Ani Gumrikyan

Ani Gumrikyan is responsible for IRG's corporate accounting, where she is an essential part of the company's day to day operations. She started her career with her first ever job as an accountant at a Los Angeles real estate group. She worked all accounting positions from daily operations to audits and worked her way up to accounting manager where she managed the entire accounting department. With several years of real estate accounting under her belt she joined LA's most coveted vegan restaurant group Love Serve Remember's corporate accounting team. There she was responsible for Gracias Madre's and all Gratitude restaurants daily sales analysis along with corporate financing, operations, and budgeting. Before joining IRG, Ani was the cost accountant at a manufacturing company in DTLA where her meticulous accounting skills help improve the company's profits.

Ben Gallant

Ben Gallant is responsible for managing financial aspects of IRG's investments, assisting in the acquisition, development, and financing of real estate projects and providing asset management services. Prior to IRG, Mr. Gallant originated structured finance products on behalf of Centennial Bank's Commercial Finance Group. Mr. Gallant worked in capital markets as an analyst at HFF and in asset management for QIC managing over 10 million square feet of malls across the United States. He has been involved in over $1 billion worth of commercial real estate transactions over the past 10 years. Born and raised in Dallas, Texas, Mr. Gallant holds a Bachelor of Science degree in Economics from the University of Southern California, where he attended as a trustee scholar. Mr. Gallant resides in Pasadena, CA with his wife and two children.

Christopher Hwang

Christopher Hwang focuses on budgeting, forecasting, and analyzing the financial operations of IRG's industrial real estate properties and corporate activities. Mr. Hwang generate models on various "what-if" scenarios using insight and critical thinking to evaluate and make recommendations about critical business decisions. Prior to IRG, Mr. Hwang was a manager in the Long Beach, CA office of Novogradac & Company, LLP, a public accounting firm. He specialized in providing audit, tax, and consulting services in the commercial real estate industry. His main focus and experience were in community development, including new markets tax credits, renewable energy tax credits, historic tax credits, and opportunity zones. Mr. Hwang received a bachelor's degree in accounting from California State University of Northridge and is licensed as a certified public accountant in California.

Cindy Kim

Cindy Kim is responsible for IRG's financial reporting and accounting. She is a CPA, and provides leadership and coordination of the administrative, strategic planning, and budgeting efforts for the company. She previously held a leadership role as a Senior Manager of Capital Markets for Ernst & Young, working nine years in the company's Los Angeles and London offices. Most recently, Cindy served as the Head of U.S.Accounting Policy for Amtrust Financial Services in London. There, she developed accounting policies for European and Asian subsidiaries of AmTrust, an SEC-registered global insurance provider with over $5 billion in annual revenues. She also reviewed quarterly financial reporting packages to ensure compliance with group accounting policies and external reporting requirements of international subsidiaries. Cindy received a Bachelor of Arts degree with highest honors in economics from the University of California-Berkeley, and lives in Los Angeles, California

Darrell Bossert - VP of Sales

Darrell Bossert, Vice President of Sales and Leasing joined IRG in 2006. His focus has been developing new business for the portfolio. Mr. Bossert works closely with our clients and potential clients to better understand their business process and facility needs. He then utilizes engineers, construction team members and financial analyst to produce creative solutions designed to maximize facility flow and efficiency in their new space or building. Mr. Bossert has placed hundreds on new tenants at IRG properties, which totals more than 35 million square feet in transactions for the company. Prior to joining IRG, Mr. Bossert was Assistant Vice President with Binswanger Global Real Estate serving on the Midwest Team. His primary focus was developing business, listing presentations, market analysis, site selection, leasing and tenant/buyer representation for Ohio and Michigan. Mr. Bossert received both his Bachelor's degree in Management and Organizational Development and his Master's degree in Organizational Management from Spring Arbor University in Michigan. In addition, he achieved the rank of Sergeant First Class in The United States Army Reserve, where he served for 15 years.

