Ann D. Hanson, President, Owner and Broker-In-Charge. Ann is the President and co-founder of Excel Property Management, Inc. (EPM). Ann has more than 50 years of experience in financial and property management and is a North Carolina licensed Real Estate Broker (BIC). Since EPM ‘s founding in 1994, Ann has provided overall leadership and direction to achieve corporate goals and maintain EPM's positive reputation in the affordable housing industry and conventional property management. Under her leadership, EPM has built a reputation of excellence in the property management industry. Ann holds an Associates Degree in Accounting from Hardbarger Business College and has completed coursework at East Carolina University and North Carolina Wesleyan College.

Chris Hanson, Director of Property Management. Chris Hanson has worked his entire 20+ year property management career with Excel Property Management becoming Director of Property Management in February 2020. Chris began his career as a Maintenance Technician, working his way up through the company serving as an Asset Manager for 12 years overseeing 23 communities, totaling 1,326 units. As Director of Property Management, Chris with his team of Asset Managers is responsible for the day to day and financial operations of all communities managed by Excel Property Management which includes one commercial property.
Chris holds a North Carolina Real Estate license and is currently a CPM candidate with the Institute of Real Estate Management (IREM). Chris attended Western Carolina University, graduating with a BS in Political Science and earned a Masters Degree in Public Affairs (MPA), also from WCU.

Kimberly Lilly, Owner and Director of Compliance. Kim has served as Director of Compliance for EPM since its inception. Kimberly also serves as Corporate Secretary for Excel. Kimberly has 30 years experience in property management and compliance and holds certifications as a Housing Credit Certified Professional (HCCP) and a Certified Professional of Occupancy (CPO). As Director of Compliance, Kimberly oversees a team of compliance specialists and is responsible for insuring EPM operates in accordance with federal, state, and local regulations for the property management industry. Under Kimberly's leadership, EPM has built a solid reputation with all state and government agencies. Kimberly attended East Carolina University.
Linda Taylor, Director of Accounting. Linda Taylor brings more than 35 years experience in management, accounting, sales, customer service, training, and employee recruitment. She began her career in accounting in 1984 and joined EPM in 2022 as the Director of Accounting. In her current capacity, Linda oversees the daily operations of EPM's accounting department which provides financial reporting and accounting services for EPM's management contracts. She works closely with audit firms to provide financial statements and supporting documentation. Linda oversees a staff of six Property Accountants and provides training as needed to her staff. Linda holds an Associate Degree in Accounting and has completed coursework at Mount Olive College.

Stephanie Clay, Assistant Brokerage Secretary, Director of Marketing and Business Development. Stephanie Clay has 30 years experience in property management. Stephanie is responsible for overseeing marketing and lease up of all new properties for EPM while developing new opportunities for EPM's growth. She is a Virginia Licensed Real Estate Broker and holds certifications as a Housing Credit Certified Professional (HCCP), a Certified Credit Compliance Professional (C3P) for low income housing tax credit, and Spectrum Training Award Recipient (STAR) for Rural Development 515.
Stephanie joined EPM is 2002 as an Asset Manager. Since 2009, Stephanie has worked with marketing and new business development and overseen the lease up of 60+ new properties.
