Adam Meinholz

Adam Meinholz has been with Thies & Talle Management since September 2014. While at Thies & Talle Management, Adam has held the roles of Marketing & Training Coordinator and Director of Marketing & Training. Adam started his career in Property Management in 2010. Prior to working at Thies & Talle, Adam worked as a Market Rate Leasing & Property Manager in Madison, WI. Adam holds the designation of Certified Occupancy Specialist (COS) and is a graduate of Upper Iowa University with a B.S. in Finance.

Angela Budke

When Angela originally interviewed for the Property Manager position she stated that one of her goals was to learn all that she possibly could about property management, because she did not just want a job, she wanted a career. Angela has proven her interview statement true several times over. Since being hired Angela has shown a true passion in ensuring her properties, Colonial Village, Broadway and Pleasant View Apartments are financially successful and wonderful places to live. At the time Angela was hired in the fall of 2013, Colonial Village was in need of a leasing all-star. Colonial Village was only 90% occupied and heading into the slow winter months. Within just two months, Angela was able to generate enough interest to successfully lease Colonial Village to 100% occupancy. In 2014 Angela's Market Rate properties, Colonial Village & Broadway Apartments were selected as Thies & Talle Management's Market Rate Properties of the Year! The Property of the Year Award is based upon the following factors; the manager must have been working on-site for all 12 months of the calendar year, the property must have achieved its gross potential rent, net rental income and NOI budget goals for each individual quarter. Angela also has the unique distinction of managing a group of properties that include market rate and affordable communities. Both property types present their own set of challenges and business strategies. To be successful a manager must be detail oriented, organized and forward thinking to manage both. Angela excels in time management and is able to seamlessly transition between the two property types. In addition to Angela's amazing effort in putting her properties in great financial and leasing condition, her primary focus is ensuring the residents are happy. Angela sets the bar high when it comes to customer service and is straightforward and honest with all residents. When visiting the properties you can clearly see her residents appreciate this and go out of their way to say hello to her when they stop by the office or when Angela is walking the properties. Angela has proven her interview statement true several times over. Carole Hydukovich

Carole Hydukovich has been with Thies & Talle Management since 1987. She started with the company as a Leasing Specialist and has worked her way up to Regional Property Manager. Carole holds mutiple designations which include Certified Occupancy Specialist (COS), S.T.A.R., Certified Occupancy Manager Section 42 (COM42) and holds her Real Estate Broker's license. Carole has overseen multiple building renovations and currently manages a multi-state portfolio which includes a team of 2 Regional Property Managers.

Chris Hanson

Chris is well versed in Property Management with over 30 years of experience. She graduated from Carlson School of Management before starting her career in Property Management as a caretaker. She worked her way up to Director of Operations for a family owed company based in Minnesota before starting her position with Thies and Talle in July of 2021. Her Twin Cities Metro portfolio consists of 790 Market Rate and Affordable Apartments and Townhomes.

David Simon

David has been with Thies and Talle since October 2016. Before being promoted to Business Systems Manager, David held an accounting role for the company. While still being responsible for accounting, David is also responsible for financial and operations reporting, administration of the ERP and accounting systems, and various other projects. David graduated from the University of Minnesota - Twin Cities in 2009 with a BA in Psychology, and graduated from Metropolitan State University in 2013 with a B.S. in Accounting.

Emily Cheesebrow

My name is Emily Cheesebrow and I am the Resident Support Specialist for Thies and Talle Management. I am excited to share with you our Resident Support Program. My mission is to assist in connecting residents to organizations that enhance their housing experience and connection to the greater community. I graduated from Augsburg College with a BA in Communication with an emphasis in Urban Studies. My previous experience has been both in the Social Services and the Property Management field. I spent several years as an On Call Child Advocate with Ramsey County HouseCalls. At the same time, I began as a Leasing Specialist and was promoted to a Property Manager within Thies and Talle Management. My experiences have led me to this exciting opportunity to enhance your housing experience. In my role at Thies and Talle as the Resident Support Specialist, I am excited to work with residents and our network of resources to promote housing success, improve access to community services and be a point of contact for ideas that create community in our larger neighborhood. The resources and services that I provide vary from help with emergency assistance to pay rent, to learning about the homework clubs in your area, or help with a job search. Since the program began, I have assisted in Head Start enrollment, worked with Wilderness Inquiry to host a canoe trip for resident families, and have facilitated assistance for residents working through difficult situations.

