Brenda Villasenor is an Assistant Property Manager at Athena Property Management, where Brenda assists in overseeing Commercial Retail Properties throughout Orange County. She is involved in the day to day operations of the properties, tenant and vendor relations, monthly reporting, annual budgets, accounts receivables collections, property visits, and quarterly & annually CAM reconciliations.
Brenda joined Athena in September of 2019. Prior to joining Athena, Brenda worked at PMA as an Assistant Property Manager for Commercial Retail Properties. Brenda helped manage 19 properties across Northern California.
With over 2 years of experience in the real estate industry, Brenda is working on furthering her education in the industry and is currently working on her Real Estate License.

Brian is a Property Coordinator at Athena Property Management. He joined the team in October 2021.
Brian has two years experience managing Amazon's delivery drivers, and six years experience helping customers in a retail setting. Brian likes to learn new things and grow through the experience. He looks forward to learning more about the industry and helping clients take care of their needs. He graduated from California State University, San Marcos with a BA degree in Economics.

Chi Nguyen is the Manager of Accounting for Athena Property Management. Chi has over 15 years of commercial real estate accounting experience.
Prior to joining Athena, Chi was a Senior Accountant at The Irvine Company where she managed all accounting and reporting procedures for a portfolio of approximately 1.2 million square feet of retail projects totalling 270 tenants. This included the preparation of monthly financial statements, verifying the accuracy of rent roll and tenant billings, analyzing and explaining Variances, performing statistical analysis, calculating percentage rent, preparing account reconciliations and resolving outstanding items, assisted in the annual budgets as well as quarterly forecasts, and assisted in the implementation of new accounting procedures to improve work flow.
Prior to joining the Irvine Company, Chi worked for CB Richard Ellis where she managed accounting and reporting procedures for two portfolios totalling nine properties on both a cash and accrual basis.
Chi has a Bachelors of Art in Accounting from California State University, Fullerton, CA where she made the Dean's List and was a Member of Golden Key National Honor Society. She is also a Licensed Tax Preparer in the state of California.
Christine Frantz is a Property Manager for Athena Property Management with over 10 years of commercial real estate experience. She started working in property management in 2008 and has been in several different roles including assistant property manager, marketing director and property manager.
Christine is responsible for the property management and marketing plan for the Outlets at Lake Elsinore, a 318,841 sf shopping center. In addition to overseeing the onsite security, maintenance & janitorial departments in the day-to-day operations, she assists with leasing and is responsible for buying and selling advertisement, seasonal and signature events and sponsorship activities.
Christine currently holds a Real Estate Salesperson License in California, is a member of the International Council of Shopping Centers (ICSC) and has completed the John T. Riordan Marketing I course.

Corina Alba is a Property Accountant for Athena Property Management. Since joining Athena in 2019, Corina has continuously expanded her roles and responsibilities within the accounting team.
As a Property Accountant, Corina is responsible for providing timely and accurate reporting of day-to-day accounting operations for multiple properties. Corina has over 15 years of accounting experience, with over 8 years in property management. She is an asset to our Athena accounting team.
With over two decades in the real estate industry, Danielle brings a wealth of knowledge and expertise to the Operations Manager role.
Her commercial property management journey began in 2010 at Coreland Companies where she worked as an Assistant Property Manager. In 2015 she joined the Athena team, ultimately managing over one million square feet of retail properties throughout the Inland Empire. Prior to that, Danielle worked in residential property management, residential lending, and the non-profit sector.
Danielle's commitment to excellence and adeptness at problem-solving serve as the cornerstone of her approach to operations management, where she is responsible for streamlining systems and for Athena and our clients, as well as implementing and managing onboarding, training, and mentoring programs for employees.
Emily Franklin is a Senior Property Manager at Athena Property Management with over 10 years of experience in the real estate industry. She graduated from California State Polytechnic University of Pomona with a Bachelors Degree in Political Science.
Before joining Athena, Emily was a Portfolio Assistant at Morlin Asset Management for five years and assisted three Senior Portfolio Managers with the operation of over 1.5 million square feet of commercial properties in Los Angeles. She has experience in Residential and Commercial Property Management and has worked on accounts for office, medical office and retail buildings throughout Southern California.
Emily oversees a Commercial Portfolio which consist of approximately 1.5 million square feet, 16 shopping centers and 200 tenants, between Los Angeles and the Inland Empire. The day-to-day operations consist of annual operational budgets, CAM reconciliations, quarterly reforecasting, monthly reporting, leasing, collections, Tenant and Vendor relations. In addition, she works closely with clients on re-development projects which consist of construction budgets, schedules, cost tracking and loan draws.
Emily is working on furthering her education by renewing her memberships with the Orange County Chapters of IREM and BOMA and is in the process of obtaining her CPM certification.

Holly Dorvall is an Assistant Property Manager for Athena Property Management with 5 years of commercial real estate experience.
Holly currently assists in overseeing a 1 million square foot retail portfolio throughout Riverside, San Diego and San Bernardino counties.
Prior to joining Athena, Holly attended California State University Fullerton. Where she obtained a Bachelors of Science in Human Services.
Holly is aiming to continue to excel in her current role at Athena Property Management and looks forward to furthering her education in the industry.

