Clay Packard

Clay, Director of Equipment Operations, brings nearly 17 years of procurement, financial, and equipment management experience. During his time in construction, he has supported equipment operations on many projects ranging from arenas to apartment complexes. Clay is responsible for building and growing GenCap's Equipment Operations through investing in leading edge technology, tools and equipment that create added value for our clients, partners and teams. Clay is a graduate of Washington State University and holds a degree in Finance.

David Schroeder

David is driven to ensure each project he touches will be a success! His effective leadership allows him to work efficiently and bring high value to his projects. With almost three decades in the industry, David has led the successful delivery of construction projects in some of the United States' most challenging climates and dense urban sites. David's projects range from builds in Prudhoe Bay, Alaska, to Tampa, Florida, Seattle, Washington, and Colorado. With a background in many building and market/customer types, he focuses on customer needs for success. He has extensive experience in commercial, residential, and industrial project types. David carried his own General Contractors license in Alaska (state-tested licensing) until he moved his family to Washington in 2013. He has extensive experience with state, federal, and private projects and has expertise in preconstruction/design and final project completion and delivery feasibility. His experience enables him to provide value, mentorship, and support to his project teams and ensures success for all involved

Dustin Mikkelson

With over 15 years of experience in the AEC industry, Dustin has a wide range of knowledge spanning from early design development to building turnover. Focused on quality, Dustin uses his expertise to help ensure that our projects are turned over with a high standard by developing processes, training, implementation, and quality initiatives across all aspects of GenCap. Dustin started his career as an architectural drafter and moved into virtual design and construction as a VDC Manager. In addition, he has market experience in sports arenas, hospitals, wastewater, data centers, education, and hospitality. In his free time, Dustin enjoys spending time with his family, cooking, and experimenting with new technology.

Eric Campbell - Chairman

"Eric Campbell is the Chairman of GenCap Construction Co and Chief Executive Officer of MainStreet Property Group LLC., leading real estate development and construction-management firms dedicated to the vision, construction, and operation of landmark properties throughout the Puget Sound Region. Eric is also a Managing Member at Insite Property Solutions, which specializes in the management of multi-family properties. In his myriad roles, Eric is widely recognized for his dynamic industry leadership. He has successfully overseen billions of dollars in real estate transactions, leading the helm in the purchase, development, and operations of award-winning, mixed-used communities. Eric is the former Owner and President of CamWest Development LLC, an industry-recognized company he founded in 1990. He sold CamWest for $150 million to Toll Brothers, the largest homebuilder in revenue in the Puget Sound region. From 2012 to 2015, Eric led the successful transition of CamWest to Toll Brothers, which was completed in early 2015. Throughout the course of his decades long career, Eric has received significant accolades for his professional accomplishments. In 2012, under Eric's leadership, CamWest-Toll Brothers was recognized with the prestigious Gold Nugget Award and the Dream Home Award for Historic Renovation for its innovative urban infill community, Nettleton Commons. Prior to that, CamWest's signature affordable community, Greenbrier Heights in Woodinville, was honored with the Governor's Legacy of Livable Communities and VISION 2020 Awards. Eric was recognized as the 2006 Entrepreneur of the Year for Construction and Real Estate in the Pacific Northwest. He also received the King County Earth Hero Award in 2005 for his commitment to green practices in the development of Shamrock Heights, a 4-star, Built Green, Low Impact Demonstration Community in Renton Highlands. During his tenure, Eric has implemented Lean practices, strategic planning programs, and key marketing initiatives that led to long-range initiatives not only for the companies he led but for the Master Builders Association, Imagine Housing, and the University of Washington Runstad Center. Eric lives on the Eastside with his wife and two twin boys and is a graduate of the University of Washington. He currently serves on the advisory board at UW's Runstad Center and the Center for Real Estate Research.

Gavin Relph

Leading with best-in-class financial reporting and real-time project revenue/cost/margin analysis, Gavin understands the importance for project teams and the organization to have readily available, accurate and reliable financial reporting in order to take decisive actions during bidding, preconstruction design, construction execution and project closeout. Throughout the entire life-cycle of each project, Gavin provides an understanding of the fundamentals behind the decisions made and provides clarity through data driven reporting and forecasting. Bringing almost 15 years of construction experience, Gavin's industry expertise allows for clear financial guidance, without being overloaded with data, pulling out the most important KPI's for project teams and each user within the organization. This allows for GenCap to operate with confidence throughout each project and allows for real-time risk mitigation, should an issue arise. There is no one-size-fits all approach to giving each user the tools they need to operate effectively, and Gavin prides himself on providing customizable financial solutions with the ability to automate reporting so as to not allow reporting to become a burden on the organization. GenCap operates with custom applications and a lean mentality.

