Ali Arlani - CEO

Ali Arlani was appointed as new CEO and Registrar of the CMRAO, effective January 15, 2018. Reporting to the Board of Directors, Ali leads the team responsible for the delivery of the CMRAO's services to condo communities across the province. Previously, Ali was the Assistant Deputy Attorney General (ADAG) for the Agency and Tribunal Relations Division overseeing operational, regulatory and adjudicative agencies of the Ministry of the Attorney General (MAG). Prior to his appointment as ADAG, Ali was the Chief Executive Officer of the Environment and Land Tribunals Ontario, and the interim Executive Lead of the Social Justice Tribunals Ontario. Ali joined the Ontario Public Service in 1986. Before joining MAG in 2004, Ali was the Director of the Building and Development Branch at the Ministry of Municipal Affairs and Housing where he provided strategic direction for the transformation of the building regulatory system in Ontario. He holds a Doctorate degree in building engineering, a Bachelor of Commerce in economic management, and is a graduate of Queen's University Public Executive Program.

Aubrey LeBlanc - Chairman

Aubrey LeBlanc has extensive executive experience serving on boards for associations in the building industry. Aubrey is currently the Country Director for Canada at Cloudpermit, a community development software company. He is the former Chief Administrative Officer of the Ontario Building Officials Association and is the former Chief Executive Officer and Registrar of Tarion. He is the Past Chair of the Bereavement Authority of Ontario and the Past Chair of the Canadian Mirror Committee for ISO COPOLCO of the Standards Council of Canada. He was part of the expert panel for the Condominium Act Review and was a member of the Condominium Management Regulatory Authority Advisory Working Group.

Beth Pearson's career in the insurance industry spans over thirty years. Most recently she was the Owner and Partner of AP Insurance Brokers. Prior to this, she was a Partner with Pearson Dunn Insurance Brokers. She is a Past President of the Registered Insurance Brokers of Ontario and a Past President of the Insurance Brokers Association of Ontario. Her community involvement includes the Rotary Club of Ancaster AM (Secretary), Ancaster Heritage Days Board (Secretary), and Marshall Memorial United Church (Trustee Chair).

As the Information Technology (IT) Director for the CMRAO, Danielle is responsible for providing IT operations support and IT solutions to meet the organization's business needs and strategic goals. Danielle has over fifteen years of experience in the IT industry delivering effective solutions to business users. Prior to joining the CMRAO, she worked in the financial services sector, at a global IT consultation company, and at a non-profit organization. Her experience and knowledge include business analysis, application development, IT strategic planning, and project management. Danielle has a bachelor's degree in Computer Science from Fudan University, China, and is a certified Microsoft Dynamics Customer Relationship Management (CRM) consultant.

Elizabeth Gibbons has more than two decades of experience in public relations (PR), executive communications, and media and stakeholder relations. As a full-time professor of PR at Algonquin College, Elizabeth helps prepare the next generation of PR practitioners. She previously held roles as Director of Environmental, Social, Governance (ESG) and Director of Communications for TELUS International, Head of Media and Public Affairs for the British High Commission and Director of Communications for the Minister of Agriculture.

Gail Beggs

Gail Beggs has extensive experience as an executive in government, including as Deputy Minister of three ministries in the Ontario Public Service. Gail also led the Board of an international agency dealing with the Great Lakes and headed up an Ontario Crown corporation, serving as Chair of the Board and separately as Chief Executive Officer. Gail currently serves as Vice Chair of the Board of the Ontario Lottery and Gaming Corporation and as Chair of the Governance and Corporate Social Responsibility Committee, as well as volunteering on the board of the not-for-profit Forests Ontario. Gail chaired the multi-stakeholder Advisory Group that led to the formation of the Condominium Management Regulatory Authority of Ontario.

John Oakes

John Oakes was the President & CEO of Brookfield Condominium Services Ltd. (now Crossbridge Condominium Services Ltd.) for over twenty years and subsequently Chairman of Crossbridge for seven years until he retired in 2023. During his career, he served as Director on the Boards of the Association of Condominium Managers of Ontario (ACMO) and the Canadian Condominium Institute (CCI). In 2015, he was asked by the government to sit on the Advisory Panel to establish an authority to oversee the Condominium Management Services Act. He also serves as President of the condominium where he lives and as President of The Muskokan Resort Club Inc., an interval ownership resort on Lake Joseph. John is also a Director on the Board of ParaSport Ontario, an umbrella organization that promotes competitive and recreational activities for individuals with disabilities.

