- Vice President, Operations Multifamily
Mr. Glidewell joined Clear Sky Capital in 2015 and is Vice President of Operations within the Firm's multifamily platform. In this capacity, he is responsible for executing the value-add business plans of Clear Sky Capital's portfolio of assets including site inspections, construction management, finance and operations, and supervision of third-party property management companies. He is on the Multifamily Investment Committee and supports the acquisition and disposition of multifamily properties.
Mr. Glidewell has over 25 years of multifamily real estate experience. He is a seasoned professional well versed with best practice standards for achieving operational growth and excellence. Prior to joining Clear Sky Capital, he was Regional Vice President with ConAm Management Corporation, a full-service provider of multifamily management solutions. During his 8-year tenure, Mr. Glidewell was responsible for the operations and business development of over 5,000+ multifamily units in Arizona and Texas. Prior to ConAm, he was a Partner and Director of Property Management with Phoenix-based Sky West Properties Inc., a third-party property management company and oversaw the day-to-day operations of property management, personnel, budgets, capital improvement management and client relations.
Mr. Glidewell holds the Certified Apartment Portfolio Supervisor (CAPS) designation from the National Apartment Association and is a licensed real estate salesperson in Arizona.

Mr. Schell joined Clear Sky Capital in 2014 and is Director of Acquisitions for the Firm's car wash platform and a member of the car wash investment committee. In this capacity, he is primarily responsible for sourcing, underwriting of investments. He also supports operations, financial management and the growth objectives of the business.
Prior to joining Clear Sky Capital, Mr. Schell was Director of Asset Management at Starwest Associates, an Arizona-based investment company that develops technologies and systems for the EMS, fire and private ambulance sectors. During his tenure, he was responsible for the procurement and allocation of equipment, supplies and resources as well as contract negotiations and business development.
Mr. Schell received both his Bachelor of Science in Business Administration and his Master of Business Administration degrees from the Azusa Pacific University. He is a member of the Camelback Society, a faith-based business collective that encourages and fosters leadership and entrepreneurism among young professionals. Additionally, he actively volunteers and supports various nonprofit organizations including Young Life, Feed My Starving Children, Helping Hands and the Southwest Autism Research & Resource Center (SARRC®).

Mr. Morse joined Clear Sky Capital in 2014 and has held several senior operations roles within the organization. Currently, he is a Managing Director of the firm's self storage asset management platform. In this capacity, he is responsible for strategic planning, financial management and the growth objectives of the business.
Mr. Morse has over 25 years of leadership and management experience. Prior to joining Clear Sky Capital, he was Chief Operations Officer at a Scottsdale-based construction materials supply company where he was responsible for strategic development, production, sales, contract negotiations and client accounts. Previously, he was Chief Financial Officer at MB Fine Homes, an Arizona-based premier home builder and led the firm's financial operations. Earlier in his career, he was a teacher and taught high school math, history and economics courses and coached football and golf.
Mr. Morse received his Bachelor of Arts degree in Economics and Business from Westmont College and has traveled and studied with the International Business Institute. He is an active volunteer and supporter of various nonprofit organizations including New Hope Uganda, Young Life and Affordable Christmas.

Mr. Book has over 15 years of leadership and management experience and has held executive positions with notable Fortune 500 companies across a variety of industries. Prior to joining Clear Sky Capital, he was Head of E-Commerce at Sears Holdings Corporation and led the turnaround of the multibillion dollar e-commerce business unit to profitability and executed related growth initiatives. He also served as Head of Strategy, Analytics & Expense Management and oversaw corporate strategy, the company's $10b+ expense budget, strategic restructuring, financial performance and operations. Prior to joining Sears, Mr. Book was Co-Founder and CEO of ChatterPlug Inc., a venture capital-backed customer engagement platform where he was responsible for strategic partnerships, product development, marketing and branding. Previously, he held Strategy, Marketing and E-Commerce roles with J. Walter Thompson (JWT), The Walt Disney Company and Off Madison Ave. Additionally, he is a frequent speaker on leadership, retail, e-commerce and restructuring at events and conferences across a wide variety of industries.
Mr. Book received his Bachelor of Science degree in Business from Arizona State University's W. P. Carey School where he currently lectures in both the undergraduate and graduate business programs. He earned a Master of Business Administration from Northwestern University's Kellogg School of Management.

