Analyst, Ms. Sutton is a member of the Hunden analyst team. She has recently worked on variety of mixed-use projects, primarily focused on arenas, convention centers and entertainment districts throughout the United States. Originally from Minneapolis, Minnesota, Cassidy graduated from Indiana University's Kelley School of Business with a finance and real estate degree. During her time at IU, she was involved in various clubs within the Real Estate Program, including the Women in Real Estate organization, as well as the Hutton Honors College. She continued her studies for a semester in Barcelona, Spain, where she took international finance classes at Universitat de Barcelona and Ramon Llull University. Before joining Hunden, Cassidy served as a leasing analyst for Link Logistics, an industrial real estate firm, and at Northwestern Mutual as a financial representative.

Charlie Brown

Analyst, Mr. Brown is a member of the Hunden analyst team. He has contributed study efforts for a wide array of mixed-use projects, sports and recreation facilities, and hotel developments across the United States. Charlie is a graduate from the Kelley School of Business at Indiana University Bloomington, where he received a Bachelor of Science in Finance and Real Estate. During his time at IU, he was heavily involved in the Real Estate Program via the Commercial Real Estate Workshop, as well as holding membership in the Hutton Honors College. He continued his studies for one semester in Madrid, Spain, enrolling in numerous International Finance courses. Prior to joining Hunden Partners, Charlie worked for the Bank of New York Mellon as an Alternative Investment Analyst in his hometown of Boston, Massachusetts.

Cory Hawkins

As Hunden's Client Service Manager, Mr. Hawkins manages all client-facing communications, administrative efforts, contracting, and related items that Hunden engages in on a daily basis. He coordinates marketing and client communications and transitions new projects from proposal, to contract, to final execution. Cory brings more than six years of hospitality, operations, and sales experience to Hunden from prior years working with Marriott and Hilton hotel brands, as well as two years of marketing and advertising sales experience with Yelp in Scottsdale, Arizona. In addition to managing client satisfaction and communications, Mr. Hawkins coordinates all of the vendor, developer, and/or operator/management solicitation and selection processes. He works with our Project Management team to oversee every aspect of the solicitation processes, from creation of the RFQ/P documents and upfront communication with the client and bidders, to running the in-person site tours, proposal evaluations and rankings, and bidder interviews. Cory has led these processes in tandem with CEO Rob Hunden for the last five years in places like Tulsa, OK; Columbus, IN; Sioux City, IA; and Fort Worth, TX, among others. Mr. Hawkins received a Bachlor of Science in Kinesiology with a minor in business entrepreneurship from Indiana University in Bloomington, Indiana.

Dario Ciaciura

Mr. Ciaciura is an analyst at Hunden. He contributes to economic and demographic research, supply and demand analytics and surveys, and comparable facility profiles for a variety of study types. He has worked on comprehensive tourism destination and placemaking action plans in Temple, TX, Marion County, FL and Dallas, TX, as well as market and financial feasibility studies for convention centers, youth sports complexes, arenas, destination retail and mixed-use projects. Originally from Chicago, Illinois, Dario graduated with a BS degree in Personal Finance and Economics from the University of Wisconsin - Madison. During his time at UW-Madison, Dario was heavily involved in Delta Sigma Pi, one of the largest coeducational professional business fraternities in the nation, and worked on the executive committee his junior year. He also acted as a teaching assistant for a core personal finance class while at UW. Prior to joining Hunden Partners as an analyst, Dario worked for Morningstar as a strategic accounts intern. He has previously worked at Hunden Partners as a summer intern.

David Guiden

Mr. Guiden serves as the Operations Manager at Hunden Partners. His work at Hunden involves collaborating on comprehensive proposal processes, from meeting with potential clients to drafting proposals in response to RFPs from the public sector to internal project transition. He plays a supporting role in engaging with new client coordination, scheduling, contracts, and preparing conference materials. He joins Hunden Partners with more than a decade of real estate experience, having collaborated and engaged with a wide range of stakeholders throughout his tenure. His involvement in real estate encompasses a broad spectrum of areas, including luxury rentals in Downtown Chicago and the surrounding suburbs, VA loans, FHA loans, fixed-rate and adjustable-rate loans across all 50 states, as well as commercial real estate throughout the country. Beyond his robust real estate experience, David is an award-winning actor and published writer. He graduated with a Bachelor of Fine Arts in Acting at Ball State University in Muncie, IN, where he was also born and raised.