Kathy Nakanishi - Secretary

Kathy Nakanishi is the Corporate Secretary for the CMRAO. In this role she is responsible for managing the operations of the Board and Board committees. Kathy has experience working in the private, public, and non-profit sectors, and with start-up organizations. She comes to the CMRAO with a diverse background, having worked in energy conservation, customer solutions, marketing, and communications, as well as human resources for a large public utility company. Prior to joining CMRAO, she worked at a professional regulatory body in compliance and enforcement operations and at a delegated administrative authority managing strategic initiatives and governance matters. She has an advanced certificate in Business Analysis from McMaster University.

Kerry Carmichael

Kerry Carmichael's career spans over thirty years in the real estate and retail automotive industries. She recently served as Executive Director of the Retailer Communication Team with BMW Canada, where she managed the relationships between forty-two BMW Canada retailers and the manufacturer. Between 1996 and 2010, she was Vice-President of Organizational Development and IT for City Buick Chevrolet Cadillac GMC. Ms. Carmichael's community involvement has included twenty years on not-for-profit Boards of Directors, including ten years as Chair of the Crossroads Christian Communication corporation.

Nikki Hera

Nikki Hera is the Director of Corporate Services for the CMRAO. In this role, she is responsible for managing the operations of the executive office, as well as the Human Resources function for the organization. Nikki comes to the CMRAO with considerable experience in the not-for-profit sector and has experience with start-up administrative authorities, both as an executive assistant and as an HR generalist. She is a Society of Human Resources Management Certified Professional (SHRM-CP).

Paul Kyte

Paul Kyte was licensed with the Law Society of Ontario as a legal services provider (Paralegal) providing legal services from 1996 until retiring his practice in 2022. Previously he served as a Provincial Offences Prosecutor with the Ontario College of Trades and interim Prosecutor for the County of Hastings. He was a City Councillor for the City of Quinte West (2003-2014) and sat on and chaired several committees during his time there. Currently he is a property administrator managing several privately owned residential, commercial, and development properties across Ontario. He is also appointed as a Member of the Ontario Parole Board.

As the CMRAO's Director of Finance, Rana is responsible for managing the CMRAO's financial activities. He has more than 10 years of experience in financial reporting and management, as well as diverse experience working in multinational private and public co-operations around the world. This is complemented by extensive working knowledge of the service, trading, and manufacturing sectors. Rana is a designated Chartered Accountant of Canada and the United Kingdom (UK), as well as a Chartered Management Accountant of the United States of America. He holds an Honours Bachelor of Sciences in Applied Accounting degree from Oxford Brooks University.

Sandy Vizely

Sandy Vizely is the Director of Regulatory Operations and Deputy Registrar for the CMRAO, and oversees the organization's day-to-day operations, which includes managing the licensing, compliance, and education teams. Previously, he served as the CMRAO's policy and programs lead, responsible for the implementation of the CMRAO's licensing program. He also managed the development of the organization's technology build. Before joining the CMRAO, he worked at ServiceOntario as a Senior Business Consultant in the Registry Projects unit. Sandy received his Bachelor of Arts from Wilfrid Laurier University, and completed the Ontario Post-Graduate Program in Public Administration at Humber College.

Tsehaie Makonnen - CCO

Tsehaie Makonnen is responsible for developing the CMRAO's integrated communications strategy and develops plans designed to meet the CMRAO's strategic communications objectives. She leads the team responsible for stakeholder engagement and digital communications, as well as content creation for a variety of audiences. Tsehaie is a versatile communicator with a background in corporate communications, and she has worked in the private, public, and non-profit sectors. She specializes in visual storytelling and has considerable experience in multimedia production. She received her Bachelor of Arts in Communication Studies (Specialization - Film) from Concordia University, in addition to a Digital Communications diploma from Humber College and an Archival Practices and Records Management certificate from George Brown College.
