Charlie Kurtz joined J.C. Hart Company in August 2001 as Vice President and Chief Financial Officer and serves on the Executive Committee. He was named Sr. Vice President in 2015. He was responsible for the financial, administrative, and information systems functions for J.C. Hart Company for over 16 years. During that time, Charlie was instrumental in placing over $350,000,000 in debt, both in the permanent market and construction loans, for J.C. Hart and its related partnerships. In 2017, Charlie was recognized by his peers and the Indianapolis Business Journal as a finalist for CFO of the year.Due to J.C. Hart's strategic plan for continued growth, a reorganization of Executive responsibilities took place in 2018. Charlie's strong leadership capabilities and desire to lead J.C. Hart' largest division put him in the perfect position to lead the Property & Asset Management division. In 2021, he was named Chief Executive Officer.
In 1992, Charlie began his career as Assistant Controller with Edwards Electrical & Mechanical and was promoted to Controller six months later. In 1994, Charlie joined PricewaterhouseCoopers, formerly Coopers & Lybrand, as a Tax Associate in which he served clients in the manufacturing, retail, real estate and financial services industries. Charlie was promoted to Manager in the Middle Market Advisory Services group in 1999. Prior to joining J.C. Hart Company, Inc., Charlie served as the Manager of Financial Reporting and Taxes with Fairfield Manufacturing Company, Inc. in Lafayette, Indiana.
Charlie is a 1992 graduate of Marian College in Indianapolis, IN where he doubled majored in Accounting and Finance and graduated with Honors. In May 2000, Charlie earned an MBA from Butler University with a concentration in Finance with Honors.
Charlie is a member of Beta Gamma Sigma and has served in his local community by coaching various youth sports and supporting philanthropic endeavors that benefit youth.

Karli Kohler joined J.C. Hart Company, Inc. in June of 2017 as Vice President - Human Resources. Karli is a growth minded, continuous learner who is highly passionate about Human Resources. She sees people as the most important resource in any organization and values collaboration among team members. Karli is responsible for strategic human resource planning to provide J.C. Hart Company with the best people talent available and to position the organization as an employer of choice by being aware of policies, practices and trends within the industry. Karli serves as a member of the J.C. Hart Executive Leadership team. She was named Sr. Vice President - Human Resources in 2021.
Karli has over 17 years of experience in Human Resources to include recruiting, training, and employee relations. Professional organization memberships include the National Society for Human Resource Management.
Karli studied Psychology at The Ohio State University graduating summa cum laude. She later attended Bowling Green State University on a graduate assistantship to achieve her MBA. She also earned her PHR certification in December 2015.

Mark Juleen, Chief Operating Officer, joined J.C. Hart Company, Inc. in 2003 as Vice President - Marketing. During his tenure, Mark has had numerous responsibilities beyond marketing helping him to grow into the Operations role. Leasing/sales, revenue management, training, IT, customer service, PR, development, and new construction have all been areas of impact for him. Property Management, Marketing, Training & Compliance, Communications, and IT departments now fall under Mark's supervision since being named Chief Operating Officer in 2021.
Michael Hart, Chief Financial Officer, has a combined ten years of financial analyst and accounting experience. He is responsible for the financial and administrative functions for J.C. Hart Company, Inc., and serves on the Executive Committee. Michael joined J.C. Hart Company, Inc. in July 2010 as a financial analyst. During the past several years, Michael Hart has been instrumental in placing over $625,000,000 in debt for the J.C. Hart Company and its related partnerships. Approximately $370,055,755 of this debt was successfully placed in the permanent market through CMBS, Freddie Mac and various insurance companies. The remaining debt relates to construction loans for projects the Company is currently developing.

Rex King, Sr. Vice President - Construction, has twenty-five years of multifamily construction experience and almost 30 years in the construction industry including single family and light commercial construction. He is responsible for overseeing all new construction and land development for J.C. Hart Company, Inc., and serves on the Executive Committee. Rex joined J.C. Hart Company, Inc. in January 2006.
In 1993, Rex began his professional career as a Superintendent for Ryland Homes and was responsible for the oversight of new homes in the Indianapolis area. In 1995 he joined Melody Homes as a Construction Manager. He worked with the sales staff and site superintendents in multiple communities and cities for the company in Central Indiana. Rex then joined Trammell Crow Residential as a Superintendent for a multifamily project in Overland Park, Kansas. During his tenure with Trammell Crow he worked on both multifamily and light commercial projects in Kansas and Indiana. In 1997 Trammell Crow Midwest was acquired by AMLI Residential. Rex played a key role in assuring the projects he was involved in were delivered on time and on budget, while at the same time delivering quality units for property management. Rex was promoted to project manager for construction in the Indianapolis area. He was then given the opportunity to handle the construction duties for AMLI in the Atlanta, Georgia area. Rex has assisted in the construction of 2 hotels, over 100,000 SF of retail space, over 100 single family homes, 350 remodeled multifamily units, multiple leasing offices and amenities, and the new construction of over 6,000 multifamily units.
Rex is a 1993 graduate of Purdue University where he received his Bachelor of Science Degree in Building Construction Technology. In April 2000, Rex earned his Master of Science in Management from Indiana Wesleyan University.

Todd May, Sr. Vice President - Development, has over twenty years of residential/ commercial real estate experience. He is responsible for identifying new development and business opportunities, coordinating and satisfying all conditions required for closings, and the acquisition and disposition of existing income-producing properties. Todd joined J.C. Hart Company, Inc. in 2001 and is a member of the Executive Committee.
Prior to joining J.C. Hart Company, Inc., Todd was employed by CBRE - Memphis where he served as Vice President of the Multifamily Division. While at CBRE, Todd assisted in the sale of over 2,900 apartment units, totaling over $115M to regional and national private equity investors, REITs, pension fund advisors, and not-for-profit buyers. Todd has been instrumental in the growth and success of J.C. Hart Company since 2001 with the development of over 6,500 apartment units totaling over $750,000,000 in value. Additionally, Todd has overseen the disposition of over 2,000 units and has led J.C. Hart's expansion into new geographic markets and new product innovations to serve the ever-evolving J.
Todd is an active member of the Indiana Apartment Association (IAA) and BAGI, where he sits on the Economic Development Committee. Todd volunteers for charitable and community events and participates in coaching youth sports through his church and in his community.