Jackie Hizzey - CFO

Jackie brings more than 15 years of experience in finance and management in real estate to her role as Senior Vice President and Chief Financial Officer. She is responsible for overseeing GenCap's finances, accounting, reporting, operations, corporate policies, human resources, and risk management. Jackie also manages the company's lending and investor relationships. Prior to MainStreet, Jackie served as Controller for the West Coast homebuilder, Geonerco Management LLC, where she was in charge of all financial reporting, internal audit and accounting functions for three decentralized homebuilding offices. Jackie is a Washington State licensed CPA with a bachelor's degree in accounting from Gonzaga University. She is an active member of CFMA, ULI and CREW. Jackie is dedicated to working out, taking long walks or bike rides around her neighborhood trails, running and skiing. She and her husband, William, have a daughter, Lauren, and reside in Woodinville.

Jeremy Erickson Field

During his span of nearly 25 years of construction experience, Jeremy has built facilities in the hospitality, higher education, renewable energies, health care, mission critical, and sports markets. Throughout his career, Jeremy has consistently grown his expertise in LEAN and continuous improvement techniques which has contributed to delivering many successful projects and enduring professional relationships. This experience, as well as Jeremy being a DBIA professional and Design-Build proponent, has played a role in recent successful projects for The University of Washington Tacoma and the West coast's first two fully modular prefabricated hotels. As Field Operations Manager, Jeremy shares his passion for building exceptional structures, proven ability to lead teams and actively grow people's careers all while pursuing high quality, safe, and timely construction projects. Jeremy is a graduate of Construction Management from Central Washington University and enjoys time outdoors skiing, fishing, and boating with friends and family. In his spare time, he also loves the lifelong, self-taught pursuit of playing guitar.

Kelly Price is the Chief Executive Officer of GenCap Construction Corp., a commercial general contractor. Mr. Price is a seasoned real estate executive with nearly 30-years of experience in all aspects of real estate development, construction, operations, and financing. He has completed billions of dollars in residential and commercial projects, financing, and other real estate transactions during his career. Mr. Price leads the GenCap Construction organization's Executive Team in setting strategic direction, managing organizational culture, and defining our collective purpose. Under his leadership, GenCap, has become a leader in the marketplace and they strive to deliver "best in class" in everything they do and continue to pursue real estate opportunities across the Puget Sound region. From 2001 to 2011, Mr. Price served as CFO and strategic executive of CamWest Development LLC. The company became one of the largest residential developers and homebuilders in the Puget Sound region. In November 2011, Mr. Price facilitated the sale of CamWest to Toll Brothers, Inc., a privately traded homebuilder (NYSE: TOL). During his tenure at CamWest, he executed more than $500 million in debt and equity financing. With his leadership, CamWest successfully implemented "Lean Manufacturing" concepts across all aspects of the company, and lean improvement efforts and realized more than $10 million in cost savings while reducing cycle times and standardizing operational activities company-wide. Prior to CamWest, Mr. Price was an initial employee and Chief Financial Officer of Emeritus Corporation (NYSE: ESC). Mr. Price joined Emeritus early on and successfully facilitated more than $2 billion of financial transactions, including debt (convertible, senior, subordinated) and equity (venture capital, preferred, and common stock). He also led Emeritus' successful $100 million Initial Public Stock Offering (IPO) in 1996. Upon his departure in 2001, Emeritus was one of the largest assisted living developers and operators in the United States, with more than 6,000 employees and operations in 37 states and Japan. From 1991 to 1996, Mr. Price worked for Deloitte and Touche in the accounting and consulting groups and earned his CPA. Mr. Price has held several Board of Director positions throughout his career, including the Master Builders Association, Village Theater, University of Washington Bookstore, and the 101 Club. He is a current member of the Advisory Group of Montlake Futures and Decatur Head Beach Association. He has served as a speaker and panelist on various real estate and finance topics. He is a current member of the Urban Land Institute, NAIOP, Washington Business Properties Association, Cascade Cycle Club, Washington State Bike Association, USA Cycling, Pacific Crest Trails Association, Fred Hutchinson President's Circle, and the University of Washington President's Circle. Mr. Price graduated from the University of Washington Foster School of Business and lives in the Seattle area with his wife and two daughters and is an avid Husky fan, boater, cyclist, golfer, hiker, tennis player, and skier. He is also a passionate supporter of the University of Washington, Fred Hutchison Cancer Research Center, Make-a-Wish Foundation, Do It For The Love Foundation, Issaquah Schools Foundation, The Garage, and Sammamish Presbyterian Church. Kirk Seely

