Bill Simms

Bill Simms is the founder and CEO of HBS Development, the parent company of Simms Custom Remodeling. A third generation builder, Bill established HBS (formerly Homes by Bill Simms) in 1975. Because of his skills as a master builder and corporate leader, HBS is now ranked among the elite custom homebuilding firms in southwest Ohio. Bill graduated with a Bachelor of Arts Degree in Business from Miami University in Oxford, Ohio. Bill's passion for his profession is evident in the number of roles he has served for the Home Builders Association (HBA) of Dayton. His service to the HBA includes that of Board member, Homearama Chairman and on various special committees. Bill also is a generous financial supporter of Habitat for Humanity.

Brenda Mapp

Brenda Mapp has been on our staff since 1998. She has a degree from University of Florida, with an emphasis in business and interior design. Our remodeling clients rely on Brenda for her keen eye, good taste and over 25 years design experience. She is very skilled at reading the desires of clients, and her artistry has been honed by working closely with those for whom we have built custom homes. In testimony of Brenda's abilities, her interiors have appeared in Good Housekeeping magazine and in a national ad campaign for a well-known bank.

Mike Simms - President

Job Titles:

Mike Simms, Bill's son, is capably maintaining the Simms family tradition of quality construction, homeowner satisfaction and business integrity. Mike received a Bachelor of Arts in Business Administration from the University of Kentucky. Like his father, he has been an enterprising member of the Home Builders Association of Dayton. His responsibilities for the association include terms on the Executive Committee, Treasurer, Homearama Chairman and President in 2005. Mike is most active in the day-to-day operations of HBS Development. His duties for Simms Custom Remodeling are concentrated on establishing budgets, reviewing designs, maintaining client relations and serving as a professional sounding board. Shannon Ruby joined our team in 2007. His initial responsibility was to provide design services for custom homes built by our parent company, HBS Development. Since then, he has added the role of Project Manager/ Designer for Simms Custom Remodeling. Shannon began designing residential homes in 1997. Over the next four years he worked with several Dayton area architects and another homebuilder for whom he managed the building process from design through completion. Between 2001 and 2003 he attended Western Michigan University, earning a degree in construction engineering / management. He returned to the Miami Valley after graduating and did commercial projects before joining our firm. Shannon has in depth, first-hand knowledge of construction and building codes. He also has a unique ability to put on paper what exists in someone's mind.

Shannon Ruby

Shannon Ruby joined our team in 2007. His initial responsibility was to provide design services for custom homes built by our parent company, HBS Development. Since then, he has added the role of Project Manager/ Designer for Simms Custom Remodeling. Shannon began designing residential homes in 1997. Over the next four years he worked with several Dayton area architects and another homebuilder for whom he managed the building process from design through completion. He also has a unique ability to put on paper what exists in someone's mind. Totha Hurt, on staff since 1990, is a key member of our administrative team. College-trained in accounting, her primary functions are those tasks necessary to effectively manage accounts payable and receivable. Totha's experience in handling the financials of our firm makes her duties critical to the successful operation of the company. Her involvement in project invoicing, change orders, draws and other vital tasks places her at the forefront of sustaining good relations with clients, employees, subcontractors and suppliers.
