Alex Johnson-Bice

Job Titles:

Alex is responsible for the day to day management of L3's corporate, investor, and property accounting operations. Alex is also responsible for SEC Reporting for Strategic Realty Trust, a public, non-traded REIT that an affiliate of L3 Capital advises. Prior to joining L3, Alex was an Accounting Manager for JLL in their Technology division where he oversaw the accounting for an investment portfolio investing in startup property technology companies. Prior to this role, Alex was a Senior Accountant within the Global Finance group at JLL where he was a member of the SEC Reporting and Consolidations team. Alex graduated from Santa Clara University with a Bachelor of Science degree in Commerce, Accounting. He is a Certified Public Accountant, licensed in the state of Illinois.

Domenic Lanni - Founder

Domenic is responsible for overall strategic direction, sourcing investment opportunities, and originating capital for the firm's principal investment activities. Prior to founding L3 Capital, Domenic was a previously a Vice President in the Acquisitions group at RREEF, a member of the Deutsche Bank Group. He worked as an officer in the Value Add group and oversaw $1.2 billion of development projects in Illinois, New York and Texas. Domenic's responsibilities included the sourcing and execution of value-add projects throughout the United States on behalf of institutional clients. Prior to joining RREEF, Domenic was a Vice President of Development for JFA where he was responsible for sourcing and executing mixed-use development projects throughout the Midwest. During his tenure at JFA Domenic managed development projects consisting of residential, retail and hotel components. Previously, he worked in Jones Lang LaSalle's development group on consulting and transactional work. Domenic received his MBA from Kellogg School of Management at Northwestern University and MS and BS degrees in Civil Engineering from the University of Massachusetts. Domenic is a licensed real estate broker in Illinois. He is also an active member of the International Council of Shopping Centers (ICSC) and Urban Land Institute (ULI).

Garrett Recto

Job Titles:

Garrett is responsible for supporting corporate accounting functions, investment accounting, and financial reporting. Garrett started his career with GEM Realty Capital's private equity sector where he was a staff accountant for the financial reporting team. Garrett was responsible for multiple deals within a portfolio valued at over $1 billion, including hotel, office, industrial, and multi-family properties. Garrett graduated from DePaul University's Driehaus College of Business with a BSB in Accountancy. He is a Level II CPS Volunteer that has participated in major projects for CPS schools located in the south side of Chicago.

Handlin Duley - VP

Handlin is responsible for portfolio management and leads financial analysis and strategic support at the portfolio level. He is also involved in acquisitions and asset management across multiple markets. Prior to joining L3, Handlin was the Sr. Category Manager of Retail Fuel at Thorntons, Inc. where he was primarily responsible for the retail strategy of a $1.7 billion fuel category. Before relocating to Kentucky, Handlin was involved in the initial years of NYC-based tech company CaterCow. Handlin began his career as an M&A analyst at middle-market investment bank, Farlie Turner & Co. Handlin is from Orlando, FL. He received his MS degree in Law from the Pritzker School of Law at Northwestern, and BSBA from the McDonough School of Business at Georgetown University.

Joseph Popielarz

Joseph is responsible for supporting the acquisition and asset management of L3's portfolio across multiple markets. Prior to joining L3, Joseph was an Asset Management Associate at Jamestown. In this role, he focused on the redevelopment of Industry City, which is a 6 million square foot adaptive re-use project located in Brooklyn. Prior to joining Jamestown, Joseph worked at Brixmor Property Group as a Senior Financial Asset Management Analyst where he was responsible for maximizing the value of a portfolio of grocery-anchored shopping centers. Joseph began his career as an Analyst at Brookfield Properties Retail. Joseph received his BBA from the Stephen M. Ross School of Business at the University of Michigan. He is a member of the International Council of Shopping Centers (ICSC) and the Michigan Real Estate Alumni Network.

Kaylyn McClaran

Kaylyn is responsble for the oversight of L3's office operations, research management, internal event planning, social media, and website maintenance. Prior to joining L3, Kaylyn spent 6 years as the Operations Manager at Mojo Spa, a Chicago beauty company. During her tenure, Kaylyn created and implemented polices and procedures affecting a wide array of sectors including human resources, wholesale, manufacturing, customer service, and event planning. Kaylyn is an Indiana native and she studied English Literature and Latin at Carthage College in Kenosha, Wisconsin.

Kevin Gallagher

Job Titles:

Kevin is primarily responsible for acquisitions, development, and asset management of L3 Capital's New York and Washington, DC portfolios, overseeing construction, leasing, operations, financing, and investor reporting. Prior to joining L3 Capital, Kevin was an Associate at Eastdil Secured in the Washington, DC office. At Eastdil, Kevin worked with the equity and debt capital markets teams on investment sales and debt placement transactions involving all major real estate product types. Kevin began his career as a Capital Markets & Investments Analyst at EDENS. Kevin is from Alexandria, VA and an alumnus of the University of Virginia with a BS from the McIntire School of Commerce. He is a member of the International Council of Shopping Centers (ICSC) and Urban Land Institute (ULI) and is an advisory board member of Urban Pastoral, an urban farming development firm in Baltimore, MD.

