Anne Graves - COO

Having worked in social housing for over 25 years, Anne joined the team following her role as Head of Tenancy Services for Midlands housing association Longhurst Group. Anne's formal qualifications and considerable experience in housing, human resources and health and safety demonstrate her dedication to providing excellent and innovative services. Anne holds a postgraduate diploma in housing policy and practice, along with a diploma in leadership and management, a Level 5 diploma in human resource management and NEBOSH general certificate in occupational health and safety and a NEBOSH fire safety certificate.

Bob Livermore - Chairman

Bob has worked in the Social Housing Sector for 40 years , working at Senior level for Grimsby BC , N E Lincs Council and retiring as Director of Housing and Inclusion from West Lancashire BC. Bob wishes to bring his experience , skills and expertise to help LACE Housing provide 1st class services for customers

Carol Liggins

Carol has recently retired from the NHS after working across the Lincolnshire NHS System for most of her career. She feels very lucky to have held a number of roles that have enabled her to work with a wide range of colleagues, from the NHS, Voluntary Sector and Local Authority, as well as many of the people using these services. Carol has had a varied career and more latterly supported and led service improvement and service re-design projects, particularly looking to improve care for people living with long term conditions and frail older people across Lincolnshire. When the opportunity to join LACE came along, Carol felt that her skills, experience and on-going interest in improving services for older people would fit well with the Associations values and vision. As well as joining LACE Housing, Carol is also Chair of the Board of Trustees for Age UK Lincoln and South Lincolnshire, which has enabled her to gain experience over the last two years as to the role and responsibilities of a Trustee and to recognise the synergy between the two organisations.

Diane Krochmal

After 19 years, Diane stepped down from her role at West Lindsey District Council in May 2023, and is bringing her wealth of experience to LACE. During her time at the Council, Diane held a number of roles - starting as a part-time officer, enabling affordable housing and monitoring homelessness. In 2020, she was appointed as a member of the Senior Management Team as Assistant Director for Homes and Communities.

Elizabeth Devlin

Beth has worked within the Construction Industry for over 30 years and progressed to obtaining Chartered Builder status in 2010.

Emma Ward

Job Titles:
  • Specialist Housing Manager
Emma has worked in supported housing for over 17 years, 10 of which have been spent within our extra care schemes. Emma has qualifications in management and leadership, housing practice and health and social care. She is passionate about providing a high standard of support and housing management within an independent living environment and is also the safeguarding ambassador for the Association.

James Wilson

James' professional background is within Financial Services, having started his career locally in 2016 working for NatWest, and more recently joined Barclays Bank in 2018. James career has included; customer facing roles, the leadership of large operational functions and financial and corporate governance leadership for a cross boarder business division. James currently leads Barclays Vulnerable Customer function, supporting recently bereaved, insolvent and vulnerable customers. This role has really awoken James' passion for how businesses can best support vulnerable customers. Outside of work, James has a passion for housing and building, something that was developed through deep family connections within both of these sectors.

Nick Chambers - CEO

Nick has worked within the social housing sector for over 26 years, 20 of which as Chief Executive at LACE Housing. As a member of the Chartered Institute of Management, Nick has gained considerable experience, knowledge and understanding regarding the housing, care and support needs of older people. Nick is Chairman of the Greater Lincolnshire Housing Association Partnership and Lincolnshire Independent Living Partnership. For over 15 years Nick has provided services to Education and currently serves as a Director of a local Academy.

Paul Cooper

Paul joined us at the beginning of January 2021 after 7 years as the Head of Property Management for a Lincolnshire-based property management company. Previous to this Paul worked as a Division banking advisor for RBS for several years. Paul has a wealth of knowledge and qualifications in the managing of domestic dwellings and compliance and in 2020 qualified to be a DEA (energy assessor), City & Guilds Legionella risk assessor in 2019, MARLA recognised along with AWMsoc and ACIEH in 2018. Paul will be responsible for overseeing and supporting the delivery of our property and grounds maintenance services.

Phil Wilks

Phil joined our team in 2012. He oversees the delivery of the association's response and planned maintenance service while ensuring stock condition, health and safety obligations and legal compliance are maintained. Phil, and his team take great pride in the service they offer, striving at all times to ensure a high level of accommodation is provided to all our residents.

Tracey Warren

In 2010, Tracey joined LACE as a Support Coordinator at Brick Kiln Place. She has gained many qualifications including her level three Supported Housing qualification from the Chartered Institute of Housing (CIH). In 2017, Tracey became Manager of Brick Kiln Place and Worth Court. In 2022, Tracey was promoted to Extra Care Manager, overseeing LACE Housing's three Extra Care Schemes located in Grantham, Bourne, and Lincoln. Tracey takes pride in providing a high standard of support to older people, and assisting them to retain their independence for as long as possible.
