Angela Fullerton

Angela brings more than 30 years of property management experience to the HSA Commercial team. As a former Controller, she possesses expertise in budgeting, CAM reconciliations and finance. She also has extensive experience in construction management, risk mitigation, strategic planning and has developed and taught a course in lease interpretation and management. Experience Angela began her career in Oklahoma City before moving to Wisconsin in 2000. She has worked with clients such as New York Life, Merrill Lynch, Hartford Life and TIAA. She has held leadership positions with IREM International and chaired the International CCIM/IREM Education Conference in Hawaii. While President of the local IREM Milwaukee chapter, Angela led the chapter to being named "Best of the Best" for two consecutive years.

Christopher Dubose

Claudette Zoch

Claudette Zoch joined HSA Commercial in 2016, bringing over 20 years of commercial real estate and property management experience. She has managed various property types in excess of 1 million square feet, primarily throughout the Midwest and Texas. As President of Property Management, Claudette oversees the property management division, including property tax appeals, property insurance, and existing client accounts. Her responsibilities ensure owner, client, and tenant satisfaction while maintaining high standards of property operations. Claudette applies her expertise in tenant relations, budgeting, cash management, cost analysis, building operations, project planning, construction support, and regulatory compliance to enhance and create value in the assets under her management. Daniel F. Miranda

Daniel F. Miranda is Vice Chairman of HSA Commercial Real Estate. He is charged with seeking new opportunities for HSA Commercial to engage in new third-party management and consulting assignments, acquire and develop properties and expand the firm's network of institutional clients and capital sources. Mr. Miranda is a widely respected 30-year veteran of Chicago commercial real estate. Mr. Miranda began his career as an attorney in the real estate practice of Dentons, and later held senior leadership positions at The Westport Company (formerly Hartford National REIT), MB Real Estate as Vice Chairman and President, and GE Commercial Real Estate Services, where he supervised a $1.2 billion loan portfolio. In addition, he has co-founded two companies: Security Capital Preferred Growth, a $1.3 billion investment fund; and First Columbia Corp., a real estate development and management firm. An honors graduate of the University of California-Berkeley, Mr. Miranda earned his law degree at Columbia University, where he was named a Harlan Fiske Stone Scholar. Jack Shaffer - Chairman, Founder

Experience Mr. Shaffer founded HSA in 1981. He has been directly involved in the construction and development of more than 70 million square feet of industrial, retail and office space; and in the acquisition of over 100,000 acres for the development of business parks, shopping centers and industrial properties. Some of Mr. Shaffer's projects include the development of the 63 acre Broadview Village Square, the 300 acre Kensington Business Center, the 550 acre Turnberry Lakes International Business Park, three Covington Corporate Center business parks totaling over 300 acres, the 10 acre Oakbrook Terrace Office Park,. the 33 acre Highland Oaks Office Park, the 30 acre Opus West Office Park and the 1,200 acre Governors Gateway Industrial Park. John O. Wilson

Experience Having been in the industry for more than 25 years, Wilson is one of Chicago's most respected commercial real estate leaders. He has been successful in all aspects of the industry, including tenant representation, property marketing, real estate development, land transactions and owner representation. Wilson has negotiated hundreds of lease transactions valued in excess of $1 billion on behalf of a variety of prominent tenants and landlords. Some of those clients include The Federal Reserve Bank of Chicago, Kemper Financial Services, Honeywell and Bank of America. In 1995, Wilson initiated a healthcare real estate advisory initiative which has grown into a separate operating division of HSA called PrimeCare. Jon E. Boley

Jon E. Boley is a Senior Vice President of acquisitions and development for HSA Commercial Real Estate and HSA PrimeCare. In his role at HSA PrimeCare, Jon is responsible for sourcing, underwriting and closing medical facility developments and acquisitions, as well as providing market and financial analysis, risk analysis, asset evaluations and related economic modeling for PrimeCareā€˜s healthcare real estate portfolio as well as prospective medical office transactions. Jon works carefully and diligently with healthcare institutions to determine their financial needs and to strategically structure real estate transactions to suit their levels of risk and desired capital investment. In the case of the Silver Cross Health Center, Silver Cross Hospital decided to build a multi-tenant medical office building at the site of its future replacement campus in New Lenox prior to obtaining a Certificate of Need (CON) to construct the proposed hospital facility. Jon helped identify how to apportion the costs of constructing a common lobby and necessary infrastructure improvements while negotiating a ground lease with Silver Cross Hospital. When Silver Cross elected to joint venture with the University of Chicago Medical Center on its cancer center project the following year, Mr. Boley worked with both parties to determine the budget projections and allocations for the partnership in the context a fixed rent transaction. Conversely, Jon was able to structure a flexible rent structure for Franciscan St. Anthony Health whereby the hospital shared the risk for construction of its cancer center in Michigan City, Indiana. Since joining HSA in 2005, Mr. Boley has performed numerous market and financial feasibility studies for healthcare organizations including a market assessment for a $32 million bond financing for the Illinois Medical District. Margaret Gaca

Experience Robert L. Titzer is an Executive Vice President in the Corporate Real Estate Services and PrimeCare divisions of HSA Commercial Real Estate and brings a broad background of commercial real estate experience to his client's assignments. His thorough understanding of the transaction process includes a strong background in construction, financial analysis, and lease negotiation in addition to experience in markets across the country as well as the Chicago metropolitan area.
