Abigail Mata

Abigail started with Capstone Development Partners in September of 2019 in an internship role focusing on real estate market research and within just few short months, was promoted to Development Analyst and then in December 2022, she was promoted to Development Manager. Abigail has proven to be a powerhouse in each role she takes on and brings a fresh perspective and enthusiasm in her work, creating a dynamic edge that only further elevates the Development team at Capstone Development Partners. Abigail works closely with Capstone's Birmingham office development and finance teams to lead the management of all phases of development ranging from programming to project close out.

Bruce McKee

Job Titles:
  • Principal
As a Principal with Capstone Development Partners leading its Denver office, Bruce brings more than three decades of experience working on capital projects with colleges and universities. During his more than two decades with Capstone, Bruce has been responsible for overseeing more than $2 Billion of development. He has led successful projects in New York City, San Diego, Seattle and many points in between. He is an active participant in the development process, bringing both educational and professional experience in planning, architecture and construction. As a project's Principal and Project Executive, Bruce works closely with development team members, project stakeholders and partners, consultants, and municipal leaders. He oversees the western region Capstone development team staff as well as the Capstone Management Partners team. You will often find Bruce in project meetings with clients, on site during construction or even at move-in during project openings.

Carole Sumption - CHRO

Carole has worked in the Human Capital field for over thirty years and has developed, managed and led medium to large teams of Human Resource specialists in the design, development execution and administration of HR strategies, programs, processes and functions, primarily in the financial services sector. She enjoys applying her critical thinking and creative skills to innovate and build strategies and processes that align with and support organizational culture and goals. Carole is deeply committed to professionalism, integrity, service and excellence in advancing the human capital function. She creates strategic partnerships and alliances that allow her to help drive organizational agendas in the acquisition, development, retention and management of human capital.

Chad Izmirian

Job Titles:
  • Senior VP - Development Manager
Chad has worked in student housing development and management his entire career, having first begun as a resident assistant at the University of San Diego. Chad joined Capstone in 2001 and leads all Capstone developments in the Western U.S. Chad manages all of a project's day-to-day activities and details and is the primary point of contact through all stages of development to ensure that university expectations for budget, quality and schedule are met. His duties specifically include managing the entire project team in a collaborative planning and design process, managing the project budget, facilitating the entitlement and permitting process, and working with the management team to ensure a smooth transition from the development to operations phase is achieved. Chad has developed over 5,300 beds of student housing, totaling over $550 Million in development value.

Dan Bethers

Job Titles:
  • Construction Manager
Dan brings 26 years total of construction experience to the Capstone team. Rejoining the CDP team in 2020, he previously spent 6 years at Capstone focusing on-campus and campus-edge student housing, overseeing the construction of over 4,500 beds of housing in a variety of construction types and in both urban and suburban markets - from Ohio to Florida to the mid-Atlantic. Dan will coordinate with the development management staff while working side-by-side with each Project's Design-Build team. He provides critical project oversight of all project documentation, change requests, quality control and project closeout and he will be on-site regularly to monitor the construction schedule and budget-to-actual reports helping the team monitor and achieve an on-time and in-budget project delivery.

Dan O'Brien

Dan obtained his Construction Management degree from Illinois University. Before joining Capstone, he worked in Real Estate Development and had experience as an Owners Representative for two years. Dan also came to Capstone with seven years of Commercial and Residential General Contracting Experience. Located out of the Denver office, Dan brings enthusiasm and eagerness in his role as a Construction Manager for projects in the Western US.

David Marshall

Job Titles:
  • Quality Control Manager
David has over 35 years of experience managing construction of residential, multi-family, commercial and 10 years' experience in student housing with Capstone. David is responsible for observing the Contractor's performance of work to insure compliance with plans and specifications. David strives to create a positive team attitude with Design Team and Contractor's by establishing expectations early in the process so that each team member understands their role within the team and works toward the same objective. As Quality Control manager, he contributes to new construction techniques, practices and procedures, looks for opportunities for project cost reduction and improvements in efficiency. David has a proven track record of completing difficult projects on schedule and budget and has overseen some of Capstone's most schedule-challenged projects to date.

