Chris Payne - Managing Director

Chris Payne is a Managing Director for Sares Regis Group, a vertically-integrated real estate investment company focused on developing, redeveloping, acquiring, and managing apartment communities and commercial properties throughout the Western United States. Mr. Payne oversees the residential platform with direct responsibility for new development activity as well as oversight of the investment, construction, and property management divisions. With over 20 years of experience in the residential industry, Mr. Payne has developed many residential product types including apartments, condominiums, seniors, single family, and affordable housing. Prior to joining Sares Regis Group, Mr. Payne managed the regional development activities for AvalonBay Communities in Southern California for 14 years. There he was responsible for multi-family development activity totaling over $1.5 billion dollars. Prior to joining AvalonBay, Mr. Payne managed new development activity in Southern California for Belmont Corp, a national provider of senior's housing and assisted living services. From 1996 - 1998, Mr. Payne was responsible for developing single family home communities with Greystone Homes. Mr. Payne was awarded a Master of Real Estate Development degree from the University of Southern California in 1996, and a Bachelor of Science degree in Finance from California State University Fullerton in 1991. Mr. Payne currently serves as an adjunct professor at the University of Southern California and is a licensed California Real Estate Broker. His professional affiliations include the Urban Land Institute and National Multi Housing Council.

David Powers

David Powers joined Sares Regis Group as Vice President of Multifamily Development. Mr. Powers comes from a California-based REIT, BRE Properties, with a focus on apartment development and management. During his 13-year tenure, he was involved in the acquisition, development, entitlement, design and construction of BRE's communities in Southern California, with his most recent role as heading investment activity in the region. Mr. Powers earned master's degrees in business administration and real estate development from the University of Southern California.

Doug Gardner

Doug Gardner is responsible for the Sares Regis Group portfolio's capital improvement projects, contracts and scopes of work. Mr. Gardner manages contractors, budgets and schedules with attention to detail and expert negotiation skills to complete projects on-time and within budget. Mr. Gardner joined Sares Regis Group in 2002 as maintenance supervisor at a 970 unit community, and was promoted to project manager in 2013 and subsequently promoted to director in 2014. Mr. Gardner Previously held positions as maintenance supervisor, senior maintenance manager, and regional maintenance supervisor with major companies such as Trammel Crow, BRE and Alliance Residential. Mr. Gardner was the recipient of the 2009 Sares Regis Maintenance Supervisor of the Year 300+ units Award, the 2012 Sares Regis Eagle Award, and the 2012 CAA San Diego Maintenance Professional of the Year.

Holly Granger

For over 25 years Holly has been a leader in the Multifamily space, specializing in Operations, Marketing, Training and Revenue Management. She began her operations career with Trammell Crow Residential, and went on to become the VP of Marketing and Training for the West at Archstone for 8 years and from there , the VP and National Director of Marketing and Education at ConAm Management for 14 years. She joined SRG Residential in late 2017 where she oversees national marketing and technology initiatives. An active speaker in the multifamily industry, Holly has her NAAIE advanced instruction certification, member of the ASTD for over 19 years and trainer for CAA California Apartment Association. Holly studied Interior Design and Housing at the University of Iowa. Holly has been an integral partner in design, development and lease-up performance for the last 20 years.

Janine Padia

Janine Padia works alongside the management team on entitlements, construction and special projects for Sares Regis Group's commercial and industrial developments in Southern California. Ms. Padia has over 30 years' experience in all aspects of commercial real estate including brokerage, property management, leasing, finance, acquisitions and dispositions. Former employers include Blackstone Group, First Winthrop Corp., and Trammell Crow Company. She began her career as an accountant with KPMG (formerly Peat, Marwick, and Mitchell) and Ernst & Young (formerly Kenneth Leventhal & Co.) and still holds a CPA license in the State of California. Ms. Padia received her B.S. degree in Accounting and an M.B.A. from the University of Southern California. She is a licensed real estate broker in the states of California, Arizona, Oregon and Washington.