Gretchen Harnack

Gretchen has been with Thies and Talle Management since 2007 and oversees the Human Resources department and payroll functions, including benefits, for all employees. Prior to joining Thies and Talle, Gretchen worked in the Accounting and Payroll department at a manufacturing corporation for 11 years. Originally from Chicago, Gretchen made her home in Minnesota in 1984 to attend school at Winona State University, where she studied Finance and Business. In 2012, Gretchen received the MADACS award for Best Corporate Support Staff.

Janet (Jan) Talle has been with Thies & Talle Management since 1990. She worked as a Compliance Specialist, Property Manager and Regional Property Manager before being named General Manager in 1997 and Vice President in 1998. Jan is a member of MHA, IREM and is Thies & Talle Management's Responsible Broker for Minnesota, North Dakota, and South Dakota.

Jeff Thies

Jeff joined Thies & Talle in July of 2019 as a Senior Regional Property Manager. He graduated from Drake University before starting a career in Real Estate sales from 1995-2019. He also owned a Real Estate Brokerage and Property Management company from 2012-2019 specializing in Single Family Homes, Condos and Townhomes. Jeff currently holds the designation of Certified Occupancy Specialist (COS) and holds his Real Estate Broker's license. He previously worked for Thies & Talle in 1994 at Cutters Grove Apartments in Anoka, MN as a Leasing Specialist and Maintenance Technician. Currently Jeff oversees the affordable-market rate portfolio in Sioux Falls, South Dakota. He also oversees a Regional Property Manager and their Minnesota portfolio.

Ken Talle - President

It is almost certainly true, as Ken Talle says, that kids in elementary school or junior high don't usually say, "I want to be a rental property manager" when they talk about their futures. Talle certainly didn't. So it was not a lifelong grand plan that lay the groundwork for his success at founding and managing Thies & Talle Management, Inc., a rental property business that today includes over 6,000 apartment units on 113 properties throughout the Midwest. Instead, Talle says, "You do what's fun and what seems to make sense. Then things change, so you look around and say, ‘OK, this is reality. What I used to do doesn't make sense; what does make sense now? Where do I go from here?' It's a kaleidoscope that keeps changing." The kaleidescope of his own life began in south Minneapolis, where he grew up in what he calls "middle middle middle class." With no particular expectations, he went to the University of Minnesota, where he was captivated by an eye-opening intellectual climate that he had never before experienced. He majored in history because he loved it, then went on to the University of Chicago for a law degree because it seemed practical. Back in Minneapolis, he joined the trust department at what was then First National Bank. "[In the liberal arts] You are exposed to different disciplines and challenged in intellectual ways that are with you forever," Talle says. "In a sense it frees up the mind; the problem with the human condition is that we put restrictions on ourselves when we limit ourselves to a particular background or experience. The intellectual tradition of the liberal arts is to try to knock down those limitations."

Kent Mortimer

Kent Mortimer has worked at Thies & Talle Management since 1997. Before becoming the Director of Compliance, he was a Regional Property Manager for properties in the Twin Cities and central Minnesota. Kent leads the Thies & Talle compliance team, assists Regional Property Managers with our HUD and USDA Rural Development properties in Minnesota, North Dakota, South Dakota, Montana and Michigan, manages our Section 8 contracts and Rural Development rental assistance programs and prepares property budgets. In recent years, Kent has helped to obtain financing for several major renovation projects at our HUD and USDA Rural Development properties. He is very excited about the major improvements now in progress at these properties. Kent also serves as the Section 504 coordinator for Thies & Talle's properties.

Kim Nutzman

Kim Nutzman joined Thies and Talle Management in 1986. Kim started as a caretaker and moved up to Property Manager which she held for 19 years. Kim has been a Regional Property Manager for Thies and Talle since 2004. Kim currently oversees approximately 680 affordable and market rate units in both MN and SD. Kim holds several designations including; Certified Occupancy Specialist (COS), Certified Assisted Housing Manager (CAHM), Spectrum Training Award Recipient (STAR), and also holds a MN Real Estate license.