Debra Harrell - SVP

Debra Harrell manages acquisitions, development and disposition of IRG's nationwide portfolio, which includes more than 100 million square feet of commercial real estate. As Senior Vice President of Acquisitions and Operations, she supports the company's vision to partner with local and state economic development agencies, governmental leaders and businesses to uncover value in adaptive re-use properties. Ms. Harrell has spent more than 30 years with the IRG team, beginning as a property manager. Through the years, her deep knowledge of the industry allowed her to work on a diverse portfolio of assets. In August of 1999, Ms. Harrell began working on the due diligence phases of the McClellan Air Force Base closure; the 8.5 million square feet McClellan Business Park would acquire. Ms. Harrell assembled a 30-person staff to handle all aspects of this adaptive re-use. During the transfer, Ms. Harrell acted as the liaison between Sacramento County, the United States Air Force, and McClellan Park, establishing a protocol to run the business park, concentrating on development in addition to property management. During her nearly nine year tenure at the park, occupancy grew to 240 companies with 14,000 employees on site. In establishing the infrastructure for the McClellan Business Park, Ms. Harrell transferred all utilities from county control to direct meter service at the park; managed a capital expenditures program; and created a preventive maintenance program. Rail service was reorganized for maximum potential and increased revenue. A renovated building found new use as the full-service, Lions Gate Hotel. Ms. Harrell also facilitated leasing at the business park since its inception, and in the process assisted in the development of a "Hot Transfer" document to allow transfer of base assets to the private sector without interruption, a process now being used by the Air Force in other base closures. As President, Greg Hipp leads the company's day-to-day operations, drawing on over 20 years of industry experience. Greg has a unique ability to manage the granular complexities of the business while maintaining a holistic view of the big picture. Greg joined IRG in 2005 initially as Property Manager and held subsequent roles of Senior Property Manager, VP Director of Property Management, and Senior Vice President before being appointed as company President in 2018. He entrusts his team to effectuate that direction to over 150 dedicated professionals who help drive financial and sustainable value for investors, tenants, and communities throughout the country. During his time as IRG's Senior Vice President Director of Property Management (2013-2018), Greg oversaw all property management functions for 150 properties, nearly 100M sq. ft. of commercial and industrial real estate across 28 states. After the company acquired a New York management firm in 2013, Greg orchestrated his department's reorganization. As IRG's Senior Property Manager, Greg managed a 2.5M sq. ft. industrial campus including facility management services for an anchor tenant with 858,000 sq. ft. Before joining IRG Realty Advisors, Greg served as the Facilities Manager for The Cleveland Browns Training Facilities from 1998 to 2005. He assured a first-class facility for coaches, players, and staff and held fiscal accountability for a several million-dollar budget.

Jacob Srinivasan

Jacob Srinivasan supports the financing department during acquisition and beyond, offering further portfolio analysis of IRG's properties. His responsibilities include monitoring and maintaining maturity reports; reviewing loan documents for extension options; analyzing properties; developing pro formas on new and existing properties; improving existing property analysis tools; furnishing information for potential and existing lenders to ensure continued compliance; and coordinating with IRG's officers, directors, and attorneys regarding loan documents and other matters needed to close transactions. Before joining IRG, he worked as a Senior Financial Analyst at Berkley Capital. Mr. Srinivasan has a Bachelor of Science in Business Administration from the University of Dayton. He resides in Cleveland, Ohio.

Jenny Godoy Chow

Jenny Godoy oversees IRG's corporate accounting. She is responsible for general ledger maintenance and analysis, journal entry preparation, bank reconciliations, investigating account activity, accounts payable, facilitating vendor payments, maintaining accounting records, and handling a wide variety of special projects. She previously held a Property Accountant role at Coretrust Capital Partners and was a Property Management Administrator at CBRE. John A. Mase