Mr. Herthel joined Clear Sky Capital in 2020 and serves as Chief Operating Officer and is a member of the Firm's Executive Management team. He also collaborates on investment decisions and supports investment performance, fiduciary standards, and company culture.
Mr. Herthel has over 23 years of real estate investment management and consulting industry experience. He has been involved in over $2 billion of real estate transactions throughout the U.S. across property types and investment structures. Prior to joining Clear Sky, Mr. Herthel was a Director within Moss Adams' Real Estate Advisory Services practice. During his tenure, he worked with entrepreneurial real estate firms on growth and capital raising initiatives and with private investors and family offices on investment strategies. Prior to joining Moss Adams, he held senior positions with real estate and private equity firms including Buchanan Street Partners, Somera Capital Management, and AEW Capital Management in roles across acquisitions, portfolio management, capital markets, and corporate leadership.
Mr. Herthel received both his Bachelor of Science degree in Business Administration, with concentration in Real Estate Finance and Development, and his Master of Business Administration degree from the Marshall School of Business at the University of Southern California. He is a member of the Urban Land Institute and supports local and national organizations involved in youth sports, education, and regenerative agriculture.

Mr. Fleming joined Clear Sky Capital in 2018 and is Fund Controller of Real Estate responsible for the financial reporting, compliance and technical accounting matters of the Firm's multifamily and self storage investment platforms. He is actively involved with the creation of financial statements, review of property management accounting records, cash management and reconciliation of capital activities. Additionally, he works with Clear Sky's Corporate Controller and Chief Financial Officer on various corporate, business development and investor initiatives.
Mr. Fleming is experienced with financial reporting, internal controls and financial statement preparation. Prior to joining Clear Sky Capital, he was a Senior Accountant with Insight Enterprises, Inc., an Arizona-based publicly traded global technology company that focuses on business-to-business and information technology capabilities for enterprises. During his tenure, he worked in the firm's technical accounting and SEC reporting groups and performed quarterly Sarbanes-Oxley key-controls, drafted position papers and coordinated with external auditors to ensure adoption of new accounting standards. Prior to Insight, he was an Audit Associate with Ernst & Young where he supervised a team to ensure effective utilization of budgeted resources and worked on complex accounting transactions including Initial Public Offerings, Shelf Registration and Debt Offerings.
Mr. Fleming received both his Bachelor of Science and Master of Accountancy (MAcc) degrees from Arizona State University's W. P. Carey School of Business. He is an Arizona Certified Public Accountant (CPA), a member of the Arizona Society of CPAs and Phoenix Arcadia Rotary Club.

Mr. Parker joined Clear Sky Capital in 2019 and is the Firm's Corporate Controller. In this capacity, he has oversight of corporate level accounting and finance activities and works closely with the Chief Financial Officer. He also has management responsibilities of Clear Sky's team of Accounting personnel.
Mr. Parker is an experienced professional well versed with GAAP and IFRS accounting rules and standards for financial reporting. Prior to joining Clear Sky Capital, he was Assistant Controller with Ancestry.com, the Utah-based online genealogy company where he was responsible for the accounting, audit and reporting functions. Additionally, he led and managed a team of accountants executing the day-to-day general ledger and accounting requirements involving complex international legal structures. Prior to joining Ancestry.com, he was Manager of Technical Accounting and IPO Services with Connor Group. During his tenure, he consulted with public and private clients on technical accounting matters, performed complex data analyses and drafted SEC filings, financial statements and disclosures. Previously, he was a Senior Associate within Ernst & Young's Assurance Services practice and worked on IPOs, mergers & acquisitions and audits of public and private companies across real estate, retail, mining and Software as a Service (SaaS) industries.
Mr. Parker received his Bachelor of Science degree in Accounting from Brigham Young University and his Master of Accountancy (MAcc) degree from the Marriott School of Business at BYU. He is a Certified Public Accountant (CPA).

