Adrian Alvarez

Andrea Roess - Managing Director

Ms. Roess has a background in finance and public policy analysis. Since joining DTA in 1992, Ms. Roess has participated in all aspects of the formation and implementation of special finance districts to fund infrastructure and services. She has managed the formation of more than 300 land-secured financing districts, including several PACE programs. She also has expertise in the preparation of rate and fee studies, fiscal consultant reports, and fiscal impact reports. In addition, Ms. Roess established and manages DTA's water and sewer practice and is a leader in the development of PACE Programs. Ms. Roess has utilized her computer skills to develop numerous state-of-the-art computer models that evaluate cash flows related to funding infrastructure and public services. This ability has enabled her to develop sophisticated bond structuring concepts for Community Facilities Districts and Assessment Districts, as well as complex fiscal impact and fee impact models. She has also prepared hundreds of Rates and Methods of Apportionment for CFDs, and been involved in the development of escrow release formulas and bond pool financing structures. In addition, Ms. Roess has experience in the preparation of public facilities financing plans, water/sewer revenue bond analyses and tax increment analyses. She is also the project manager in charge of the annual special tax administration for more than 120 financing districts throughout California, Hawaii, and Nevada. Ms. Roess holds an M.B.A. degree with a concentration in finance from San Francisco State University, and a B.A. in psychology/public policy analysis from Pomona College. Ms. Roess has attained her Series 50 licensing as a registered Municipal Advisor with the Securities and Exchange Commission and the Municipal Securities Rulemaking Board.

Andrew Valdez

Originally from Riverside County, Mr. Valdez joined DTA in 2015 as an Associate for one of the firm's PACE financing programs. He holds a bachelor's degree in Economics and Administrative Studies, with a concentration in Managerial Accounting and Taxation, from the University of California, Riverside. His interests include running, investing, and trying new restaurants. What Andrew values most about his work in public finance is the role he plays in connecting the various parties involved in financing transactions that lead to economic development for municipal governments and local communities.

Blake Kubly

A San Clemente native, Mr. Kubly has been with the firm since 2016. He received a B.S. in Business Administration, with an emphasis in finance, from Chapman University in Orange, California. While attending Chapman, he was a member of the men's basketball team, eventually reaching the NCAA Division III Championship Tournament. In his free time, he enjoys being outdoors and staying active by surfing, working out, and playing sports with friends, as well as cooking, playing video games, and participating in Fantasy Football. Blake enjoys working in the finance industry because it is a challenging field that requires a professional, adaptive, and detail-oriented approach. He believes that his personal and professional traits, along with his ambitious and competitive nature, make him a great fit in the industry.

Charles Smith

Mr. Smith is originally from San Diego and has a background in economics and finance. He joined DTA in 2013 and has since assisted in the administration of PACE programs in over 40 counties throughout California. Charles has been responsible for managing prepayment calculations, tracking payments for bond calls, allocating apportionments, and collecting delinquency data and conducting the corresponding analyses. He received his bachelor's degree in Economics in 2010 from California State University, San Bernardino and his M.S. in Economics, with an emphasis in financial economics, from California State Polytechnic University, Pomona in 2013. He's an ultramarathon runner who has run eight marathons and nine ultramarathons and recently completed the San Diego 100-Mile Endurance Run for the first time. Charles likes the opportunity his job gives him to take complex concepts, math, and numbers and interpret their meanings into layman's terms for municipalities, property owners, and other interested parties.

Ms. Liao has over 6 years of experience with technical editing and writing, proofreading, and proposal preparation and joined DTA in 2019. She grew up in the Antelope Valley with her parents, dog, and cats and developed a passion for photography and writing (as well as a vivid imagination) at an early age. To pursue a career in writing, Colleen attended the University of California, Irvine and graduated with honors with a B.A. in Literary Journalism and a minor in Spanish. A self‑professed foodie and travel buff, she enjoys traveling the world to sample local cuisine, enjoy regional customs, learn about new cultures, and take as many pictures as her SD card will allow. Colleen remains close with her two older siblings (fraternal twins) and parents, who have been married for over 28 years. She enjoys the field of writing because it creates new narratives of untold experiences and passes information down from generation to generation. Although new to the finance industry, she's excited to utilize her writing skills and editing experience in a new field.

