Amanda, Head of Human Resources, is responsible for the strategic direction of talent management initiatives, benefits design, employee relations and engagement, training and development, culture and the total employee experience at Capano Management. Prior to joining Capano, Amanda served as Director of HR for a Global Software company, partnering with stakeholders to develop effective HR initiatives and promote innovation across a variety of departments and countries. Amanda has 15 years of progressive experience in HR compliance and best practices, HR infrastructure, technology and information systems, and policy and procedure development. She is an active member of the Society for Human Resource Management's Executive Network. Amanda graduated with a Bachelor of Science degree in Legal Studies from Saint Joseph's University and received her Professional Human Resource Management Certification from Villanova University.

Bennett Dreibelbis

As Controller at Capano Management, Bennett is responsible for overseeing the company's financial operations, reporting and systems. Bringing 8 years of real estate accounting experience, Bennett joined Capano Management as a senior accountant in 2017. Bennett earned his Bachelor's degree in Accounting and Associates degree in Computer Science from The University of Pittsburgh and his Master of Science in Information Systems from Pennsylvania State University.

Bill Krapf

Bill is an accomplished commercial real estate executive, relying on over thirty years of experience in the commercial construction, property management, and land development industries to consistently deliver on the vision of Capano Management ownership. Responsible throughout the life cycle of every new and existing project, Bill provides determined, supportive leadership to his team of 14 direct reports, the balance of the Capano executive team, and third party partners such as lenders, design teams, local municipalities, and state agencies. Bill guides and connects these teams through the successful acquisition, design, financing, construction, management, and redevelopment as required, of an extensive existing and growing portfolio. Utilizing a holistic approach to the development of Class-A real estate, and working directly with ownership, Bill drives the company's corporate strategy to deliver sustainable, innovative, and proven models of successful CRE developments. Under his continuing stewardship, Capano Management is well-positioned to continue to thrive. Bill graduated Summa Cum Laude from Lehigh University with a Bachelor of Science in Electrical Engineering.

Casey Falls

Casey brings 20 plus years of engineering, design, and construction experience to his position leading Capano Management's commercial construction division. He manages his team of project engineers, assistant project managers, superintendents, and admin staff in ground up construction of apartment complexes, homes, storefront shopping centers, and offices. His collaborative approach means cross-division coordination with Capano marketing, accounting, financial and HR leadership. Externally, Casey manages relationships with vendors, subcontractors, and financial institutions. Casey remains steadfast in his commitment to value engineering: utilizing efficient ways to build while incorporating a design that will stand the test of time. He has overseen construction of projects up to $250 million. Before joining Capano, Casey worked in general contracting and construction at Wolson Construction, Norwood Construction and Tracy Mechanical. Casey earned his Bachelor of Science in Mechanical Engineering from Drexel University.

Christie Haupt

As the Director of Residential, Christie leads a diverse team of over 150 Capano employees while overseeing all aspects of Capano Residential's operations, building and unit design, as well as the totality of the leasing and occupancy process for 6000+ units. Christie's unique and seasoned expertise is instrumental in anticipating industry trends years in advance that have positioned Capano as the region's leader in residential development and management. Having worked on nearly 3000 new development units, she ensures projects are at 100% occupancy within 30 days of building openings. She is in constant communication with the construction team on building decisions and issues; the interior design team to plot out common spaces and the operations team to attract highly qualified residents. Under her skilled guidance and leadership, Capano Residential has maintained an impressively high occupancy and low delinquency rate. Christie's degree in psychology from the University of Delaware helps her stay specifically attuned to the human element of helping people love where they live. A sharp focus on residents is the "magic factor" behind Christie's development and design process and her caring and honest resident interaction brings invaluable feedback to every new project she oversees.

Dave White - CIO

Dave oversees the technology environment within Capano Management- partnering with the executive team to create and maintain an updated and secure network that suits the needs of a diverse and growing company. He ensures Capano's technology portfolio is current and accountable as well as consistently delivering end-user support to all employees with efficiency and kindness. Dave brings 25 years of experience in the IT industry, most recently serving as a Regional IT Manager for Gannett Inc. for 21 years. Dave earned his Bachelor of Arts degree in Literature from Eckerd College in Florida.

