Anne Tomsky

Anne joined TUFF in May 2021 as Assistant Vice President of Finance. Anne has nearly a decade of experience in finance and capital markets, structuring and advising on transactions to address clients' capital needs and fund their growth strategies. She has a proven ability to lead various transactions, prepare complex financial models and analyses, and manage team communications. Anne most enjoys working closely with clients to identify creative solutions to meet their needs. In her various roles over her career, Anne has underwritten and executed a wide variety of transactions, both public and private, totaling over $3 billion in deal value. Before joining TUFF, Anne spent a year in the Credit and Investment department of an equipment leasing company, focused on underwriting venture capital-backed companies across sectors. Prior to this, she spent seven years in Investment Banking at Truist Securities / BB&T Capital Markets and Keefe, Bruyette, and Woods, in the real estate and depository institutions groups, respectively. Anne graduated with honors from the University of Richmond with a Bachelor of Science in Business Administration, with focuses in Economics and Finance. Splitting her time between Atlanta and Richmond, VA, Anne serves on the Junior Board of Historic Richmond and is an active member of the Junior League.

David M. McKenney

In 1972, David joined his family's mechanical contracting firm, McKenney's Inc., as Vice President. He became President and CEO in 1973 and led the company for 36 years, presiding over its growth from $5 million and 100 employees to over $200 million and 800 employees. Eventually, McKenney's became one of the country's largest privately held mechanical contracting and engineering firms. Before assuming leadership at McKenney's, David earned a BS in Physics and a BIE degree from Georgia Tech. He also served for three years in the US Marine Corps, worked as a sales engineer and account executive for the Trane Company, and earned his MBA from Georgia State University. During his career in the mechanical contracting industry, David was a registered professional engineer and licensed HVAC contractor in four states. McKenney's has been recognized as one of the top 20 best places to work in Atlanta among mid-sized companies. David has served as President of the Georgia Tech Alumni Association. He is a Member of the Board of Georgia Tech Facilities Corporation and a Trustee Emeritus of the Georgia Tech Foundation. He has served on the board of the Bobby Dodd Institute for over 20 years and as a trustee of two Taft-Hartley pension funds for over 30 years. He and his wife, Sarah, have three grown children and four grandchildren. They live in the Atlanta area and enjoy spending time on Lake Chatuge in Hiawassee, Georgia.

As TUFF's President and Chief Executive Officer, Kevin has achieved national recognition as a creative problem solver for institutions facing the traditional dilemma of insufficient capital resources. He has pioneered TUFF's non-traditional approach to public-private partnerships, real estate financing structures, and economic development initiatives for university research parks and innovation districts. His strength is the ability to translate complex real estate solutions into true resource-saving solutions for institutional executives and boards. Kevin graduated with Honors from Furman University in 1991, where he currently serves as Chairman of the Board of Trustees. Upon graduation, he received the Wall Street Journal Student Achievement award, the highest honor given by faculty to a student in school's Economics and Business Administration department. He later earned his MBA, with Honors, from the Wharton School of Business. In 2012 and 2014, Kevin served as President of the Association of University Research Parks (AURP). He currently serves on the Board of Georgia's Partnership for Inclusive Innovation and we was previously appointed by Georgia's Lieutenant Governor to the Georgia Public Private Partnership Guidelines Commission. He also served on two Brookings Institution advisory committees - the Innovation District Initiative and the Bass Placemaking Initiative. Kevin is Chairman of the Board of Young Life for Metro Atlanta, an Eagle Scout, and a member of the Board of Directors for the Atlanta Area Council of the Boy Scouts of America. He serves on the Board of Trustees of Whitefield Academy and chairs the Finance Committee. He is an avid golfer and little league baseball coach. After eight years in public accounting, Lisa joined TUFF in 2003. A CPA, she began her career with the Georgia Department of Audits, performing audits on colleges, universities, public school systems, and state agencies. She also spent five years with Grant Thornton LLP, conducting audits and suggesting management improvements for public, private, and nonprofit entities. Lisa is a member of the AICPA and the Association of Government Accountants. She and her husband, Davin, live in Smyrna. They enjoy live music and traveling.