David Taussig - Chairman, Managing Director

Mr. Taussig has over 45 years of experience in the fields of real estate finance and urban economics. His areas of expertise include municipal finance programs for infrastructure and public facilities development, fiscal and economic impact analyses, and land development project feasibility studies. His involvement in public finance began in the mid-1970s when he worked on financing community development and affordable housing projects for the County of Alameda in California. He moved to Mission Viejo Company ("MVC") in 1979, where he handled multi-family and single-family tax-exempt housing revenue bonds and Assessment District ("AD") and water/sewer revenue bond financing for two major planned communities being developed by the company. Notably, these two communities have now been incorporated as the Cities of Mission Viejo and Aliso Viejo in Orange County, California. During this period, Mr. Taussig was involved in the legislative efforts that led to the adoption of the Mello-Roos Community Facilities Act in 1982 and he later established the second and third Community Facilities Districts ("CFDs") in the State of California. Since founding DTA in 1985, Mr. Taussig has developed dozens of state-of-the-art analytical methods and modeling approaches and personally directed the formation of over 1,000 public financing districts and subsequent sale of tax-exempt municipal bonds. These districts have funded public infrastructure and services for many types of residential and non-residential development and included several hundred master-planned communities built throughout California and in several other western states. Mr. Taussig's work has involved both the preparation and implementation of financing plans and his public sector clients have included virtually every major urban county and city within California and hundreds of special districts. He has provided similar consulting services to many of the largest land development firms in the State. The financing programs implemented by Mr. Taussig have ranged from land-secured CFDs and ADs to redevelopment tax-increment programs and lease revenue-based Certificates of Participation. He is also responsible for DTA's successful efforts related to funding opportunities through Federal and state grant programs and various tax credit programs. Mr. Taussig has also overseen the preparation of numerous feasibility and impact studies involving computerized analyses of project cash flows and/or impacts on public agencies and landowners. This has included several hundred fiscal impact analyses that have evaluated the municipal revenues generated by a land development project as compared with the costs to a municipality of providing public services to that project. He has also prepared dozens of Economic Impact Reports to determine the direct, indirect, and induced employment and economic benefits generated by new development. In addition, Mr. Taussig has established and implemented Development Impact Fee ("DIF") programs and affordable housing programs for numerous public agencies. Perhaps Mr. Taussig's greatest strength is his vast experience with public financing in California. Having worked over 45 years in the industry, he is familiar with the evolution of public financing from the years prior to the approval of Proposition 13 by the State of California's voters through today. Mr. Taussig is still closely involved in cutting-edge solutions to public financing issues ranging from large, complex CFDs, such as the Great Park project in Irvine, to the sale of pool bonds for the California Statewide Community Infrastructure Program ("SCIP") and use of New Markets Tax Credits ("NMTCs") for non-residential development. Prior to establishing his own firm, Mr. Taussig was the Director of Finance for Gfeller Development Company, where he handled all take-out and construction financing for the company's residential projects and infrastructure. He was previously employed for 6 years by MVC where, as the Manager of Housing and Community Development, he was involved in the planning and public financing for two planned communities encompassing over 50,000 homes. Prior to that, he worked for 5 years in the public sector as the Administrator of a Federal housing and community development program and a Land Use Planner. Mr. Taussig's educational background includes a Master's Degree in City Planning from the University of California at Berkeley and a B.A. in Economics from Cornell University. He is a Registered Investment Advisor and also qualified for full member status with the American Institute of Certified Planners in 1982. Mr. Taussig is currently an active member of the Urban Land Institute's ("ULI's") national Public-Private Partnership Council. Mr. Taussig has attained a Series 54 license as a Principal Municipal Advisor and Series 50 license as a Municipal Advisor under regulations promulgated by the U.S. Securities and Exchange Commission ("SEC") and Municipal Securities Rulemaking Board ("MSRB").

Denise graduated from the University of California, Irvine with dual bachelors' degrees in Business and Economics and Sociology in 2014. Denise enjoys traveling, spending time with friends and family, and trying new activities. Traveling is very important to her because it expands her knowledge and perspective on many different cultures. What she loves most about working for DTA is the fast-paced and continuous challenge that public finance presents as it involves extensive analytical thinking and requires problem-solving skills to make strategic decisions. Additionally, she loves that finance is so relevant in this day and age and has a tremendous impact on our economy.