Matthew Schreiber

Matthew is responsible for sourcing new investment opportunities and originating equity capital for the firm's investment activities on the West Coast. In 2021, an affiliate of L3 Capital acquired SRT Advisor, LLC, and assumed the role of External Advisor to Strategic Realty Trust, a public, non-traded REIT focused on urban retail assets. In addition to his responsibilities at L3, Matthew was appointed to the role of Chief Executive Officer and Board Member of Strategic Realty Trust. This role encompasses daily oversight of the REIT, fulfilling and overseeing SEC requirements/filings, and asset management of the REIT's assets which are primarily located in San Francisco and Los Angeles. Previously, Matthew was a Director of Acquisitions & Dispositions at Host Hotels & Resorts, Inc. (NYSE: HST). At Host, Matthew's primary role was identifying potential acquisitions in major markets along the east and west coasts as well as Chicago. Prior to joining Host Hotels, Matthew was an Associate Director at CB Richard Ellis (NYSE : CBG) where he participated in the disposition of over $500 million of assets across the United States and Europe. His first job in the real estate industry was as an Investment Analyst at Mid-America Real Estate Group, where he was responsible for underwriting, market research, and the management of the due diligence process on behalf of clients. Matthew earned a BA degree in Communication from Denison University. He is a member of both the International Council of Shopping Centers (ICSC) and the Urban Land Institute (ULI).In the Summer of 2021, Matthew and his family relocated to Los Angeles to open L3 Capital's West Coast office.

Nick Miceli

Nick is responsible for the development and asset management of L3 Capital's New York City portfolio, with a focus on the firm's Williamsburg, Brooklyn properties. Previously, he has supported asset management and development activities for L3's assets in Chicago, Boston, and Miami. Nick joined L3 Capital from Miller Capital Advisory Inc, an investment advisor that manages institutional-quality real estate investments for CalPERS. During his time at MCA, Nick worked in both the firm's Acquisitions and Asset Management departments, contributing to the valuation and planning for the firm's retail and mixed-use real estate portfolio. Nick is pursuing his MBA from Northwestern's Kellogg School of Management and holds a Bachelor of Arts in Economics and History from the University of Wisconsin Madison. He is a member of both the Urban Land Institute (ULI) and International Council of Shopping Centers (ICSC). A former Mentor in the Big Brother Big Sisters of Metropolitan Chicago, he now serves on the Leadership Board for the organization.

Paul Szigetvari

Paul oversees acquisitions and asset management responsibilities in New York and other major metros along the East Coast. He is responsible for sourcing, structuring, and capitalizing targeted investments as well as supporting asset management efforts of L3's existing portfolio. One of Paul's primary responsibilities includes managing the repositioning and redevelopment of L3's 20-property portfolio in Williamsburg in Brooklyn, NY. Prior to joining L3 Capital, Paul spent two years as an Analyst at The Carlyle Group in Washington, D.C. where he was responsible for managing a $650 million portfolio of senior housing and multi-family assets across the U.S. Before relocating to Washington, D.C., Paul spent 4 years as an Analyst at Ventas, one the nation's largest healthcare real estate investment trusts. Paul graduated from the University of Iowa with a BA in Finance and is a Chartered Financial Analyst, member of the Young Real Estate Professionals (YREP) of Chicago, and member of the International Council of Shopping Centers (ICSC). Paul is an avid Chicago sports fan and enjoys traveling.

Rose Morgan - CHRO

Rose is responsible for administering all activities related to employment, compliance, benefits, compensation, employee relations, training, and recruitment. Prior to joining L3 Capital, Rose worked in both the commercial and residential real estate sectors focusing on Research and Sales. Before moving to Chicago, Rose worked in the Technology field in Boston. Rose is a member of the Society for Human Resource Management and the local Chicago chapter as well. Rose is a Boston native and attended Northeastern University in Massachusetts.

Ryan Hess - CFO

Ryan is responsible for all financial management of L3's investments both at the corporate and investment levels and including cash management, financial reporting, investor reporting, debt capital markets, and tax matters. He also works alongside L3's asset management team to maximize operating and financial returns. In 2021, an affiliate of L3 Capital acquired SRT Advisor, LLC, and assumed the role of External Advisor to Strategic Realty Trust, a public, non-traded REIT focused on urban retail assets. In addition to his responsibilities at L3, Ryan was appointed to the role of Chief Financial Officer for Strategic Realty Trust. Ryan joined the L3 team from RSM US LLP, where he was an Assurance Manager in the National Real Estate Group focusing on real estate private equity funds, developers, senior living operators, and joint venture structured investments. Ryan graduated from Indiana University with a Bachelor of Science degree in Business with an emphasis on Accounting and Finance. He is Certified Public Accountant, licensed in the state of Illinois. He is a member of the American Institute of Certified Public Accountants (AICPA) and the Illinois CPA Society.

