Strength of tenant must be understood when considering the purchase of NNN investment property. Banks, pharmacies, dollar stores and auto part stores are examples of triple net investment property tenants who have corporate fee simple or ground leases as well as an "Investment Grade" credit rating from Standard and Poors... Location, Strength of Tenant and Lease Terms are three (of the many) critical criteria we use when determining if a property is suitable for our income property investors and 1031 exchange NNN triple net lease buyers... Lease term is another important factor when evaluating NNN property. Most investors prefer a triple net lease with a guaranteed primary term between 10 and 20 years. This lease duration is readily available.
