Barry Villines - CFO

Barry Villines is the Chief Financial Officer of IHP Capital Partners and sits on its Investment Committee. Prior to joining IHP Capital Partners in 2013, Mr. Villines was an Audit Director in the Costa Mesa office of Deloitte & Touche LLP and his clients primarily included home builders, land developers, and privately held REITs. Mr. Villines' career in public accounting spans a total of 16 years, including 13 years Deloitte & Touche LLP in the firm's audit and assurance practice and three years at Kenneth Leventhal & Company. In addition to his experience in public accounting, Mr. Villines spent seven years with a national healthcare claim audit and recovery company, as Division President and Client Service Manager. Mr. Villines has twenty three years of audit, accounting, and business operations experience and is a Certified Public Accountant. Mr. Villines graduated from California State University, Fullerton with a Bachelor of Arts in Business Administration with an emphasis in Accounting. He is a current board member of Laura's House, and previously served as a Board member of CalCPA, OC/Long Beach Chapter (2006-2012).

Becca Goodson - VP

Becca Goodson has been with IHP Capital Partners since 1999. Ms. Goodson is responsible for the management of land and housing projects, both joint venture and wholly owned. Ms. Goodson began her career in accounting with The Resolution Trust Corporation (RTC). While at RTC, she learned the value of team building, analytical skills, and the fundamentals of accounting and finance. This span of experience enabled her to hold a variety of roles throughout her career prior to joining IHP, including Internal Auditor at Great-West Life Assurance Company, Treasury Analyst at Pulte Mortgage, and Accounting Manager at National Mortgage Corporation. Ms. Goodson holds a Bachelor of Science Degree in Financial Accounting from Metropolitan State University of Denver.

Brenda Habeck - SVP

Brenda Habeck has been with IHP Capital Partners since 1998. Ms. Habeck is responsible for the management of housing and entitlement projects, both joint venture and wholly owned. Prior to joining IHP, Ms. Habeck was an asset manager with Prudential Home Building Investors and oversaw both equity and debt investments throughout California, Arizona, and Nevada. Ms. Habeck received both a Bachelor of Science in Business Administration and MBA from the University of Phoenix.

Brenda Zalke - CFO

Brenda Zalke has been with IHP Capital Partners since 2014. Ms. Zalke is responsible for all investor, bank, and corporate reporting and oversees all accounting functions.

Brett Poirier

Brett Poirier joined IHP Capital Partners in 2021 and is currently the Manager of Investor Reporting and Finance. Mr. Poirier is primarily responsible for investor reporting, fair value valuations, and portfolio level debt management. Prior to joining IHP, Mr. Poirier worked in the finance department at a commercial real estate private equity firm. His primary responsibilities included acquisitions underwriting and investor reporting. Additionally, Mr. Poirier spent several years in finance and real estate consulting for public entities and real estate developers. Mr. Poirier has over eight years of experience in finance and real estate. He received a bachelor's degree in Economics with an emphasis in Finance from Humboldt State University.

C. Blaine Peterson - Managing Director, SVP

Blaine Peterson joined IHP Capital Partners in 1999 and currently heads the company's Asset Management division. Prior to joining IHP, Mr. Peterson was with Finova Realty Capital's Structured Finance Group where he underwrote and placed a variety of commercial mortgage structures on a national basis for third-party capital sources. Prior to Finova, Mr. Peterson's experience includes five years as a senior commercial real estate consultant providing a variety of valuation and consulting services. Mr. Peterson received a Bachelor of Economics degree from California Polytechnic State University, San Luis Obispo and a Master's Degree in Finance from Brigham Young University.

