Ashley Piper

Ashley Piper joined Praedium Valuation Group in 2013. As Director of Operations, she manages the daily operations of the company. Some of her job roles include: client relations, finance, logistics & workflow, proposal writing, business development, and human resource. She provides operational support to our appraisers, clients, and company principals. Ashley brings to the position several years of experience in real estate, finance, and customer service. She earned her Bachelor of Science degree from Purdue University in West Lafayette, Indiana.

Daniel Boyle

Daniel Boyle has been an Illinois residential real estate appraiser since 2002. He appraises single family houses, condominiums, townhouses, mixed-use buildings (retail/residential), and multi-family (2-4 unit) properties. He specializes in complex residential properties, as well as relocation appraisals and appraisal review. Dan joined Praedium Valuation Group in 2017 and is actively transitioning to commercial appraisals while completing the requirements to become a certified general appraiser. For Praedium Valuation Group, Dan specializes in appraising properties in the City of Chicago and Cook County.

Dennis Smith

Dennis Smith joined Praedium Valuation Group's residential practice in 2003. He appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. For Praedium Valuation Group, Dennis specializes in appraising properties on the North Side of the City of Chicago, including the Lincoln Park, Lakeview, the Gold Coast, Streeterville, River North, River West, the Loop, West Loop, South Loop, North Center, Lincoln Square, Ravenswood, Andersonville, Edgewater, and Rogers Park neighborhoods. Dennis is a Certified Relocation Appraiser with the Employee Relocation Council and a Federal Housing Authority (FHA) certified appraiser. He is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Dennis earned his Bachelor of Arts degree in Economics from Northern Illinois University. Dennis holds the SRA designation with the Appraisal Institute. He is also an Illinois Licensed Real Estate Broker.

Hugh Ward

Hugh Ward has been an Illinois state-certified residential real estate appraiser since 2003. He joined Praedium Valuation Group's residential practice in 2008. Hugh appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. For Praedium Valuation Group, he specializes in appraising properties in the northwest suburbs of Chicago. Hugh is a certified appraiser with both the Federal Housing Authority (FHA) and the Veterans' Administration (VA). He is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Hugh attended Illinois State University. Prior to becoming an appraiser, he was a production manager with Motorola.

Jennifer Styer

Jennifer Styer has been an Illinois residential real estate appraiser since 2003 and obtained her certified appraiser license in 2005. She joined Praedium Valuation Group's residential practice in 2003. Jennifer appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. For Praedium Valuation Group, she specializes in appraising properties in the north and northwest suburbs of Chicago. Jennifer is a certified appraiser with the Federal Housing Authority (FHA). She is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Jennifer received a degree in liberal arts from Suffolk Community College. Prior to becoming an appraiser, Jennifer was a manager for an international recruiting and staffing firm.

Jillian Del Cotto

Jillian Del Cotto has been an Illinois state-certified residential real estate appraiser since 2012. She joined Praedium Valuation Group's residential practice in 2015. Jillian appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. For Praedium Valuation Group, she specializes in appraising properties in the southwest Chicago suburbs. Jillian is a certified appraiser with the Federal Housing Authority (FHA). She is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Jillian earned her Bachelor of Arts degree with Honors in Merchandising Management from the International Academy of Design and Technology. Jillian is also an Illinois Licensed Real Estate Broker.

Joan Hyland

Joan Hyland has been an Illinois state-certified residential real estate appraiser since October 2003. She joined Praedium Valuation Group's residential practice in 2006. Joan appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. For Praedium Valuation Group, she focuses on appraising properties on the North Shore of Chicago. Joan has significant experience with high-end custom houses as well as waterfront properties. Joan is a certified appraiser with the Federal Housing Authority (FHA). She is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Joan earned her Bachelor of Science degree in marketing from Indiana University and her MBA from Loyola University.

