Caitlin Herrnstadt

Caitlin Herrnstadt joined Heritage Consulting Group in 2023 as a Project Manager. Caitlin assists in the preparation of National Register nominations, historic tax credit applications, and due diligence reports. Prior to joining Heritage, Caitlin worked as a Senior Architectural Historian for a cultural resources management firm preparing Section 106 reports, National Register nominations, historic preservation design guidelines, and documenting historic buildings in local and county-wide fieldwork surveys. She also has experience with non-profit development, including at the National Trust for Historic Preservation. Caitlin received a Bachelor of Arts in History from the University of Minnesota - Twin Cities and a Masters of Historic Preservation from the University of Maryland at College Park.

Chris Beard

Working in the field for over thirty years, Chris has developed a well-rounded background in historic preservation. While earning a Masters degree from the University of Pennsylvania, she was employed by the Clio Group to conduct paint and mortar analyses of historic structures. Her preservation work continued in Boston as a consultant for the Architectural Conservation Trust for Massachusetts, preparing historic tax credit applications and National Register nominations. Chris subsequently cofounded Tremont Preservation Services, where she worked on a wide range of interesting and challenging projects over a period of twenty years before establishing Essex Preservation Consulting in 2018. Essex Preservation formally affiliated with Heritage Consulting Group in 2022.

Cindy Hamilton - President

Cindy joined Heritage in 2004 and became president in 2021. In this capacity, Cindy develops strategies for owners to maximize rehabilitation incentives and she represents clients in negotiations through all aspects of the historic tax credit process. With 25 years of experience in the industry, Cindy has a comprehensive understanding of the regulatory process and is adept at identifying creative solutions to achieve favorable outcomes for clients.

Erin Ward

Erin Ward joined Heritage Consulting Group in 2020 as a Junior Associate. Erin assists in the preparation of National Register nominations, historic tax credit applications and due diligence reports. Prior to joining Heritage, Erin worked as Preservation Coordinator at Preservation Design Partnership (PDP) in Philadelphia. At PDP, Erin worked on the restoration of the New Jersey State Capitol and the conservation and preservation of the National Historic Landmark Alamo in San Antonio. She also worked at Lominak Kolman Smith Architects (LKS) in Savannah, GA. At LKS Erin partnered with local governments to complete historic resource surveys and the National Park Service to complete an assessment of the Savannah Historic District, a National Historic Landmark district in Savannah, GA. Erin received a Bachelor of Fine Arts in Visual and Critical studies from the School of Visual Arts in New York City, and a Master of Fine Arts in Historic Preservation from the Savannah College of Art and Design.

Erin Wiser

Erin Wiser joined Heritage Consulting Group in 2022 as a Project Coordinator. Erin assists in the preparation of historic tax credit applications. Prior to joining Heritage, Erin worked as an Architectural Historian for Johnson, Mirmiran, & Thompson, Inc., preparing Section 106 reports and National Register nominations, conducting archival research, and documenting historic buildings in county-wide and nationwide fieldwork surveys. Erin received a Bachelor of Arts in Art History from the University of Georgia and a Master of Science in Architectural Conservation from the University of Edinburgh.

Haley Wilcox

Haley Wilcox returned to Heritage Consulting Group in 2023 as Business Development Associate. She leads business development efforts in Texas, where she is based, and across the South, Southwest, and Western regions. Prior to her current role, Haley was a Founding Partner at a Texas-based historic preservation consulting firm, where she oversaw National Register nominations as part of Historic Tax Credit rehabilitations, as well as leading the firm's business development efforts. Haley originally joined Heritage in 2014 as an Associate and worked as Regional Director from 2015-2016. Haley also has extensive nonprofit advocacy experience through Preservation Austin, the Preservation Alliance for Greater Philadelphia, and the Boston Preservation Alliance. Haley holds a Bachelor of Arts in Fine Art from Hendrix College and a Master of Arts in Preservation Studies with a concentration in Architectural History from Boston University.

Jen Davel

Jen Davel joined Heritage Consulting Group in 2021 as the Midwest Regional Director. She is responsible for business development and the management of Heritage's projects in the Midwest region. Prior to joining Heritage, Jen worked in the Wisconsin State Historic Preservation Office (SHPO) as Deputy SHPO and Tax Credit Reviewer. Prior to working with SHPO Jen worked for Strang Architects where she oversaw the Mineral Point Opera House restoration. An important part of Jen's training in preservation architecture came from her tenure with both Miller Dunwiddie Architects in Minneapolis and Uihlein Wilson Architects in Milwaukee. Jen takes pride in forming relationships with architects and developers to create the best outcomes. Jen received a Bachelor of Arts in Architecture from the University of Minnesota in Minneapolis, and a Master of Architecture with a certificate in Preservation Studies from the University of Wisconsin, Milwaukee.

Linda Santoro

Linda Santoro joined Heritage Consulting Group in 2020 as an Associate. Linda prepares National Register nominations and historic tax credit applications. Prior to joining Heritage, Linda worked at the Massachusetts State Historic Preservation Office for nearly a decade as a Preservation Planner. In that role, Linda reviewed historic tax credit applications and reviewed projects under the auspices of Section 106 and environmental law, and assessed the eligibility of historic resources for listing in the National Register of Historic Places. Linda received a Master's Degree in Historical Archaeology from the University of Massachusetts and has completed post-graduate coursework in historic preservation.

