Anita Johansson joined New Jersey Community Capital in February 2020. As Construction Administrator for the Community Asset Preservation Corporation (CAPC), Anita supports the Director of Construction and the construction team. She is responsible for preparing and processing contracts, billing, and maintaining insurance coverage on assets.
Before joining New Jersey Community Capital, Anita was an executive assistant for 21 years. She holds an associate of arts degree in interior design from Brooks College.

Annette Gunn joined NJCC in July 2017 as a Portfolio Manager for the ReStart team. Ms. Gunn is responsible for managing a portfolio of mortgages and works with housing counseling agencies engaged by NCC to assist borrowers in applying for mortgage modifications. In addition, she works with the mortgage servicer to ensure foreclosures move through the various county court systems by troubleshooting delays. Prior to joining NJCC, Ms. Gunn spent 28 years working in all aspects of the mortgage industry, including mortgage servicing, title insurance, default and property preservation. She served as Operations Manager for Buckley Madole's New York foreclosures.
Ms. Gunn has a Bachelor of Science in Business Administration from Southern Wesleyan University in Columbia, South Carolina, and is a Notary Public in both New York and New Jersey.

Aqualine Suliali joined New Jersey Community Capital in August 2023 as the Director of Financial Asset Management in our CAPC team. Aqualine is responsible for financial leadership to the Managing Director of Real Estate ensuring formulation and implementation of long-term asset management strategies to drive return on investment and the prudent allocation of capital at the asset and entity level.
Before joining New Jersey Community Capital, Aqualine was the global Director of Housing Finance for Build Change where she provided strategic direction for housing financing programs toward the ultimate goal of facilitating access to financing for low-income families to improve the resilience of their homes.
Aqualine's background includes being a founder and Director of GAP Solutions where she worked as a Development Consultant to various housing developers operating in Sub-Saharan Africa. Prior to consulting, Aqualine was a Director at Community Investment Strategies (CIS).
Aqualine currently serves on the Board of Arm in Arm, and as Chairwoman for the Frida Hartley Shelter. She's a member Women in Housing and Finance (WHF).

Baltazar Vargas joined New Jersey Community Capital in July of 2022 as a Financial Analyst with our Accounting &
Financial Reporting team. Baltazar is responsible for the proper recording of New Market Tax Credit (NMTC), loan payments transactions, notes payable, bank reconciliations, and preparing financial statements.
Before joining New Jersey Community Capital, Baltazar served as an Accountant at the Newark Board of Education Employees Credit Union, where he was responsible for recording investments, loan participations, accounts receivables, and the preparation of financial statements.

Chris Giametta joined CAPC as the Director of Construction Services in January of 2014. In this position, Mr. Giametta manages the Construction Development process from pre-acquisition to completion as CAPC continues to provide quality affordable homes to the communities it serves.
Mr. Giametta joins NJCC with over 20 years of Construction and Managerial experience. He previously worked for six years as Chief Operations Officer at Vision General Construction, where he oversaw the day to day operations, business development, and project oversight for commercial and affordable housing projects. Prior to that, he worked for 10 years as Director of Administrative Services at Spectrum for Living, a nonprofit organization providing services to the Developmentally Disabled population.
Mr. Giametta holds a bachelor's degree in Business Administration and Management and volunteers with local charities in his extra time.

Colleen holds a master's degrees in Social Work and City and Regional Studies from Rutgers University. Dani Rosen serves as the Director of Operations for Community Asset Preservation Corporation (CAPC). In this role, she oversees the day-to-day activities of the organization including grant and subsidy contracts, property disposition, organizational growth and data management. Dani joined CAPC as a Fellow in February 2013, serving in various roles including Community Outreach & Development Manager and Homeownership Manager. In these roles, she also managed the development and execution of CAPC's marketing and communications as well as the sale of all single-family properties.
Prior to joining CAPC, Dani served as a Development Associate through the AmeriCorps VISTA program. She was placed at Hudson County Court Appointed Special Advocates, a nonprofit organization that trains community volunteers to act as legal advocates for children in foster care.
Dani holds a bachelor's degree in Human Development & Public Policy from Boston College and a master's degree in Urban Planning from New York University's Wagner School of Public Service.