Mr. Smith joined Clear Sky Capital in 2015 and is Fund Controller for the Firm's car wash platform responsible for the financial reporting, compliance and technical accounting matters. He is actively involved with the creation of financial statements, compliance with debt covenants, audit and tax coordination, and reconciliation of investor accounts. Additionally, he works with Clear Sky's Chief Financial Officer on various corporate, business development and investor initiatives.
Prior to joining Clear Sky Capital, Mr. Smith was an Operations and Project Manager with Southwest Sod Inc., an Arizona-based family owned agribusiness. He was responsible for developing and improving systems used to manage product inventory. Additionally, he coordinated the design and implementation of change management practices to improve key performance indicators.
Mr. Smith received his Bachelor of Science degree in Accountancy from Arizona State University's W. P. Carey School of Business. He is an Arizona Certified Public Accountant (CPA), a member of the American Institute of Certified Public Accountants (AICPA) and the Arizona Society of Certified Public Accountants. Mr. Smith is also an active supporter of local faith-based groups.

Mr. Stevenson joined Clear Sky Capital in 2015 and is a Managing Director and leads the Firm's self storage platform. In this capacity, he is responsible for sourcing, underwriting, operations, financial management and the growth objectives of the business.
Mr. Stevenson has nearly 20 years of executive experience identifying, acquiring, developing and operating commercial assets in the U.S. and abroad. Prior to joining Clear Sky Capital, he was Founder of Wok on Water, LLC, a commercial real estate development company and responsible for building the firm's real estate portfolio through acquisitions and developments across the U.S. Previously, he was a Partner with LRI, LLC that owned and operated a portfolio of U.S. and international franchised concepts. During his 7-year tenure, Mr. Stevenson was responsible for brand development, site selection, operations and training. He was instrumental in growing a casual dining franchise concept from an initial location to over 100 locations with in excess of $300 million in annual sales.
Mr. Stevenson received his Bachelor of Arts degree in Communications, Cum Laude, from Georgia Southern University. He is a member of the Self Storage Association (SSA), Inside Self-Storage (ISS) and Self Storage Association UK. He also actively volunteers and supports various nonprofit organizations including Hustle Phoenix, Feed My Starving Children and the Southwest Autism Research & Resource Center (SARRC®).
Ms. Bulsterbaum joined Clear Sky Capital in 2021 and is an accounting associate assisting controllers across multiple platforms. She is actively involved within general ledger maintenance, accounts payable, corporate treasury, and account reconciliations. Reporting directly to Fund Controllers for the multi-family, self-storage, and manufactured housing platforms. In addition to assisting the Corporate Controller.
Prior to joining Clear Sky, Ms. Bulsterbaum was an accounting leader trainee with Brown and Brown Insurance brokerage. Where she assisted the West Coast Director of Finance with commission reconciliation, general ledger maintenance, bank reconciliation, and accounts payable among other duties. During her tenure, she had assisted in multiple different facets for branches across the country including corporate acquisitions and high-volume intercompany transactions.
Ms. Bulsterbaum received her Bachelor of Accountancy from New Mexico State University and is currently pursuing her Master of Science in Accounting from the University of Arizona in preparation for CPA licensure. She is an active member within Delta Gamma alumni, sitting on the board for the Eta Lambda Chapter housing and social standards at NMSU

