Based in the Westlake Village office, Ann Lewis is the Executive Vice President and CFO for Griffin Living. Ann began working with the Griffin team in the mid-nineties and as a controller. Besides her work for Griffin, she has spent part of her career as a consultant for other firms, providing accounting and financial guidance. Outside of her work with Griffin Living, Ann coaches high school track for girls. She is also fluent in Portuguese and spent several years living and working in Brazil. Ann holds a BS in Accounting from Eastern Oregon University.

David L. Griffin

David L. Griffin is the senior construction manager for all construction projects undertaken by Griffin Living. Throughout his career, David has managed and contracted over $4.5 billion for single-family, multi-family, and commercial real estate construction projects. David has served as president of the Building Industry Association-Los Angeles/Ventura Chapter, was a member of the organization's Government Affairs Committee, and is a founder of the organization's Sales and Marketing Committee. Outside of his work for Griffin Living, David volunteers as a counselor for families and individuals dealing with issues related to substance abuse. David holds a BA in Economics from UCLA and an MBA from UCLA's Anderson School of Management. David Griffin is the senior construction manager for all construction projects undertaken by Griffin Living.

Harry Joseph

Harry Joseph is a nationally recognized leader in commercial real estate who has advised a broad array of Fortune 500 companies and other outstanding organizations across the United States. In 1990 Harry co-founded, and currently serves as President of, Galaxy Partners, Inc., an Atlanta-based national real estate services firm. Galaxy provides consulting, capital formation, and transaction management services to clients across the USA including Avon Products, Americold, Define Global, Google, Griffin Living, Spectrum Brands, and WestPoint Home, among others. Harry has advised or represented clients in corporate commercial real estate transactions exceeding $800 million in value. In addition, since 2002, Harry has organized several investment partnerships to acquire income-producing office and commercial properties across the Southeastern United States and is currently engaged in an infill residential development in Roswell, Georgia. Harry gained extensive real estate experience as Controller-Corporate Real Estate with RJR Nabisco. He was responsible for designing and implementing a global program to identify, evaluate, and manage RJR Nabisco's $4 billion global real estate asset portfolio. As Senior Regional Controller with the Trammell Crow Co., Harry was responsible for building and managing an accounting, tax, and information technology team of 40 professionals to manage Trammell Crow's $1.2 billion southeast region commercial real estate portfolio. Harry served Trammell Crow both in Dallas, Texas and Atlanta, Georgia. Prior to joining Trammell Crow Co., Harry worked as audit manager and CPA auditor with Arthur Andersen & Co. in Dallas, Texas, primarily serving real estate and banking clients. Harry graduated from the University of Notre Dame with a BBA in Accounting and participated in university bands throughout his college career. Harry currently resides in Marietta, Georgia. Harry Joseph provides consulting, capital formation, and transaction management service.

John C. Terando

John has held principal and senior executive positions in several real estate development firms and is responsible for leading a multi-regional company from inception to over $200 million in annual revenues. Throughout his career he has helped structure over $1 billion of debt, equity, and permanent financing for real estate projects. He has also overseen the day-to-day management operations for numerous types of projects, including single and multi-family residential homes as well as age-restricted, assisted living, and memory care communities. Prior to his real estate career, John held business management roles at 3Com, IBM, and Arrow Electronics. John holds a BA in Political Science from UCLA and an MBA from San Diego State University and is a licensed California real estate broker. A crucial member of Griffin Living's Finance team, John C. Terando raises capital and structures joint ventures for Griffin Living projects across the country.