Mr. Bloomberg joined New Jersey Community Capital in May 2009 and assumed the position of Vice President of Portfolio Management & Compliance in January 2011. In his current position, Mr. Bloomberg supports senior management and lending staff in the delivery of financial products and services to NJCC's client base. His primary responsibility is the development and maintenance of NJCC's loan policies and procedures. To ensure adherence to these policies and procedures, Mr. Bloomberg also monitors pre-closing lending activities, post-closing quality assurance and exception reporting, and portfolio monitoring and reporting.
Mr. Bloomberg brings over 14 years of experience in the commercial banking sector and 20 years of entrepreneurial experience to this position. His banking experience includes nine years in asset based lending, coupled with five years of commercial loan review and field examination experience. Mr. Bloomberg holds a Bachelor of Science in Accounting from Rider University. He also attended Commercial Lending School at the University of Oklahoma and received certification as an Asset Based Lending Field Examiner.

Dawn Hare joined New Jersey Community Capital as a Homeownership Program Associate and Lending Administrator in October 2020. Ms. Hare's responsibilities include coordinating down payment assistance programs, managing relationships with lender partners and supporting NJCC's efforts in small business lending.
Prior to this role, Ms. Hare served as a part-time staff member on the NeighborhoodLIFT® Down Payment Assistance Program and the Garden State Relief Fund Program at NJCC. She has also served as Regional Manager for a national live goods grower, overseeing sales and service in garden centers throughout New Jersey.

Ms. Harris joined NJCC as an Administrative Assistant in June 1997. Since then, she has held many roles including Senior Administrative Specialist. Ms. Harris served was promoted to a supervisory level where she trained and supervised incoming administrative staff; as well as AVP Communications Relations and Investor Relations Associate.
Ms. Harris is presently responsible for managing the workflow and efficiency coordination of the investment process; submissions and tracking of reporting, covenant adherence, other associated compliance, and related activities connected to retention relevant to investors. Ms. Harris also coordinates the investor recruitment process, inclusive of efficient and targeted profiling, loan agreement proposal submissions and investor imbursements.

Before joining New Jersey Community Capital, Eva served as Education Manager at CASA, a powerhouse immigrant-rights organization that works throughout the mid-Atlantic region, where she ran educational programs in two states and led their education policy work forward. Jacquea "Jay" Lee serves as the Director of Asset Management. In this role, he oversees a diverse portfolio of over 600 properties in New Jersey and Florida. Mr. Lee is responsible for the day-to-day operations of the Community Asset Preservation Corporation "CAPC" Property Management Department and staff, as well as the reporting, coordination, and management of all third-party vendors and agencies, providing rehabilitation services.

After volunteering for New Jersey Community Capital for several years, Ms. Baranowski joined the staff as an Administrative Specialist in August 1998 where she assisted in both the lending and financial divisions of the organization. After assuming the position as Portfolio Coordinator in 2000, Ms. Baranowski used her experience to design a more efficient billing and loan tracking system. As the loan portfolio continued to expand, she oversaw the seamless conversion to a commercially prepared software system.
Now as Loan Servicing Officer, Ms. Baranowski continues to oversee the portfolio system, designs and implement new reports and assists in arranging the fiscal activity between the lending and financial divisions. Previously, Ms. Baranowski was employed by a commercial bank as a teller supervisor and personal banker where she was responsible for branch compliance and customer service. Ms. Baranowski holds a Bachelor of Arts degree in Geography from the College of New Jersey.

John "J.D." Allen IV serves as New Jersey Community Capital's Chief Financial Officer. In this role, he manages all financial operations, including the audit process, budgeting, capital management, cash management and liquidity, internal and external financial reporting, and regulatory reporting.
Mr. Allen has a diverse financial services background and most recently served as Treasurer of Lakeland Bank, Forbes Best-In-State-Bank in N.J. for 2021 and 2022. Before that, he held managerial roles at Deloitte & Touche, Citi Hedge Fund Services, Cerberus Capital Management, and the Federal Reserve Bank of New York. He holds a master's degree in accounting and professional consultancy from Villanova University and is a Certified Public Accountant. Laura Wallick serves as Program Director for THRIVE South Jersey. Prior to this role, Laura served as the Program Manager for THRIVE South Jersey, joining NJCC in 2015.
Prior to joining NJCC, Laura spent over 25 years at the New Jersey Economic Development Authority where she served as the Director of Finance and Development. In addition, Laura served as the Program Manager of the Camden Economic Recovery Board.
Laura earned an Associate's Degree in Business Finance from Bucks County Community College and numerous certificates from RMA, NDC, CDFA, IEDC and Rutgers University Community Development Institute and Center for Management Development.
Ms. Mohandas joined New Jersey Community Capital in December 2020 as a Finance Analyst. In this role, she is responsible for reviewing bills and other documents to verify the accuracy, determine the full Account Payable cycle of Community Asset Preservation Corporation and assist the Account Payable manager.
Ms. Mohandas brings 10 years of progressive Accounting experience. Prior to joining NJCC, Ms. Mohandas served in various roles at the Albea group, as well as the Micro Stamping Corporation, where she served as a Financial Analyst, an Account Payable Administrator and an Account Receivable. Marc Dashield joined New Jersey Community Capital in December 2021 as a Project Manager in our Community Strategies team. He manages the development of neighborhood and municipal plans and strategies. He conducts data-driven community research and designs engagement activities to develop effective, innovative, and community-driven strategies that improve the lives of residents in underserved communities.
Marc is an experienced public administrator with three decades in local government service. His expertise spans local government service as the Chief Executive or Administrator for the Municipality of Princeton, Montclair Township, and the City of Plainfield. He holds additional certification as a Chief Municipal Finance Officer (CMFO). Marc also served as a policy analyst for the NJ Department of Education, sat on the New Jersey League of Municipalities Legislative Committee, and served as the Bureau Chief of Neighborhood Services in the City of Elizabeth.