John A. Mase is a member of IRG's Board of Directors. He has more than 35 years of experience in the real estate industry as a principal, developer, and attorney. Under Mr. Mase's leadership, the company has become a multibillion-dollar organization and has received an investment grade credit rating. Mr. Mase has been interviewed by The Wall Street Journal, Bloomberg News and Yahoo Finance for his real estate expertise. He has also served as a special consultant to NBC Channel 4 News. Mr. Mase was a founding partner of Fainsbert Mase & Snyder, LLP, a Los Angeles business law firm formed in 1987, and previously served as outside general counsel for IRG. He is a member of the State Bar of California and is designated a Certified Tax Specialist. As a corporate and real estate attorney, Mr. Mase has handled virtually all aspects of complex real estate transactions in the billions of dollars. Mr. Mase was designated one of America's Top Lawyers, an honor bestowed upon the top 1% of lawyers nationwide. In addition, he was voted as one of the Southern California Super Lawyers®, an honor bestowed upon only 5% of licensed practicing attorneys for professional achievement and peer recognition. He also received the rating of AV Preeminent, the highest recognition for legal abilities and ethical standards from Martindale-Hubbell. Mr. Mase passed the CPA examination and previously worked for Arthur Anderson, one of the former big five accounting firms. Jon Yee

Jon Yee focuses on acquisitions analysis, financial modeling and due diligence for IRG. Prior to IRG, Mr. Yee was a Financial Analyst at Intelligent Buildings, a real estate consulting firm based in Charlotte, NC. Previously, Mr. Yee worked in the residential mortgage industry, first as a Loan Consultant at Hollywood Funding Corporation, then as a Loan Analyst at Just Price Solutions, a subsidiary of the Neighborhood Housing Services of America. Born and raised in the San Francisco Bay Area, Mr. Yee holds a Bachelor of Arts degree in Economics from UCLA and an MBA with a concentration in Real Estate Development from the University of North Carolina's Kenan-Flagler Business School. Mr. Yee is a LEED Accredited Professional. During business school, Mr. Yee completed an internship at CB Richard Ellis with the Food Facilities Group in Beverly Hills, CA, focusing on brokerage of industrial cold storage facilities across the nation. Justin Lichter - VP

As Vice President, Justin Lichter is responsible for managing a variety of leadership efforts, which increase profitability across the IRG portfolio. He creates strategies impacting the entire real estate cycle of IRG's properties. During due diligence and acquisition phases, his deep environmental expertise allows IRG to determine a property's value by understanding the ongoing cost of remediation efforts, while complying with governmental standards. As properties join the portfolio, he is heavily involved with both new development and redevelopment planning, as well as influencing property management, financial planning, marketing and leasing efforts. Justin previously worked for Dorband & Associates, as an environmental consultant for many years. In that role, he provided clients, including IRG, detailed analysis of a property's environmental condition, determined necessary remediation actions and oversaw these efforts to completion. His expertise has led to authoring multiple books and articles in various trade publications. He has a Master's Degree in Environmental Science and Management with focuses on Pollution Prevention and Remediation and Corporate Environmental Management. He also holds a Bachelor's Degrees in Business Economics and Geography.

Lauren Crumrine - CMO

Lauren Crumrine oversees marketing initiatives for the national IRG portfolio alongside the development, acquisition, and leasing teams. Mark L. Miley - CFO

Mr. Mark Miley has over 23 years of commercial real estate related experience with corporate and investment asset types such as industrial, office, residential, corporate and troubled/special assets. Mark is responsible for corporate services area (accounting, IT and HR) supporting IRG Realty Advisors. Through his team, he delivers passion, leadership and results towards his client's specific real estate goals on a combined property portfolio of almost 80M square feet. Mr. Miley develops with his team operating procedures and policies necessary to operate a 150 employee commercial real estate service company's "delivery service model". In 2013, Mr. Miley was instrumental in facilitating the merging of two commercial real estate companies, Ohio Realty Advisors, LLC and Quadrelle Realty, into the current IRG Realty Advisors company. Prior to the transition to IRG Realty Advisors, Mark helped establish Ohio Realty Advisors in 2001. With his strong financial background he has developed and implemented many of the accounting procedures, CAM process, financial reporting and financial controls that are currently in place for IRG Realty Advisors. Mark has significant experience with IRG Realty Advisors in the specialty practice areas such operating expense cost control for industrial properties, environmental compliance for Brownfield development sites, energy efficiency supply and demand strategies, new property due diligence, preparation of pro forma financial statements, public funding procurement and real estate tax appeals. Martin Major