Kirk's construction career started as a laborer at Iowa State University in the summer of 1989 and continued to pursue a degree in Construction Engineering from Iowa State University in 1993. Almost all his career has been spent as a construction estimator. His experience includes many delivery types (Bid-Build, Design-Build, GCCM, Negotiated GMP, etc.). Over 30 years, Kirk has worked on various project types (higher education, hospitality, healthcare, industrial, historic renovation, commercial office building, sports facilities, residential, etc.). His projects have ranged from several hundred thousand dollars to upwards of five hundred million dollars. Several projects he is most proud to say he has led include the Washington State Legislative Building Rehabilitation Project, The Elliott Bay Seawall Project, The Tulalip Hotel and Casino Expansion, and the Oregon Convention Center and Hotel. Kirk prides himself on ensuring his estimates are accurate and represent the owner's vision for the project. This includes very early estimates where many details and drawings are not yet provided. In his current position, Kirk oversees the preparation of all estimates, including leading estimates, managing the estimating teams, reviewing final estimates for completeness and accuracy, and presenting Gencap estimates to clients. During his spare time, Kirk enjoys a few rounds of golf, working in his yard, and spending time with his 13-year-old daughter (a competitive hip-hop dancer who requires him to attend many practices and competitions).

Matt Smith

"Having spent most of his career delivering projects through progressive delivery methods, Matt Smith is passionate about collaboration and problem solving as a team. The majority of his projects have been design-build (progressive and traditional) at the University of Washington, University of Washington Tacoma, and local technical colleges. When joining GenCap, he took responsibility for the complex Woodinville Civic Campus project ($80m) and leading a team that has satisfied multiple owners with an on-time and under budget product. Matt's experience with progressive delivery has strengthened his understanding of how a project can be most effectively designed and delivered. As a VP of Construction Operations he takes responsibility for the success of his teams and strives to stay engaged with all facets of the design and construction process. In his relatively short career, Matt has built data centers, historical renovations, a utility plant, numerous academic buildings and even a seawall. Always drawing from this wide variety of experiences and projects, he is people and process focused. He appreciates the variety of teams he has been a part of and likes to draw from those experiences to make each project greater than the last. Matt holds degrees in both Architecture and Construction Management from Washington State University and is a certified DBIA professional. "

Molly Lambright Sr

Molly brings more than 25 years of Human Resources experience building and cultivating people programs. Prior to GenCap, Molly held numerous HR leadership roles in the technology sector and built and led a consulting firm focused on employee experience and engagement. Most recently, Molly led the HR team supporting the Product Development division of DocuSign through a rapid phase of global growth and scaling. Molly holds a Bachelor of Arts from the University of Washington in Communications. Her philanthropic interests have long been focused on advancing the interests of children and women. She has served on the boards of KidsQuest Children's Museum, National Charity League and National League of Young Men and is currently a passionate supporter of Stolen Youth. As a Seattle native, Molly embraces the Pacific Northwest in her free time and enjoys hiking, biking, skiing, wine tasting and traveling. A highlight of her life is visiting her daughter and son who both attend college out of state.

Nate Brown

With both a project management and estimating background in multiple product types, Nate understands the full scope required to put together a project. He understands that every project needs to fit the final end user. He provides constant cost and constructability feedback to the project team in order to make timely and informed designs to keep design and construction moving forward. Nate's 14 years of project delivery experience (Design-Build, Design-Assist, Bid-Build) has given him the ability to minimize the risk inherent in the design and construction process ensuring that both the owner and architect's final goals are realized. Nate is driven to listen to you and understand your project's needs to ensure we cover all costs from early project concept. Nate's keen ability to be creative and provide innovative approaches and solutions on a project-by-project basis allows him to identify, adapt to and resolve complex issues or find solutions to problems as they arise. His effective leadership participation in a team environment also allows him to work efficiently with both external and internal teammates throughout the life-cycle of a project.

Neil Gordon Sr.