Co-Founder and Managing Partner of Praedium Valuation Group, Joe Wallace, MAI is responsible for the overall company strategy and growth. Upon starting the firm with Sara Chambers, SRA in 2001, Praedium Valuation Group has experienced continuous year-over-year revenue and market share growth. Joe credits this success to a commitment to recruiting and maintaining exceptional individuals, using technology to drive efficiencies, and an ongoing flexibility to redevelop and diversify practice areas. A specialist in commercial valuations and consulting, Joe focuses on continually improving Praedium's valuation systems and processes to ensure highly credible and reliable assignment results for Praedium's diverse client base. A consummate professional, Joe leads by example, serving as a mentor to the team and demonstrating an ongoing commitment to customer satisfaction. Joe places a high value on education and is a graduate of the J.L. Kellogg Graduate School of Management at Northwestern University where he received his MBA in Finance and Management Strategy. He also holds a Bachelor of Science in General Engineering from the University of Illinois and a Bachelor of Science in Business Administration from North Central College. Joe is a Certified General Real Estate Appraiser and Licensed Real Estate Broker in the State of Illinois. He holds the MAI designation with the Appraisal Institute. His education, certifications, and experience ensure both the business and its clients receive the highest-degree of knowledge and expertise. Joe has been qualified as an expert witness in circuit court, zoning appeals boards and village planning boards. Joe has testified regarding a variety of property types including senior housing, medical marijuana facilities, and retail centers. Joe is also active in professional and civic organizations. A member of the Appraisal Institute, Joe teaches courses and seminars, including the Income Capitalization and Chicago Architecture classes. He serves as a Candidate Advisor for the Appraisal Institute. He is also a past Board Member of the Chicago Chapter of the Appraisal Institute and was presented with its Distinguished Service Award for providing outstanding service to the appraisal profession. In addition, Joe is a member of the Illinois Coalition of Appraisal Professionals. A father of two, Joe volunteers on the local school council. He is also a docent for the Chicago Architecture Foundation. A life-long resident of Chicago, Joe currently lives with his wife and two children in the Lakeview neighborhood of Chicago. Praedium Valuation Group co-founders and owners, Joe Wallace, MAI, and Sara Chambers, SRA, met while attending the Kellogg Graduate School of Management at Northwestern University. Today, the two lead the firm's talented team of 40 certified appraisers. Praedium Valuation Group's professional appraisers include five MAI-designated commercial appraisers, four SRA-designated residential appraisers, certified Appraisal Institute course instructors, a State of Illinois Appraisal Board member, and qualified expert witnesses. The team draws from years of experience, a deep well of knowledge, and extensive resources to ensure insightful and credible analyses.

Karen Wallace

Karen Wallace joined Praedium Valuation Group as an Illinois residential real estate appraiser in 2003. Karen appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. She specializes in appraising properties on the south side of the City of Chicago and in the south suburbs of Chicago. Karen is a certified appraiser with the Federal Housing Authority (FHA). She is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Karen earned her Bachelor of Science degree in Education from Northwestern University. Prior to becoming an appraiser, Karen was a mathematics teacher at a gifted magnet school in Chicago.

Kathleen Frawley

Kathleen Frawley has been an Illinois residential real estate appraiser since 2006 and obtained her certified appraiser license in 2010. She joined Praedium Valuation Group's residential practice in 2010. Kathleen appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. For Praedium Valuation Group, she specializes in appraising properties in the City of Chicago. Her neighborhoods of expertise include: the Loop, West Loop, South Loop, River North, River West, Streeterville, Gold Coast, Lincoln Park, Lakeview, Bucktown, Wicker Park, Ukrainian Village, Logan Square, Humboldt Park, West Town, Gold Coast, Avondale, Little Italy, University Village, and Pilsen. Kathleen is a certified appraiser with the Federal Housing Authority (FHA). She is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Kathleen earned her Bachelor of Science degree from Western Illinois University. Prior to becoming an appraiser, Kathleen was a human resources benefits specialist with Hewitt Associates and Merrill Lynch.

Mary Wagner

Mary Wagner, MAI, is a Senior Commercial Appraiser with Praedium Valuation Group in Chicago. Mary has been an Illinois state-certified commercial real estate appraiser since 1991. She joined Praedium Valuation Group in 2016 after 25 years at Midwest Appraisal Company. Mary served as President of Midwest Appraisal Company from 2001-2016, overseeing the operations and strategy of the company, as well as managing their commercial appraisal practice. Mary's appraisal experience includes appraisal, appraisal review, and consulting assignments for all types of real estate and property rights, including but not limited to: multi-family residential (rental and sell-out), development sites (commercial, residential, industrial), industrial, commercial and special purpose properties. Industrial properties include factories, warehouses, and manufacturing and distribution facilities. Commercial and special purpose properties include office buildings, shopping centers, big box retail, single tenant net lease, banks, and restaurants. Mary has completed appraisal reports for financial institutions, appraisal management companies, municipalities, attorneys, accountants, not-for-profit organizations, investors, and individuals. Mary is qualified as an expert witness in federal bankruptcy court, the City of Chicago Zoning Board of Appeals, and at municipal hearings. Mary holds the MAI designation with the Appraisal Institute. She serves as a Candidate Advisor for appraisers working towards professional designation with the Appraisal Institute. Mary earned her Bachelor of Business Administration in Real Estate and Urban Land Economics from the University of Wisconsin at Madison.

