Annette Gunn

Annette Gunn joined NJCC in July 2017 as a Portfolio Manager for the ReStart team. Ms. Gunn is responsible for managing a portfolio of mortgages and works with housing counseling agencies engaged by NCC to assist borrowers in applying for mortgage modifications. In addition, she works with the mortgage servicer to ensure foreclosures move through the various county court systems by troubleshooting delays. Prior to joining NJCC, Ms. Gunn spent 28 years working in all aspects of the mortgage industry, including mortgage servicing, title insurance, default and property preservation. She served as Operations Manager for Buckley Madole's New York foreclosures. Ms. Gunn has a Bachelor of Science in Business Administration from Southern Wesleyan University in Columbia, South Carolina, and is a Notary Public in both New York and New Jersey.

Aqualine Suliali joined New Jersey Community Capital in August 2023 as the Director of Financial Asset Management in our CAPC team. Aqualine is responsible for financial leadership to the Managing Director of Real Estate ensuring formulation and implementation of long-term asset management strategies to drive return on investment and the prudent allocation of capital at the asset and entity level. Before joining New Jersey Community Capital, Aqualine was the global Director of Housing Finance for Build Change where she provided strategic direction for housing financing programs toward the ultimate goal of facilitating access to financing for low-income families to improve the resilience of their homes. Aqualine's background includes being a founder and Director of GAP Solutions where she worked as a Development Consultant to various housing developers operating in Sub-Saharan Africa. Prior to consulting, Aqualine was a Director at Community Investment Strategies (CIS). Aqualine currently serves on the Board of Arm in Arm, and as Chairwoman for the Frida Hartley Shelter. She's a member Women in Housing and Finance (WHF). Mr. Giametta joins NJCC with over 20 years of Construction and Managerial experience. He previously worked for six years as Chief Operations Officer at Vision General Construction, where he oversaw the day to day operations, business development, and project oversight for commercial and affordable housing projects. Prior to that, he worked for 10 years as Director of Administrative Services at Spectrum for Living, a nonprofit organization providing services to the Developmentally Disabled population. Dani Rosen serves as the Director of Operations for Community Asset Preservation Corporation (CAPC). Dani joined CAPC as a Fellow in February 2013, serving in various roles including Community Outreach & Development Manager and Homeownership Manager. Prior to joining CAPC, Dani served as a Development Associate through the AmeriCorps VISTA program. David Bloomberg

Mr. Bloomberg joined New Jersey Community Capital in May 2009 and assumed the position of Vice President of Portfolio Management & Compliance in January 2011. In his current position, Mr. Bloomberg supports senior management and lending staff in the delivery of financial products and services to NJCC's client base. His primary responsibility is the development and maintenance of NJCC's loan policies and procedures. To ensure adherence to these policies and procedures, Mr. Bloomberg also monitors pre-closing lending activities, post-closing quality assurance and exception reporting, and portfolio monitoring and reporting. Mr. Bloomberg brings over 14 years of experience in the commercial banking sector and 20 years of entrepreneurial experience to this position. His banking experience includes nine years in asset based lending, coupled with five years of commercial loan review and field examination experience. Mr. Bloomberg holds a Bachelor of Science in Accounting from Rider University. He also attended Commercial Lending School at the University of Oklahoma and received certification as an Asset Based Lending Field Examiner.

Jacqueline Baranowski

After volunteering for New Jersey Community Capital for several years, Ms. Baranowski joined the staff as an Administrative Specialist in August 1998 where she assisted in both the lending and financial divisions of the organization. After assuming the position as Portfolio Coordinator in 2000, Ms. Baranowski used her experience to design a more efficient billing and loan tracking system. As the loan portfolio continued to expand, she oversaw the seamless conversion to a commercially prepared software system. Now as Loan Servicing Officer, Ms. Baranowski continues to oversee the portfolio system, designs and implement new reports and assists in arranging the fiscal activity between the lending and financial divisions. Previously, Ms. Baranowski was employed by a commercial bank as a teller supervisor and personal banker where she was responsible for branch compliance and customer service. Ms. Baranowski holds a Bachelor of Arts degree in Geography from the College of New Jersey.