Janina joined Athena as an Assistant Property Manager in August 2021. She assists in overseeing more than 1.1 million square feet of commercial retail properties throughout the Inland Empire.
With over 16 years of experience in commercial property management, Janina has managed over 1 million square feet of office and retail properties throughout Orange County, and 50,000 square feet of medical in Beverly Hills.
Prior to working at Athena, Janina worked at Madison Marquette as an Operations Manager handling day to day building operations and tenant services. Later, she obtained her real estate license and was promoted to Assistant Property Manager. She continues to expand her career growth in tenant retention, leasing, and client relations.
Jason Cosico is a Property Accountant with Athena Property Management. He joined the team in April 2021.
He has worked in various property management roles since 2005. He enjoys playing golf, hockey, and spending time with his friends and family.
Jason graduated from Cal State Fullerton with a degree in Finance.

Jeff Lochner is a founding member of Athena and has been it's Vice President since 2011. He is currently responsible for Operations and all Construction and Entitlement.
Prior to joining Athena, Mr. Lochner worked at Vestar Development Company and Developers Diversity Realty (DRR). While in his position with DDR, Mr. Lochner was responsible for managing contractors, architects/engineers and budget reporting for 6,000,000 square feet of retail space.
After leaving DDR, Mr. Lochner joined Vestar, a West Coast based retail property owner of power, community, speciality and neighborhood centers located throughout Central and Southern California and Arizona. Mr. Lochner successfully Completed construction at The District at Tustin Legacy, 1,000,000 square foot shopping center valued at 300,000,000. Mr. Lochner has also worked as a property manager. His duties included all property manager functions for two retail projects (Long Beach Town Center 1,000,000 square feet and Glendale Fashion Center, 270,000 square feet), including leasing, maintenance, reporting and financial. Mr. Lochner managed and coordinated tenant improvement and exterior remodel projects for all properties within the portfolio.
Mr. Lochner received his Bachelors of Science degree in Construction Management from the University of Cincinnati. In addition, Mr. Lochner holds a Real Estate Salesperson License.
Jennifer Sulpizio is a Senior Property Manager for Athena Property Management with over 30 years of commercial real estate experience. Jennifer is responsible for managing and overseeing the day-to-day operations of retail properties with the support of her management team.
Jennifer currently manages a 1.7 million square foot retail portfolio throughout Riverside, San Diego and San Bernardino counties.
Prior to joining Athena, Jennifer was the Property Manager for Vestar Property Management where she managed 1.2 million square feet of retail properties with over 150 tenants at Chino Spectrum and in the Riverside area.
In addition, Jennifer previously worked for both Majestic Realty and for Dolphin Partners, Inc. managing over 2 million square feet of Office, Industrial and Warehouse space spanning across San Bernardino and Los Angeles counties.
Jennifer currently holds a Real Estate Salesperson license in California.

Kathy has over 10 years of commercial real estate accounting experience and joined Athena Property Management in March of 2013.
Prior to joining Athena, Kathy was a Staff Accountant at Coreland Companies where she was managing all accounting and reporting procedures for 17 retail properties with over 250 tenants. She also previously worked as a Senior Staff Accountant at The Irvine Company managing all accounting and reporting procedures for a portfolio of over 300 tenants.
Kathy's extensive accounting background includes accounting and reporting procedures for office buildings at Arden Realty and Transwestern.
Marina Terada is the Office Manager at Athena Property Management. She joined the team in March 2021.
Prior to joining Athena, Marina lived and worked in Japan for 8 years at a restaurant company and a public relations agency. She has experience in customer service, administration and office management, with a couple years of experience in public relations and marketing. Marina loves a new challenge and is willing to learn and assist with the daily operations and help the company grow.
She graduated from the University of California, Los Angeles with a BA in Sociology and Economics.
Mark Ince is a Property Manager at Athena Property Management with over 15 years of experience within the real estate industry. Mark has experience within the fields of commercial, residential and association management, working specifically in the northern and central California areas.
Prior to joining Athena, Mark managed a portfolio of shopping centers, office buildings, and medical use facilities throughout Fresno and the greater Central Valley for Manco Abbott, an established management company based out of Fresno. He has also held various management positions with Hanford Freund and Company, Cournale Company, and Sand Hill Property Company managing various portfolios including retail centers, office complexes, mix used centers and multi-family housing developments.
Mark has his Real Estate Salesperson License and is affiliated with IREM. He holds a bachelor's degree in Community Studies from Humphrey's College.
Melissa Bee is a Property Manager for Athena Property Management with over 25 years of commercial real estate experience. She offers an expansive skill set including property management, construction management, leasing assistance, finance, accounting, acquisitions and dispositions. Melissa has managed all property types including class A & B office, flex-tech, industrial and retail. She has a proven track record of immense customer service and client satisfaction.
Prior to joining Athena, Melissa was the Senior Property Manager at Newmark Grubb Knight Frank and prior to that a Property Manager for Cushman & Wakefield where she managed over 656,000 square feet of class A & B office for DRA Advisors in Sacramento and Rancho Cordova, California.
Melissa began her career in Southern California where she worked for Insignia ESG, Koll Management Services and Birtcher Development while managing over 1 million square feet of mixed-used commercial property for The Irvine Company. Along with the normal day-to-day operational activities, she supervised and coordinated tenant improvements & building renovations, including ADA requirements.
Melissa currently holds a California Real Estate License and is affiliated with the Institute of Real Estate Management (IREM) and the Building Owners and Managers Association (BOMA).

