Central City Association (CCA), where he is participates in lobby government and policy to help shape the future of Los Angeles.

Jim Liu is an Associate Principal, Senior Project Manager at TCA with 17 years of experience in the architectural industry focused on high density mixed-use and multi-family projects. Prior to TCA, Mr. Liu worked at notable firms such as MVE & Partners, Studio T-Square, and KTGY.
As a Senior Project Manager, Mr. Liu is the day-to-day client and consultant contact during the documentation phases of the project. His primary responsibility is the documentation and coordination of all aspects of the project, including consultants, code compliance, permitting, and constructibility. In addition, he maintains the project data, such as schedules, minutes, design parameters, work plans and specifications.
Mr. Liu's recent projects include 390 First Street (Modera Rincon Hill), a 180 unit Type-I high-rise building in San Francisco, developed by MCRT that completed construction in Spring 2021; and a 389 unit Type-V project in Morgan Hill, CA developed by Braddock and Logan. Currently he is completing the Construction Documents and Permit for a 716 unit Type-III and Type-IA project in Mountain View, CA.

Joining TCA in 2016, Kevin is a Principal and Project Design Director with 24 years of experience in multifamily housing. His projects include Vermont Manchester, a mixed-use TOD affordable development, with 50,000 SF of ground level retail. Kevin also worked on The Townsend, a 277-unit Wrap project in San Diego. The Townsend is a high-density apartment project of 267 residential units and 10 shopkeeper units, with 9,816 SF of commercial/retail space.
Prior to TCA, as Senior Associate, Design Director at Steinberg Architects in Los Angeles, Kevin's experience includes several urban infill projects, such as 3033 Wilshire, an 18-story, 190-unit luxury mixed-use project, and Sage Park, a 92-unit affordable workforce housing project.

Lisa Majchrzak is an Associate Principal, Studio Director at TCA with over 20 years of design experience. Lisa joined TCA in 2019, where she currently leads her team through the Entitlements process and Schematic Design. Through the process, she works closely with our designers, technical staff, and consultants to realize the client's project vision and goals. She clearly and effectively communicates with clients, city and governmental agencies, and universities during project meetings and design presentations.
Prior to TCA, Lisa held the role of Senior Project Manager at Lowney Architecture in Oakland where she managed several multifamily housing projects moving them from initial concept through design documentation. Prior to Lowney, Lisa was a Senior Associate, Project Manager/Project Architect at BAR Architects located in San Francisco, California. In her role, Lisa led project teams from design through construction on custom residential, higher education, and hospitality projects. She managed project budgets, staffing, and was the main contact for both clients and consultants.
Lisa graduated from the University of Nevada, Las Vegas with a Bachelor of Science in Architecture degree. She continued her education with graduate work at The University of Oregon, earning a Master of Architecture degree. One of the highlights of her graduate education was spending a summer studying architecture in Rome and traveling throughout Italy. She is a licensed architect in the state of California.

Paul joined TCA Architects as a Senior Designer and Associate Principal in 2012. He now operates as a Studio Director managing a wide range of projects. His more than 27 years of experience encompasses projects from lower density residential townhomes and apartments, to higher density mixed-use design with residential, retail and office uses. Paul also has extensive experience with large residential land planning projects and master plans. Prior to TCA he held titles of Senior Designer at Bassenian Lagoni Architects and Associate Partner at McLarand Vasquez & Emsiek Partners (MVE).
As a Studio Director, Paul provides solutions for complex design problems, including code related issues and diplomatic interaction and negotiation with public agencies. He is responsible for the management of simultaneous projects while collaborating with clients, consultants and the architectural team. He establishes productive working relationships and deals effectively and cooperatively with team members while making independent judgments and decisions. Paul supervises and leads team members, setting goals and prioritizing activities for self-management and efficient use of time. He clearly and effectively communicates with clients, city and governmental agencies, through written project narratives and verbal presentations. He is ultimately responsible for the financial health and stability of the project within TCA. Because of that, Mr. Anderson remains consistently on the project throughout its life, beginning with concept design and ending at project occupancy.

