The state of the real estate market as it relates to the Denver foothills areas such as Evergreen, Golden/Genesee, Morrison, Conifer, Bailey, Pine, etc is still strong. As of the first quarter of 2023 we have been involved in many multiple offer situations. Is it a buyers or sellers market? That depends on many factors such as price point, home location and condition. For example turnkey homes in highly desirable homes will contract very quickly with multiple offers while homes of average condition in an average neighborhood might not contract quickly. Another important factor is if a home is priced properly. If priced properly the home will move. We work with a lot of buyers and as a result really have our finger on the pulse of the market. We have several luxury buyers who are just waiting for the right property to hit the market. There are quite a few buyers in that $900k to $1.5mm range.