Michelle Byrnes

Michelle Byrnes has been an Illinois state-certified residential real estate appraiser since 2008. She joined Praedium Valuation Group's residential practice in 2011. Michelle appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. For Praedium Valuation Group, she specializes in appraising properties in the south and west suburbs of Chicago. Michelle is a certified appraiser with the Federal Housing Authority (FHA). She is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Michelle earned her Bachelor of Science degree in Business Administration from Illinois State University.

Richard Layman

Richard Layman has been a real estate appraiser since 2003. He holds the Certified General license and appraises both residential and commercial properties. Rick joined Praedium Valuation Group in 2008. Rick is a certified appraiser with both the Federal Housing Authority (FHA) and the Veterans' Administration (VA). He is also a member of the Illinois Coalition of Appraisal Professionals (ICAP).

Sara Chambers

Sara Chambers, SRA, is a Co-Founder and Managing Partner of Praedium Valuation Group in Chicago. She is responsible for managing the overall strategy and operations of the firm and for ensuring continued growth through superior customer service and market-driven analysis. She manages Praedium's residential valuation practice which is comprised of 15 state-certified appraisers. Sara specializes in appraising high-value and complex properties in Chicago. Her areas of expertise include custom single family houses, condominiums, cooperatives, historic/landmarked buildings, and waterfront properties. Sara is qualified as an expert witness in circuit court as well as federal bankruptcy court. She is also a Certified Relocation Appraiser with the Employee Relocation Council and a Federal Housing Authority (FHA) certified appraiser. Sara serves as a Candidate Advisor for appraisers working towards professional designation with the Appraisal Institute. She is also approved by the State of Illinois to supervise licensed Associate Appraiser Trainees to achieve state certification. Prior to founding Praedium Valuation Group, Sara's work experience included positions as a health care consultant with Deloitte Consulting in Chicago; a product manager with a technology start-up in Seattle; and a research manager with the Advisory Board Company in Washington, DC. Sara received her BA in Public Policy Studies from Duke University in Durham, NC and her MBA from the Kellogg Graduate School of Management at Northwestern University in Evanston, IL. Sara holds the SRA designation with the Appraisal Institute. She is also an Illinois Licensed Real Estate Managing Broker. In 2017, Sara was appointed to the Illinois Real Estate Appraisal Administration and Disciplinary Board.

Sheryl Papier

Sheryl Papier joined Praedium Valuation Group's residential practice in 2015 as an associate appraiser trainee and is in the process of completing the requirements to become a certified appraiser. Sheryl appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. She specializes in appraising properties in the City of Chicago and the near west suburbs. Prior to becoming an appraiser, she was the Vice President of Marketing and Communication for the Frank Lloyd Wright Preservation Trust in Oak Park as well as the Executive Director of a non-profit community arts and redevelopment organization. Sheryl earned her Bachelor of Science in Business Administration from the University of Dayton.

Steven Engel

Steven Engel, SRA, AI-RRS has been an Illinois state-certified residential real estate appraiser since 1992. He joined Praedium Valuation Group's residential practice in 2014. Steven appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. He is also a designated review appraiser. For Praedium Valuation Group, he specializes in appraising properties in the southwest suburbs of Chicago. Steven is a certified appraiser with the Federal Housing Authority (FHA). He is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Steven earned a Bachelor of Science degree in Mathematics from Calvin College. He holds both the SRA and AI-RRS designations with the Appraisal Institute.

Thomas Primeau

Thomas Primeau has been an Illinois residential real estate appraiser since 2003. He joined Praedium Valuation Group's residential practice in 2004. Tom appraises single family houses, condominiums, townhouses, 2-4 unit buildings, and residential vacant land. For Praedium Valuation Group, he specializes in appraising properties on the north side of the City of Chicago as well as the near north and west suburbs. Tom is a certified appraiser with the Federal Housing Authority (FHA). He is also a member of the Illinois Coalition of Appraisal Professionals (ICAP). Tom earned his Bachelor of Arts degree from Columbia College and his Bachelor of Science in Information Technology from DeVry University.

Vince Mandarino

Vince Mandarino has been an Illinois certified general real estate appraiser since 2007. He joined Praedium Valuation Group's commercial practice in 2015. Vince appraises various types of commercial properties, including mixed-use, multi-family, retail, medical buildings, industrial and office space. For Praedium Valuation Group, he specializes in appraising properties in the City of Chicago, Cook County, and the surrounding collar counties. Prior to becoming an appraiser, Vince worked as a general contractor specializing in renovating vintage houses. Vince received a Bachelor of Science degree from DePaul University. He is also LEED (Leadership in Energy and Environmental Design) accredited.
