Daniel Nagel - CFO

Daniel Nagel is Chief Financial Officer, at Decron Properties Corp. In this capacity, he is responsible for all transaction activity including acquisitions, equity and debt financing, and asset dispositions. He is also involved in the development, entitlement, and project management of key assets in the portfolio. Daniel earned his undergraduate degree in Economics from Yeshiva University and received his MBA from UCLA Anderson School of Management with a concentration in Finance and Real Estate. He is a member of the International Council of Shopping Centers (ICSC), a cabinet member of the Jewish Federation's Real Estate and Construction Division, and is a licensed California real estate broker.

David J. Nagel - CEO, President

David J. Nagel serves as President & Chief Executive Officer of Decron Properties Corp. Under his leadership, Decron Properties grew from managing 10 buildings with a $200 million valuation in 1988 into a $2.5 billion enterprise with over 55 communities. This stunning growth makes Decron one of the largest and most respected privately owned real estate firms in California. The portfolio includes approximately 7,000 apartment units and 1.5 million square feet of office and retail centers. The entire portfolio reflects more than 8 million square feet, all of which is exclusively located in California from the Bay Area to San Diego. David's leadership within the firm provides expertise in both ground-up and value-add development. His active and intimate familiarity with asset management, property management and construction management helps imbue the firm and its employees with the expertise, professionalism, and successful track record that allows the company to compete in various types of asset classes, whether it be in Core, Core Plus, Value Add or land deals. David earned his MBA in Real Estate Finance from the University of Southern California's (USC) Marshal School of Business and his bachelor's degree from New York University's (NYU) Stern School of Business. He holds various accreditations including being a California licensed general contractor, a member of the Apartment Owner's Association (AOA), the Building Owner's Management Association (BOMA), the International Council of Shopping Centers (ICSC) and the Urban Land Institute (ULI). David is married, with three children, and resides in Los Angeles. He has made philanthropy a big part of his everyday life while serving as President and Chairman of the Board of Yeshiva University High School of Los Angeles (YULA). David has served on several non-profit boards over the last 3 decades and is known to contribute more than 100 hours per year to non-profit service.

JACK M. NAGEL

Jack M. Nagel (1921 - 2018) was a Los Angeles real estate developer and investor whose life served as a testament to the limitless achievements that can be obtained through hard work and despite insurmountable odds. Born in Poland, Jack was a Holocaust survivor, who lived through four different Nazi death camps. His entire family, except for one surviving sister, died during the Holocaust. Jack came to the United States in 1947. Determined to succeed in his new country, Jack moved to Los Angeles in 1955 and started Nagel Construction Company. He became a developer of single-family homes. From 1955-1983, Nagel Construction built more than 2,000 homes under the flagship name Empress Homes, well known as a symbol of quality and value. In the mid-1970s, he diversified his company by developing several apartment complexes in Los Angeles and West Hollywood. While some of the buildings were eventually sold, the majority of them are still held within his portfolio and remain Class "A" assets. During the 1980s, Jack further diversified his portfolio by entering the commercial real estate market and developing retail and office properties. In 1988, Jack transferred day-to-day management of the company to his son, David, who assumed the role of CEO. The company's impressive growth during the past three decades was inspired and guided by his visionary leadership. Jack Nagel served as Chairman of Decron Properties Corp from its inception in 1988 until his passing on October 12, 2018 at the age of 96. His spirit, vision, and passion still guides and inspires the work of the firm, even in his absence. He is remembered and greatly missed by the many Decron employees who worked with him over the years. At Decron's 2017 annual holiday party, Jack told the room, "As you might imagine, people are always coming up to me and asking for the secret to my success. And I always tell them the same thing: there is no secret. There is no magic wand or potion that helps get what you want in life. It takes hard work and perseverance. You have to want things badly enough in order to succeed. You have to be wiling to put in the time and effort. There really are no short cuts." Jack's sheer determination and will to succeed, as evidenced through the many trials and tribulations that he surmounted in his lifetime, lives on in Decron's core values. His legacy carries on through Decron Properties' real estate developments that he built across California, his philanthropy, and his family, his surviving wife, four children, 15 grandchildren, and 11 great-grandchildren. Jack's amazing personal and business story was profiled in the Wall Street Journal's Obituary Section on November 3, 2018.