Chris Bley

Chris Bley joined IHP Capital Partners in 2018 and is primarily responsible for the company's investment and origination strategies, working closely with the investment team on both existing and prospective deals, and a member of IHP's Investment Committee. Mr. Bley is also the Executive Vice President of Newport Pacific Land Company, an affiliate company of IHP Capital Partners. In 2010 Mr. Bley joined Lehman Brothers Holdings, Inc. as a Senior Vice President where his responsibilities included re-underwriting and developing business plans and exit strategies for a portfolio that consisted of developable land throughout the United States. Mr. Bley's professional experience includes principal roles in several real estate development firms as well as acting as the Director of Acquisitions for a Wall Street capitalized company that invested in all aspects of residential real estate throughout the Western United States. Mr. Bley graduated from San Francisco State University and received a MBA from the Peter F. Drucker Graduate School of Management at the Claremont Graduate University.

Donald Grant - EVP, Founder

Don Grant is a Co-Founder of IHP Capital Partners and serves as a member of IHP's Investment Committee. Previously, Mr. Grant was Chief Executive Officer of The O'Donnell Group, a major regional developer. Prior to joining The O'Donnell Group in 1982, Mr. Grant spent 12 years in the real estate group of Wells Fargo Bank, where he was Senior Vice President responsible for all the bank's construction lending to commercial developers and home builders based in Southern California. Mr. Grant is also a member of the Policy Advisory Board of the Fisher Center for Real Estate at the University of California, Berkeley. Mr. Grant graduated from Kent State University and holds an MBA from the Santa Clara University.

Douglas Neff - Chairman, Founder

From 1985 until the founding of IHP in 1992, Mr. Neff was a Partner of The O'Donnell Group, a major regional developer, owner and manager of commercial and industrial real estate. Previously, he was Treasurer of The Irvine Company, developer of one of the nation's largest master-planned communities, and a Vice President in the Real Estate Industries Group at Wells Fargo Bank in San Francisco. A graduate of Amherst College, he received an MBA from the University of Chicago. Mr. Neff is also a member of the Policy Advisory Board of the Fisher Center for Real Estate at the University of California, Berkeley. Doug Neff is a Co-Founder of IHP Capital Partners and serves as Chairman of IHP's Investment Committee. Mr. Neff is also the Co-Founder and Chief Executive Officer of Newport Pacific Land Company, an affiliate company of IHP Capital Partners.

Eric Koff - SVP

Eric Koff re-joined IHP Capital Partners in 2021. Mr. Koff is responsible for the management of land and housing projects, both joint ventured and wholly owned. Prior to re-joining IHP, Eric was Director of Asset Management for Isles Ranch Partners and was responsible for the nationwide portfolio. Isles Ranch Partners was a real estate investment and asset management firm that focused on residential land and housing opportunities throughout the United States. In addition to his experience at Isles Ranch Partners, Mr. Koff was a Vice President at IHP Capital Partners for 15 years. During his tenure he was involved in Investor Reporting, Asset Management and underwriting new residential acquisitions. Mr. Koff has over 20 years of experience in Real Estate Finance and Asset Management. He received his Bachelor of Science at the University of Nevada, Las Vegas and earned his MBA from the University of Southern California's Marshall School of Business.

Jeffrey Enes - Managing Director, SVP

Jeff Enes joined IHP Capital Partners in 2006 and is primarily responsible for deal sourcing, acquisitions, project development strategy, underwriting, and joint venture originations. Prior to joining IHP, Mr. Enes was a Project Manager at Webcor Builders, one of California's largest commercial builders, where he led mixed-use, multi-family, and residential developments in Los Angeles and the San Francisco Bay Area. Previously, Mr. Enes was a Project Engineer on the San Francisco Giants' project development team for the baseball park in San Francisco. A graduate of the University of Notre Dame, Mr. Enes received a Master of Real Estate Development (MRED) from the University of Southern California. He is a licensed California real estate broker and a general building contractor. Mr. Enes is a member of ULI's national community development council.

