David Perez

Job Titles:
  • Senior Vice President & Head of Residential
David Perez serves as Senior Vice President & Head of Residential. As part of his duties, he oversees the operational, managerial, and support positions for the company, ensuring the effective placement and management of process, technology, and data - empowering the company to achieve its business objectives. David believes people are one of the firm's greatest assets, and he constantly challenge the organization in its path to be the best for its partners, investors, and residents, while also overseeing the day-to-day operations with high standards of professionalism, responsibility, and accountability. Relevant Experience - David joined CARROLL in 2017 as a performance-driven leader with a background that spans operational, strategic, and transactional disciplines. This multi-segment knowledge base empowers him to leverage a proven business acumen across diverse cultures, economies, people, and technology. Prior to joining CARROLL, David spent eight years between EY and Houlihan Lokey where he led financial advisory assignments for clients across multiple industries and needs (M&A, corporate planning, tax, litigation, etc.), along with transactional due diligence and working capital advisory. In 2014, David joined AirServ Corporation, a subsidiary of ABM, as a Senior Strategic Finance Director, reporting to the COO. David was charged with overseeing the operation of a 25-Airport region, which included startups, takeovers, contract bidding and pricing, people management and hiring, budgeting and forecasting, and performance reviews. Immediately before CARROLL, David continued his growth as a leader in Strategy and Operations at Slalom Consulting, responsible for client financial analyses and performance, the impact of changing technology on finance and the business, and data and BI business needs, among others. Throughout his career, David has a strong record of delivering insights and value to multiple Fortune 500 clients. Education/Affiliations - David is a graduate of the University of Georgia's Terry School of Business, with a BBA in Finance and the UGA Institute for Leadership Advancement - Leadership Certificate. He is a 2012 graduate of the LEAD Atlanta Leadership Program, a former member of the Sandy Springs Conservancy, and an Eagle Scout. He also serves as an appointee by the Governor of the State of Georgia to the Board of Commissioners for the Georgia Student Finance Commission (GSFC), representing Georgia's 11th Congressional District. The GSFC helps Georgia students achieve their educational goals by administering financial aid programs, advocating on issues related to financing higher education, providing free financial aid consulting, and promoting financial literacy and default prevention. Interests - David enjoys spending time with his wife and four kids, jumping from baseball to hiking in the Chattahoochee Nature Preserve. An avid student, he continually reads and studies everything from Six Sigma process improvement and Agile development concepts - where he's a certified scrum master - to SABR applications in baseball management and lineup construction theory. He loves the Atlanta Braves and UGA Football, but building great, high-functioning teams is his passion, claiming there is "more fun rowing in the same direction."

Mike Martello

Job Titles:
  • Vice President of Residential Asset Management
Mike Martello serves as Vice President of Residential Asset Management. In this role, he is responsible for portfolio asset management, capital partner relations, reporting, and overall asset performance. Mike works with senior leadership to develop and implement the investment strategies to maximize performance and returns throughout the lifecycle of each deal. Additionally, he assists with the implementation of value-add strategies, annual budgeting, and is responsible for portfolio insurance and tax management. Relevant Experience - Mike has performed asset management roles for both equity investors and operating partners, and he has experience with numerous asset types with a heavy focus on multifamily. Mike began his real estate career with Trimont Real Estate Advisors where he managed a portfolio consisting of $500 million in total capitalization for institutional fund advisor Pacific Coast Capital Partners (now PCCP), Lehman Brothers, and Swedbank, and he participated in debt valuation and loan portfolio acquisitions for the FDIC during the economic downturn. Prior to joining CARROLL, Mike served as Investment Manager for TriBridge Residential where he oversaw a portfolio of assets throughout the southeast and executed dispositions representing over $180 million in total capitalization during his tenure. Before joining TriBridge Residential, he performed asset management and real estate valuation roles for Deloitte & Touche's Real Estate Consulting Group. Mike has real estate experience and expertise across multiple markets throughout the Southeast, West Coast, and Southwest. Education/Affiliations - Mike received a Bachelor of Business Administration, magna cum laude, from the Terry College of Business at the University of Georgia. He is a member of the Urban Land Institute and enjoys volunteering and participating in charitable activities for the St. Vincent de Paul Society, Atlanta Food Bank, and The Cathedral of Christ the King. Interests - Mike enjoys attending Atlanta/UGA sporting events, going to the beach, tackling landscaping and home improvement projects, and spending time with his wife, son, and Siberian Husky.

Noah Echols - VP

Noah Echols serves as the Vice President of Customer Experience. He believes that a focus on resident experience is vital to the success of the company and pursues opportunities to align business objectives with resident needs to create measurable value. His primary duties include creating marketing strategies that build equity in our corporate and property brands while allowing for local flexibility to meet the unique challenges within each market. In this role, he serves as an enabler for the corporate marketing team and property teams to execute based on best practices and corporate strategies. Relevant Experience - With 17 years of experience primarily in digital transformation, Noah's work spanned several industries including financial services, real estate, CPG, and retail. This cross-industry experience has allowed him to cultivate an ability to recognize effective solutions to common challenges. Prior to joining CARROLL, Noah was with IQ Agency as the lead of its strategy consulting group where he worked closely with the executive team of Post Properties during the two years leading up to its acquisition by MAA. Noah has built a decisively channel agnostic career focused on leveraging data to build the best possible experiences for customers wherever they are in their journey. Education/Affiliations - Noah received a Master of Arts degree in American Studies from Kennesaw State University where he studied digital culture, focusing primarily on how large brands successfully cultivated a sense of community among consumers in digital channels. He was a HASTAC (Humanities, Arts, Science, and Technology Alliance and Collaboratory) Scholar and is a member of the Internet Marketing Association. In his free time, Noah enjoys playing baseball in a senior men's league and taking care of his family horse, Santana.