Mike Garner is one of the founding principals of Athena. He has an extensive background in commercial property management, having managed directly or indirectly over 10 million square feet of office and retail, throughout Arizona and California.
As President of Athena, Mr. Garner is responsible for directing the daily operations of the company, which include oversight of property management and leasing. Mr. Garner also coordinates the firm's client relations, marketing and public relations. Prior to forming Athena in 2011, Mr. Garner was a Regional Director for Vestar Property Management, a West Coast retail property owner of power, community, specialty and neighborhood centers located throughout Central and Southern California and Arizona. In this capacity he supervised a division responsible for six million square feet of retail property. Mr. Garner graduated from Arizona State University with a Bachelor of Science degree in Real Estate Finance.
Mr. Garner also possesses a Master Degree in Business Administration from the University of Phoenix, is a Senior Certified Shopping Center Manager ( SCSM), a Certified Property Manager (CPM) and holds a California Department of Real Estate Brokers license. Mr. Garner is also an active member of the ICSC Program Committee for Orange County, California.

Morgan Hickle is a Property Manager at Athena Property Management. Being a native of Marin County, California, Morgan was out to find new horizons. She received her Bachelor of Sciences Degree in the field of Sociology from the University of Colorado and soon after accepted an externship in commercial real estate in Sydney, Australia. It was in Sydney that Morgan found her passion for property management.
After returning to the states and obtaining her residential real estate license, Morgan joined Athena Property Management in 2018 as an Administrative Assistant. She now assists in managing over one million square feet of retail property and is involved in the day to day operations of the properties, tenant and vendor relations, monthly reporting, annual budgets, AR collections, and property visits.
Morgan is aiming to continue to excel in her current role at Athena Property Management and looks forward to furthering her education in the industry.
Rojana Punlert is an Accounting Manager for Athena Property Management with over fifteen years of real estate accounting experience. She graduated from California State Polytechnic University of Pomona with a Bachler of Science degree in Business Administration with a concentration in Finance.
Sunny Sanchez is a seasoned marketing professional currently serving as the Marketing Director at Athena Property Management. Her journey with Athena began in 2012, initially joining as a marketing and administrative assistant while pursuing her education at the University of Phoenix. Upon graduating with a Bachelor's degree in Business with a concentration in Marketing, Sunny ventured into the realm of branding, seeking to broaden her marketing expertise. Over the years, she honed her skills in various industries, including retail, fueling her passion for all facets of marketing.
In 2019, armed with more than a decade of marketing experience and an entrepreneurial spirit, Sunny returned to Athena, where she spearheaded the launch of the marketing department. Her innovative approach allowed shopping center owners to seamlessly integrate comprehensive marketing services, ranging from digital platforms like websites and social media to traditional methods such as events and mailers, into Athena's portfolio. Under Sunny's leadership, the marketing department has thrived, continuously evolving to meet the dynamic needs of shopping centers managed by Athena Property Management.
Thong is a seasoned Senior Property Manager for Athena Property Management with over seven years of experience in management and construction of commercial office, medical, and retail properties. He graduated from California State University - Dominguez Hills with a Bachelors of Science in Biochemistry. With a background emphasis on analytical mathematics, CAM reconciliations and budgets have proven to be his paramount specialties.
Before joining Athena Property Management, he helped manage several commercial properties across Orange County for Owner-Operated commercial properties. Responsible for the day-to-day operations for all buildings, he thrived upon using his ingenuity to provide creative solutions in nurturing tenant/vendor relationships. He helped organize and manage large capital expenditures such as solar panel installations, HVAC overhauls, Path-of-Travel upgrades, and entire roof replacements. Being the face of the owner in many transactions, he grew to appreciate the amount of work involved to turn vacant buildings into well-developed properties.

Van joined Athena Property Management on September 2017 and serves as a property Accountant. He is responsible for variance analysis, bank reconciliation, month end close and financial reports on a monthly, quarterly and annual basis for 14. Van also supports property portfolio year end audit as well as assist in annual budgets.
Prior to Athena, Van had over 10 years of experience working for Multi-family apartments, office building and retail commercial property Accounting. He also has experience working for the insurance, Payroll and manufacturing industries.
Van has a Bachelor of Business Management with major in Accounting and Financial Management from Ryerson University in Toronto, Canada.