David Levi

David oversees all Capano Management consumer financial products, including Highlands Mortgage and other consumer lending services. The operation, with a workforce of several dozen, is spread over four states and offers opportunity to lend throughout all 50 states. The division serves thousands of customers each year. Management, efficiency and mentorship skill, along with an impressive history of consumer finance experience, is the significant expertise David brings to his role with Capano. He has an affinity to bring teams together; his ‘rally the troops' and ‘roll up my sleeves' style is key to achieving results of great value to both our clients and the company. His leadership in consumer lending is community-driven: creating local jobs and a stronger economy. David earned his degree in Business Administration from Northwood University in Midland, Michigan.

Diane Hill

Diane oversees daily operations for the Capano rental communities, which includes managing a portfolio comprised of over 6,000 rental units in the Delaware, Maryland, Pennsylvania and Florida markets. She brings over two decades of experience in property management and leadership in the multifamily industry. Diane has worked in conjunction with the executive team to drive performance at the property level and provides strategic support to her team. She also works closely with human resources in the development and implementation of new policies and procedures, as well as hiring and training programs. Prior experience includes work with student housing, homeowners associations and a former real estate license holder with the New Castle County Board of Realtors. Diane is a Notary Public and actively involved with the Delaware Apartment Association and IREM (Institute of Real Estate Management). She currently serves as a Board Member on a Condominium Owners Association.

Jennifer Bove

Jennifer oversees the daily operations of the Florida Region apartment communities including Vero Beach, Coral Springs, and Jensen Beach. Jennifer has worked in the Property Management field since 1990- including leasing as a Multi-Site Manager for large REITS in Tennessee and several markets in Florida. Previous to working for Capano, she produced and oversaw the marketing and operations of a large-scale printing and graphics company focusing on apartment brochure packages throughout the country. Prior to her multi-family experience, Jennifer served six years in the USAF and ANG and is a proud United States Veteran.

Jessica Lazartic

Jessica oversees the daily operations for Capano rental communities in Central & Southern Delaware and the Maryland Regions. During her employment, she has been instrumental in the success of new construction multi-family lease-ups. Jessica provides support in all aspects to the property management team including recruiting and training while maintaining optimum operational performance in her region. She works closely with executives to ensure compliance with company standards, as well as implementing new policies and procedures. A member of the Capano Residential team since 2005, Jessica was awarded the "Best of Delaware Leasing Professional of the Year Award", and holds a degree from Wilmington University with a Bachelor of Science.

Justin Hensley

As Director of Land Development, Justin provides essential support and stability crucial to the success of all Capano home building projects. He utilizes over a decade's wealth of knowledge and experience to compliment a well earned reputation of reliability and effectiveness with Delaware's leading legislators and municipalities directors. Justin's role in the residential home-building market starts with land acquisitions and continues through to the engineering process and approvals from the necessary government agencies. He is integrally involved in each step of the bidding process and subsequent sales negotiations. In addition to managing over $100 million of land development projects, Justin's responsibilities span over 20 active job sites covering all three Delaware counties to ensure Capano remains on budget and on schedule. His specific expertise is building relationships and negotiating cost effective alternative solutions. Justin's prior experience encompasses all facets of development and homebuilding highlighted by closing over $85 million in home sales from 2006-2013 prior to being promoted to his current role.

Kareem Nielsen

Kareem oversees the totality of Capano Management Payables for both Residential and Commercial properties. As the Accounts Payable Manager, Kareem brings over 20 years of Accounting experience to his position. He plans and manages the AP activities within the accounting as well as providing positive leadership to his team of 4 direct reports. He also provides guidance in all aspects to the accounts payable team, including recruiting and training. Prior to joining Capano Management, Kareem gained his experience in the Banking, Printing, Manufacturing & Government industries. Kareem earned his Bachelor of Science in Accounting from Delaware State University.

