Andrew Blum

Andrew Blum is an Investment Sales Associate at Invictus Property Advisors, specializing in the Red Hook, Flatiron, and Greenwich Village submarkets. Andrew is skilled in the valuation and marketing of various real estate asset classes, including multifamily, mixed-use, office, and development sites. Before joining Invictus, Andrew served four years in the U.S. Marine Corps Infantry as a mortars squad leader. He is currently pursuing a bachelor's degree in Leadership and Management Studies with a minor in Real Estate Development at New York University. Outside of work, Andrew is an avid hiker and camper. He also practices Jiu Jitsu and is actively involved in NYU's veteran community.

Andrew Levine - CEO, Founder

Andrew Levine is a Co-Founder at Invictus Property Advisors. During his professional career, Andrew has worked at multiple boutique commercial brokerages as well as NYC's top ranked institutional firm, Cushman & Wakefield (formerly Massey Knakal). During his career, he has completed 133 transactions for a total of $570 million in dollar volume. Andrew has mentored agents in Manhattan and the boroughs and, in doing so, has developed a keen sense of investment research, giving him the ability to connect asset class driven buyers and sellers across geographic lines. He specializes in the mid-market space and has sold projects encompassing all asset classes for private investors, non-profits and institutional funds. Among many accolades, he was recognized as a Top 30 Under 30 Broker, "The Best and the Brightest of NYC Real Estate Sales Professionals" by Commercial Observer. In addition, he has been mentioned and published in various real estate publications, including: The New York Times, The New York Real Estate Journal, Globe Street, The Westchester Guardian, and Real Estate Weekly. Born and raised in Manhattan, Andrew earned his B.S. in Economics with a minor in Business Studies from New York University (NYU). At NYU, he was on the philanthropy committee and a member of the Real Estate Club and studied abroad in Prague. Prior to commercial brokerage, he worked in wealth management at Wells Fargo Advisors and at the real estate private equity debt fund Emerald Creek Capital. He is fluent in Russian, has studied Spanish and Mandarin, and plays ice hockey, tennis, and is an avid cycler.

Ben Ciancio

He focuses on building strong relationships and creating value for investors, developers, and landlords through extensive market knowledge and creative problem solving. Ben is skilled in the valuation and marketing of various real estate asset classes, including multifamily, mixed-use, office, and development sites. Before joining Invictus, Ben interned with Keyah Enterprises and Sackman Enterprises giving him experience in property leasing and management. He also graduated from Lehigh University with a B.S. majoring in Finance and minoring in Real Estate. At Lehigh, Ben was treasurer of the Real Estate Club and Community Service Chair of the Psi Upsilon fraternity. Outside of work, Ben enjoys fitness and skiing. He is also a passionate supporter of his hometown New York Jets and New York Knicks.

Chase Kirkpatrick

Chase Kirkpatrick is an associate at Invictus Property Advisors. Chase focuses on the origination and the valuation of commercial real estate assets throughout New York City, primarily in Midtown Manhattan and Brooklyn. He was recognized as a New York Real Estate Journal (NYREJ) Rising Star, highlighting his growing influence and strong performance in the investment sales industry. Previously, Chase was a Commercial Real Estate Valuation Intern at Invictus Property Advisors. Chase has also had several previous roles, some of which include working as a Client Service Intern at O'Shaunessey Asset Management, Analyst at the Colgate Investment Group, and as an Analyst for the Colgate Commercial Real Estate Group. Chase holds a B.A. in Mathematical Economics from Colgate University. During his time at Colgate, was a member of the Colgate men's club soccer team, Mu of Delta Kappa Epsilon Fraternity, and was manager of the Colgate women's varsity lacrosse team.

Daniel Ciano

Ethan Sikka

Ethan Sikka is an Investment Sales Agent at Invictus Property Advisors. Ethan is experienced in marketing and valuing commercial real estate assets such as multifamily, mixed-use, retail, industrial, and office spaces. Striving to build relationships and stay ahead of the ever-changing NYC real estate market, his work concentrates in Queens and Downtown Manhattan. Prior to Invictus, he worked in asset management with NGP Energy Capital as a Finance and Fund Operations Intern in Dallas, TX. He has also interned with Maus, Warwick, Matthews & Co. on their commercial brokerage team in his hometown of Wilmington, NC. Ethan graduated from Wake Forest University with a B.A. in Economics and a Minor in Statistics. In his time at Wake Forest, he served on the executive committee of the NC XI Sigma Alpha Epsilon Fraternity as well as Council Member for Wake Forest Student Advising. He's an avid automotive enthusiast and outside the office, Ethan loves the ocean and can be found offshore fishing Carolina waters in Wilmington or the Outer Banks.

