Dr. Masaki Oishi - Chairman, Founder

Dr. Masaki Oishi (Mas) is Co-Founder & Chairman of MarketSpace Capital where he directs major capital transactions and manages the firm's investment committee. Mas brings a wealth of experience in the Commercial Real Estate sector having successfully invested and sold several commercial properties over the last 30 years. Mas began in Real Estate at a young age managing properties owned by his family who had recently migrated to the United States from Japan. In 2003, Mas moved to Texas and has actively been involved in commercial real estate projects across the country. Mas plays an integral role at MarketSpace Capital personally reviewing each investment opportunity and forming the strategic direction of the firm. Dr. Oishi and his wife together have three children, and he enjoys fishing, golf, and travel. He is also fluent in both English and Japanese.

Kevin Sabouni

Kevin Sabouni is the Director of Asset Management based out of MarketSpace Capital's Houston office. His primary responsibilities include asset management, construction oversight, property marketing, stakeholder reporting, strategic planning, and operational efficiencies. Kevin joined the MarketSpace team after serving as the Regulatory Operations Executive & Team Lead with Macquarie Group where he practiced data analytics, project management, operational efficiencies, and stakeholder reporting related to various global assets from energy commodities to financial instruments. He received his Bachelor of Science degree in Computer Science and Business Administration with a Concentration in Finance from Northeastern University in Boston, Massachusetts. Born and reared in Sugar Land, Texas, a suburb of Houston, Kevin was brought up by two parents who have now practiced architecture under their own firm in the United States for three decades. Kevin has been exposed to architectural design and real estate development & investing in Houston markets since his childhood and has directed his career towards coupling this exposure and interests with his professional expertise in technical and operational advancements. His primary ambition is to bring this unique background forward to the benefit of MarketSpace Capital as well as its investors.

Park on Eldridge Apartments

Strategically located near the West Park Tollway, and Eldridge, the Park on Eldridge Apartments offers tenants a prime location in Northwest Houston, combined with a quiet, peaceful area covered with beautiful scenery and surrounded by public parks and recreation. MarketSpace Capital acquired this well located property, consisting of 61,624 square feet, in November 2012 for $3.5 million, with an equity basis of $1.2 million and debt of $2.3 million. After a series of value-add exterior and interior renovations, the property was quickly able to realize significant rent increases, stabilized occupancy, decreased turnover rates, and reduced expenses within the first 12 months of ownership. Over the course of 5 years, the property saw rents grow by 5% on an annual basis and an increase of well over $100 per unit. MarketSpace Capital ultimately sold the property in July of 2017 for $4.45 million, thus generating $2.15 million in equity and an IRR of 19% for investors.

Sohail Hassan - CEO, Founder

Sohail Hassan is Houston Business Journal's 40 Under 40 Class of 2023 and founder/managing partner at MarketSpace Capital, a private equity real estate investment and development firm located in Houston, Texas managing nearly $500MM of residential multifamily assets throughout the country. His past achievements include success as an entrepreneur in the emerging renewable energy sector, winning the Department of Energy's Solar Sunshot Catalyst Award in 2015 as well as extensive experience working in Finance, Technology, and Commercial Real Estate. Before founding MarketSpace Capital, Sohail acquired and successfully exited several business ventures related to engineering and technology including Bovay Engineers, a Civil & MEP Engineering Design Firm originally founded in 1946. Additionally, Sohail served as Director of U.S. Operations for the Apes Group of Companies, a global consortium of companies with a focus on providing services to both the private and public sector in business consulting, insurance & financial services, manufacturing, vendor management, medical equipment supply & logistics. Mr. Hassan's educational proficiencies are in Real Estate Transactions, Political Management, International Affairs, Political Science, Sociology, and European Union Politics. As an award-winning scholar, community leader, and skilled public speaker, Mr. Hassan is dedicated to advancing equality for disenfranchised and marginalized communities at large. Sohail has a B.A. Degree from Texas A&-M University, a master's degree from the George Washington University, a Certificate in Advanced International Affairs from the Bush School of Political Management, a Certificate in European Union Politics from the Asko Europa-Stiftung University in Saarbrucken, Germany, and a Certificate in Real Estate Management from Cornell University. Most recently, Sohail earned a Certificate in Fintech Revolution with a focus on Blockchain from the Wharton School of Business at the University of Pennsylvania and sits on the board of various non-profit organizations and since 2019, has served as the President of the South Asian Chamber of Commerce (SACC in Houston, Texas.

Taylor Stinnett

Taylor Stinnett is the Director of Operations at MarketSpace Capital's Dallas office. His primary responsibilities include asset management, new development oversight, property acquisitions & process improvement strategies in the Dallas - Fort Worth Metroplex. As a licensed real estate broker in Texas, Taylor has developed a strong understanding of commercial real estate through negotiating more than 500 transactions in over 30 different cities throughout the United States. Focusing primarily on commercial brokerage and asset management for the last six years, Taylor has an upper hand when applying that knowledge to MarketSpace's Strategic Plan. Before joining MarketSpace Capital, Taylor was an Asset Manager and Broker at Woodcrest Capital, a Private Equity firm that focused on acquisition and leasing for value-add Commercial Real Estate. Taylor monitored the financial health of 40+ properties in 15 different states. With a background in commercial construction, Taylor is well-versed in motivating and overseeing personnel to enhance fund performance, increase client satisfaction, and enable sustained growth. While at Woodcrest, Taylor led sales teams both local and out of state with a profit-focused and dedicated mentality. Taylor oversaw more than $300MM in total assets with consistently high returns and client satisfaction of property performance. Taylor successfully managed lease renewal negotiation and execution for a private Real Estate portfolio with more than 1,200 tenants combined over 4.5 million square feet. Additionally, he has generated over $25,000,000 in new revenue from lease and sale transactions. Over the last decade, he increased occupancy percentage at various types of real estate in Texas, Oklahoma, Missouri, and Arizona. Taylor earned his Bachelor of Science degree in Agriculture Economics from Texas A&M University.

Thomas Mathew

Thomas Mathew is Vice President of Acquisitions at MarketSpace Capital. His primary responsibilities include performing underwriting, market assessments and due diligence on property acquisitions and development strategies. Mr. Mathew's duties include evaluating and assessing potential acquisitions, divestitures, development, and re-development opportunities, and presenting his findings to the Company's Investment Committee. Additionally, Mr. Mathew uses his Industrial Engineering skillset to develop operating and structural efficiencies to maximize profitability for the Company, its investments, and its investors. Before joining MarketSpace Capital, Mr. Mathew gained experience implementing complex, enterprise-level solutions for various Fortune 100 companies as a Strategy and Operations Consultant for IBM Global Services. Mr. Mathew was also brought in as an advisor at an impact-based software solution, Corecentra, to help create the go-to market strategies, templatize implementations, as well as formalized the infusion of consulting partners to the business model. Prior to this, Mr. Mathew worked as an Operations Manager at BNSF Railways, where he managed daily operations policy implementations. As a real estate professional, Mr. Mathew gained experience through the acquisition and growth of his own property portfolio. Mr. Mathew was able to successfully perform over 10 acquisitions during the past 3-years, with a full 50% going full cycle and being sold. Mr. Mathew is committed to utilizing his education, practical and real-life experiences he's gained from his past roles, to bring immense value to Marketspace Capital and its stakeholders.