LeShaun Nevels

LeShaun is responsible for all Capano Management's Human Resources matters. She provides advocacy and support to over 400 employees and 12 business lines, as well as fulfilling administrative functions such as HR and Benefits Compliance, Payroll, Benefits, 401K, Workers' Compensation, Onboarding and Separations of all employees.

Louis Capano III - CEO

Louis directs all aspects of Capano Management's real estate investments, from asset acquisition, management to construction and sales/leasing. As a hands-on CEO, he leads the company-wide day-to-day operations in addition to setting the corporate growth strategy and shaping the company's progressive culture. Louis amassed front-line experience in the fundamentals of the industry in his formative years of the family construction and development business. Consequently, this experience provides keen insight into details and opportunities that may otherwise be overlooked, ultimately positioning Capano as an industry leader. With 3MM square feet of office and retail commercial assets under management and in excess of 8,000 multifamily units developed and under construction, Louis continues to lead the company's steady ascension through an ever-changing economic and social landscape. Louis also energetically directs Capano's philanthropic initiatives; under his inspired leadership the company has provided more than $6 million to local charitable organizations. The Foundation's primary focus supports Delaware youth health-based non-profit organizations in addition to on-going community outreach. Louis currently serves on the Board of Trustees for the Baldwin School for Girls in Bryn Mawr, PA and holds a Bachelor of Science Degree from Babson College in Wellesley, Massachusetts.

Madison Rogers

Finding the premier concepts and ‘best-fit' retail tenants for Capano Management's shopping centers is Madison's priority. Madison oversees leasing for retail locations from Wilmington to Rehoboth and on to the State of Maryland. Since joining Capano, he has helped to secure leases for over 525,000 square feet of space. His primary focus is the search and selection of the right tenant mix and is crucial to each business's success. That makes long-term relationship building with tenants and their representatives a key objective. Understanding and satisfying tenant needs is a central responsibility. To achieve this, Madison works closely with various teams at Capano to achieve company goals. Madison maintains a deep network within the marketplace. He is a longtime member of the International Council of Shopping Centers (ICSC) and a member of the Delaware Commercial Industrial Real Estate Council (CIRC). He also established a Developers Networking Group in 2015. He has been a licensed real estate agent in Delaware for past 12 years and has been practicing real estate in Pennsylvania for over 27 years.

Michael Lefkowitz - CFO

Michael joined Capano Management in 2023 as CFO, bringing with him 30 years of real estate accounting, finance and business development experience. He most recently served as CFO at Questar, a multi-generational Maryland based owner, developer and manager of a property portfolio that includes 414 Light Street. There Mike oversaw accounting and finance operations, with responsibilities including strategic planning, budgeting, cost control and communicating financial information to Questar's management and lending institutions. Prior to Questar, Michael served in various senior roles with Toll Brothers (NYSE: TOL), including controller for a +$200 million division and VP of Finance where he led or helped secure over $2.5 billion in build-out value of properties as well as debt and equity. Previous to his experience at Toll Brothers, he was part of The Rouse Company, a publicly traded shopping mall and community developer, and Ernst & Young. Michael holds a Bachelor of Science degree from University of Delaware, a Masters of Business Administration from University of Baltimore, and is a CPA.

Michelle Lehman

As Regional Manager of Capano Residential communities, Michelle provides support to the management teams and oversees the operations for the residential properties in Northern Delaware and Pennsylvania. From leasing and resident retention to policy compliance and maintaining the properties, Michelle is responsible to ensure the continued success of each property in her region. Michelle brings over 15 years of experience in the multi-family industry to the position and has spent almost her entire career with Capano Management. Starting as a leasing agent in 2008 and becoming a Property Manager in 2017, her knowledge and passion for the industry are shown through her dedication to the continued growth and achievements of Capano Management's residential division.

