We strive to buy underperforming assets that are cashflow positive with no improvements. We make the improvement and reposition the property to increase rent and reduce expenses. As result this will increase the net operating income that would directly increase the property value. Then we refinance, and if the conditions of the market and the property permits, we will get back our investment capital from the refinance.
