Agata Szpoton

Agata joined Ceres Management Services in October 2016. As Property Manager she is responsible for day-to-day operations in Buma Square Business Park. Agata's main responsibilities include, but are not limited to tenant relation and retention, tenant move-in and move-out and vendor management and coordination. Prior to joining Ceres, Agata was part of the Investcover team, which dealt with project management during the investments in Buma Square Business Park. She was responsible for the coordination of administrative processes, the organization and coordination of tender processes, and the co-organization of acceptance processes. Agata is studying Economy with specialization of Real Estate Management at the Cracow University of Economics. She has postgraduate degree in Property Management from Cracow AGH University of Science and Technology. Agata also holds a property manager license issued by the Polish Real Estate Federation.

Agata Ślęczka

Agata joined Ceres Management Services in January 2019. As Property Manager she is responsible for coordination of all matters related to Bonarka for Business Office Complex. Prior to joining Ceres, she has earlier gained her experience at Cefic Polska, DTZ Management Polska, Apsys Management and Trigranit Polska being responsible for operational and strategic management of Shopping Centers and Office Buildings, coordination of all aspects of Management contract, planning and implementation of the budgetary targets, costs optimization, creation and execution budget (CAPEX, OPEX). Agata graduated of Jagiellonian University and post-graduate studies of Property Management.

Aleksandra Baran

Aleksandra Baran joined Ceres Management Services in March 2021. As Financial Controller she is responsible for quarterly management reporting and bank reporting, covenants calculations, preparing cash flows, budgeting as well as other financial controlling processes for Bonarka for Business. Prior to joining Ceres, Aleksandra has spent over 9 years in well-known Polish real estate companies (Apsys, DTZ, Savills, Multi) gaining a very valuable experience in financial analysis, reporting and controlling. Aleksandra holds a Master's Degree in Finance and Accounting from Warsaw School of Economics (SGH). She also graduated in Psychology and German Philology from University of Warsaw.

Aleksandra Litawa

Anna Pięta

Anna joined Ceres Management Services in February 2019. As Property Administration Specialist she is responsible for registering financial documents and other business data in SAP System. Also, she is responsible for creating and operating a vacation calendar and attendance lists. Anna is taking care for entire office coordination. Prior to joining Ceres, Anna worked in University Hospital as a clerk. She was responsible for handling of incoming and outgoing correspondence, implementation of ongoing tasks, running a HR program and accounting for patients in the AMS system. Anna holds a Master's degree in National Security with specialisation of Information Security in the Public Sector at the Pedagogical University of Cracow.

Dimitar Evgeniev

Irina Krusharska

Irina Krusharska has 12 years' experience in the real estate. She has 10 years of experience as a leasing and property manager of an office building with app. 9 000 sqm class A office space in Sofia. Some of the major tenants she has been in relationship as a leasing and property manager were CISCO, EMIS, Wacom, Cargill, UniCredit Consumer Financing, INC Research and other international companies. Joining in March 2020 to ProReal Bulgaria - a consultancy company specialized in commercial properties, Irina has been responsible for the leasing and development of 2 class A office buildings in Sofia with total of 44 000 sqm office and commercial spaces. In her previous background Irina has been a project coordinator of investment project for construction of residential complex with 300 apartments in Sofia. James Al-Atrakchi

James joined Ceres Management Services in February 2016 where he started as transition manager for Ceres where he was responsible for the transition and setup of the property management, building improvement projects and the leasing activities upon acquisition of office assets by Revetas in Poland and the Czech Republic. Now he is in charge of the business development, structure implementation and financial management of Ceres CEE. Prior to joining Ceres, James spent 5 years at Bifrost Investment Group, where he was responsible for the development of retail services in the properties owned by the group in the Slovakia James holds a master's degree in International Business and Commerce from EPEIGE - Ecole de Commerce, Paris.

Joanna Wnęk

Joanna joined Ceres Management Services in August 2019. As Senior Accountant she is responsible for accounting, performing month-end closing standard processes, accounts reconciliation and supporting in financial statements preparation as well as cooperation with auditors, Tax Authorities and other institutions and counterparties. Prior to joining Ceres, Joanna worked for production and service companies, including rental properties on Polish market. She developed her professional skills in accounting, reporting and consolidation departments both in local and international companies. Katarzyna Anioł

Katarzyna joined Ceres Management Services in August 2018. As an Accountant she is primarily responsible for daily purchase invoices booking, VAT reconciliations, bank statements bookings, settlements' reconciliations, invoices coding verification and overall check of all bookings made (currently cooperating closely with Vistra). Prior to joining Ceres, Katarzyna worked for Taxreo Accountancy Office and for company being an international operator of self-service parcel lockers ("Inpost"). Kasia has proved knowledge in accounting and taxes and is familiar with SAP Business One. Katarzyna graduated Cracow University of Economics.