Martin Major is a member of IRG's Board of Directors. Mr. Major previously served as President of ICON Parking, New York City's largest parking garage company. His responsibilities at ICON included the handling of the company's complicated acquisitions, divestitures and financings. ICON, originally a family-owned business, was transformed under Mr. Major's supervision into an institutionally owned and operated company. Prior to his position at ICON Parking, Mr. Major was managing partner of a 15 attorney Manhattan law firm. Mr. Major specialized in sophisticated tax planning and deal structuring and prior to his retirement from the practice of law was a member of the New York State Bar Association. Mr. Major is a New York City native, graduated from City College of New York (BA), Brooklyn Law School (LLB) and New York University Law School (Masters in Tax Law).

Niki Flocas

Niki Flocas focuses on acquisitions analysis, financial modeling, and due diligence for IRG. She is an integral part of all steps of the acquisition process from sourcing deals, developing assumptions, creating financial models, sourcing capital, and analyzing asset performance after close. This includes working with the acquisition team, senior executives, property managers, outside brokers, leasing agents, and potential lenders. Prior to IRG, Ms. Flocas obtained her CPA license and worked as an auditor specializing in Real Estate and Private Equity clients at Ernst & Young. Ms. Flocas grew up in the San Francisco Bay area and received her Bachelor of Science in Accounting with a minor in Classics and Archeology from Loyola Marymount University. She currently resides in Los Angeles, CA.

Onno Steger - SVP

Onno Steger oversees real estate transactions for the Industrial Realty Group portfolio. He specializes in commercial real estate leasing, sale, land development and investment. His focus is to As Senior Vice President, Onno Steger oversees IRG's national real estate transactions, focusing specifically on creating immense value through leasing. He also analyzes project feasibility, acquisitions, and the development of industrial, office/flex, laboratory, mixed-use and other property types for users including cold storage, warehouse, rail, pharma, technology, manufacturing and more. He and his team ensure IRG's properties are thriving and profitable. Steger excels in finding creative solutions by working with local, state, and national economic development groups to secure significant incentives and secure credited tenants. In addition, Steger has more than 30 years of experience. He currently works with IRG's acquisition and development teams to identify high quality real estate projects and coordinate legal, financial and development requirements for Fortune 1000 tenants. Some of these clients include Pfizer, Kraft, IBM, Western Digital, Hyperon, Hubble, U.S. Cold, Mayo Clinic, and more. Peter M. Goffstein - SVP

Peter Goffstein focuses on development and the re-positioning of the retail, office, hospitality and residential components of the IRG portfolio, while also pursuing new business opportunities to expand the portfolio. Prior to joining IRG, Mr. Goffstein led the acquisition and development efforts for several investment platforms throughout the country, including a publicly traded REIT, institutional investors (pension funds, foreign banks and insurance companies) and syndicated private capital. Mr. Goffstein's experience includes joint venture structuring, public and private finance, municipal entitlements and the management of complex legal issues. He has been primarily involved in the acquisition, development, leasing and construction of over 10 million square feet of projects. Mr. Goffstein was previously an office leasing broker in Atlanta for a national brokerage company representing clients throughout the southeast U.S. Mr. Goffstein grew up in St. Louis, Missouri and graduated from Vanderbilt University in Nashville, Tennessee with a Bachelor of Arts in the Development of Economic Systems.