Marja Nelson

We believe in promoting from within at Thies & Talle Management (index.html) . Many of our team members have worked with us for years. Our Regional Manager, Marja Nelson, is a great example of a long-term team member that has worked her way up in this industry. Marja has worked for Thies & Talle for 11 years. She started as a Leasing Specialist and was eventually promoted to Property Manager at our Fargo, ND properties, Prairiewood Estates (properties/prairiewood-fargo.html) & South Meadows (properties/southmeadows-fargo.html) . During her Property Manager role, Marja began helping at other properties within her Regional Manager's portfolio. This gave her additional experience working with Rural Development and Section 8 programs. When a Regional Manager position became available, there was no question that Marja would be a great fit. She now oversees 21 total properties with 580 total units. Her portfolio is a mix of Market-Rate, Rural Development and Section 8 properties. Her home office is now based out of Prairiewood Estates (properties/prairiewood-fargo.html) in Fargo, ND. When asked what a typical work week looks like for Marja, she says there is never a typical week. With as many properties as she oversees, things come up and plans change. There is never a dull moment. That being said, Marja says that organization and prioritization are the keys to success. When asked what Marja loves the most about working at Thies & Talle, she says "I think what I appreciate most is how Thies & Talle does a great job of training and providing for their employees. I also love all the people I work with!" We are very lucky to have such a dedicated individual on our team. Thanks for all you do, Marja! Marja Nelson has been with Thies and Talle Management since 2008. She began as a Leasing Specialist before being promoted to Property Manager in 2009 and then to Regional Manager in 2013. Pam Keltgen

Pam has been with Thies & Talle Management since 1986. As Controller, Pam is responsible for the day-to-day accounting functions for all properties, and supervises Staff Accountants to ensure the accounts payable processing, cash management reconciliation and financial statements are completed accurately. Pam manages the HR/Payroll Manager to ensure timely processing of payroll and coordinates with external accountants to complete annual audits.

Ralph Nutzman

Ralph has been with Thies & Talle Management since 1986. As Director of Capital Projects, Ralph is responsible for determining the long term capital needs of assets as well as planning and budgeting for proposed projects. Ralph also coordinates with contractors and inspectors during all stages of project development to ensure projects are being done on time, on budget and functioning as expected. Rick Haefner has been with Thies and Talle Management since 2001 servicing all computer systems and hardware for 111 properties. He graduated from Minneapolis' Dunwoody Institute and has been working in the computer and networking industry since 1986. Rick is a member of the MSUCUG (Microsoft Unified Communications User Group) and the MNSPUG (Minnesota SharePoint User Group).

Shannon Hamilton

For Shannon, a career in property management began as a suggestion from her Aunt to help her get out of "her shy phase." At this suggestion, Shannon applied for a caretaker position in 2003. She learned the ropes of managing a property between cleaning hallways and leasing apartments. In December 2011, Shannon joined Thies & Talle Management as a full time Leasing Specialist at Plymouth Ponds Apartments. Shannon was so successful in leasing available apartments at Plymouth ponds that she was promoted to the position she holds now, Property Manager of Sterling Ponds Apartments in Eden Prairie, MN. At this point, it's hard to believe Shannon ever had a shy phase. Shannon has been so successful at leasing apartments that the average occupancy for Sterling Ponds since she started has been 99%. Net operating income has tripled because of Shannon and the property has been able to increase net collected rent by 5% year over year by keeping the community at peak occupancy. As a result of this success, Shannon is a mentor for new Property Managers. Shannon has been so successful in mentoring new managers, she was even asked to travel to Montana to assist in the training of new staff during a time when the Montana properties had several long term staff members retire at the same time. In addition to Shannon's leasing success at Sterling Ponds, she is also well liked and respected by her residents. The success of a community is reflective of the happiness of the residents who call Sterling Ponds home. This is evident for many reasons, but none more staggering than her lease renewal rate of 87%. Shannon goes out of her way to make sure each and every resident of Sterling Ponds feels that they are a part of the community. It is very common to see residents gathered together to chat and, of course, stop by the office, or stop Shannon in the hallway just to say hello. Thies & Talle Management is truly grateful to have Shannon on our team. Shannon has been with Thies and Talle Management since 2011. She started as a Leasing Specialist at Plymouth Ponds, was promoted to Property Manager at Sterling Ponds in June 2014 and was most recently promoted to Marketing & Training Coordinator in October 2018. Shannon also received the MADACS award for Community Manager in 2016 and was nominated for the MADACS award for Support Staff in 2021. Before joining Thies and Talle Management, Shannon worked for another property management company for 9 years. She attended Minnesota School of Business where she obtained an AAS in Veterinary Technology. Shannon's duties include marketing for all Thies & Talle properties, planning of training events, new hire training and Realpage Product Support within the company. She works with the Assistant Director of Compliance and the Vice President of Operations to test new functions within our software and to implement all company-wide changes.