Previously, Joe worked in office leasing with Cushman and Wakefield in New York, NY as well as marketing with Philadelphia Insurance Companies in Melville, NY. Joe holds a B.A. in Management and Sociology with minors in Spanish for the Professions as well as Real Estate Finance from the University of North Carolina at Chapel Hill's Kenan Flagler School of Business. During his time at UNC Chapel Hill, Joe was the Vice President of UNC's Wealth Management Initiative, on the Habitat for Humanity Community Outreach Committee, and Head of Recruitment for Pi Kappa Alpha Fraternity's UNC chapter.

Josh Lipton is a Co-Founder at Invictus Property Advisors. At Invictus, Josh focuses on the marketing and sale of commercial real estate assets throughout New York City, primarily in Manhattan and Brooklyn. His clients include small and large owner-operators, high net worth individuals, institutional funds and non-profits. Josh has become an active and distinguished member of the New York City real estate industry and, to date, has sold more than one hundred (100) properties in New York City for an aggregate value in excess of $700 million. Previously, Josh was a Senior Director in the Capital Markets Group of Cushman and Wakefield (formerly Massey Knakal Realty Services), where he focused on investment sales in Upper Manhattan. Prior to beginning a career in commercial real estate, Josh was a Senior Attorney at the law firm Latham & Watkins LLP. His legal practice focused on capital markets transactions representing both issuers and underwriters in initial and secondary offerings. Additionally, he represented publicly traded companies in a wide range of issues, including cross-border mergers and acquisitions. Josh also worked at a commercial property management company in Massachusetts and, in Moscow, Russia as a sales manager for an international transportation company working closely with top executives and foreign diplomats. Josh graduated Magna Cum Laude from both Boston College Law School and Tufts University's Fletcher School of Law and Diplomacy where he earned a JD and Master's Degree, respectively. He received his undergraduate B.A. degree from Bucknell University where he graduated Magna Cum Laude and was a member of the Division I Wrestling Team. In his free time, Josh enjoys training for the next big race and sneaking in short trips both within the US and overseas.

Matthew Konicoff

Matt Konicoff is an Investment Sales Associate at Invictus Property Advisors, where he specializes in advising property owners, investors, and developers on the acquisition and disposition of commercial real estate throughout New York City. With a sharp analytical mindset and deep market knowledge, Matt provides clients with data-driven valuations, strategic insights, and transaction support across multifamily, mixed-use, and development assets. Prior to joining Invictus, Matt worked at PricewaterhouseCoopers (PwC) in New York City within the Real Estate Tax division. There, he collaborated with institutional investors and REIT clients, contributing to tax structuring strategies and financial modeling that supported large-scale real estate transactions and portfolio management. Matt graduated Cum Laude from the University of Delaware with a double major in Finance and Accounting. During his time at Delaware, he served as Treasurer of both the Accounting Student Association and Phi Kappa Psi Fraternity, overseeing financial operations and planning key events. His academic and leadership achievements were recognized with the Schroeder Family Finance Award and the Jeffrey Heimann Memorial Award. Outside of work, Matt is a lifelong New Yorker and sports enthusiast-proudly supporting the Yankees, Jets, Knicks, and Rangers. He also enjoys skiing, hiking, and staying current on real estate trends and market shifts.

He is dedicated to helping landlords, investors, and developers unlock long-term value in their assets through strategic advisory, market insight, and creative deal structuring - especially when navigating complex ownership, zoning, or financing scenarios. Steven is skilled in the valuation and marketing of various asset classes, including multifamily, mixed use, retail and development sites. Steven graduated magna cum laude from Fordham University with a Bachelor of Science in Real Estate and Minor in Economics. During his time at Fordham, he was an active member of the Fordham Real Estate Association and remains deeply connected to the university's professional network. Fluent in Spanish, he leverages his language skills to connect with a broader range of clients and investors across New York's diverse landscape. Outside of work, Steven is a devoted Yankees fan who enjoys staying active through softball, pickleball, and running. He is also deeply committed to giving back, organizing donation drives for underserved communities in Guatemala.
