Aidan Cosgrave Aidan Cosgrave BSc(Hons) MRICS is a salaried Partner, based in our London office. He joined the practice in October 2017 and has specialised in rights of light, daylight/sunlight, party wall and other neighbourly matters for over 20 years, having originally qualified as a Chartered Building Surveyor in 1993. Aidan has a wealth of experience advising clients and their designers on projects for property companies, major housebuilders, financial institutions, local authorities, housing associations and private individuals and for neighbours affected by such schemes. He is a past chairman of the London Branch of the Pyramus & Thisbe Club, which is the principal organisation for party wall professionals. He is also a past member of its working group that produced "The Party Wall Act Explained", known by practitioners as the ‘Green Book'. Ashley Patience

Ashley Patience BSc(Hons) MRICS MPTS MFPWS APAEWE is a Senior Partner based in our London office. He joined the practice as a salaried Partner in September 2020, although he was previously a member of our team as a graduate surveyor many years ago. He is an experienced Chartered Building Surveyor and specialises in party wall and other neighbourly matters, including easements, boundary plotting and related advice. Ashley was previously an equity partner in a specialist central London practice and has considerable experience advising on large development schemes in London and other major cities for property companies, major housebuilders and financial institutions as well as prestigious residential developments for private individuals. Conor Healy BSc (Hons) MSc (Building Surveying) MPTS is a Partner working in the London Party Wall team. Conor started his career at TPS Consult as a graduate Surveyor where he spent a year before joining Delva Patman Redler in 2018. Conor brings with him a wealth of enthusiasm to the job and a very applied and personable approach to his projects, always seeking out practical solutions to often complex neighbourly matters situations. Conor works across all aspects of projects relating to the Party Wall etc Act 1996 and also including scaffold licences, crane over-sail licences and boundary disputes. Conor's breadth of experience covers some of the largest projects in London, southeast and north of England including the City of London's Court buildings, NHS Middlesex Hospital development and Lancer Square developments as well as smaller domestic scale projects. Delwyn Jones

Delwyn Jones BSc(Hons) MRICS is a salaried Partner. Delwyn joined as a partner in 2016 to co-found and lead our North West England office. Previously partner at Edmund Kirby (and the merged practice of Matthews & Goodman LLP) specialising in neighbourly matters for large and complex city centre developments, Delwyn has considerable experience in rights of light, party wall surveying, voluntary negotiations for development rights and CPO interfaces on major projects. He advises developers and those affected by developments throughout England and Wales allowing close integration between the London and North West offices. Delwyn is past chair of the Building Surveying Faculty of the RICS in the North West, has held external examiner appointments on RICS accredited degree courses, is an occasional lecturer and speaker at seminars and is the current chairman of the North West Branch of the Pyramus & Thisbe Club, the principal organisation for party wall professionals. Shirley Waldron

Shirley Waldron Shirley Waldron B(Arch) Hons Dip. Arch RIBA is a salaried Partner having joined Delva Patman Redler in 2014. Shirley qualified as a Chartered Architect in 1998, and has worked for epr Architects, Scott Brownrigg (and Turner), Imperial College Estates and others besides. She has project management experience and worked for three years as a Building Control Officer for the London Borough of Wandsworth. From May 2010 onwards she provided strategic advice to Crossrail on their party wall obligations and is managing said matters at the Crossrail, Bond Street, Eastern Ticket Hall at 18-19 Hanover Square. The adjoining property, a Grade II* listed property was protected by a pre-Crossrail Act undertaking. Shirley's advice to Crossrail, in order to discharge their duties under the deed was to re-apply all rights under the Party Wall Act. Shirley ran her own Architects' practice from 2000 to 2016. She has more than 10 years' experience as a party wall surveyor having delivered awards for the Shard of Glass and Cannon Place and many more developments besides. Sue Wheeler is Office Manager and manager of our admin team. Suzanne Leo BSc(Hons) MRICS is a salaried Partner in our North West England Office. Suzanne is an experienced Chartered Surveyor with a first class honours degree who has particular specialisms in occupier services and party wall surveying. Suzanne provides a range of comprehensive occupier services for clients both regionally and nationally. According to the needs of the commission, this may extend from analysis of the future space requirements of an office or business, through to the identification and negotiation of more favourable provisions relating to the reinstatement by the occupier of any works or alterations undertaken as part of any fit out under the terms of a lease. She works closely with clients' agency and legal advisors concerning technically oriented due diligence and may input on the more practical aspects of any agreements for lease, leases and licences for alterations. In addition to acting for clients in the procurement and monitoring of office fit out, she also acts in monitoring landlords' category A works in circumstances where landlords assume a responsibility for undertaking certain works in advance of occupation.