Jeff Condon

Jeff Condon joined SRG Residential in 2021 with over 13 years of experience in residential and commercial real estate with a focus on the management of residential communities including apartments, condominiums and residential subdivisions. As a Vice President of Sares Regis, Jeff currently assists clients in maximizing the value of urban and suburban apartment communities. Prior to joining Sares Regis, Jeff was a principal and CFO at SagePoint, a premier provider of market analysis, development, marketing, and sales services to urban and resort real estate developers and investors. Jeff began his real estate career in 2009 at Kennedy Wilson where he worked in the brokerage group and advanced into acquiring and managing assets including apartment communities, condominium projects, hotels, and industrial assets. Jeff has a BA in Economics from Stanford University and an MBA from USC Marshall School of Business.

Jeffrey M. Bailey

Jeffrey M. Bailey joined Sares Regis Group in 2017 and brings over 20 years of multifamily experience to the firm. Mr. Bailey has extensive market knowledge of California and the Western United Sates having managed large portfolios, in excess of 15,000 apartment units, for both public and private companies, where he was responsible for the bottom line performance within the key regions. Mr. Bailey comes to Sares Regis Group from Greystar Management Company where he was the Managing Director of the Southern California Region responsible for day to day operations, developing and implementing the region's business plan, and executing key initiatives. He began his career in asset management and spent over 16 years in the public real estate sector with Equity Residential and BRE Properties, Inc. Mr. Bailey is on the state board of the California Apartment Association, and is a Certified Property Manager with the Institute of Real Estate Management. He holds a Bachelor of Science degree from San Diego State University with an emphasis in Accounting.

Jennifer Jackson

Jennifer Jackson oversees property management in the Los Angeles market for SRG Residential. Jennifer joined SRG in 2021, bringing over two decades of experience in the management of apartments in Southern California. She has significant experience in predevelopment, new construction, value-add, repositioning, and the operation of stabilized properties. Jennifer has extensive experience consulting apartment developers in rent analysis, unit mix, amenity programing, fit and finishes, and launch strategy. She has assisted clients in the acquisition of properties by providing analysis on rent projections, marketing strategy, staffing plans, expense data, and value-add strategies.

Karen Bowman

Karen Bowman oversees Sares Regis Group's Northern California and Pacific Northwest regions. Ms. Bowman has directly overseen the lease up of over 20 properties during her time with Sares Regis Group, with a focus on developing teams and a strategy for maximizing absorption and revenue, which resulted in exceeding proforma expectations. Ms. Bowman's development consulting background, based on over 20 years of property management experience, provides insightful product design recommendations for operational efficiency, in addition to her expertise in rent positioning. Ms. Bowman possesses keen budgeting and financial analytical skills with an ability to quickly identify and act on trends. An IREM Certified Property Manager (CPM), Ms. Bowman is currently serving on Board of Directors of the Tri- County Division of California Apartment Association. She is a past member of Board of Directors of CAA and Past President of Rental Housing Owners' Association of Southern Alameda County.

Kelly Peart - President

Construction executive Kelly Peart joined Sares Regis Group as President of SRG Contractors, L.P. In his 30-year career, Mr. Peart has managed all facets of the construction process including preconstruction, land development, vertical construction and renovations of existing assets. He has been a lead construction executive with several developers and general contractors in Southern California, including Arnel Development, Regent Properties and Lucas Development. Mr. Peart has a portfolio of broad experience in multiple product types including, apartments, office, retail and single family homes.

Ken Coatsworth - CFO

Ken Coatsworth is responsible for all capital market activities for the commercial and residential divisions, including all construction, bridge and permanent financings and joint venture equity transactions. In addition, he will team with senior management on the development of asset management strategies. Prior to joining Sares Regis Group, Mr. Coatsworth was with Fieldstone Communities as vice president of finance, where he was responsible for sourcing, negotiating and closing all project level debt and equity transactions, in addition to, managing corporate level capital needs. Mr. Coatsworth has also held finance positions in the hospitality and industrial real estate sectors. Mr. Coatsworth received his Bachelor of Arts Degree from the University of California, Berkeley, and received a Master of Business Administration Degree from the University of Southern California.