Edna Garrett

Ms. Garrett joined the DTA team in 2017, bringing over 20 years of diverse human resources and administrative experience to the team. As an HR and Administrative Professional, Edna has worked with large and small organizations in various stages of their business cycles. She has experience in all disciplines of human resources and in corporate business and operations management. Edna earned her master's degree in Business Administration, with a specialization in Human Resource Management, from Colorado Technical University. She also maintains membership on the Society of Human Resource Management. When not at work, Edna focuses her time on her family and volunteer activities. She has served on the board of several community sports and school associations, worked in a leadership capacity in local Boy and Girl Scouts of America organizations and has held HR forums at local colleges and women's groups. Hector Perez

Mr. Perez has significant senior management experience in municipal government, health care, resource development, and the private and public sectors. Projects include community development issues such as capital projects, water/wastewater capacity, sports complexes, traffic impacts, and neighborhood expansions. Mr. Perez has directed strategic planning and financial management responsibilities, budgeting strategy for facilities, technology and capital expenditures for medium to larger organizations (400 million). He has supervised construction projects which included architects, construction companies, space planners, scheduling consultants, and engineers while providing day-to-day budget direction and management. Mr. Perez also has extensive experience working with municipal government staff members, volunteers, community activists, regulatory agencies and elected officials. He is responsible for projects in Florida, North Carolina, Texas, and the Southeast consisting of impact fees, Public Improvement Districts, Special Assessment Districts, and their administration for developers and cities/counties. Mr. Perez has a bachelor's degree from Florida State University and a graduate certificate in non-profit management and innovation from the Sykes Graduate Business School at the University of Tampa. Jerry Wen - SVP

Mr. Wen has a background in CFD formation and administration. Since joining DTA in 1999, Mr. Wen has been involved in all aspects of CFD formation and implementation, including boundary map preparation, special tax and cash flow analyses, overlapping debt analyses, and rates and methods of apportionment of special tax. Mr. Wen has also been responsible for numerous due diligence assignments including the review and analysis of existing CFDs, preparation of property owner disclosure documentation, and evaluation of bond financing feasibility. Mr. Wen is actively involved in the administration of several CFDs and is familiar with the preparation of annual budgets, continuing disclosure reports and CDIAC yearly fiscal status reports, bond indenture compliance analysis, delinquent special tax monitoring and follow up, and parcel change, subdivision and development research. Prior to joining DTA, Mr. Wen worked as a research intern at House Ear Institute where he conducted physiological research on Mënière's disease and created a computerized 3-D reconstruction of endolymphatic sacs plagued by Mënière's disease. In 1998, Mr. Wen received a Bachelor of Arts in Biology from Cornell University. In 2008, Mr. Wen earned the right to use the Chartered Financial Analyst (CFA) designation. Ms. Wright has a background in financial analyses and CFD/AD formation and administration. Since joining DTA in 2003, Ms. Wright has been involved in all aspects of the formation and implementation of CFDs and ADs throughout California. Her work has involved the preparation of tax spread proforma analyses and overlapping debt analyses for the formation and sale of bonds for over 50 special districts established throughout the State. Additionally, Ms. Wright has worked closely with senior staff at DTA on its work as the Assessment Engineer and Administrator for the California Statewide Community Infrastructure Program ("SCIP") and has also contributed to DTA's efforts in implementing CFD financing within the State of Washington. Ms. Wright is actively involved in the administration of numerous special districts in California and familiar with the preparation of annual budgets, the annual levying of special taxes, the preparation of Continuing Disclosure Reports and California Debt and Investment Advisory Commission ("CDIAC") Yearly Fiscal Status Reports, delinquent special tax monitoring and follow-up, and parcel change, subdivision, and development research. Ms. Wright also has experience in the preparation of Fiscal Impact Reports ("FIRs") and AB 1600 Nexus Studies, as well as the administration of Enhanced Infrastructure Financing Districts ("EIFDs") and the New Markets Tax Credit ("NMTC") program. More recently, Ms. Wright is actively leading the firm's efforts across the State of Florida and is working closely with senior staff on the expansion and administration of Property Assessed Clean Energy ("PACE") programs within several states. In her role as the firm's Chief Operating Officer ("COO"), Ms. Wright is responsible for the daily operation and efficiency of the firm and, as such, spearheads the development, communication, marketing, and implementation of effective growth strategies and processes, while also collaborating with other members of the senior management team to ensure the day-to-day operations mirror the adopted mission and core values of the organization. Mr. Wekwete has a background in mathematical modeling and statistical analysis. Since joining DTA in 2005, Mr. Wekwete has been involved in all aspects of the formation and implementation of special districts to fund infrastructure and services, as well as the sale of over $300 million in Community Facilities District (CFD) bonds. His work has involved the preparation of tax spreads and overlapping debt analyses for the formation and/or sale of bonds for over 50 special districts established throughout California. In this role, Mr. Wekwete has prepared Rates and Methods of Apportionment, CFD and Engineers' Reports, and documents required for the formation of a CFD, the sale of property, and the annual levying of a special tax. Furthermore, Mr. Wekwete has completed nearly 30 fiscal and economic impact analyses for a variety of residential, commercial, and mixed-use developments throughout California. Mr. Wekwete has also been actively involved in the preparation of impact fee studies, especially in the areas of transportation and flood control infrastructure costing and the apportionment of these costs over various land use types based on benefit criteria. His engineering background has enabled him to assist DTA's Vice President of Engineering Services in preparing applications for State flood control grants under the Prop 84 and Prop 1E Programs, as well as applying a variety of apportionment methodologies to the development of fee studies and the establishment of benefit assessment Districts for public sector clients. Mr. Wekwete also has experience in the preparation of Tax Increment Analyses, Public Facilities Financing Plans, Stormwater Grants and Implementation Grants, and has performed due diligence services and disclosure documentation for land purchasers, public agencies, and lenders. Mr. Wekwete received his B.S. in Operations Research & Industrial Engineering from Cornell University and his M.S in Operations Research & Industrial Engineering from Columbia University. Kyle Walton