Mariana Melin-Corcoran

Mariana Melin-Corcoran joined Heritage Consulting Group in 2022 as a Project Coordinator. Prior to joining Heritage, Mariana worked for the City of Chicago, where she assisted on zoning projects in the Old Town Triangle Historic District. She also has experience with non-profit arts and architecture organizations, including the Chicago Architecture Center. Mariana holds a Bachelor of Arts in Architectural History from Yale University and a Master of Science in Architecture Studies from Washington University in St. Louis.

Michael LaFlash

Prior to joining Heritage, Michael worked as a Historic Preservation Assistant at the New Jersey State Historic Preservation Office, reviewing Section 106, historic tax credit, and New Jersey Register Review projects. Michael also has experience working with various non-profit preservation organizations in Massachusetts, Maine, and Pennsylvania. Nate Curwen

Nate Curwen joined Heritage Consulting Group in 2017 as a Junior Associate. Prior to joining Heritage Consulting Group, Nate worked as an intern for the York County History Center and the Huntingdon County Historical Society, both of which are located in Pennsylvania, where he assisted in archival research and documentation. He also worked as an intern for a historic tax credit consulting firm in New England where he assisted on historic tax credit projects. Nate received his Bachelor of Arts in History from Penn State University, and Master of Arts in Preservation Studies with a concentration in Architectural History from Boston University.

Nick Kraus - VP

Since joining Heritage as an Associate in 2007, Nick has developed specific expertise in the historic tax credit and National Register programs, having consulted on the historic redevelopment of buildings throughout the country. As a LEED AP BD+C-accredited professional, he is well-versed in the use of sustainable design practices on historic rehabilitation projects. Nick is responsible for overseeing Heritage's Due Diligence services. Prior to joining Heritage, Nick worked as a program associate at the New Jersey State Historic Preservation Office, reviewing projects under the auspices of Section 106. In that role, Nick developed an expertise in transportation project review for federal transportation enhancement-funded initiatives. He also assisted in the eligibility assessments of projects utilizing the federal historic tax credit program. Nick holds a Bachelor of Arts in History from the State University of New York at Buffalo and a Master of Science in Historic Preservation from the University of Pennsylvania.

Nika Faulkner

Nika Faulkner joined Heritage Consulting Group in 2023 as a Project Coordinator. Nika conducts archival research, writes National Register Nominations, and assists in the preparation of historic tax credit applications. Prior to joining Heritage, Nika worked for the Philadelphia Historical Commission where she wrote nominations for the Philadelphia Register of Historic Places. Her work with the Commission was focused primarily on identifying, protecting, and documenting places important to Philadelphia's minority history. She also has experience with non-profit preservation and planning advocacy organizations, such as the Preservation Alliance for Greater Philadelphia and the Design Advocacy Group. Nika holds a Bachelor of Industrial Design from Pratt Institute in Brooklyn, NY and a Master of Science in Historic Preservation from Thomas Jefferson University in Philadelphia, PA.

Sam Wharton

After collaborating with Heritage on dozens of historic rehabilitation projects, Sam formally joined the company in 2013. In his role as Window Specialist, Sam assists clients in the evaluation of existing window conditions and the selection of proposed replacements where necessary. With over 30 years of experience in the commercial window industry, Sam's familiarity with commercial window manufacturers and their products is unsurpassed. His comprehensive knowledge of the requirements of historic regulatory programs helps streamline the review process by identifying replacement windows that will meet design review requirements. Sam's longstanding reputation within the industry and with state and federal reviewing agencies is a valuable asset to the Heritage staff and our clients. Prior to joining Heritage, Sam represented several large commercial window manufacturers for over three decades. He was instrumental in bringing the commercial aluminum window industry into the historical window replacement marketplace, guiding the industry toward the design of custom products and new strategies for window replacement in historic buildings. Sam holds a Bachelor of Arts in English Literature from the University of Rhode Island and a Bachelor of Architecture from the Frank Lloyd Wright School of Architecture.

Scott Doyle

Scott Doyle joined Heritage Consulting Group in 2023 as a Senior Project Manager. He is responsible for the preparation of historic tax credit applications, performs due diligence services, and provides consultation services for historic building redevelopment projects. Prior to joining Heritage, Scott worked as a historic preservation specialist at the Pennsylvania State Historic Preservation Office (1999-2008) reviewing projects under the federal historic tax credit program and the Keystone Historic Preservation grant. From 2008-2023, Scott served as Division Manager for the PA SHPO's Preservation Incentives division that administered the federal and state historic tax credit programs, grant programs, covenant monitoring, and historical marker program. Prior to joining the PHMC, Scott was the project manager for the certified federal historic tax credit project at 39 N. Main Street in Lambertville, NJ and a construction laborer for Happ Contractors in Doylestown, PA primarily working on Henry Mercer buildings (Mercer Museum, Fonthill, and Moravian Tileworks). Scott has been recognized with several awards throughout his career including multiple Peterson HABS Prizes with Bucks County Community College, the Narducci Award for Historic Preservation for the 39 N. Main Street project in Lambertville, and the Preservation Alliance for Greater Philadelphia's Public Service Award in 2023. Scott holds a Bachelor of Arts in American Studies from Hobart College, a certificate in Historic Preservation from Bucks County Community College, and a Master of Science in Historic Preservation from the University of Pennsylvania.