David Morrisey

  • Vice President of Construction Management
Since joining Capstone in 2008, David has worked on college and university campuses across the country from southern Florida, reaching north to Boston to Maine, and as far west as Arizona. He has held various roles at Capstone including field engineer, quality control manager and construction manager. Now, as the company's Vice President of Construction Management, David consults with Capstone's project construction management team serving as a trusted resource for the construction team as well as our University partners. For projects, he manages all aspects of preconstruction and construction services working directly with our contractor and architect partners. With his keen attention to detail, David provides critical project oversight of all project documentation, change requests, quality control and project closeout to ensure projects track on-budget and achieve on-time deliveries. Having overseen the construction of over 5,000 beds of both on and off campus student housing at Capstone, he brings a high-level of respect to each of the campuses that he works on, and ensures the same is brought to the campus by our contractor and subcontractor teams.

David Torres

Job Titles:
  • Construction Manager
David brings more than 22 years of construction and development experience to Capstone and has had the opportunity to develop and build interesting and complex projects across the nation totaling over $1B. His experience includes overseeing the construction of a variety of project types including amusement parks, tennis stadiums, historical renovations, commercial developments, and intricate public / private school developments. For Capstone's Denver office, David is heavily involved in the pre-construction process and through completion to ensure projects run as smooth as possible through the entire schedule duration. David serves as liaison between our clients and our well-vetted consultants and strives to create positive results for all vested parties.

Greg Williams - CFO

With over 30 years of experience in finance and accounting, Greg is responsible for Capstone Development Partners' financial operations, risk management and financial reporting. Prior to Capstone, he spent 25 years working as a CPA in public accounting with both international and regional firms, ultimately serving as an audit partner, overseeing the audits of a variety of entity types across multiple industries. He has also served as CFO for two large non-profit healthcare organizations and was responsible for bond financing, financial operations and reporting.

Jana Faro

Jana has nearly 20 years of on-campus experience having served as the Associate Director of Housing Operations at Portland State University and the Director of Housing Facilities and Technology at Arizona State University. Her university experience includes the leading of operations, technology infrastructure and upgrades, and facility maintenance for 14,000 beds across 5 campuses. Since 2017, Jana has served an integral role in the leadership of Capstone Management Partners, CDP's management and operations entity. She began as a Portfolio Manager and soon transitioned to Vice President of Operations, and now, as Chief Operating Officer, she leads CMP's nationwide portfolio of stabilized assets, start-ups, lease-ups, transitions, and dispositions. This portfolio includes 25 operating projects, 150 team members, and 10,000 student-focused affiliated, on-campus, campus-edge or off-campus beds. Jana specializes in building the university relationship to ensure a collaborative and iterative process through pre-development, development and construction.

Jane Brakefield

  • Senior Interior Designer - Capstone Interiors
Jane joined Capstone in 2012 with 30+ years of interior design experience working previously for architectural firms and as an in-house designer for two different corporations. Her experience includes space planning, selecting interior finishes and furniture. Jane designs and creates environments that are perfectly attuned to the vision, mission and values of each institutional client, while keeping the student user in mind. Jane's depth of experience includes higher education, off-campus and on-campus housing, corporate headquarters, financial institutions, healthcare facilities and mixed-use spaces. For each client, she works closely with the team to prepare plans, prepare specifications and budget proposals; make design presentations; coordinate furniture orders with Capstone Interiors procurement coordinator, and oversees the installation of furnishings that requires a lot of pre-planning and logistical coordination. Jane stands out for her ability to lead both clients and project teams through engaging design processes that lead to memorable solutions and valuable outcomes. During her career in higher ed, Jane's client list includes University of Alabama Birmingham, Auburn University, University of Massachusetts Boston, University of South Florida, University of Chicago, Lynn University, and the University of Southern Maine.

Jeanie Johnson

Job Titles:
  • Paralegal
With 35 years as a paralegal, Jeanie provides support to Capstone's General Counsel in the drafting and reviewing of transactional agreements, and confirming agreed changes have been incorporated into final documents. Jeanie also assists in all aspects and stages of real estate transactions, with an emphasis on document preparation, closing logistics, and post-closing follow-up. Over her career, she has worked in law firms and private companies, but has always worked in the corporate area of law.

Jeff Jones

Job Titles:

Jeff has been with Capstone since 1991 and has been involved in all aspects of the Company's business, including in the early years raising debt and equity capital, overseeing the closings of project financings, identifying markets and sites for development, and handling entitlement and zoning work for off-campus developments. For the past 10 years he has led some of Capstone's largest and most challenging on-campus P3 developments and campus-edge, university-affiliated residential and mixed-use projects. Jeff has overseen the development of over 16,000 beds with a total development value of over $1.1 Billion.