Mr. Walton has over 10 years of experience in community and economic development finance. He joins DTA after broad experience in founding Classic Lake Consulting and Investments, before which he served as a Vice President within JPMorgan Chase's Community Development Banking group. He was charged with originating new markets tax credit equity investments throughout the southwest U.S. Kyle closed over $250 Million in qualified equity investments with for- and non-profit clients, for the financing of retail, office, and mixed-use development, hospitals, grocery stores, community centers, charter schools, community college facilities, early childhood education centers, senior assisted living facilities, and federally qualified health centers. Kyle cut his teeth in economic development as a Vice President with Strategic Development Solutions, a boutique private equity fund development and management firm. Kyle managed the investment of over $165 Million in below-market financing for the firm. Kyle serves on the Advisory Board for Martin Luther King, Jr. Community Health Foundation and also De Novo Healthcare Inc., a Compton-based community clinic. Kyle provides workforce and affordable housing opportunities to low-income families. He has also served as a Big Brother with Los Angeles' Big Brothers and Big Sisters. Kyle received his Master's in Business Administration from the Olin School of Business at Washington University in St. Louis and his Bachelor's degree from Morehouse College.

Leni Zarate - VP

Leni Zarate, a Vice President, has an extensive background in special district formation and administration. She has created, formed, and administered special districts that include Enhanced Infrastructure Financing Districts ("EIFDs"), CFDs, Benefit Assessment/Infrastructure Districts, County/Community Service Areas, LLDs, Mello-Roos Bond Pool Districts, and ADs. Ms. Zarate has also supervised the annual enrollment of hundreds of special districts that include more than 800,000 parcels annually, formed more than 200 financing districts, and assisted in the bond sale of approximately $520 million in local infrastructure and public safety improvements that promote economic development. Prior to joining DTA, Ms. Zarate served as the Special Districts Manager at Riverside County. She managed all aspects of the formation and administration of 72 CSAs (approximately 450,000 parcels) and 19 CFDs (approximately 150,000 parcels), including the preparation of Engineer's Reports, CFD Reports, RMAs, prepayment calculations, and Disclosure Reports pursuant to prescribed guidelines. Ms. Zarate also oversaw all aspects of the formation of County EIFDs, such as determining the applicable schedule, meeting the statutory deadlines of all tasks, developing Resolutions of Intention, and preparing mailings and Infrastructure Financing Plans ("IFPs"). In addition, she conducted each Public Finance Authority ("PFA") meeting and filed all required documents with the State Board of Equalization. Ms. Zarate has outstanding success in building and maintaining relationships with public and private investors, key public leaders, community decision makers, various organizations, cities, counties, and other government agencies. She has served as a consultant for a variety of public municipalities, including the Riverside County Executive Office, Transportation Department, Office of Economic Development, and Flood Control and Water Conservation District, City of El Monte, Castaic Water District, City of Santa Ana, City of Riverside, County of San Diego, and Pinal County (AZ). Originally from Chicago, Mark moved to California to attend Chapman University in the City of Orange and graduated with a degree in Mathematics. With an aptitude for numbers, especially in large data sets, DTA and the finance industry are an ideal fit for him. Mark has a passion for lifting, playing video games, and participating in water sports. In fact, he has a background in competitive swimming and water polo at the collegiate level and was named an All‑American for 3 years for breaking various school records in goals, assists, and steals. Ms. Sze, a CPA, joined the DTA team in 2023. She previously worked in the lending industry and has experience in public accounting and consulting. Nadiya earned her B.S. in Economics and Math from the United Kingdom and also holds a master's degree in International Tax Law from the Netherlands. Before coming to the U.S., she lived in Germany and worked in entertainment, which allowed her to travel. She still loves to travel to this day, perhaps even more so than before. Nadiya's hobbies include reading, swimming, searching in tide pools, and spending quality time with her teenage daughter, her go-to partner for every adventure. She is excited to join the DTA team and is looking forward to accomplishing all the accounting projects that lay ahead.