Jerry Perezchica - CMO

Jerry Perezchica is Director of Marketing at Decron Properties Corp. He is responsible for overall marketing strategy and implementation, including online demand generation, SEO/SEM, branding, and social media. He is passionate about the customer experience and how to continually improve service. Jerry earned an MBA in marketing from Pepperdine University, and received his bachelor's degree from California State University Long Beach. With over twenty years of marketing and management experience, Jerry has held positions at Archstone Apartments, Western National Group, and Oakwood Worldwide. He is married with a daughter and son.

Joe Coleman - COO

Joe Coleman is Chief Operating Officer at Decron Properties. Joe is responsible for directing Decron's Residential and Commercial platforms, as well as the construction and marketing efforts for the company. Prior to Decron, Joe served as COO for Mosser Companies and Area Vice President for Laramar. He brings over 14 years of experience in the property management industry and he has managed over 12,000 units from Class A to C assets throughout California, Washington, Nevada, and Arizona. Joe's background includes managing all operations, financial reporting, asset management, budget development, expense management, and building highly effective teams. Joe is a dynamic leader, committed to excellence and delivering best-in- class performance benchmarks. Joe's unique approach to employee development and process optimization is critical in maximizing employee engagement and creating a culture centered on collaboration and teamwork.

Luke Chalmers

Luke Chalmers currently serves Decron Properties Corp. as Director of IT. He carries 13 plus years of experience in multifamily and has a diverse technical background which includes technical support, software testing, network infrastructure, systems administration, software security, and Yardi. Prior to joining Decron, Luke held various IT positions at Laramar Group and Avanti Residential where he oversaw and assisted with all technology functions which included budgeting, phone system support, network support, property acquisition and disposition, new office setup, server/systems administration, yardi support, and day to day property office support for up to 40,000 units and two corporate offices. When he is not at work he enjoys traveling with his wife, snowboarding, spending time with his dog, and cheering on the Springboks, the South African national rugby team.

RICK SPADE

Rick Spade is overseeing the Human Resources operation for Decron Properties. He is responsible for leading all actions pertaining to the employee cycle; hiring, benefits, training, employee development, etc. and joins us from the hospitality industry. Prior to Decron, Rick was working with Marriott International; primarily in the luxury segment for The Ritz-Carlton and JW brands. During his award-winning, 26 years of tenure, he had served in a multitude of HR roles, starting as a HR generalist and working his way to the Area HR leader role where he had oversight for over 80 Marriott hotels, including some residential locations. Rick's background and strength has been entirely in the HR function, primarily in California. Rick has a passion for making work enjoyable and is fully dedicated to the culture of the company. Believing that if our team members are taken care of, that in return they will be taking care of our customers.

Rula Almquist

Rula Almquist is Vice President, Operations at Decron Properties where she oversees property operations for all residential and commercial assets. Rula brings 33 years of experience in the real estate management space and has overseen 10,000 units throughout California and the Pacific Northwest. Saba Moreh

Saba Moreh is the Director of Acquisitions at Decron Properties. At Decron, Saba leads the company's acquisition efforts, including underwriting potential deals, touring assets, and presenting opportunities to Decron's Investment Committee. During Saba's tenure at Decron, the company has successfully closed on $1.4 billion of acquisitions totaling over 3,800 units. Saba played an instrumental role in Decron's expansion into the Seattle MSA in 2018 and the Phoenix MSA in 2021. Saba holds a Bachelor of Arts degree in Political Science from Boston University and a Master of Business Administration with a concentration in real estate from the UCLA Anderson School of Management.

Zev Nagel

Zev earned a master's degree in international business relations from the Fletcher School of Law and Diplomacy, Tufts University, and received his bachelor's degree in English from Yeshiva University. Prior to working in commercial real estate, he enjoyed a career in international development and political communications.