Jonathan Denton

Job Titles:
  • Asset Manager
As an Asset Manager, Jonathan works to maximize CDP's portfolio performance through oversight of project operations, leasing and management. Jonathan brings an extensive background of both student housing property management and commercial development and management to his role as Asset Manager. Prior to joining CDP, Jonathan spent 13 years in the management division of Capstone Properties and was involved in the day-to-day operations of its off-campus student housing portfolio. Drawing from his 20 plus years of real estate and property management experience, Jonathan works with our Development Team to generate pro forma budgets and with our Management Teams to generate operating and capital budgets. Additionally, he works with university and project ownership to ensure approved budgets satisfy university goals of providing high quality housing and resident life services while also achieving required financial returns.

Lisa Baxter

Lisa has over twenty years experience in public and corporate accounting. Over her career she has advised a diverse group of clients in the manufacturing, medical, legal and wood products industries. At Capstone, Lisa is responsible for the maintenance and integrity of all accounting systems including accounts payable, accounts receivable and general ledger, as well as assisting in the draw process for projects.

Max Orloff

Job Titles:
  • Financial Analyst
As a Financial Analyst with Capstone, Max's role is to collaborate with Capstone's Director of Finance to develop and execute financing strategies for the firm's development projects. Max is skilled in underwriting and spends much of his time building financial models that use well-informed assumptions to create effective pro formas for each project's stakeholders. Prior to starting with Capstone, Max attained a degree in Finance from California Polytechnic State University, SLO and has several years of experience in the real estate finance field.

Michael Mouron

Job Titles:
  • Chairman Emeritus
Mike Mouron founded the original Capstone Companies in 1990. He is responsible for many of the fundamental transaction characteristics prevalent today and is widely considered one of the great minds, and a pioneer in the student housing and on-campus P3 industry. As Chairman Emeritus, Mike is a valued friend and trusted advisor to Capstone Development Partners.

Michele Unitas

  • Senior Interior Designer - Capstone Interiors
For over 25 years Michele has been involved in Interior Design project management and implementation. She is committed to creating lasting, quality environments and sensory experiences that inspire each space's users. While working in areas of Hospitality, Healthcare, Higher Education, Sports & Public Assembly, Entertainment, Corporate, Government, she has developed the detailed understanding on how best to address clients' needs for successful projects. Michele's range of qualifications include project assessment, concept creation, full range of interior design and space planning, which includes everything from interior finishes and layout, to soft goods, and purchasing. While her passion comes from her desire to create unique cutting-edge designs, she is aware of the parameters surrounding higher ed design and the challenges associated with combining beautiful designs that will perform in a student environment. She has an eye for creating custom designs that will survive the test of time while also keeping well within budget guidelines. Michele will work closely with the Capstone development team and our college and university partners to procure and select interior finishes that will enhance units and amenity spaces and appeal to student residents.

Mike Polzin

Job Titles:
  • Vice President of Operations - Capstone Management Partners
Mike joined Capstone Management Partners in 2023 as VP Operations, bringing with him 20 years of experience in student housing. Mike began his career in student housing as a community assistant, advancing his career gaining positions as resident director, assistant general manager, general manager, area manager and then regional manager. In his most recent position, he provided oversight for 26 communities totaling over 18,000 beds of student housing. He mentored, trained and supervised multiple teams across seven different markets and he led the operational planning and start-up of eight new developments and the successful transitions of multiple assets under acquisition. Applying his experience in maintaining relationships for P3s at multiple universities, Mike leads CMP's stabilized, operating portfolios of projects nationwide, including on-campus, affiliated, campus-edge and off-campus projects. He also provides direct leadership and oversight to CMP's Portfolio Managers and cell teams, while assisting with the transition of new projects to the CMP portfolio. Mike brings a wealth of operations and facilities experience to represent CMP well as a senior leadership team member at CMP.

Nicole Warren - CMO

Nicole is responsible for coordinating and preparing responses to college- and university- issued RFQ and RFP competitive bid solicitations. She works closely with the Capstone Principals, Development Managers and Construction Managers as well as members of our design and construction teams to prepare proposals for new on-campus student housing developments. In addition to proposal preparation, Nicole also represents Capstone Development at national industry conferences, plans corporate events, develops press releases, and implements any corporate branding and marketing initiatives.

Patrick Parsons - CFO

Patrick has more than 8 years of experience in higher education, working closely with university partners to finance and implement transformative real estate strategies. Patrick's project experience spans more than $1.5 billion in real estate acquisitions and development. Patrick is responsible for all project financing and identifies strategic capital and ownership structures that aligns with all stakeholders involved.