Morgan Burns

Morgan is the executive assistant to both the CEO and Board Chair of Capano Management, acting as liaison and point of contact for the executive staff and clients. In addition to those duties, Morgan serves as Project Coordinator- managing both design and construction projects in support of all Capano business units. Her day-to-day responsibilities vary from project management across all departments, design, finalizing property closings, securing due diligence items and documents and new acquisitions. She coordinates the company's goodwill outreach, such as spearheading Capano Management's Hometown Heroes program - an initiative that donated over 2,000 meals to scores of Delaware first responders, as well as teams in emergency departments and ICU departments during the COVID-19 pandemic. Morgan earned a Bachelor of Science in Textile, Fashion Merchandising and Design with a minor in Communication from at the University of Rhode Island.

Pat Feeney

Pat brings decades of homebuilding expertise across a variety of disciplines. As Vice President of LC Homes, he is responsible for the entire homebuilding process including market studies, management of the administration staff, sales, production and warranty departments, and the overall company profitability. Under his leadership, LC Homes has constructed over 800 homes, closed transactions in excess of $135 million, and earned numerous spots on Builder magazines 'Top 200' list. Pat is an active member of the National Association of Homebuilders and its Delaware Chapter since 2013.

Richard Emge - Chief Legal Officer

Rich joined Capano Management in 2022 as General Counsel, where he participates, from the legal perspective, in the company's acquisition, disposition, development, leasing, management, financing and investment management processes, and oversees the activities of the various outside counsel used by the company. Prior to joining Capano Management, Rich was a member of the real estate departments at Cozen O'Connor and Wolf Block and served as a Senior Assistant City Solicitor for the City of Wilmington, Delaware. He graduated from the University of Delaware in 1998 with a Bachelor of Arts in Political Science and Philosophy and received his Juris Doctor in 2001 from the University of North Carolina at Chapel Hill. Rich is a member of the Board of Directors of Housing Alliance Delaware and formerly served on the Board of Directors for the Wilmington Parking Authority.

Ross Essner

Ross is an accomplished chef and hospitality professional with more than 25 years of experience. He has traveled the world while working for notable restaurants including Jardin De Sens in Montpellier, France, The Tannin Level in Harrogate, England, Almond in New York's tony Hamptons, The Wine Spectator Restaurant in California's Napa Valley and Django, Philadelphia's famed BYOB. He joined the Capano Management team in 2011 as the Executive Chef of Columbus Inn, where in short time he and his team successfully returned the stalled landmark to its former iconic status. As Director of Hospitality, Ross utilizes his years of management experience and broad culinary acumen to oversee all locations. With an eye on the future, Ross actively searches opportunities for Capano Management to expand its restaurant and catering footprint as the company continues to share its unique brand of warm, fun and accessible hospitality. Ross studied at the Culinary Institute of America located in Hyde Park, NY where he earned multiple awards and scholarships, as well as a bachelor's degree in Hospitality Management.

Sean Bennett

Sean brings more than 35 years of home building experience to Capano Management/LC Homes. Sean's unique blend of building experience and management skills in every aspect of the individual and multi-home building process provide LC Homes with invaluable project insights. This includes overseeing development of all activities related to pre-housing tasks, construction phase spec management, architectural plan review, and pricing negotiations with contractors. Sean currently manages more than 75 contractors, who provide essential building services as part of his work with LC Homes. Prior to joining the Capano Management team, Sean worked with Gemcraft Homes in a variety of leadership roles, Cardinal Home Improvement, and Harbor Homes Inc.

Zachary Busby

As Director of Marketing and Communications, Zachary is involved with every aspect of Capano Management: homebuilding, residential, commercial, hospitality, corporate giving, and human resources. He ensures clear communication with both internal and external audiences. Zachary develops cross-marketing opportunities for partners and shopping center tenants, advertising for residential communities, recruitment materials for potential hires, and campaigns for the varying lines of business. Zachary and his team of in-house creative, social media and fund development experts follow a strategy that helped support company growth - now at more than 6,000 multi-family apartment residences, 3MM+ sq. ft. of commercial space and over $100MM of assets under management. Zachary brings over 15 years of marketing and communications strategy to the Capano Management team. He earned a Bachelor of Arts in Corporate Communication from Elon College in North Carolina.