Melinda Colón Cox joined New Jersey Community Capital (NJCC) in April 2022 as its first General Counsel and Chief Compliance Officer. Melinda is responsible for leading and reviewing NJCC's internal and external corporate governance, business and lending policies and procedures, ensuring compliance with state and federal regulatory requirements, advising on all legal-related matters and needs, and providing leadership and guidance on external affairs, communications, and business and investment compliance, development and planning on an organization-wide basis.
Prior to joining NJCC, Melinda was a litigation partner and Executive Committee member at Parker Ibrahim & Berg LLP (PIB Law). At PIB Law, Melinda's practice focused on the representation of national banks, financial institutions, and businesses on matters related to financial services, consumer finance and protection, bankruptcy, contract disputes and state and federal regulatory compliance. Prior to joining PIB Law, Melinda served as a law clerk to the Honorable Michael A. Shipp, U.S.D.J., and as an associate at Wilentz, Goldman & Spitzer P.C. in its Redevelopment, Strategic Business Development Unit, and Commercial Real Estate teams.
Melinda has been active in the legal community for several years. She is a past president of the Hispanic Bar Association of New Jersey and currently serves as the Chairman of the Cristian Rivera Foundation. Melinda was named a New Jersey Super Lawyers Rising Star from 2014-2020, a New Jersey Super Lawyer from 2021-2022, and received the HNBA's Top Lawyers Under 40 in 2019, the New Jersey Law Journal's 2019 New Leaders of the Bar, ROI-NJ Influencers - People of Color 2020 Difference Makers, and was named one of Latino Magazine's 2020 Lawyers to Keep on the Watch. Raul Cabrera is the broker of record for the Community Asset Preservation Corporation (CAPC) brokerage. He is responsible for managing all property sales and purchases for New Jersey Community Capital (NJCC). Raul works closely with staff, a team of real estate agents, and community members to help reseed communities, while helping families achieve homeownership.
Raul learned about NJCC in 2017 when he was looking to purchase his own home. As a first-time homebuyer, Raul qualified for a down payment grant that made homeownership possible for him and his family. This opportunity was transformative and inspired Raul to begin working as a CAPC brokerage agent the following year. In May of 2022, Raul was named the broker of record. He is honored to help first-time home buyers become homeowners.

Ritchi Mendoza joined New Jersey Community Capital in August 2019 as a Senior Accountant, Finance Manager and currently serves as a Senior Finance Manager. Prior to joining NJCC, Ritchi served as Consolidation and Tax Head of San Miguel Yamamura Packaging Corporation, a packaging division of San Miguel Corporation in the Philippines. Ritchie also served in various accounting and finance roles across the organization.

Ronald Wong joined New Jersey Community Capital in April 2018 as a Community Development Lender and as of March 2020 serves as the Program Director, Economic Development. He is responsible for NJCC's New Markets Tax Credit program and commercial real estate lending activities. Ronald's responsibilities include generating new business development, relationship management, underwriting, and structuring loan closings.
Prior to joining NJCC, Ronald served for nearly 18 years as a Development Project Manager at The Community Builders, Inc., a non-profit community developer, working in multiple states.
He holds a Master in City Planning from the Massachusetts Institute of Technology and a Bachelor of Arts in Urban Studies from the University of Pennsylvania. Roy Southerland, Jr. is the Managing Director of Business Infrastructure of New Jersey Community Capital. He works with NJCC's Lending and Finance teams to help market, grow and support the firm's broader efforts across impact investing and community development finance. Roy assists with strategic planning and tactical implementation of business operations across the organization. He also represents the firm in public forums and helps to establish external business partnerships that lead to raising capital and driving NJCC's deal flow.
Prior to NJCC, Roy was the Chief Investment Officer at Invest Newark where he managed $20M of investment funds. , which is the City of Newark, New Jersey's Community Development Corporation. He was a high-level member of a team of experts that controlled the management of Invest Newark's $20 Million of investment funds. He was one of the team leads charged with business operations, the creation and operation of the Newark Land Bank, the design of company financial systems and the company's lending policies and processes. Previously, Roy was the Senior Program Officer of Lending for Greater Newark Local Initiative Support Corporation (LISC) and a Senior Loan Officer at New Jersey Redevelopment Authority (NJRA).