Robert Brown

As Vice President of Asset Management Robert maximizes CDP's portfolio performance through oversight of operations, leasing and capital renewal while also working with the development team to generate proforma operating and capital budgets. Additionally, he leads efforts with university and project stakeholders to ensure approved budgets satisfy university goals of providing high quality housing and resident life services while also achieving required financial returns. Prior to his current role at CDP, Robert worked as a development manager leading predevelopment activities for The Heights, Capstone's 1,978 bed on-campus project at Montclair State University.

Thomas Northcutt

Job Titles:
  • Construction Manager
Before joining Capstone, Thomas lead construction teams for residential build-to-rent communities across central Alabama. At one time, he had anywhere from 30-40 new home builds and renovation projects simultaneously that he managed. He's held multiple roles during his construction career, such as site superintendent, project manager, and construction manager. Thomas also has extensive experience with large loss commercial renovation projects due to water and fire damage. He has experience working with investors, owners, architects, and city officials during the design and preconstruction phases. From planning and implementation to closing construction projects, Thomas brings an eagerness to help the Capstone team in a dual role as a Construction and Quality Control Manager.

Tonia Christensen

  • Vice President of Legal Affairs and General Counsel
Tonia joined the Capstone Companies in 2006 and since 2016 has been Capstone Development Partners' General Counsel. Tonia provides oversight, guidance, direction and legal advice on both corporate and development matters and works closely with Capstone's principals and development team members to evaluate, document and close Project financings. Tonia is licensed to practice law in the District of Columbia and the State of Alabama.

Victoria Miller

Job Titles:
  • Office Manager
Victoria provides support for all staff in the Birmingham and Denver offices. As the Office Manager, she is responsible for day-to-day administrative tasks, assists with marketing, provides IT support and troubleshooting, plans and coordinates office events, and makes sure that travel schedules and itineraries are coordinated and booked in a timely manner. In Victoria's words "I make sure that everything in the office is running smoothly and cohesively, identifying and resolving issues before they become problems." During her career, Victoria has worked in various roles with Procurement Services at The University of Alabama, receiving and reviewing RFPs, procuring and analyzing competitive bid responses, and negotiating contracts for various departments, among other tasks and responsibilities.

Walker May - EVP

Job Titles:
  • Executive Vice President
Walker manages various aspects of the day-to-day development process including site evaluation, conceptual planning, pro forma creation and analysis, and coordinating the efforts of the Development Team. Walker works directly with the University partner and is the primary point of contact through the entire development process - from predevelopment through design to construction and then to the important turn over to operations. Aside from development management, Walker is also a member of CDP's Corporate Advisory Committee in which he, along with other senior staff, works closely with CDP Principals to provide counsel and guidance on all strategic business matters. Since joining Capstone in 2003, Walker has overseen the management and delivery of over 8,500 beds of student housing with associated parking, dining, wellness and recreation, conference, retail and office spaces totaling over $712 Million in development value.

Wendy McKee

With over 30 years of experience in finance and accounting, Wendy manages Capstone Development Partners' corporate finance, human resources and administration. Wendy also works closely with Development and Finance Managers during project pre-development and financial closings and is responsible for all monthly construction draws. These processes require extensive coordination with our university partners, debt and equity funders, and service providers. Prior to Capstone, she spent 10 years working as a CPA in public accounting with both international and regional firms, auditing a variety of entity types. Between her tenure with the public accounting firms she was the CFO for two different large non-profit organizations.

William Davis

Job Titles:
  • Chief Development Officer
William manages and is responsible for many aspects of Capstone Development Partners' on-campus projects - including site and market evaluation, leading the collaborative design process with the design team and the University, managing the permitting and entitlement process, and a myriad of associated tasks necessary to keep the projects moving forward on schedule. He serves as the primary point of contact between the university and all other development team members and actively leads the team in weekly project meetings on-site and is extremely focused on meeting the University's objectives and goals while delivering quality projects on schedule and under budget. Since joining Capstone in 2006, William has overseen the development of over 4,800 beds of housing and roughly 70,000 SF of dining valued at nearly $500 Million in total development cost. Drawing from his experience with budget and schedule-challenged projects on high-density urban campuses, William keeps in close contact with all members of the project and university team to ensure that all team members are communicating and working together to deliver a quality project for the university.