Stefani Dobbelaire

At Thies & Talle Management, we have a philosophy of hiring strong candidates and allowing them to grow within our company. Stefani Dobbelaire is a great example of this philosophy. In July of 2013, Stefani started at Thies & Talle Management as a Property Manager. Prior to this, Stefani held management positions at a local theater, restaurant, & big box retail store. During her tenure as Property Manager at Abbey Field Apartments, Stefani learned and understood the importance of organization, communication, and good business etiquette. Stefani used those skills to complete tasks quickly, efficiently, and proactively. Stefani revealed that she had the ability to prioritize and schedule herself additional time to stay ahead of whatever was thrown her way. Stefani also continually worked to grow her property management education level by attending COS Training Classes where she passed with over a 90% score on her COS Certification test & also obtained her STAR Certification with Rural Development. As Stefani continued to exhibit her ability and understanding of affordable property management, she was asked to assist with file inspections at Afton View, Elk Ridge Manor, Woodview Apartments, Cedar Terrace, North Mora Estates and Woodcrest Manor. Stefani also helped during file audits at the Thies & Talle Corporate Office in Chanhassen, MN. Stefani has helped with Document Management training and compliance training at past events and classes. Additionally, Stefani was asked to help train new Property Managers with the hope that she would instill in them not only her vast knowledge of company policies & procedures, but also to give them the head start of having a great skill base of organization, communication, & efficiency. She enjoyed what she was doing, but yearned for more of a challenge and ultimately, more responsibility. In March of 2018, a compliance position became available at Thies & Talle Management. Because of the hard work, dedication, knowledge, continued education and understanding of affordable property management, Stefani's name was immediately thought of to fill the position. Lucky, for Thies & Talle Management, Stefani said yes! As a Compliance Manager, Stefani will be able to take her skills and experiences to a whole new level and assist with even more projects and training opportunities. Stefani currently holds achievements as a Certified Occupancy Specialist, Tax Credit Specialist, and STAR certification. She also holds a certificate for the Minnesota Housing Crime Free Multi-Family Housing Program and was nominated for the MADACS Award of Support Staff in 2020. Stefani leads the Affordable Training Program for Thies and Talle Management, and assists the Director of Compliance with updates to the program requirements, funding, as well as overseeing the compliance team. Other duties include communications with RealPage, Inc. to improve workflow processes to be more efficient in design from all levels of the company. Stefani works directly with the Marketing and Training Coordinator, IT, Director of Compliance and VP of Operations regarding implementing all company-wide changes.

Tori Pederson

Tori has been with Thies and Talle Management since 2018. She started as a Property Manager at Birchwood East, Eastview and Julia Manor. She transferred to Lakeside Manor and Lincoln Center in 2020 and was then promoted to Regional Property Manager in February of 2022. She obtained her AAS for Executive Office Management from Mesabi Range College. Before joining Thies and Talle Management, Tori was an insurance agent. She holds the designation of Certified Occupancy Specialist (COS), has her boiler operator license, is a Certified Tourism Ambassador, in the Chamber of Commerce Leadership Program, and is Smart Salting for Property Management Certified. Her Northern Minnesota portfolio consists of 770 Market Rate and Affordable Apartments and Townhomes.