Ryan oversees NJCC's real estate arm, CAPC. Over the last 3 years under Ryan's leadership CAPC has acquired and developed more than 583 housing units with total development costs of $70 million. In the same time CAPC also sold 523 units with a gross sales value of $120 million.
Before joining CAPC he was the Portfolio Manager of 2.5 million sf of retail space (valued at $1 billion) for Madison International Realty, a global private equity real estate firm focused on providing liquidity to investors and owners of Class A Properties in the US, UK, and Western Europe. Prior to Madison International Ryan had stints at Brixmor, MetLife, and CIT where he worked on both the equity and debt sides of the business and acquired, financed, or managed institutional quality real estate valued in the billions. Ryan honed his community development skills while working at Brick City Development Corporation, the economic development organization for the City of Newark. There he sourced and managed a portfolio of real estate and small business.
Mr. Johnson earned a BS in Commerce with a Concentration in Finance from the University of Virginia, McIntire School of Commerce. He now serves as a member of the Urban Land Institute Redevelopment & Reuse Council and as an Advisory Board member for the White Ruffin Byron Center for Real Estate at the University of Virginia.

Shanae Kornegay joined New Jersey Community Capital in November 2022 as a Paralegal in our Legal Review and Compliance Department. In this position, Shanae supports the General Counsel, Chief Compliance Office, Legal Department, and various teams on legal-related matters.
Before joining New Jersey Community Capital, Shanae spent over six years as a Paralegal for a Union County civil litigation law firm. Shanae holds a Bachelor of Science degree in Crime, Law, and Justice from The Pennsylvania State University. Shanae is a proud member of the National Association of Realtors and Metro Centre Association of Realtors.

Ms. Simpson serves as a Residential Construction Project Manager for Community Asset Preservation Corporation (CAPC). In this position, she is responsible for all construction administrative responsibilities including contract administration, managing the Insurance coverage process during construction, establishing all utility connections for all of our properties and more. Ms. Simpson's role has also expanded to managing quality control processes of active construction at disposition to ensure the high standards of our rental and sale properties are being achieved. Ms. Simpson joined CAPC in January 2017 as a Construction Administrator.
Ms. Simpson holds a Bachelor of Science degree in General Business and Finance from Norfolk State University.
Steven Kaczynski joined New Jersey Community Capital as Controller in July 2019. In this role, Steven is responsible for supporting financial operations and the Senior Leadership team. His duties include managing the finance-related activities, preparing financial statements and analyzing financial data, and ensuring the viability of the company's mission and strategic goals.
Prior to joining NJCC, Steven served as CFO of Newark Community Health Centers. His experience includes roles with RWJBarnabas Health, Christ Hospital (CarePoint Health) and Matheny Medical and Educational Center.
Steven earned his Bachelor of Science in Business Administration from New Jersey City University. He is a Certified Public Accountant in New Jersey. He serves on the FACT Committee of the Healthcare Financial Management Association - New Jersey and is a member of the American Institute of CPAs.

Ms. Chartier joined New Jersey Community Capital in July 2017 as the Finance Manager of NJCC's NCC/ReStart Programs and currently serves as a Senior Finance Manager. Ms. Chartier's primary focus will be to ensure that the systems, processes and controls are efficient and effective to accurately account for NCC/ReStart's financial activities, as the ReStart program continues to expand. Ms. Chartier is responsible for providing finance support to the NCC/ReStart Teams by ensuring the proper recording and tracking of financial transactions to facilitate accurate and timely accounting and financial reporting.
Previously Ms. Chartier was a Senior Accountant /Accounting Operations Manager with Oriel Stat-A Matrix, a performance improvement training and consulting firm. Ms. Chartier attended William Paterson University and Middlesex County College and is currently enrolled in Thomas Edison State College.