Nehal Thumar - VP

Mr. Thumar has a background in economics and finance. Since joining DTA in 2000, Mr. Thumar has been involved in all aspects of formation and implementation of numerous Mello-Roos Community Facilities Districts located throughout California. Mr. Thumar's responsibilities related to these CFDs have included the development of tax spread proforma analyses, as well as the preparation of rate and method of apportionments, Public Reports, and overlapping debt analyses. In addition, he has managed the annual administration of over twenty-five CFDs in Southern California and has prepared due diligence, tax projections and disclosure reports related to land-secured bond issuances for numerous clients in California, Nevada, and Arizona. Mr. Thumar has also prepared fiscal consultant reports and tax increment models for numerous redevelopment agencies and projects, including a number of project areas located within the City of San Diego, as well as fiscal impact reports for various public agency clients. Mr. Thumar has also worked on the preparation of development impact fee justification studies. His work during the impact fee justification and apportionment analysis process has included the preparation of capital improvement and public facilities needs lists, fee model development, report writing, data collection, interfacing with staff and key stakeholders. Mr. Thumar received his M.B.A. degree with a concentration in finance and his Bachelor of Arts degree in Economics in 2005 and 2000, respectively, from the University of Southern California. Richard Ruiz

Mr. Ruiz has a background in econometrics and industrial organization and holds a degree in Economics from California State University, Long Beach with a concentration in Public Finance. Since joining DTA, he has participated in a variety of projects, including fiscal and economic impact studies, school district rezoning projects, development impact fee analyses, the preparation of tax spreads and overlapping debt analyses, city/county annexation projects, and the administration of special districts in California, Texas, and North Carolina. Prior to joining DTA, Richard spent 14 years with an energy economics consulting firm that focused on economic and market research studies, mergers and acquisitions analyses, market entry research strategies, and due diligence projects for companies seeking equity funding. In his off-hours, his interests include sailing competitively, reading, finding unusual restaurants, and studying astronomy and cosmology. Richard has always been interested in the theories behind public finance, especially the challenge of finding solutions to issues that inevitably arise with the interaction of government and private interests. Working at DTA has allowed him to put these theories into practice, work a project from start to finish, and see the end results.