Richard H. Klein - CFO

Richard H. Klein is responsible for the overall financial activities, capitalization strategies, risk management and financial reporting for the IRG group of companies. He also provides leadership and coordination of the administrative, strategic planning, accounting and budgeting efforts of the company. Mr. Klein is a CPA and has worked in real estate for more than 30 years. He is a highly regarded financial advisor, business strategist and thought leader possessing significant hands-on operational and entrepreneurial experience. At Ernst & Young, Mr. Klein provided senior level advisory services to numerous Fortune 100 corporations, and was later involved with several start-up companies, performing a variety of roles including Chief Executive Officer, Chief Financial Officer and Executive Vice President. Since 2003, Mr. Klein has also served on the Board of Directors of Alexandria Real Estate Equities, Inc. (NYSE: ARE), an $24 Billion publicly traded REIT. Mr. Klein is chairman of ARE's audit committee, a member of the compensation committee and oversees the firm's venture capital arm with invested capital in excess of $900 Million. Mr. Klein has been involved with several philanthropic and religious organizations and currently has leadership roles with local chapters of the Boy Scouts of America and Sons of American Legion. Rozita Ebrami

Rozita Ebrami is the Director of Investor Relations, working closely to support the CEO and build relationships with domestic and international investors. Ms. Ebrami manages day-to-day operations and staffing at the Los Angeles office and special projects for IRG's national portfolio of properties. Prior to IRG, she was a coordinator and accountant for the operations and security divisions at global developer, Westfield Corp. For over 13 years, she supported the accounting, operations, and leasing departments. She has volunteered and raised funds for St. Jude Children hospital and resides in Los Angeles.

Stephanie Chow

Stephanie Chow oversees IRG corporate finances and accounting. She is a CPA, and provides leadership and coordination of the administrative, strategic planning, and budgeting efforts for the company. She previously held a leadership role as Controller for The Rosen Group, where she was responsible for the management and oversight of day-to-day accounting operations and financial reporting for over 100 commercial properties on the East Coast and bookkeeping for 3 generations of the family. She was also a Manager at Novogradac & Co., where she managed audits, reviews, compilations and agreed-upon procedures for various privately held companies and nonprofits in commercial and residential real estate industries. She was also in-charge of the review and preparation of financial statements, disclosure notes, work papers, management letters, customized audit program, policies and procedures in accordance with generally accepted account principles (GAAP). Stephanie received a Bachelor of Science in Business Administration and Accounting from California State University.

The nationwide portfolio represents virtually every area of real estate, including office buildings, industrial and warehouse buildings, shopping centers, business parks, hotels, mini-storage facilities, airfields and hangars, apartments and mixed-use developments. It includes the former headquarters of Goodyear Tire & Rubber in Akron, OH; the former Weyerhaeuser campus near Seattle, WA; and multiple former General Motors plants and U.S. military bases throughout the country. By developing creative real estate strategies, Mr. Lichter has convinced many Fortune 500 companies to halt moving their headquarters out of the country or state, thereby saving countless American jobs. After his purchase and redevelopment of McClellan Air Force Base, an 8.5 million sq. ft. and 3,000-acre site in Sacramento, the property became a thriving business park with more than 240 companies and approximately 14,000 job opportunities. Tom Messmer

Tom Messmer is primarily responsible for developing and managing capital improvement projects, due diligence related to purchases of new properties, and property management on the West Coast. Mr. Messmer managed the conversion of the Downey NASA site to become Downey Studios, one of the largest production studios in the world. His current responsibilities include leading the adaptive reuse of heavy industrial properties, packaging and distribution facilities including freezer space, and pharmaceutical lab/manufacturing space. Over the past 5 years, his team has completed the cost-effective remediation, demolition and salvage of over 300 acres of WWII-era heavy industrial properties on the West Coast. Mr. Messmer joined IRG in 2003 after 24 years with Corning Incorporated where he was Director of Manufacturing and Engineering, Photonic Technologies Division. Previously, Mr. Messmer held several manufacturing and engineering positions at Corning Incorporated, including Manager of International Engineering for Consumer Products and Manufacturing Manager for Steuben Glass. Mr. Messmer received a Bachelor of Science degree in Industrial Engineering from SUNY Buffalo and an MBA from Syracuse University. Mr. Messmer also completed graduate course work at the School of Industrial and Labor Relations at Cornell University. He resides in Orange County, California with his wife, Barbara, and their two children.
