Benjamin Bremer - President

Mr. Bremer is President of LCS. He works with the maintenance and development of both new and existing clients nationwide. Mr. Bremer also manages the LCS Express and other outsourced due diligence programs from development through implementation. Since joining LCS in 1999, Mr. Bremer has been involved in thousands of Environmental Site Assessments and construction projects. This includes site reconnaissance, data review, and report preparation. Mr. Bremer has completed field studies nationwide range from small gasoline stations to large scale industrial facilities. While an Environmental Scientist with LCS, Mr. Bremer has also been involved in hundreds of intrusive investigations and remediation projects. Such investigations have included gasoline stations, dry cleaning facilities, motor repair facilities, and industrial facilities. Mr. Bremer's hands-on experience has included soil sampling, groundwater monitoring well preparation and sampling, environmental drilling, underground storage tank removals, remediation projects, project management, data review and report preparation. While studying at SUNY at Buffalo, Mr. Bremer interned at Wastestream Technology, Inc. where he was involved in testing soil and water extractions for potential pollutants. His experience in the lab primarily dealt with metal extractions, while also being introduced to volatile organic compounds, semi-volatile organic compounds, pesticides, and herbicides analysis.

Douglas B. Reid

Douglas Reid is the Sr. VP of Environmental Services for Lender Consulting Services, Inc. and works with LCS' clients assisting with environmental risk management, consulting on potential liabilities and providing practical solutions for identified concerns associated with commercial real estate located anywhere in North America. To date, Mr. Reid has completed or been directly involved with more than 10,000 Phase I, Transaction Screen Environmental Site Assessments, Underground Storage Tank abandonments, Vapor Intrusion assessments, Remedial Investigations, Feasibility Studies and Remediation projects. Previously, Mr. Reid worked as a consultant to major oil companies working on gasoline stations and major oil storage facilities. Mr. Reid graduated from Slippery Rock University, located in Pennsylvania, in 1995, with a B.S. in Environmental Science and joined LCS in 1998.

Heather Lamb

Heather's primary focus is in the operations of LCS' Environmental Due Diligence Department. Specifically, she oversees report preparation and review, and provides mentoring to Senior Reviewers. Her duties also include interfacing with clients, lenders, and third-party database providers. Heather is versed in all levels of LCS' Environmental Due Diligence products. She joined LCS in 2001. Heather is also a certified ASTM Environmental Professional. Her expertise includes: Desktop Reports (Questionnaire & Database Reviews, RSRAs), Environmental Site Assessments & Due Diligence (TSA, Phase I, Phase II), Third-Party Environmental Report Review, and Technical Reporting & Data Analysis.

Julie A. Daly

Ms. Daly is an expert in the environmental field including laboratory analysis, environmental compliance, research and site investigation. Before joining LCS in 2001, she was a Project Manager with an environmental consulting firm in the greater NYC area. Ms. Daly has conducted and reviewed countless Environmental Site Assessments across the United States for residential, commercial, and industrial properties. This has included all aspects of data collection, data review and report preparation. Her responsibilities have also included conducting asbestos surveys, conducting lead-based paint surveys, managing large property portfolios, training environmental professionals and assisting in Phase II investigations. In addition, Mrs. Daly performs construction-related services, including Construction Draw inspections.

Liz Mahoney

With considerable experience in the CRE Industry, Liz is responsible for the Strategy and Growth of the Sales and Business Development Team. Through her guidance since she joined LCS in 2020, her team manages existing and new relationships for Lending clients throughout the nation. The team provides consultation and education to clients with regard to the LCS Valuation, Environmental, and Construction services that would best suit their Risk Management needs. Liz's expertise also includes experience working with Saas platforms connecting Vendors to the Lending Institutions allowing her the unique ability to consult on both sides of the Risk Management process.

Mary Kay Myers - CFO

Mary Kay is an experienced accounting professional, with expertise ranging from monitoring cash flow and budgeting to customer invoices and collections. She currently manages all financial related aspects of the business. After graduating from Canisius College with a B.S. in Accounting, Mary Kay began her career as an auditor with one of the Big 4 international accounting firms. There, she serviced a wide range of clients in many different industries, including construction, manufacturing, and non-profit organizations. Later, she went to work for a local municipality as the director of finance, preparing annual budgets for all funds and districts, and implementing and managing investment and purchasing policies. Prior to joining LCS in 2000, she was an accountant with a manufacturing company where she implemented and managed a computerized employee stock option plan, maintained capital expenditure projects, and prepared monthly and quarterly cash flow statements, in addition to her daily tasks of managing accounts receivables and collections.

Meg Battin - COO

Ms. Battin is an expert in various aspects of the environmental field including environmental management, compliance, research, and site investigation. Ms. Battin has acted as a liaison between property owners, and governmental and financial agencies. She was previously a partner and Vice President of an environmental consulting firm in the Chesapeake Bay Region. Since joining LCS in 2002, Ms. Battin has conducted and reviewed thousands of Phase I and Transaction Screen Environmental Site Assessments, environmental compliance and research projects, as well as conducted and managed numerous Phase II and Phase III projects including hydrogeologic investigations, storage tank management and underground storage tank (UST) removal and closure projects, Resource Conservation and Recovery Act (RCRA) monitoring, assessment and reporting, groundwater monitoring well installation and monitoring, landfill delineation projects, and site characterization and remedial design projects.

Mike Kosmoski

Mike Kosmoski is a career construction professional multidisciplinary work experience in the construction industry. He holds a B.S. in Architecture from the University at Buffalo and has used that knowledge to assist in all facets of a diverse group of construction projects. His career path has allowed him to be involved in a wide variety of construction methods and building compositions. Prior to joining LCS in 2020, Mr. Kosmoski was Director of Construction for a Buffalo based multifamily contractor with a nationwide presence.

Noelle McDonald

Since joining LCS in 2022, Noelle's primary focus is to manage the overall operations of the LCS Valuation Services Department as well as general management of valuation employees working in conjunction with the COO, Regional Managers and SVPs of the Corporation to assure the success of LCS, Inc. Noelle also contributes to business development, establishing strategic plans and goals and leading staff to meet company objectives for growth and high quality client services. Noelle's expertise includes complex valuation and consulting assignments including: Acquisition/ Disposition, Litigation, Ad Valorem (tax protest), Estate Settlement, Condemnation, Going-Concern, Portfolio Management and Restricted-Use (internal decision making). Assignments completed for assets located throughout the Midwest, as well as nationally. Experience serving as a Appraisal Reviewer for a national bank (FIRREA compliance). She also served on the federal level as a Underwriter for HUD.

Ted Duffy - CEO

As CEO, a member of the LCS Executive Leadership Team and Chairman of the Board of Directors, Mr. Duffy is responsible for the oversight of technical, financial, and business development operations including strategic direction and planning. Mr. Duffy has extensive experience in environmental investigations, design remediation, and project management capabilities. During his tenure with a previous employer, Mr. Duffy acted as Executive Vice President to the Chief Executive Officer in the development and management of products and services for a large client base. Mr. Duffy's understanding and research into the issues facing lenders and real estate professionals have allowed him to develop low cost environmental service packages for our growing client base. Mr. Duffy also has considerable experience in asbestos and lead-based paint related issues having served as general manager for a large consulting firm in the New York City area. His depth and breadth of knowledge lends a unique perspective on building related issues in real estate transactions.