Mr. Perrault joined Clear Sky Capital in 2015 and is Vice President of Project Management for the Firm's car wash platform. He is primarily responsible for strategic planning, equipment operations and maintenance of car wash assets. Additionally, he works closely with Clear Sky's leadership team to supports operations, financial management and business growth objectives.
Mr. Perrault has over 15 years of experience in project and personnel management, business development, customer relations, distribution and sales and marketing. Prior to joining Clear Sky Capital, he was responsible for Business Development and Project Management with Southwest Sod Inc., an Arizona-based family owned agribusiness. During his tenure, Mr. Perrault supervised all phases of commercial projects, managed subcontractor relationships, expanded the firm's customer base and increased top-line growth through the application of innovation solutions. Prior to Southwest Sod, he was a professional baseball player and played as a right-handed pitcher with Major League Baseball teams including the Arizona Diamondbacks, Washington Nationals and Baltimore Orioles.
Mr. Perrault received his Bachelor of Arts degree in Business and Corporate Communications from Arizona State University. He is an active supporter of local faith-based groups.
Mr. Martinez joined Clear Sky Capital in 2020 and is Head of Capital Markets. In this capacity, he is responsible for leading the capital formation efforts for the Firm's investment platforms, developing strategic growth initiatives and creating long-term relationships with investors and partners.
Mr. Martinez has over 15 years of alternative investments experience with focus on institutional sales, capital markets and manager due diligence. Prior to joining Clear Sky Capital, he was a Founding Partner and Head of Capital Markets at Flat Rock Global, the alternative credit manager affiliated with fixed-income firm Western Asset Management. During his tenure, Mr. Martinez led the firm's global equity capital markets efforts and was a member of its direct lending investment committee. Prior to Flat Rock Global, he was Founder and Managing Partner of ST Capital Consulting, LLC, an alternative investments consulting firm that advised investment managers, family offices and high net worth investors on sourcing and due diligence of private market opportunities. Previously, Mr. Martinez held leadership positions at Balter Capital Management, AR Capital, Bluerock Real Estate and Cole Real Estate Investments.
Mr. Martinez received his Bachelor of Arts degree in Economics from the University of Arizona, his Master of Science degree in Finance from Eller College of Management and holds the Chartered Alternative Investment Analyst (CAIA) designation. During her tenure, she was responsible for leading the corporate accounting department and accounting and reporting for the company's various joint ventures. Prior to Ventas, she was a Senior Associate within Ernst & Young's Assurance Services practice and performed audits of public and private companies across real estate, healthcare, and oil and gas industries.

Mr. Wheeler joined Clear Sky Capital in 2013 and is Director of Capital Markets (Canada). In this capacity, he is responsible for leading capital raising efforts for the Firm's real estate investment platforms and developing strategic, long-term relationships with Canadian-based investors and partners. Additionally, he collaborates with Clear Sky's senior leadership on corporate and business development initiatives.
Mr. Wheeler has nearly 18 years of financial advisory, sales and consulting experience and has established extensive relationships with investment advisors, family offices and other partners throughout Canada. Prior to joining Clear Sky Capital, he was a Regional Sales Director with Olympia Benefits Inc., a Calgary-based company that provides benefit plans to small businesses. Mr. Wheeler was responsible for business development, sales and consulting services and rebuilt and expanded the firm's advisor distribution channels. Prior to Olympia, Mr. Wheeler was a Managing Partner with Living Benefit Solutions Inc., a specialty insurance company. During his tenure, he implemented sales strategies for insurance product offerings, tailored benefits that best fit his clients' needs and hired and trained sales team members. Previously, he was a Senior Account Executive with RBC Life Insurance Company with relationship management responsibilities and he began his career as an Independent Financial Advisor.
Mr. Wheeler holds the Chartered Investment Manager (CIM) and the Financial Management Advisor (FMA) designations from the Canadian Securities Institute. He is also a Certified Financial Planner (CFP) through FP Canada. Mr. Wheeler is a supporter of various charitable organizations including Hope and Healing International and World Vision Canada.

Mr. Kurschat founded Clear Sky Capital in 2009 and serves as its Chief Executive Officer. He has ultimate responsibility for the Firm's investment strategy, growth initiatives, capital formation, risk management and operations.
Mr. Kurschat has over two decades of principal real estate investing experience with expertise in sourcing, acquisitions, structuring, development, redevelopment and repositioning. Under his leadership, Clear Sky Capital is a leading investor and operator with value-add platforms focused on multifamily, self storage, car wash, manufactured housing and co-working salon suites. He has established extensive relationships with U.S. and Canadian-based retail and institutional investors and has formed investment vehicles that support their investing needs. Prior to founding Clear Sky Capital, Mr. Kurschat was founder of a boutique real estate investment management firm focused on multifamily transactions primarily located in Canada. He began his career as an entrepreneur and syndicated various multifamily transactions with joint venture partners and investors.
Matt Mason - Chief Legal Officer