Jennifer Dudley - Managing Director, SVP

Jennifer Dudley joined IHP Capital Partners in 2014 and currently oversees the company's Investor Reporting and Finance department. Prior to joining IHP, Ms. Dudley was responsible for Investor and Financial Reporting for the commercial development division of Starwood Capital Group (previously LNR Property Group). Throughout her nine-year tenure at LNR/Starwood, Ms. Dudley's responsibilities included Investor Reporting, Budgeting/Planning, Accounting and Fund Management for the Group's billion-dollar commercial development division. In addition to her Finance and Reporting experience within commercial and residential development, Ms. Dudley spent the first six years of her career in Investment Banking with positions at Credit Suisse First Boston and most recently Citigroup Capital Strategies, a middle market mergers and acquisition firm. While at Citigroup Capital Strategies, Ms. Dudley was the primary point person responsible for due diligence, valuation, client engagement and market preparation for more than 75 middle market companies from a variety of different industries. Ms. Dudley has over 20 years' experience in finance with 15 focused on real estate development. She received a Bachelor of Science Degree in Business Administration with an emphasis in Finance from San Diego State University

Rahul Seth - VP

Rahul Seth re-joined IHP Capital Partners in 2022 and is primarily responsible for financial analysis on new originations and existing assets for IHP and IHP-affiliate companies. He began his tenure at IHP as a Financial Analyst in 2016. Prior to re-joining IHP, Rahul was a Vice President at Newport Pacific Land Co. and was responsible for all financial analysis on new projects and projects under management. Newport Pacific Land Co. designs, develops and manages masterplan communities throughout the western United States. In addition to his experience at Newport Pacific Land Co., Rahul was a Real Estate Analyst at Rialto Capital, a subsidiary of Lennar that specializes in debt securities and joint venture equity transactions. His responsibilities included underwriting land development, home building, and multifamily investment opportunities for the Rialto equity funds. Mr. Seth earned a Bachelor of Science in Business Administration from the University of Arizona, Eller College of Management.

Reneé McDonnell - Managing Director, SVP

Reneé McDonnell is responsible for the management of IHP's Northern California investment portfolio. She has been with IHP since its inception in 1992, and her responsibilities include the origination of new investments and the management of existing assets. Before joining IHP, Ms. McDonnell managed Bank of America's Los Angeles OREO Property Management Group where she was responsible for the management of over $1 billion in real estate assets. Prior to her employment with Bank of America, Ms. McDonnell worked at Wells Fargo in its Orange County real estate lending group. Ms. McDonnell holds a Bachelor of Science Degree in Business Administration from Southern Oregon State College.

Richard Whiteley

Richard Whiteley joined IHP Capital Partners in 2018 and is primarily responsible for company capital and investment strategy, evaluation of new opportunities, portfolio management, and investor and partner relations. He also serves as a member of IHP's Investment Committee. Previously, he was Chief Operating Officer and Chief Financial officer of FrontDoor Communities, an IHP-backed homebuilder in Atlanta with operations in the southeastern United States. Prior to FrontDoor, Mr. Whiteley was a management consultant for Bain & Company where he worked on a range of strategy development and organization and process design engagements. Mr. Whiteley served in the United States Navy as an F/A-18 Super Hornet pilot where he was decorated for heroic aerial achievement during combat operations in support of Operation Iraqi Freedom. Mr. Whiteley holds a Bachelor of Science in Economics with Honors from the United States Naval Academy and an MBA from the Harvard Business School.

Tom Martin

Tom Martin is responsible for planning, place making and product design for the firms varied communities including company's Build For Rent platform. Prior to joining IHP, Mr. Martin performed duties for Lennar and Fivepoint Communities for over 25 years and the last six years for Newport Pacific Land Company. Mr. Martin has carved out a reputation in the building industry as a place maker, planner and product design expert having been involved in an array of high-profile planned communities including The Great Park Neighborhoods and Coto de Caza in Orange County, The Bridges of Rancho Santa Fe, Tesoro Highlands and Lost Canyons in North Los Angeles/Ventura County's, Windemere and Rivermark in Northern California and Talus Valley in Reno, Nevada as well as many other developments throughout the west. Mr. Martin holds a Bachelors degree in Social Science from the University of California, Irvine