Samia Simmons-Johnson

Samia is responsible for supporting the Accounting team in investment and corporate accounting functions. Prior to joining L3, Samia worked as an Audit Intern at Grant Thornton where she assisted in several audits in the manufacturing, real estate and healthcare industries. In addition to this, she worked at Actuant Corporation as Accountant Intern in the Accounts Receivables department where she was responsible for creating and processing invoices, monitoring deposits and processing payments. Samia is currently enrolled in the College of Business at the University of Illinois at Chicago pursuing a Bachelor of Science in Accountancy and Minor in Real Estate.

Sarah Burton - VP

Sarah is responsible for corporate marketing, communications, and brand strategy, while also supporting leasing efforts across L3's investment portfolio. Sarah began her career on the development team at Starwood Retail Partners (SRP), a retail operating platform formed by private investment firm Starwood Capital Group. In her second year, Sarah joined the leasing team for Starwood's largest construction project to date - the $125 million redevelopment of The Shops at Willow Bend in Plano, TX. In addition to The Shops at Willow Bend, Sarah supported leasing efforts for Starwood's Metro Detroit assets, including The Mall at Partridge Creek, Franklin Park Mall, and Fairlane Town Center. Sarah graduated from Northwestern University with bachelor degrees in Learning & Organizational Change (LOC) and Asian Languages and Cultures with a concentration in Mandarin Chinese. Sarah served three years as an executive officer for the Tau Chapter of Kappa Alpha Theta. Today, Sarah is an active member of the International Council of Shopping Centers (ICSC) and the Women's Athletic Club of Chicago (WAC).

Sarah Cartwright - VP

Sarah is responsible for the asset and development management of L3's Chicago portfolio and supports acquisition efforts. Prior to joining L3 Capital, Sarah was a Senior Consultant in EY Chicago's Advisory practice working within their Real Estate and Hospitality client sector. In this role, Sarah was primarily responsible for performing operational and financial assessments of the following real estate business functions: acquisitions, dispositions, leasing, property accounting, property management, corporate compliance, and new debt/debt management. Sarah earned a Finance degree from Miami University's Farmer School of Business with an additional focus in Business Analytics.

Sophia Balardo

Sophia is responsible for supporting the acquisition and asset management of L3's East Coast portfolio, specifically in Brooklyn and Manhattan. Sophia started her career as an Analyst at Harrison Street Real Estate Capital in Chicago. In this role, Sophie assisted in managing operating partner relationships and provided analytical support for financial reporting, leasing, refinancing, and dispositions across the firm's primary investment sectors. Sophia earned a Finance degree from Miami University's Farmer School of Business with an additional focus in Emerging Technology in Business and Design.

Timothy Phair - Founder

Tim helps oversee all aspects of the firm with a particular focus on acquisitions and leasing activities nationwide. Since inception, Tim has helped the L3 Capital team acquire and operate a first-class portfolio of assets in Boston, Brooklyn, Chicago, Los Angeles, Manhattan, Miami, San Francisco, and Washington DC. Tim's career started in Chicago real estate with a focus on large office properties and followed that up with a focus on retail acquisitions at a real estate private equity firm prior to co-founding L3 Capital in 2009. Tim's professional affiliations include memberships of the Urban Land Institute (ULI) and the International Council of Shopping Centers (ICSC). Tim is a Type I Diabetic and serves on the Illinois Board of the Juvenile Diabetes Research Foundation (JDRF). He is also a Member of the Chicago Development Council for US Soccer. Tim holds a BA in Economics from Boston College where he enjoyed mild success as a Division I soccer player. He is also married and a proud father of three children.

Whitney Robinette

Whitney is responsible for overseeing L3's asset and development management teams to ensure successful execution of portfolio investments. She is involved in the leasing, construction management, debt procurement, and investor relations functions while supporting acquisition efforts. She has been critical in executing some of L3's most prolific investments including 149 Newbury Street, 932 W Randolph, and Time Out Market Chicago. Whitney began her career in real estate at Heitman, a global investment management firm, where she served as a Senior Portfolio Accountant in the Investor Accounting department for five years. In this role, she was primarily responsible for the reporting and valuation of one of the firm's largest national retail, office, and residential portfolios. Her specific focus on retail assets fostered her knowledge and interest in the urban retail niche. Whitney is an active member of the International Council of Shopping Centers (ICSC) and a member of Chief, a women's executive network. She graduated from the University of Illinois Urbana-Champaign with a BS in Accountancy and was the Captain of the Illinois Dance Team as well as a member of Kappa Kappa Gamma. Whitney volunteers her time at One Tail at a Time (OTAT), a Chicago animal rescue.