Katarzyna Ogłozińska-Chudzik - CFO

Katarzyna joined Ceres Management Services in August 2017. As Chief Accountant/Financial Controller she is responsible for accounting, reporting, cash flow analysis, cooperation with banks, auditors, Tax Authorities and others, as well as SAP implementation in Ceres' companies. Prior to joining Ceres, Katarzyna worked for production and service companies, including rental properties on Polish and foreign markets. In her 10 years of professional experience, she managed the process on implementation of software for accounting, stocks, analysis. She also participated in the processes of companies' transformation. Katarzyna has a Certificate of the Minister of Finance authorizing service bookkeeping. Katarzyna holds a master's degree in Economy with specialisation of International Relations faculty at the Cracow University of Economics. She also completed postgraduate studies at the Accounting and Finance department of the same university.

Liliya Krasteva

Liliya joined Ceres Management Services in 2017. As Head of Property Management Bulgaria she oversees the property and project management services of Park Center Sofia and Sofia Airport Center. Prior to join Ceres, Liliya has twenty years of experience working for big international companies in the real estate sector. She has been part of management of Strabag AG, Raiffeisen evolution Ltd, Serdika offices and her own companies Facility Management & Services Ltd and Project Development Management Ltd. As Managing Director of those legal entities, she was strongly involved in the development, property and facility management of some big projects like: Sofia Sky residential project, the development phase of The Mall, Serdika Center offices; the property management of Doverie office building and of Coca Cola head quarter in Bulgaria, as well as some other projects for development, construction, construction supervision, property and facility management services. Liliya holds Master degree in Political science and Master degree in Business Administration form Sofia University. She is fluent in English, German and Russian and has basic understanding in French and Italian languages.

Liviu Becheanu

Liviu joined Ceres Management Services in March 2018. As Project Development Director he is responsible for overseeing and managing a Brasov (Romania) real estate portfolio (industrial and residential) in line with the asset management agreement assumed with the respective investor. Prior to joining Ceres, Liviu has worked for 16 years in real estate investment and development, healthcare and financial consultancy industries. The past 10 years Liviu was part of Global Finance Real Estate team (a private equity investment fund active in the South Eastern Europe region) as Finance Director with an extended role and responsibilities (financial and operational) in Romania, Bulgaria, Serbia, Cyprus and UK, before that he was Financial Controller and Financial Manager with Fresenius Medical Care (worldwide no.1 company specialized in treating patients with kidney failure) and he started as a financial consultant with E&Y(one of the Big Four companies). Liviu holds a bachelor degree in Economics from International Business & Economics- Academy of Economic Studies Bucharest, a master degree in European Public Area from National School of Political and Administrative Studies Bucharest and he is a fellow member of Association of Chartered Certified Accountants UK.

Lyubomir Atanasov

Lyubomir joined Ceres Management Services in 2018, as a Technical Facility Manager for Sofia Airport Center. He is responsible for all ongoing technical maintenance, entire tenant fit-out process, including technical support and refurbishment. Lyubomir has 13 years of experience in property management and investor's control at the one of the biggest construction companies in Bulgaria and in the bank sector. He has been involved in management, commercial and financial part of construction, of over 40,000 sq.m. of different type of properties and more than ten residential buildings. Lyubomir holds a Bachelor`s degree from the Academy of Economics in Svishtov, Bulgaria.

Lyubomir Georgiev

He is responsible for the implementation of the facilities management programs of the property - organizing, coordinating, monitoring, controlling and implementing all activities related to the operational maintenance and operation of the building. Lyubomir has 14 years of experience in the field of technical maintenance of buildings and facilities in various international companies operating in Bulgaria, as well as in the banking sector. He has been involved in projects on the organization and implementation of the lighting system of the Sofia airport runway, control over the implementation of the technical installations of the largest international chain of hypermarkets in the country, also in the renovation of the internal lighting system of the same chain of hypermarkets, organization and implementation of high and low current electrical installations at a number of sites.

