I am a local architect with several years experience, specializing in residential design. I provide a minimum set of permit drawings required by the city or county to obtain a building permit. However, this set of drawings is also detailed enough to build from as well as to be able to get competitive bids. This is all that clients are willing to pay for and actually need for residential projects. I have a structural engineer that I work closely with for permit required structural drawings and calculations that are a part of the package... I do these drawings on a project by project basis, which includes all my drafting time and design meeting time, I provide a lump sum fee based on the individual project. Fees can vary depending on the size, complexity and site conditions. Structural engineering fees are in addition to my fees. Since I do this work for part time supplemental income.