Derek Bratrud

Mr. Bratrud is a Project Manager on the Hunden Partners team. He acts as a direct point of contact for a variety of clients, managing communication efforts and progress updates throughout study and advisory processes. Internally, Derek leads the report creation and execution process with our team of analysts to gather and interpret market data from kickoff research and meetings to delivery of findings and recommendations. Derek began his career with Hunden as an intern in 2016 and rose from an Analyst to Senior Analyst with the firm full-time from 2017 - 2020 before rejoining in 2024. During his time away from Hunden Partners, Derek gained appraisal and valuation experience on the Deloitte and Colliers International Real Estate Advisory teams in Chicago. His career at Hunden has led to a specific focus on multi-use sports and recreation facilities, downtown mixed-use developments, arenas and entertainment venues. He has led analytical work for studies in Augusta, Georgia; Chandler, Arizona; Louisville, Kentucky; Nashville, Tennessee; Orlando, Florida; Racine, Wisconsin; and Windsor, Ontario, among others. Derek is a graduate of the Kelley School of Business at Indiana University Bloomington where he received his Bachelor of Science in Finance with a Minor in Spanish. During his four years, he was a member of the Commercial Real Estate Club and studied for a semester in Barcelona, Spain. Emily Connor

Analyst, Emily Connor is a member of the Hunden analyst team. She has contributed work to a variety of studies, including for mixed-use and innovation districts, tourism master plans, convention centers, hotels and other projects throughout the United States, with a primary focus in the South and Midwest. Emily is from Cleveland, Ohio, and graduated with a BS in Business Management from Virginia Tech's Pamplin College of Business, with a concentration in Entrepreneurship, Innovation and Technology. During her tenure at Virginia Tech, she competed on the women's track and field team and devoted 20+ hours a week to practice, train, and compete. Emily was also heavily involved in the student-athlete experience by representing the school as an executive member on Virginia Tech Athletics Student-Athlete Advisory Committee and Virginia Tech Athletics Leadership Institute. Prior to joining Hunden Partners, Emily operated Erie Gear, a lifestyle company which she founded in 2016 and managed to much success for seven years, in addition to serving on the sales management team for PepsiCo/Frito Lay.

Eric J. Hunden

Research Director and Analyst, As Hunden's research director, Mr. Eric Hunden provides 30 years of experience in demographic research, case studies and complex mapping and design. Since Hunden's founding in 2006, Eric has brought important contextual understanding and research related to real estate, regional and cultural analysis, in addition to critical research for economic, demographic, media and market studies. He has worked on more than 300 assignments at Hunden, providing market supply research, mapping and case study analytics. His specialty is communicating concepts and important information through varying types of maps and graphics, including three-dimensional downtown maps, demographic migration pattern maps, drive-time analyses and competitive marketplace maps. Prior to working at Hunden, he founded Big City Maps (BCM) in Minneapolis and was a map artist for mapformation.com, North America's largest custom mapping company. In both capacities, he developed research and mapping analyses for over one hundred locations, concentrating on traditional urban cores and neighborhoods, retail and entertainment districts - including the Walt Disney World smart phone application map - and college campuses. Prior to HSP and BCM, he worked for the Indiana Department of Transportation honing an appreciation for public infrastructures impact on society.

Katelyn Cuff

Ms. Cuff serves on Hunden's business development team as a Business Development Coordinator. Katelyn is the driving force behind successful conference planning and management, administrative tasks, and digital marketing endeavors. In her current role, Katelyn plans and executes the firm's attendance at nearly two dozen annual conferences. As one of the firm's digital marketing professionals, she leads creative endeavors for social media platforms, manages the website, and implements SEO strategies. Katelyn's skills span content creation, graphic design, social media management, data analytics, storytelling, video production, and copywriting. Her commitment to brand growth, coupled with her expertise in marketing and event management, positions her as a key contributor to Hunden Partners' continued success in the competitive landscape. Additionally, she plays a pivotal role in bolstering the team's administrative efficiency, managing scheduling, travel arrangements, compiling comprehensive annual reports, and overseeing insurance responsibilities. Ms. Cuff's academic background includes a Bachelor of Arts & Sciences in Media Communications and Business Management from the University of Colorado Boulder, where she was also a Division I Women's Volleyball recipient of a full-ride scholarship.