Robert Vogel

Robert joined TUFF in October 2022 as the Assistant Controller. Robert began his career in public accounting with CohnReznick, where he spent four years specializing in federal and state income tax compliance for real estate partnerships. He also spent six years with Wood Partners, where he was responsible for the accounting for a portfolio of residential real estate projects. In addition, he spent three years at Portman Holdings, where he was responsible for the accounting for a portfolio of commercial real estate projects, including office buildings and hotels. Prior to joining TUFF, he spent two years working in corporate accounting at Harrison Design Associates. Robert holds a CPA license and a Bachelor of Business Administration in Accounting from Auburn University. He lives in Atlanta and enjoys spending time with friends and family, reading, and traveling.

Seth Garrett

Seth brings 18 years of commercial real estate experience, including work in corporate real estate, valuation/appraisal, development, consulting and investment sales. Most recently he was the Director of Real Estate for Link Media Outdoor, where he developed cost-saving and revenue-producing initiatives resulting in positive EBITDA growth each year of his tenure. Seth also co-led all M&A activities, contributing to Link becoming the sixth-largest billboard company in the country with over 4,000 assets operating across 15 states. Prior to his venture into corporate real estate, Seth worked with several noteworthy Atlanta real estate firms, including Legacy Ventures, Haddow & Company and Southeast Apartment Partners (acquired by Cushman in 2016). Seth received his Bachelor of Business Administration in Real Estate from the University of Georgia, holds an active real estate license, and has certifications from the Urban Land Institute. He is a member of the REALTORS Land Institute, Trout Unlimited and the Georgia Trust for Historic Preservation. Seth and his wife Lisa live in Milton with their three sons and two dogs.

Teresa Sellman

Teresa joined TUFF in 2022 as Chief of Staff to the President and CEO Kevin Byrne. Teresa holds a BS in Corporate Finance from Binghamton University and leverages her 27 years of corporate and entrepreneurial experience to ensure efficient execution of TUFF's strategic business development initiatives. As Vice President at Goldman Sachs from 2001-2014, Teresa held multiple strategic and operational roles including Head of Technology Product Services with $400M under management as well as being the Technology fiscal liaison across IT, Corporate Real Estate and Finance for multi-billion dollar headquarter construction efforts in Manhattan, New Jersey, Chicago and Tokyo. Moving to London in 2011 to become Chief of Staff to the Managing Director of EMEA Infrastructure was a pivotal experience as the exposure to other cultures through travel sparked an entrepreneurial spirit for Teresa and her husband, Craig. In 2014, upon returning to the US, Teresa and Craig launched a real estate and hospitality venture. The inaugural project was the renovation of a 5,500 square foot/5.5 acre B&B and event business in the Asheville area of North Carolina. From 2018-2021 the Inn at Glen Alpine was recognized as the #1 property in the NC Mountains on Trip Advisor, and in 2019 MSN.com named the Inn the #1 property in all of North Carolina. Teresa has never been one to let a unique opportunity pass her by, so when the Chief of Staff role at TUFF presented itself, combining multiple passions of business and people management with real estate, Teresa and Craig packed their bags once again and moved to join the vibrant Atlanta culture.

Terri Kemp

Terri came to TUFF in 2003 after serving as Business Affairs Manager for the Continuing Education Division of Kennesaw State University. She was also an accounting assistant at the Atlanta Regional Office of Allstate Insurance Company. Terri assumed her current position after three years as TUFF's Office Manager and Executive Assistant to the Vice President. In 2009, she received a BS in Business Administration, with Honors, from Shorter University. Terri lives in Cartersville with her husband and their two dogs. Her favorite pastime is being "Mimi" to her five grandsons.
