Jason Lazar - COO

Mr. Lazar joined Heidenberg Properties Group in January 2012. He currently sources and performs due diligence for acquisition opportunities, development parcels and promissory notes secured by retail properties. Mr. Lazar is responsible for structuring and negotiating transactions including acquisitions and joint ventures. In addition, Mr. Lazar assists with the leasing, development and management of the Heidenberg Properties Group portfolio. Most recently, he led the acquisition and financing of Mt. Pocono Plaza, CVS Plaza at Hazlet, and the Philadelphia Rite Aid portfolio. Mr. Lazar serves on the ICSC's Government Relations committee for the State of New Jersey. Prior to joining Heidenberg Properties Group, Mr. Lazar co-founded KeyOn Communications Holdings, Inc. - one of the largest providers of wireless broadband and Voice Over Internet Protocol (VOIP) in the United States. As the Vice President of Corporate Development and General Counsel, his responsibilities included the identification, structuring and negotiation of M&A transactions, as well as business strategy and the publication of KeyOn's SEC filings including its annual and quarterly reports. Mr. Lazar holds a JD from the Benjamin N. Cardozo School of Law and a Bachelor of the Arts degree from Lehigh University.

Mr. Heidenberg is the founder and Managing Partner of Heidenberg Properties Group, which develops, owns and manages shopping centers and retail properties. He provides the strategic vision for the company's development, redevelopment and acquisition initiatives. Mr. Heidenberg harnesses over thirty-five years of hands-on experience in the shopping center business. Mr. Heidenberg oversees a wide range of activities including acquisitions, leasing, construction, finance, and property management. Mr. Heidenberg co-founded a predecessor company in 1985 and led the company in acquiring and developing more than 4,000,000 square feet of shopping centers throughout New York, New Jersey, Pennsylvania, Arizona, Vermont, and Michigan. In 2013, Mr. Heidenberg founded Heidenberg Properties Group. Since its formation Heidenberg Properties has acquired Mt. Pocono Plaza, Mt. Pocono, Pa., Hershey Square Shopping Center, Hummelstown, Pa., Ephrata Commons, Ephrata, Pa., Thompson Square Mall, Monticello, N.Y., The Potomac Marketplace, Ranson, W.Va., a Rite Aid portfolio, Philadelphia, Pa., and Culpepper Colonnade, in Culpeper, Va. With Mr. Heidenberg at the helm, Heidenberg Properties has undertaken a number of major redevelopment projects. Heidenberg Properties has renovated and modernized Lake Plaza Shopping Center in Mahopac, N.Y. replacing Key Food with Stop and Shop and partially replacing Kmart with Ocean State Job Lot and has partially replaced Kmart in Mount Pocono Plaza with Ollies Discount Bargain Stores and Planet Fitness. At Shelby Town Center, Shelby Township, Mich., Heidenberg Properties replaced Sears Great Indoors with Floor and Décor and Edge Fitness, and at South Port Shopping Center, Shirley, N.Y. Heidenberg Properties added Michaels Crafts Store, Five Below, Ulta Beauty and many other exciting retailers. Heidenberg Properties has added Michaels to Culpeper Colonnade replacing Staples. Heidenberg Properties has added Marshalls Department Store at Thompson Square Mall, a Home Depot, Shop Rite anchored property and at The Potomac Marketplace, a Home Depot, Weis Supermarket, Kohl's Department Store anchored property. In the spring of 2021, Heidenberg Properties will replace a former Kmart with Five Below, TJ Maxx, Big Lots and Planet Fitness, at the Weis anchored Hershey Square Shopping Center. Mr. Heidenberg is an active and socially engaged member of his community. He is a board member of the Foundation Fighting Blindness, VISIONS, Fidelco Guide Foundation and is President of Temple Emanu-El in Closter, N.J. Over the years Mr. Heidenberg was a board member of the Elisabeth Morrow School, Horace Mann School, and PennDesign at the University of Pennsylvania. Mr. Heidenberg lives in Demarest, N.J. with his wife Susan, an interior designer, Zoe, a Hall of Fame guide dog and a menagerie of four legged creatures. His daughter Jessica is an orthopedic surgeon, son-in-law, P.J., is a private equity investor and daughter Jenna is a retail real estate broker. Mr. Heidenberg enjoys golf, swimming, exercise, listing to audio books and travel. Mr. Heidenberg was the 1973 Metropolitan Golf Association Boys Championship runner-up, and the 1974 Metropolitan Golf Association Boys Championship junior champion. Prior to entering the real estate business, Mr. Heidenberg practiced law as an attorney in New York City. Mr. Heidenberg received his Juris Doctorate from the Benjamin N. Cardozo School of Law and a Bachelor of Arts from the University of Pennsylvania.
