Charles H. Hansen

Associate Charles Hansen works closely with community associations and their boards of directors to assist in the management of their common interest developments. In addition to day-to-day operational and general corporate matters, he provides assistance in interpreting and enforcing the restrictions applying to common interest developments. Mr. Hansen previously worked with a firm specializing in general counsel and construction defects addressing the needs of common interest developments. He specifically worked on the general needs of enforcement and day-to-day governance of those common interest developments, in addition to working on construction defect litigation. He also previously worked with a large firm handling fast paced worker's compensation litigation, where he specialized in providing aggressive insurance defense, comprehensive litigation strategies, and effective settlement negotiations. While in law school, Mr. Hansen was a judicial extern for Judge Mark E. Windham at the Superior Court of Los Angeles. Mr. Hansen graduated from University of California, Davis with a Bachelor of Arts in Psychology and a minor in Political Science. He received his Juris Doctorate from the University of Southern California, Gould School of Law.

Partner Darren Bevan has extensive litigation and transactional experience, and assists Baydaline & Jacobsen with effectively protecting client's interests. Partner Darren Bevan has extensive litigation and transactional experience, effectively protecting client's interests. The focus of Mr. Bevan's practice is assisting homeowners associations in interpreting and enforcing covenants, conditions, and restrictions (CC&Rs), Bylaws, Articles of Incorporation and the other governing documents used by common interest developments. As well, he has extensive experience in amending and restating these governing documents. Mr. Bevan provides general counsel services for common interest developments throughout California. As part of his practice, Mr. Bevan provides legal advice and counseling to boards; prepares board resolutions; assists and conducts proceedings pursuant to an association's rules and procedures, while keeping in compliance with applicable laws. He regularly represents clients in a variety of different types of business transactions and disputes, including corporate governance and enforcement of real property restrictions. He also prepares and reviews contracts for the purchase of real estate, goods, materials, and services for both common interest developments and individuals. Mr. Bevan has extensive experience preparing real estate purchase and sales agreements, restrictive covenants, easements, deeds, and other agreements affecting real property. As well, he has broad experience with real estate transactions; including commercial leases, construction contracts, and real property acquisitions. For many years he has lectured on common interest developments at various forums. Mr. Bevan presently serves as a delegate to the Community Associations Institute-California Legislative Action Committee (CAI-CLAC), is Chair and past Vice-Chair and was past Legislative Chair for its Executive Committee. In addition, he is a past Director and past President of the Board for the California North Chapter of the Community Associations Institute (CAI). Mr. Bevan attended the University of the Pacific, McGeorge School of Law in Sacramento, and received his Juris Doctor in 2001. He holds a Bachelor of Arts degree in History from the University of California at Davis. At McGeorge School of Law, Mr. Bevan was actively involved in clinical programs, serving as a Governing Board Member at Community Legal Services. Since Graduating Mr. Bevan has returned to McGeorge School of Law as a guest lecturer. In addition to his admission to the California State Bar, he is admitted to practice in the United States District Court for the Eastern and Northern Districts of California, the United States Court of Appeals for the Ninth Circuit, the Supreme Court of the United States, as well he is a member of the Sacramento County Bar Association. Partner Jennifer Jacobsen and her colleagues offer practical and common sense corporate counseling to over 900 community association clients in California and Nevada. She and her team are committed to ensuring the success of each of the communities they serve. Ms. Jacobsen provides orientation and training to boards of directors and assists them in understanding, enforcing and revising their governing documents. When the time comes, she aids them in the process of transitioning the corporation from developer to member control. She counsels clients on corporate formalities, statutory disclosure requirements, assessment collections and contract oversight, negotiation and administration. If a matter proceeds to alternative dispute resolution, Ms. Jacobsen provides thoughtful and committed representation in the context of arbitration and mediation. Ms. Jacobsen's expertise includes working with age-restricted communities to ensure compliance with the Housing for Older Persons Act and California law. She also counsels boards of directors on Americans with Disabilities Act compliance and defends community associations in administrative proceedings before the Federal Department of Housing and Urban Development and the California Department of Fair Employment and Housing. Due to her significant accomplishments, the California judicial system has qualified Ms. Jacobsen as an expert witness on community association matters. Additionally, her peers regularly request that she serve as mediator in their disputes. Ms. Jacobsen frequently guest lectures at California State University in Sacramento and has proudly served El Dorado County for over 13 years as a pro tem judge. Ms. Jacobsen is a member of a select group of community association practitioners who have been selected to serve on the prestigious Legal Steering Committee for the California Association of Community Managers, Inc. Additional volunteer efforts to her industry include past presidency of the California North Chapter of the Community Association Institute and lecturing as a certified instructor for the Nevada Department of Real Estate. After receiving her Bachelor of Arts degree cum laude from Marquette University, Ms. Jacobsen received her Juris Doctorate from the University of Wisconsin Law School where she was editor of the Wisconsin Law Review, a legal writing instructor and a judicial extern to Justice William Callow of the Wisconsin Supreme Court. In 2022, Ms. Jacobsen received her Certificate in Mediation and Conflict Management from the Program in Negotiation at Harvard Law School. Ms. Jacobsen is admitted to the California, Nevada, Alaska and Wisconsin State Bars.