Laura Sportiello

Ms. Sportiello is VP of Hunden's business development team, overseeing and managing the production of marketing materials and client facing outreach efforts. This includes proposals and bids, the firm's website, and marketing/conference material development. Laura has worked on and responded to hundreds of public RFPs, including tourism master plans, entertainment districts, arts, hotel, convention/conference centers and youth sports facilities. She maintains and updates the firm's marketing materials and content, including the website, conference materials, company qualifications, and client interview presentations. Ms. Sportiello also manages digital marketing efforts with the BD team, including socials, blogs, newsletters, and the distribution of press releases. In addition to her work on the marketing team, Laura has experience completing numerous key scope items for Hunden client feasibility studies. This includes developing detailed chapters and assessing competitive environments, as well as conducting demand and stakeholder interviews, assessing surveys and reviewing and editing internal drafts. She has a great sense of the viability of arts facilities due to her work and experience with a dozen Chicago and Indiana theater companies over the years. She has worked on a number of projects, including the Paristown Pointe development, Rabbit Hole Distillery, Prizer Point Marina (all in Kentucky), a convention center study for Greenville, South Carolina, hotel developer negotiations in Sioux City, a mix of uses in Bedford Park, Illinois (sports, convention, restaurants, hotel) and many others throughout the U.S. She has also worked on restaurant analyses in downtown Chicago for Union Station and a site at Ogilvie Station near the French Market. Ms. Sportiello received a Bachelor of Fine Arts from Ball State University ('15) in Muncie, Indiana. He also oversees the analytics team through report processes, as they conduct market and submarket research, economic and demographic destination research, comparable and competitive profiles, and supply and demand interviews for a variety of Hunden project types. He has contributed to a variety of studies while at Hunden, including select mixed-use and entertainment studies in Tempe, Arizona; Grants Pass, Oregon; The Meadowlands in New Jersey; and multiple locations throughout Kentucky. Lucas is a graduate of the Kelley School of Business at Indiana University Bloomington where he received his Bachelor of Science in Finance and Real Estate. During his four years, he was a member of the Commercial Real Estate Workshop and continued his studies for a semester in Barcelona, Spain at the Universitat de Barcelona where he focused on Catalonian Architecture and Urban Planning. Matthew Avila

Morgan Wortham

Ms. Wortham currently serves as an economic development specialist and support advisor with Hunden, as well as the Director of Membership Support - Community Advancement at ICSC (Innovating Commerce Serving Communities). Formerly, she acted as Managing Director of Maryland Women's Business Center. Her leadership included WBC initiative programs to provide business training and counseling services to women-owned enterprises. Wortham's professional experience in urban planning, real estate and entrepreneurial development encompasses both the private and public sectors, from universities to cities. Additionally, she is an experienced grant writer for both federal and state grants in all areas of economic development, workforce and planning. Ms. Wortham has worked with Hunden on a variety of tourism master plans, with a focus on tourism workforce development. Morgan conducts thorough reviews of existing workforce programs and plans, as well as existing employment certificates, training and degree programs for clients to determine how existing or new programs can connect to the real-world business of sports, entertainment and group tourism. Based off of the existing programs ecosystem overview and best practices, she creates workforce strategy recommendations to provide a talent pipeline and support the growing industries. Additionally, Ms. Wortham specializes in diversity, equity and inclusion programs analysis in relation to economic development. This can include assessments of existing programs, analysis of the strengths and challenges of local municipal policies related to minority-owned business growth, and determining future program opportunities based on best practices. These efforts help prioritize programs that expand equity and opportunity for a more diverse workforce for the client's tourism industry.