Melinda is responsible for leading and reviewing NJCC's internal and external corporate governance, business and lending policies and procedures, ensuring compliance with state and federal regulatory requirements, advising on all legal-related matters and needs, and providing leadership and guidance on external affairs, communications, and business and investment compliance, development and planning on an organization-wide basis. Prior to joining NJCC, Melinda was a litigation partner and Executive Committee member at Parker Ibrahim & Berg LLP (PIB Law). At PIB Law, Melinda's practice focused on the representation of national banks, financial institutions, and businesses on matters related to financial services, consumer finance and protection, bankruptcy, contract disputes and state and federal regulatory compliance. Prior to joining PIB Law, Melinda served as a law clerk to the Honorable Michael A. Shipp, U.S.D.J., and as an associate at Wilentz, Goldman & Spitzer P.C. in its Redevelopment, Strategic Business Development Unit, and Commercial Real Estate teams. Melinda has been active in the legal community for several years. She is a past president of the Hispanic Bar Association of New Jersey and currently serves as the Chairman of the Cristian Rivera Foundation. Raul Cabrera is the broker of record for the Community Asset Preservation Corporation (CAPC) brokerage. He is responsible for managing all property sales and purchases for New Jersey Community Capital (NJCC). Raul works closely with staff, a team of real estate agents, and community members to help reseed communities, while helping families achieve homeownership. Raul learned about NJCC in 2017 when he was looking to purchase his own home. As a first-time homebuyer, Raul qualified for a down payment grant that made homeownership possible for him and his family. This opportunity was transformative and inspired Raul to begin working as a CAPC brokerage agent the following year. In May of 2022, Raul was named the broker of record. He is honored to help first-time home buyers become homeowners. In 2011, Raul graduated from Rutgers University with a bachelor's degree.

Ritchi Mendoza

He is responsible for NJCC's New Markets Tax Credit program and commercial real estate lending activities. Ronald's responsibilities include generating new business development, relationship management, underwriting, and structuring loan closings. Prior to joining NJCC, Ronald served for nearly 18 years as a Development Project Manager at The Community Builders, Inc., a non-profit community developer, working in multiple states. Roy Southerland

Roy Southerland, Jr. is the Managing Director of Business Infrastructure of New Jersey Community Capital. He works with NJCC's Lending and Finance teams to help market, grow and support the firm's broader efforts across impact investing and community development finance. Roy assists with strategic planning and tactical implementation of business operations across the organization. He also represents the firm in public forums and helps to establish external business partnerships that lead to raising capital and driving NJCC's deal flow. Prior to NJCC, Roy was the Chief Investment Officer at Invest Newark where he managed $20M of investment funds. , which is the City of Newark, New Jersey's Community Development Corporation. He was a high-level member of a team of experts that controlled the management of Invest Newark's $20 Million of investment funds. He was one of the team leads charged with business operations, the creation and operation of the Newark Land Bank, the design of company financial systems and the company's lending policies and processes. Previously, Roy was the Senior Program Officer of Lending for Greater Newark Local Initiative Support Corporation (LISC) and a Senior Loan Officer at New Jersey Redevelopment Authority (NJRA). Roy received a Bachelor of Science in Communications Sciences from Howard University in Washington, DC, a Bachelor of Arts in Economics from Thomas Edison State College in Trenton, NJ, and a Master of Arts in Public Strategic Leadership from St. Bonaventure University in St. Bonaventure, NY. He is currently a MBA student at Louisiana State University with an expected graduation in 2024. He is also certificated in Credit Risk Analysis (NYU) and Community and Economic Development Financing (Cornell).

Ryan Johnson

Ryan oversees NJCC's real estate arm, CAPC. Over the last 3 years under Ryan's leadership CAPC has acquired and developed more than 583 housing units with total development costs of $70 million. In the same time CAPC also sold 523 units with a gross sales value of $120 million. Before joining CAPC he was the Portfolio Manager of 2.5 million sf of retail space (valued at $1 billion) for Madison International Realty, a global private equity real estate firm focused on providing liquidity to investors and owners of Class A Properties in the US, UK, and Western Europe. Prior to Madison International Ryan had stints at Brixmor, MetLife, and CIT where he worked on both the equity and debt sides of the business and acquired, financed, or managed institutional quality real estate valued in the billions. Ryan honed his community development skills while working at Brick City Development Corporation, the economic development organization for the City of Newark. There he sourced and managed a portfolio of real estate and small business. Mr. Johnson earned a BS in Commerce with a Concentration in Finance from the University of Virginia, McIntire School of Commerce. He now serves as a member of the Urban Land Institute Redevelopment & Reuse Council and as an Advisory Board member for the White Ruffin Byron Center for Real Estate at the University of Virginia.

Shavonne Simpson

Ms. Simpson serves as a Residential Construction Project Manager for Community Asset Preservation Corporation (CAPC). Ms. Simpson's role has also expanded to managing quality control processes of active construction at disposition to ensure the high standards of our rental and sale properties are being achieved.