He provides assistance in day-to-day operational and general corporate matters, including the interpretation and enforcement of the restrictive covenants which apply to these communities. Mr. Hansen also assists community associations in litigation. His litigation background includes representing homeowner and condominium associations in all facets of litigation including covenants, conditions, and restrictions (CC&Rs) enforcement, obtaining and enforcing judgments, advising in bankruptcy matters, contract disputes, Department of Fair Employment and Housing complaints, and defending associations against homeowner-filed lawsuits. Mr. Hansen is actively involved in the community association industry, including authoring numerous articles published in industry periodicals and law journals. Mr. Hansen currently serves on the Board of Directors for the California North Chapter of the Community Association Institute, and is the 2021 Chapter President. Mr. Hansen regularly speaks at seminars throughout California regarding various topics concerning community associations. He received his Juris Doctor from the University of the Pacific, McGeorge School of Law graduating with distinction, and Bachelors in Political Science from University of California, Santa Barbara. While in law school, Mr. Hansen was a judicial extern for District Judge Morrison C. England in the Eastern District of California. Before coming to Baydaline & Jacobsen, Mr. Hansen was a Deputy District Attorney for the County of Sacramento. Partner Rod Baydaline has represented community association clients throughout California in general corporate and civil litigation matters since 1993. Mr. Baydaline chairs Baydaline & Jacobsen's litigation department. His litigation background includes representing homeowner and condominium associations in all facets of litigation including covenants, conditions, and restrictions (CC&Rs) enforcement, property foreclosures, obtaining and enforcing judgments, association-representation in bankruptcy matters, and defending associations against homeowner-filed lawsuits. Mr. Baydaline has litigated a number of cases on behalf of associations relating to architectural enforcement, Department of Fair Housing complaints, home businesses, easement issues, and holding developers responsible for their failure to act in the best interests of the association and its members. Mr. Baydaline also advises boards of directors in the day-to-day operational aspects of community association law, including the interpretation and enforcement of governing documents, real estate disclosure and reserve fund requirements, assessment collections, and contract negotiation and administration. He also has extensive experience in drafting major revisions of CC&Rs and other governing documents for post-developer community associations. Mr. Baydaline received his Juris Doctor in 1992 from McGeorge School of Law in Sacramento. While in law school, Mr. Baydaline was a staff writer with The Transnational Lawyer and author of Bridging Free Trade Agreements to Avoid Restrictive Costs Associated with Direct Trade. He is also the author of Settling Basic Disputes, an article centered on helping community associations settle conflicts with vendors, Assessment Collections: Questions and Answers and Court Rebuffs Member's Challenge to a Special Assessment. Mr. Baydaline is a member of the State Bar of California and the State Bar's Litigation Section. He has been admitted to practice before the California state courts and the U.S. Federal District Court in the Central, Eastern and Northern Districts of California. Mr. Baydaline has been actively involved in the California North Chapter of CAI-CNC since 1993, and has served on its Board of Directors.
