David Peltz

Mr. Peltz has a diverse background in commercial real estate and financial analysis, and has spent his 30-year career in a range of senior management and executive positions, including sales, acquisitions and development. Mr. Peltz spent 12 years through the years of 1998 and 2010 at TD Securities Inc. including the role of Managing Director leading the brokerage group in real estate investment banking. Prior to that, from 1995 to 1998, Mr. Peltz founded Cornerstone Commercial Realty, a boutique real estate investment firm, which was subsequently purchased by TD Securities Inc. in 1998. In the years prior, Mr. Peltz held a variety of roles including Manager at CB Richard Ellis Limited (formerly CB) and Vice President Acquisitions at Counsel Real Estate Investment Trust (now RioCan Real Estate Investment Trust). Mr. Peltz is currently a consultant to private investment groups. Mr. Peltz holds a Master of Science degree in Psychology and an Honours Psychology Bachelor of Arts Degree, both from the University of Waterloo. Mr. Peltz has maintained a firm commitment to social work and community development in the Toronto area where he championed the development of several multi-family affordable housing complexes and served on a range of boards that foster a better quality of life for marginalized individuals throughout the city.

Haya Zilberboim - Founder

Prior to launching Emma Capital, Haya was the CEO of Greenwin, one of Canada's premier full-service real estate firms with more than 20,000 residential units and commercial properties under management across Canada. Haya was responsible for Greenwin's Asset Management Service's acquisition and partnership opportunities. Prior to Greenwin, Haya was the COO and CFO of Fishman Holdings NA, Israel's largest real estate company, where she managed the company's portfolio of North American residential and commercial properties (One Billion Dollar in value), implementing operation improvement programs in order to improve property asset value to owners and arranged financing for variance properties in total amount of 300 Million Dollar. Haya began her business career in Israel in the investment industry raising millions of dollars in private equity placements and IPOs, and leading the sale and acquisition of several companies in both Israel and the United States. Haya trained as a Certified Public Accountant and spent 4 years working with KPMG Canada, before joining Fishman and 4 years at KPMG Israel where she started her career.

Howard Sloan

Howard Sloan is the Managing Partner of Goldman, Sloan, Nash & Haber LLP and practices in the Corporate & Commercial and Commercial Real Estate & Leasing Group. Howard specializes in commercial transactions with an emphasis on real estate, financing, leasing, syndications and share & asset acquisitions and dispositions. He possesses expertise in the niche areas of Commercial Mortgage-Backed Securities (CMBS), derivatives and securities and has particular exposure to the forensic analysis of Additional Rent provisions in commercial leases. With over 36 years of experience, Howard's breadth of legal and business knowledge, along with his creativity, entrepreneurial spirit, attention to detail and client service has attracted a loyal and sophisticated client base. His clients include developers, aggregators, syndications, lenders, landlords, tenants and contractors. They rely on Howard for expert advice and effective solutions, tailored to their individual needs. Howard is the founding member of the Ontario Bar Association's Managing Partners Roundtable which was launched in the spring of 2011. Since its inception, the group has grown to 88 unique firm leaders from 61 firms. Howard has been instrumental in devoting much of his time to ensuring the success of the roundtable and at times, he acts as a moderator for the group discussions.

Oz Cohen

Prior to joining Emma Capital, Oz was a managing partner and principal of the Torgan Group, a Toronto based developer, owner and a manager of over 70 commercial projects in Canada and the U.S. including indoor shopping malls, medical centres, retail plazas, office and institutional buildings. Oz was involved in and oversaw every facet of Torgan's operations including acquisitions, developments, financing and property management operations. Many of the projects have gone on to receive national and international recognition. Prior to joining Torgan in 2001, Oz was the Acting CFO and Senior VP of Business Development of Fundtech, a publicly traded (NASDAQ) high-tech company. As part of his duties, Oz managed the financial operations of Fundtech, oversaw and co-ordinated several acquisitions, and managed the company's various public offerings including an IPO and a $100 Million secondary offering. Oz began his career as a lawyer, articling for Osler, Hoskin and Harcourt and specializing in commercial and international law. He was called to the bars of New York, Massachusetts, Israel and the Law Society of Upper Canada.

Shani Marzin

Shani is a Controller with Emma Capital. Prior to Emma Capital, Shani worked as a Chartered Accountant at Public Accounting Firms. Shani started her career as an auditor at Deloitte & Touche LLP, specializing in the real-estate industry, with major public and private real estate companies, including Brookfield Properties, Monarch, Met-Cap Living, ARCA. Shani then joined a small size Public Accounting Firm, Bongard Dale Fried, with a focus on the firm's real estate clients.

Vikram Aneja

Vikram Aneja, BBA, MBA Principal< Prior to joining Emma Capital, Vik was a Vice President at Brookfield Asset Management, one of the world's leading real estate investors, in London (UK). At Brookfield, he was involved in over C$8 billion of investment and asset management activities in the UK and Europe, including Gazeley (+15 million sqft industrial business), Centre Parcs UK (£200m EBITDA hospitality business) and Roost Student Housing (8,000 bed student housing business). He also previously worked for Starwood Capital Group. Vik started his career at The Berkley Group in Toronto and Miami, working across residential development and multi-family asset management, and providing JV equity capital to condominium developers in Toronto and Florida. He has a BBA from York University (Schulich School of Business) in Toronto, and an MBA from London Business School in the UK.