Mr. Mason joined Clear Sky Capital in 2017 and serves as General Counsel and is a member of the Firm's Executive Management team. In this capacity, he has oversight of the Firm's corporate governance and legal matters, risk management and financial structuring activities.
Mr. Mason has nearly 15 years of legal and management experience. He is well versed with real estate and corporate law and adheres to regulatory, compliance and other relevant standards that impact investors. Prior to joining Clear Sky Capital, he was a partner with Gallagher & Kennedy, an Arizona-based full service law firm. During his tenure, Mr. Mason was responsible for complex transactions including the $900 million bond finance for a publicly-traded company, the corporate restructure of a large nonprofit organization in Arizona and various real estate acquisition, financing and disposition transactions. Prior to Gallagher & Kennedy, he held Associate Attorney positions with Ridenour Heinton PLLC and Carson Messinger PLLC and practiced real estate and corporate law. He began his career as a Legislative Assistant with the Committee on Rules of the U.S. House of Representatives.
Mr. Mason received his Bachelor of Science degree in Political Science from Arizona State University and his Master of Dispute Resolution and Juris Doctorate from Pepperdine University. He is a Board Member of the Arizona State Board for Charter Schools and Teleos Preparatory Academy that focus on increasing educational opportunities for students in the State of Arizona.

Mr. Collins joined Clear Sky Capital in 2014 and serves as Chief Financial Officer and is a member of the Firm's Executive Management team. Mr. Collins is also actively involved with Clear Sky's capital markets efforts, investment structuring, review of financial models, distribution schedules and investor communications.
Mr. Collins is a seasoned professional experienced with GAAP and IFRS accounting rules and standards for financial reporting. Prior to joining Clear Sky Capital, he was a Senior Manager with Ernst & Young (EY). During his 9-year tenure within EY's Assurance Services practice, Mr. Collins primarily worked with a portfolio of public and private growth companies on a variety of strategic initiatives, gaining experience in technical accounting, international operations, SEC reporting and internal controls. Previously, he served as a Board Member and Treasurer of New Global Citizens, an Arizona-based nonprofit that offers educational programs for students and teachers to make a positive impact, and was involved with key decisions, business strategy and financial operations.
Mr. Collins received both his Bachelor of Science in Business Administration degree, Magna Cum Laude, in Accounting and his Master of Accounting degree from the University of Arizona.
Mr. Wong joined Clear Sky Capital in 2014 and is an Associate Vice President. In this capacity, he is primarily responsible for acquisition underwriting and due diligence, financial modeling, asset management and disposition of investments across the Firm's various business platforms. In addition, he works closely with Clear Sky's senior management team on debt structuring for its portfolio of real estate assets, various corporate initiatives as well as investor relations efforts.
Prior to joining Clear Sky Capital, Mr. Wong was a Senior Registered Representative within Charles Schwab's brokerage division responsible for relationship management and financial reporting. Prior to Charles Schwab, he was a Market Research Analyst with Cambridge Properties, a Phoenix-based residential and commercial real estate company. During his 3-year tenure, Mr. Wong was responsible for in-depth research and market analysis, performed financial analysis, due diligence and valuation of real estate investments. He also supported the firm's business development and managed client relationships.
Mr. Wong received his Bachelor of Science degree in Accounting, Cum Laude, and his International Business Certificate from Arizona State University's W. P. Carey School. He is a licensed real estate salesperson in Arizona and actively volunteers and supports various nonprofit organizations including Feed My Starving Children, Young Life and Habitat for Humanity.

Mr. Barrett has over 15 years of commercial real estate and leadership experience. Prior to joining Clear Sky Capital, he was a Real Estate Banking Underwriter with JPMorgan Chase & Co. During his 5-year tenure, he was responsible for the underwriting, structuring and on-going management of a portfolio of commercial real estate loans, risk management and funding oversight of a construction loan portfolio and grading loan facilities based on quantitative and qualitative analyses. Prior to JPMorgan Chase, he was a Project Engineer with Arizona-based Remar Construction and managed construction budgets and schedules for several multimillion dollar projects. Previously, Mr. Barrett was a Consultant/Research Specialist for various Arizona commercial real estate services where he researched and focused on site selections for a national base of clients.
Mr. Barrett received his Bachelor of Science degree in Global Business with concentration in Finance from Arizona State University. He is a member of the Young Presidents' Organization and actively supports various nonprofit organizations including Phoenix Children's Hospital, Youth With A Mission and Young Life.