Mr. Morgan has a background in finance and investment analysis. Since joining DTA in 1997, Mr. Morgan has been involved in all aspects of the formation and implementation of special districts to fund infrastructure and services, as well as the sale of over $600 million in refunding and parity Community Facilities District (CFD) bonds, including those involving multiple landowners, improvement areas, Marks-Roos bond pools, capital appreciation bond structures, variable rate bond structures, and subordinate bond tranches. This work has involved the development of tax spread proforma analyses, as well as the preparation of public reports, overlapping debt analyses, escrow release provisions, private placement requirements, and letter of credit determinations. Mr. Morgan has honed and developed his extensive CFD financing skills to become among the industry leaders in the restructuring and refunding of defaulted Mello-Roos CFD bonds affecting distressed properties throughout California. In addition to his work on CFD financings, Mr. Morgan has prepared development impact fee justification studies, fiscal impact reports, public facilities financing plans, water/sewer revenue bond analyses, and redevelopment tax increment analyses for a variety of residential, commercial, and mixed-use developments throughout California. Mr. Morgan's responsibilities in relation to these various reports include considerable work related to the preparation of comprehensive facilities lists needed to serve future development, the allocation of such facilities costs to various land use groups, the analysis of annual recurring fiscal impacts of future development on local agencies, the review of redevelopment pass-through agreements to confirm the generation and allocation of tax increment revenues attributable to qualifying projects, and the negotiation and implementation of development agreements and ownership participation agreements to enhance a project's economic viability. Mr. Morgan applies his experience and knowledge to help his clients quantify the impacts that new development will have on public agencies, then, identify and implement funding sources to mitigate any impact. Mr. Morgan further established his role in the company by developing a user-friendly fiscal impact report model, creating a more efficient template that is used as a standard for each analysis prepared today. Financial models are constructed during the early stages of a project's development and are structured to be consistent with a public agency's approved development policies. These models can then be utilized by both developers and public agencies throughout the project development to ensure that a fiscal balance is maintained at project build-out. Prior to joining DTA, Mr. Morgan was an investment intern with Smith Barney Inc. in Boston, where he performed fundamental equity analysis. Mr. Morgan holds a B.S. in finance from Boston College. Mr. Morgan has attained his Series 50 licensing as a registered Municipal Advisor with the Securities and Exchange Commission and the Municipal Securities Rulemaking Board.

Stephen Runk

Mr. Runk has more than 30 years of experience in the design and construction management of major civil engineering projects, including roadways, bridges, sewer and water improvements, and flood control facilities, as well as grading for public works projects and the construction of commercial and industrial buildings. Mr. Runk's specific responsibilities have included design, quality control, specifications, estimates, construction bid packages, construction coordination and construction management, cost analysis and control, scheduling, manpower forecasting, staffing and marketing. He has also assisted public agencies and developers in the procurement of funding from Caltrans and other federal and state agencies. Mr. Runk has a proven track record of meeting schedules and adhering to budgets. Since joining DTA in 2000, he has worked with local agencies to resolve community issues and to negotiate scope changes with contractors to ensure the timely and satisfactory completion of construction projects. He has also acted as project manager for the establishment of Assessment Districts and the preparation of numerous AB 1600 Development Fee Justification Studies. Mr. Runk specializes in preparing assessment apportionment formulas and fee studies for roads and storm drains, as well as water and wastewater facilities. Prior to joining DTA, Mr. Runk, as Senior Construction Manager for Holmes & Narver, Inc., successfully completed the construction of SR-41 Freeway in Fresno County, which was the County's first Measure "C" sales tax funded freeway. Prior to this project, Mr. Runk successfully completed SR-71 Freeway in Chino/Chino Hills, Calif. This $98 million project was the first Measure "M" sales tax funded project for the San Bernardino Association of Governments. Mr. Runk's responsibilities on both of these projects included contract management, quality control, public relations, cash flow analysis, project closeout and compliance with Federal and State funding requirements. Previously, Mr. Runk held positions with various public and private engineering entities in which he delivered projects requiring a wide variety of engineering expertise. He holds a B.S. in Engineering from the University of California at Los Angeles and an M.S. in Civil Engineering from California State University at Long Beach. Mr. Runk is a registered Civil Engineer in the States of California and Washington.

Mr. Saba has a background in finance and accounting, specializing in financial systems. Will has more than 20 years of experience in both the public and private sectors, giving him unparalleled insight into what is needed to complete a project successfully. His primary focus at DTA has been streamlining the PACE servicing functions through documentation and continuous process improvement. Will received his Bachelor of Science degree in Business Administration with an emphasis in Accounting from California State University, Los Angeles. Prior to joining DTA, he was the Corporate Controller and Director of Special Projects for a consulting firm that specialized in providing detailed cost analysis and land residual valuations for residential and commercial development projects. Early in his career, Will worked as a Manager of General Accounting and Senior Financial Analyst in the high tech, electronics manufacturing industry. Additionally, Will was the VP of Finance for a successful real estate development firm that took projects from raw, unentitled land, to fully developed master planned communities and industrial business parks. Originally from the Boston area, Will and his family moved around a lot, living in Texas, Connecticut, Virginia, Arizona, Texas (yes, he moved to Texas twice) and finally moved to California in 1991. As for hobbies, Will is married with children so he doesn't have time for any (ha ha). Will was an extremely involved father, while his kids were growing up; now that his kids are grown, he is actively seeking out what to do with his spare time…