Matthew Griffin - COO

Matthew Griffin is Chief Operating Officer at Griffin Living. Based in Atlanta, Georgia, Matthew oversees business plan development and corporate operations. He is responsible for ensuring the operational and financial performance on behalf of the ownership through operations management and capital reporting. Prior to his current position as Chief Operating Officer, Matthew was Senior Vice President at Griffin Living in charge of sourcing and raising capital for both senior debt and equity for construction and take-out events for projects valued at over $300 million in California and Georgia. Matthew's past efforts include the development of real estate projects valued at over $160 million. His most recent projects include Varenita of West Cobb, The Georgian Lakeside, and The Sheridan at Eastside, where he was responsible for site location, product development and operational development, land plan development, and sourcing the partner/operator. Matthew has extensive experience in residential homebuilding, where he was responsible for the development of over $900 million in real estate projects. These included 1,200 residential homes, over 30 acres of highway commercial property, two elementary schools, and over 100 acres of parkland. Matthew is a member of The National Investor Conference for Senior Housing. He has also served on the Greater Atlanta Home Builders Association's Builder/Developer/Lender Council and the Government Affairs Council of the Building Industry Association-Los Angeles/Ventura Chapter. Outside of his work with Griffin Living, Matthew volunteers with Autism advocacy organizations, church ministries, and charitable groups in Georgia. He has also served on the board of the Boys and Girls Club of Santa Clara Valley in Santa Paula, California. Matthew holds a BA in Humanities from UCLA and an MBA from Boston College's Carroll School of Management. Matthew Griffin oversees the development and operations of Griffin Living projects in the Eastern United States and leads Griffin Living's efforts to enter new regional markets.

Paul E. Griffin III - CEO, Founder, President

Paul E. Griffin III is the founder, Chief Executive Officer, and President of Griffin Living. A fifth-generation builder with forty years of expertise in real estate development, Paul was inducted into the Forbes Real Estate Council in 2020. Prior to founding Griffin Living, Paul has overseen the development of projects, including residential homes, apartment complexes, retail centers, and commercial office space. He has created over $4.5 billion in value. Paul's career has been marked with numerous awards and honors, including Habitat for Humanity's Builder of the Year (Hammer of Hope) and the Building Industry Association's Builder of the Year. Additionally, he has won awards from the National Association of Home Builders and the Pacific Coast Builders Conference for design and community land plans as well as for establishing quality programs for volume builders. Beyond his work as a developer, Paul is a patron of numerous arts, education, and community organizations, volunteering both time and resources. These institutions include Carnegie Observatories, Children's Hospital of Los Angeles, Koegel Autism Center, Los Angeles Philharmonic, Thomas Aquinas College, Patrons of the Arts in the Vatican Museum, the Wounded Warriors Project, the YMCA, the Young Presidents Organization, and the Ziman Center for Real Estate at the University of California, Los Angeles. Paul holds a BA in Business Administration and Management from UCLA. Paul E. Griffin III is a 5th generation home builder who founded Griffin Living in 2016 and has led the company as it has developed a steady stream of senior living communities throughout the United States.

Richard A. Niec

Richard A. Niec focuses on developing new projects in the Western United States, spearheading land acquisition, architecture and engineering issues, land planning, municipal entitlements, financial proformas, and market analyses.

Richard K. Deason - Chief Legal Officer

Richard K. Deason is General Counsel at Griffin Living. He is a highly experienced in-house attorney and general counsel, as well as a seasoned dispute resolution professional. Richard has over 30 years of experience providing strategic assessment and advice to management, negotiating and drafting complex agreements, assuring regulatory compliance, providing leadership, and effectively resolving litigation and reducing claims expense. Formerly, Richard was Senior Vice President and General Counsel at Griffin Real Estate Management and The Griffin Homebuilding Group. He oversaw action around real estate development, income properties, and capital management and served as the chief legal strategist for the repositioning of multiple complex real estate projects. Richard had also served as a private contract mediator at Deason Resolution Group where he mediated 543 litigation cases. 504 of them resulted in settlements. Richard is a member of the California Bar Association, and has been admitted to the U.S. District Courts, Central and Southern District. He holds a Juris Doctorate from Ventura College of Law and an LL.M from Pepperdine University School of Law, with an emphasis in Dispute Resolution. Richard K. Deason provides strategic assessment and advice to management, negotiates and drafts agreements, oversees regulatory compliance, and resolves litigation for Griffin Living.