Distinguished by his synthesis of critical analytics with placemaking, planning, programming and design, Hunden ensures smart, supportable and transformative developments. She joins Hunden Partners after an extensive career in the nonprofit and university marketing, management and fundraising sectors. Her work at Hunden involves coordination and management of the talent recruitment process, as well as content management for report output, business development initiatives and networking opportunities. This includes leading the company's efforts to hire, onboard and retain talent; engaging with potential partners and clients; and ensuring high-quality deliverables are sent to clients. Sarah holds a bachelor's degree in dance performance and an MBA in Arts Administration, both from Illinois State University.

Steven Haemmerle - EVP

Steven Haemmerle is the Executive Vice President of Hunden Partners. He joins the Hunden executive leadership team as a senior real estate professional with over 30 years of public, private, and not-for-profit real estate experience, including strategic planning, the development of high-profile mixed-use projects, large-scale project management, architecture, and real estate operations. Steve has a unique understanding of real estate strategy, is skilled at organizing and completing complex projects, leading experienced teams of professionals, and developing projects in the public, private, and not-for-profit sectors. Steve is the former Managing Principal of Strategic Redevelopment Advisors, a company that he formed in 2019 to provide advisory services to public sector, commercial, and not-for-profit clients enabling them to conceptualize and realize their real estate development objectives. Services include strategic planning, project implementation, program management, and design and project management. Steve served as Executive Vice President of Navy Pier, Inc. from 2011 to 2019, and was responsible for all real estate development at Navy Pier. During Steve's tenure there, he worked with the Urban Land Institute to gather recommendations for the redevelopment of Navy Pier; helped form the not-for-profit, Navy Pier, Inc.; directed the creation of the Centennial Vision, the framework plan for the redevelopment of Navy Pier; and hosted an international design competition that resulted in the hiring of James Corner Field Operations, who gave shape to Navy Pier's Pierscape. Much of the transformation of Navy Pier has been completed, including its exterior public spaces and the retail portions of the interior. Steve negotiated agreements with the architects, consultants, and contractors for the project as well as leases with Chicago Children's Museum and Chicago Shakespeare Theater that allowed them both to expand their presence at the Pier. Steve sourced and negotiated a complex air-rights lease with a private entity for the development and operation of a hotel and rooftop venue at the Pier's historic East End. All told, nearly $375M has been invested in Navy Pier since 2010. From 2003 to 2008, Steve served as Vice President of Strategic Planning at the St. Joe Company (NYSE:JOE), a publicly traded real estate company and the largest private landowner in Florida. JOE was engaged in town and resort development, commercial and industrial development, and rural land sales. At JOE, Steve was responsible for directing high-profile corporate initiatives, including the development of a mixed-use gulf-front commercial project, the negotiation a resort management and branding agreement, and providing advisory services for relocating a commercial airport in northwest Florida. He was also responsible for implementing strategic initiatives that increased the underlying value of JOE's landholdings. After working for the St. Joe Company, Steve provided real estate consulting services to a variety of private and public sector clients. Between 1990 and 2003, Steve held senior development positions at the MPEA, which at the time was the owner and operator of Navy Pier and McCormick Place. He was a key member of the team responsible for the initial redevelopment of Navy Pier and oversaw its business operations after it opened to the public. At McCormick Place, Steve was responsible for all pre-construction activities for the $1.1B McCormick Place West Expansion, which included land acquisition, entitlements, planning, design, and construction, including the negotiation of an $850M design-build agreement. Early in his career, Steve worked as an architect and for a private developer. Steve graduated magna cum laude from the University of Notre Dame with a Bachelor of Architecture degree and holds an MBA from the University of Chicago Booth School of Business.

Tate Butler

Administrator, Mr. Butler manages Hunden's technology, payroll, benefits, insurance and human resources processes. He has been with the firm since 2012. He brings innovation and technology skills to the firm as well, including GIS, geographic data infographics and analytics, custom mapping, and environmental studies and conservation research. Prior to joining Hunden, he worked for Trilogy Behavioral Healthcare in Chicago and for six years at the South Bend Police Department. Mr. Butler is a graduate of Northeastern Illinois University.