Rob Gayle

Rob Gayle serves as Vice President of Operations and is directly responsible for the firm's multifamily operations that include owned assets and third-party assignments. In this role, Rob is responsible for building and fostering client and employee relationships related to CARROLL's vertically integrated suite of solutions. Additionally, he oversees the procurement and implementation of services related to the continued growth of owned and third-party assets. Rob, who joined CARROLL in 2022 as Vice President of National Business Development, places a major emphasis on relationship-building and is passionate about contributing to a team-oriented culture. Relevant Experience - Rob brings more than 20 years of multifamily experience and leadership in property management. Prior to joining CARROLL, Rob served 14 years as the Chief Operating Officer at Preferred Apartment Communities, Inc and Preferred Residential Management, LLC after beginning his career at Post Properties, Inc. Rob has real estate management experience in different markets throughout the Northeast, Mid-Atlantic, West Coast, and Southeast, and has managed all asset classes and types of multifamily communities. Education/Affiliations - Rob received his Bachelor of Administration with an emphasis in Marketing and Sales Management from Georgia Southern University. He is also an executive board member for the Atlanta Apartment Association and the Georgia Apartment Association. Interests - Rob loves spending time with his wife of more than 20 years and their two kids. As a family, they like traveling together and learning about the new places. He is a very passionate Atlanta Falcons and Atlanta Braves fan, and he enjoys volunteering at Children's Healthcare of Atlanta Day Rehab Center as Santa to bring joy to the kids. He also enjoys fly fishing, hiking, and attending his kids' sporting events. His true passion is the people he works with and trying to make them better every day.

Rob Lester

Rob Lester serves as Senior Vice President & Chief Investment Officer of Residential. In this role, he leads CARROLL's investment, asset management, development, capital markets, and investor relations teams, while contributing to the development and execution of the Firm's growth strategy across all investment strategies. Relevant Experience - A capital markets and investment veteran, Rob brings more than two decades of investment banking and capital raising experience that includes developing, structuring, and financing innovative transactions and financial vehicles around the globe. Prior to joining CARROLL in 2022, Rob held executive and leadership positions within highly respected real estate and financial institutions, including Blackstone/Park Hill Real Estate, Macquarie Group and Brookfield - after beginning his career in corporate investment banking with BNP Paribas and Deutsche Bank. At each, Rob has worked enthusiastically to foster client growth and value creation by efficiently accessing capital markets and stewarding mergers, acquisitions and dispositions. Through this, Rob is most gratified by the strong relationships earned and the close friends made. Education/Affiliations - Rob is a graduate of Pepperdine University with an MBA in Finance and International Business and the University of California, Riverside where he earned a B.S. in Economics. He is a current member of the Pension Real Estate Association (PREA) and the Urban Land institute (ULI), as well as a past member of International Council of Shopping Centers (ICSC). Interests - After 20 years in New York City, Rob returned to southern California where he resides with his brilliant wife Simone and their amazing and spirited son, West. Aside from family, Rob enjoys basketball, swimming and tennis and would prefer that all meals be served in a tortilla! He is also an active VC, PE, and property investor in his spare time.

Sadler Walker

Sadler Walker serves as Vice President of Residential Asset Management. In this role, he is responsible for portfolio asset management, capital partner relations, reporting, and overall asset performance. Sadler works with senior leadership to develop and implement the investment strategies to maximize performance and returns throughout the lifecycle of each deal. Additionally, he assists with the implementation of value-add strategies, annual budgeting, and is responsible for portfolio insurance and tax management. Relevant Experience - Sadler has performed asset/financial management roles for operating partners within the multifamily asset type. Prior to joining CARROLL, Sadler served as Financial Manager for Aimco where he managed the East Portfolio Assets, consisting of approximately 22,000 units and over $500 million in total revenue. At Aimco, Sadler oversaw asset performance, participating in operations management, budgeting/forecasting, revenue management, expense control management, and value add project management. He also participated in the execution of over $400 million worth of acquisitions and dispositions. Sadler has real estate experience and expertise across multiple markets throughout the Northeast, Mid-Atlantic, and Southeast. Prior to Aimco, Sadler was a Financial Analyst for BAE Systems on the Guided Missile Destroyer project as well as several years as a Licensed Banker at Wells Fargo. Education/Affiliations - Sadler received a Bachelor of Business Economics at Wofford College in Spartanburg, SC. He enjoys volunteering and participating in charitable organizations such as TAPS, Camp Kemo, and The Red Cross. Interests - Football (Steelers, Clemson Tigers, and Small Dogs-Go Terriers!), Golf, Baseball, and Soccer. Being outdoors and spending time with family and friends.

Stephen Hendrix

Stephen Hendrix serves as Vice President of Residential Development and focuses on delivering nationwide, ground-up development opportunities as part of the Firm's growing investment strategy. Relevant Experience - Stephen brings more than 27 years of multifamily development/construction experience to CARROLL that includes an extensive portfolio of large-scale, high-profile, and high-density apartment communities throughout the Southeast. Prior to CARROLL, he served as the Senior Vice President of Development at Novare Group, an Atlanta-based developer of mixed-use communities in the Sun Belt region. Prior to Novare, Hendrix held development and construction roles with Wood Partners and TriBridge Residential. Education/Affiliations - Stephen received his Bachelor of Science in Business Administration from Oglethorpe University and his Master of Science in Commercial Real Estate from Georgia State University. He holds a Real Estate Development Certificate from the Urban Land Institute and is an active member of the National Multifamily Housing Council. Interests - Stephen enjoys a variety of outdoor activities, including sailing, riding his motorcycles, and camping. On the weekends, he loves spending time with his two grandchildren and is an active member of his church and serves on parish council.