Paul Medel is a Senior Project Manager and Principal with more than 24 years of experience in design and construction of custom homes, mixed-use, and multi-family projects throughout California. He has worked on several published and award-winning projects during the last 18 years at TCA. Some of the most notable projects include: Altitude at Howard Hughes Center in Los Angeles, Westgate Apartments in Pasadena, Los Olivos in Irvine, 888 San Mateo Apartments in San Mateo, Avalon Public Market in Emeryville, and La Placita Cinco in Santa Ana.
Mr. Medel graduated from the University of Southern California with a Bachelor of Architecture. He is a member of the American Institute of Architects and is a licensed Architect in the state of California.

Robert Collins joined TCA Architects in 2013 and has over 25 years of experience in housing and mixed-use projects including new buildings, both affordable and market-rate, as well as adaptive re-use, with a scale ranging from single family infill to whole neighborhoods. Prior to TCA, Robert was employed as a Senior Architect at Steinberg Architects.
Robert has been responsible for leading Architecture and Urban Design, managing project teams from Concept Design through Schematic Design. He has also previously led projects through construction documents, and takes the lead in coordinating with clients and jurisdictions during the entitlement process. He is a licensed architect in the State of California, is LEED Accredited, and well versed in code and building technologies. Robert is proficient in Sketch-up, Revit, 3D rendering, and hand sketching.
Robert graduated from the University of Colorado with a Master's Degree in Architecture. He also holds a Bachelor's Degree in Architecture from the University at Buffalo. He has been awarded several industry awards, including most recently, Habitat for Humanity's Micro-Home Infill competition.

Sandy Chung is a Principal and Project Design Director at TCA with over 20 years of design experience in high-density, multifamily, mixed-use projects and urban master plans. She has led project designs from conceptual phase through schematic design, with typologies ranging from wood podiums to dense urban high-rises. Her experience in planning and entitlement procedures makes her a valuable asset to TCA as well as our client base.
Prior to joining TCA, Sandy began her career in multifamily architecture at Togawa Smith Architects, where she first developed a passion for housing design. She also gained international experience at RTKL, then living and working in Hong Kong, where she experienced the epitome of high-density urban livability.
Sandy's recently completed projects includes TCA's first pre-fab modular building, 6th Street Place, an affordable housing project located in the heart of LA's Skid Row.
Sandy holds a BA from Wellesley College and a Master of Architecture from Harvard Graduate School of Design. Sandy is a licensed architect in the state of California.
She is proficient in Revit and AutoCAD, SketchUp, Adobe Creative Suite, Blubeam; Microsoft Word, Excel, and PowerPoint. She is fluent in Cantonese and Mandarin Chinese.

Sara Schneider, LEED AP is Director of Interior Design for TCA, with over 17 years of design experience. She delivers residential and hospitality spaces, inspired by the location, culture and the people who will inhabit them. She has a true understanding of authentic, livable spaces where residents experience place as home.
As Director of Interior Design, Sara provides leadership and design direction to the Interiors Team. Sara approaches projects with an eye for detail and a positive outlook. She strives to create rich design narratives that leave lasting impressions for residents, and finished products that deliver value for her clients.
Since joining TCA, Sara brings her hospitality experience to the multi-family market. Sara's current projects include Orchard Park, Graduate and Family Housing with amenity buildings at UC Davis. She is also working on the interiors for 5420 Sunset - a 735 unit multi-family redevelopment in Hollywood, and Lumina Towers - a full refresh on existing Luxury Housing, including new amenities, retail and dining in Hollywood.
Sara has a broad project background with various regional firms. Her experience includes residential, restaurants, hotels, and amenities spaces, at all project stages: branding, interiors and architecture.