As Chief Finance Officer he is responsible for all financial functions on the group level such us financing, budgeting, controlling and accounting; as well as internal processes, administration and HR including corporate restructurings. Prior joining Ceres, Mariusz has spent 2 years in TriGranit as Finance Director and earlier 10 years at Heitman as Finance Manager, later as Assistant Vice President being based in Warsaw and Luxembourg office. Mariusz has over 14 years of experience in finance sector (including 12 years in Real Estate). He worked for a major international real estate fund and asset management company. He also worked for leading central European construction and development company. Mariusz has a comprehensive knowledge of financial and tax management, having worked in audit company and later in a private equity fund. He has supervised and reported on a significant number of investment funds and entities in a host of countries including Holland, Cyprus and Luxembourg as well as in CEE. Mariusz also worked as Finance Director responsible for all finance related matters on the Polish level in the development and construction company. Prior to joining Ceres Management Services, she has worked for 5 years as a Financial Controller and Financial Manager. As the Managing Director for Ceres, he is responsible for coordination of the property, project and leasing management services for the company in CEE, company sustainability and the strategic business development. Michal has twenty-six years experience working for international companies including Pepsico, Ahold, NAVO (Procter & Gamble), DTZ and Savills. As the Senior Director and Managing Director of Property and Asset Management companies within DTZ and Savills he was responsible for managing the portfolios of retail, office and logistic properties in Poland with more than 1,5 millions sq.m. GLA and leading a team of 200 specialists. Having strong expertise in finance, retail, distribution and real estate industries, Michal was in charge for companies with turnover above 200 millions EUR. Michal graduated in Engineering from Krakow AGH University of Science and Technology and in Finance from Warsaw School of Economics (SGH).

Prior to joining Ceres, Nona has an extensive experience in many shopping centers in Europe as part of key team of ECE Projektmanagment Group. She was Junior Shopping Center Manager for projects in Berlin, Dortmund, Verona and Bielefeld and worked as Marketing Director for one of the biggest Bulgarian retail projects- Serdika Center. Nona has been part of HP's trainers team and served as Marketing Manager for Gutshof Hotelbetrieb GmbH.

Ovidiu Cocea

Ovidiu joined Ceres Management Services in December 2014. As the Technical Manager for Vitantis Shopping Center, he is responsible for managing the relationship with the suppliers, including to map out the different suppliers that will be involved during any project, with a charter that defines the responsibilities and duties of each. He manages the interaction with other company contractors and teams, maintains the relations with state authorities, obtainins necessary licenses and permits. Ovidiu's responsibilities also include verifying the achievement of required inspections, managing all necessary maintenance and construction works and being the first point of contact for all technical matters in the centre. Prior to joining Ceres, Ovidiu spent seven years at Equest Investments, where he was responsible for managing the relationship with the suppliers, maintaining the relations with the state authorities, obtaining necessary licenses and permits, managing all necessary maintenance and construction works.

Petar Bozhilov

Petar joined Ceres Management Services in 2015. As an Accountant for Ceres, Petar is responsible for account payable and receivable process for Park Center Sofia shopping mall and for MHQ. Prior to joining Ceres, Petar has 10 years of experience in cash flow management and bookkeeping in companies including Microsoft, Solarpro and Landmark Property Management. Rafał Bartkowski

Rafał joined Ceres Management Services in August 2019. As Project Manager he is responsible for overall and detailed overview on investment processes with special focus on fit-out projects for current and new tenants. Prior to joining Ceres, Rafał for 18 years developed his managing skills on real estate market as a representative of owners, clients as well as contractors. He was involved in retail and offices projects, starting from the small refurbishment up to the full construction including due diligence, concept, design, budgeting and construction stages. Rafał holds a master's degree in Build Engineering at the University of Technology in Gdańsk. He also completed postgraduate studies in Real Estate Management and Intermediation at the Military University of Technology in Warsaw, and Postgraduate Project Management at Warsaw School of Economics.

Robert Borowicz

Robert has successfully implemented projects for clients in the real estate markets of various regions and countries. In his career, he was the director of marketing and corporate communication for the CEE region at BNP Paribas Real Estate. He managed the marketing department in the Polish branch of the consulting company DTZ (currently: Cushman & Wakefield) and also served as the CEE coordinator in the EMEA team responsible for coordinating new business projects. Robert was also the head of real estate teams in the largest marketing agencies in Poland. Robert completed the Real Estate Professional postgraduate program organized by the Solvay Brussels School of Economics and Management, a Faculty of the Université libre de Bruxelles. He is a graduate of the Faculty of Journalism and Political Science at the University of Warsaw. He also studied at the George Brown College in Toronto.

Prior to joining Ceres, Tomasz worked for Hillwood Investment Properties as a Property Manager, where he was responsible for property and project management of Logistics parks for lease. Before that, he worked for Skalski Group as a Property and Project Manager responsible for designing and building warehouses, offices, and stores. Tomasz holds a master's degree in Civil Engineering from Cracow University of Technology.

He also coordinates quarter and year-end closings, calculates accruals, prepares service charge reconciliations and works on financial data in ERP (SAP) system. Prior to joining Ceres, Lukasz worked for 3 years for a Spanish-owned real estate company and was responsible for property management and financial control (including forecasting, budgeting and reporting). Lukasz, previously a tutor in mathematics, has strong analytical and numerical skills.