Neil Gordon, Senior VDC Manager, has over 16 years of experience in the BIM/VDC industry and more than 20 years of 3D modeling experience. Neil began his career with Mortenson in 2006, creating 3D models of structural and architectural scopes for coordination. After nine incredible years, Neil entered a new chapter with BN Builders as an Innovation Manager. He helped build an innovation team of seven people and led the advancement of the 3D coordination process improvements, 4D Modeling, and Augmented Reality in the field. Neil has been working for GenCap construction for over two years, where he has built GenCap's VDC capabilities to put the power of 3D coordination, 4D modeling, Building Information Modeling, Virtual Design and Construction, Critical Path Method Scheduling, and Project Control best practices into the hands of our preconstruction and construction teams to make each project delivery experience better for our team members and customers. Neil is creating the path for our industry and placing GenCap Construction as leaders in the future of design and technology in construction.

Rich Wells

Bringing decades of construction industry leadership experience, Rich has built in numerous markets including health care, higher education, federal, entertainment, hospitality and mixed use among others. His passion for operational efficiency, organizational leadership and the professional development of young constructors contributes to GenCap's unique culture and organizational growth. He embraces a philosophy of team work and servant leadership at the project and corporate level, building meaningful connections with clients, designers, trade partners and internal team members to foster an environment in which the attributes of all team members are respected and valued. Beginning his career with a small, multifamily developer/builder, Rich soon transitioned to commercial construction and has participated in the building of well over one billion dollars in projects throughout the Northwest region. From negotiated GMP, design/build, cost-plus, GC/CM and hard bid delivery methods, he has been a leader on some of the region's most notable projects including the US Courthouse in downtown Seattle, the Emerald Queen Casino in Tacoma, the award winning Elson S. Floyd Cultural Center on the Pullman campus of Washington State University amid many others throughout the region. In addition to his operational roles, he has also provided leadership in the development of Project Engineers and Managers, college recruitment and relationships with local universities, numerous leadership and business solutions initiatives and actively participated in corporate strategic planning and continuing improvement. Rich is a 1995 graduate of Central Washington University and remains active as a board member, past vice chair and past chair of CWU's Construction Management program's Industry Advisory Board as well as being its Industry Representative to the American Council of Construction Education. He is highly engaged in the industry and is a past board member of the Industry Advisory Committee for Renton Technical College's Construction Management program, a member of the Washington State Society of Healthcare Engineers (WSSHE) and American Society of Healthcare Engineers (ASHE) and holds various certifications and accreditations including LEED GA, USACE/NAVFAC Construction Quality Management Contractors Certification, AHA Healthcare Construction Certification and LCCP/AGCWA Lean Construction Certification. Rich stays involved in his community and was named Community Service Employee of the Year at a past employer. He has served and volunteered as a past Board Member for Helping Hand House, an organization serving homeless families in the south Puget Sound as well as volunteering with Rebuilding Together, Feed My Starving Children and the American Heart Association. Additionally, Rich is actively involved in youth athletics through coaching as well as helping run athletic organizations in both girl's basketball and girl's select fastpitch softball. Rich resides in Bonney Lake with his wife Angela and two daughters and when not busy coaching youth sports loves to spend time golfing, travelling with the family and generally getting away into the woods and mountains.

Rob Warnaca - President

As President of GenCap Construction Corp, Rob provides oversight support with the project team and ensures that the Owner's goals are realized, through a culture of open and transparent communication. Rob's top priority is to grow and develop GenCap's business reach through exceptional experiences with our customers. Rob is engaged with all cost estimate reviews, schedule reviews, site logistics planning and subcontractor price negotiations which support the most cost-effective solution for the Owner. During his 27-year tenure in construction, Rob has served in various leadership positions such as Chief Estimator, Project Executive and Director of Design Phase Solutions. Rob has professionally spoken on Progressive Design-Build and GCCM alternative project delivery, Lean Practices and Integrated Project Delivery at AIA, DBIA, University of Washington, Washington State University and Society of American Military Engineers. Rob graduated from the University of Washington with a B.S. degree in Construction Management and is a certified DBIA Professional. Rob joined GenCap in 2017 with more than 25+ years of construction experience holding a variety of leadership positions while focusing on a wide range of product types. As a result, Rob possesses extensive knowledge in both public and private markets with expertise in mixed use/multi family, higher education, sports, water/waste-water treatment, hotel/hospitality and laboratory/bio science market sectors. This comprehensive experience grants Rob a unique perspective of many project delivery models, contributing to the overall growth and success of GenCap and our customers. Rob serves as Chair on the Construction Industry Advisory Council for the University of Washington, and Adjunct Professor at the University of Washington. Rob was also an appointed member of the Project Review Committee which serves under the CPARB state of Washington legislative arm, to ensure that alternative project delivery applications meet the intent of statute RCW 39.10.