Larry Lukanish - SVP

Larry Lukanish is responsible for overseeing the acquisition of development and investment properties for the commercial division. He joined the company in October of 1994, and acted as the division's senior financial analyst and acquisition officer. Previously, Mr. Lukanish was a secondary marketing executive for a residential mortgage banker in Irvine. Mr. Lukanish received his bachelor's degree in economics from the University of California at Irvine in 1992, and returned to UCI to earn his Master in Business Administration Degree in 2000. Mr. Lukanish is a member of the Urban Land Institute and the NAIOP Commercial Real Estate Development Association.

Lindsey Sherman - CHRO

Mark McElvain is SRG Residential's Vice President of Operations and Business Development for Arizona, Colorado, Texas, and Nevada Before joining SRG Residential, Mark rejoined the team at Shelton Residential (acquired by Asset Living) as Vice President of New Business Development, having formerly served as a Shelton Residential Senior Portfolio Director from 2018 to 2021. Previously, Mark spent two years as the Vice President of Operations for US Residential, based in Denver, and as a Senior Vice President at Riverstone/Greystar, where he had total accountability for the Central Mountain Region's portfolio of 15,000 apartment homes. Before his Colorado experience, Mark was a Regional Vice President and Director of Asset Management for Western National Group based in Orange County, California. Mark also spent four years in Arizona as a District Manager with Camden Property Trust, where he supervised a 4,000-unit portfolio in Phoenix and Tucson. Mark has held numerous volunteer leadership positions within Arizona, California, Colorado, and Texas apartment associations. Mark earned a Bachelor of Science degree from the University of Nebraska, has been awarded the highly respected Certified Property Manager (CPM®) designation from the Institute of Real Estate Management (IREM), and obtained a broker's license from the Arizona Department of Real Estate.

Michael L. Wood serves as Director of Leasing within the Southern California region for SARES•REGIS Group®, Southern California Property Services. His expertise is maintaining optimum occupancy for large institutional grade industrial and office projects and acts as a conduit between SRG's financial partners and the brokerage community. Monique von Lützow, CPA, joined Sares Regis Group in 1995. She is responsible for overseeing reporting on tax strategies for investors and owners. She has an extensive background in real estate partnership taxation, with over 11 years in public accounting with Haskell & White, LLC and over 16 years with SARES•REGIS Group. She received her Bachelor of Science Degree from California State University of Long Beach and her Master of Science Degree in Taxation from Golden Gate University. Ms. von Lützow is a member of the American Institute of CPAs and the California Society of CPAs. At Haskell & White, LLC, Ms. von Lützow was the senior manager liaison between The Koll Company personnel and the financial partners and preparing CPA firms for all tax issues. At SARES•REGIS Group, Ms. von Lützow's department is involved in all lines of business, construction, commercial, multifamily as well as corporate; interfacing with all the financial partners, such as JP Morgan Investment Management, BlackRock Realty and AIG Global Investment and their CPA firms.

Patrick Russell

Peter Rooney is the Co-President and Managing Partner of Sares Regis Group. He joined the firm in 1990 and has held various positions at the commercial property company. He is currently responsible for overseeing SRG Commercial's property business including the management, development, and investment divisions. He also co-chairs the investment committee of SRG. For over 25 years, Mr. Rooney has been responsible for the acquisition and development of SRG's industrial real estate portfolio including over 100 projects totaling 53,000,000 square feet with an approximate value of $5.1 billion making SRG the largest industrial developer in Southern California. Mr. Rooney graduated from the University of California, Berkeley where he studied economics. Mr. Rooney is a member of the Urban Land Institute and the National Association for Industrial and Office Parks.

Sandy Pedersen

Texas multifamily veteran Stacey White joined SRG Residential as Regional Vice President. Stacey began her career in the multi-family housing industry in 1995 in the Dallas/Ft. Worth area. She has managed a diverse portfolio of multi-family apartment units including new construction, stabilized, value-add, and distressed assets. Stacey has experience managing mixed portfolios of conventional assets with multiple clients. She has proven success in growing NOI on difficult assets through her ability to hire and train strong teams, tighten expense control, utilize comprehensive pricing structures, and implement effective marketing strategies. She has worked for companies such as Capstone Real Estate Services, Lincoln Property Company, Greystar, and Alliance Residential.
