Danielle S. Singer

Danielle S. Singer is a Partner at Dubin Singer Phillips PC with more than 20 years of experience assisting individuals and employers with a wide variety of family and employment-based immigration matters. Danielle's expertise also includes deportation/removal defense and handling immigration-related worksite enforcement issues. Danielle further assists foreign investors interested in obtaining temporary or permanent residence in the U.S. Danielle works closely with clients to identify the client's goals and objectives, prepare the myriad of immigration paperwork required for a particular visa application, helping the client deal with the large government bureaucracy and navigate the complicated immigration system in the U.S. in order to achieve the client's goals and objectives in the most efficient and effective way possible. Danielle decided to focus her practice exclusively in the field of immigration because she enjoys helping others and interacting with people from diverse cultures and backgrounds. Danielle's experience in immigration began after law school when she was employed as an Associate and later as a Senior Attorney overseeing a team of attorneys and paralegals at one of the premier immigration law firms in the country. Thereafter, Danielle managed the immigration department at a prestigious labor and employment law firm in Chicago while developing an expertise in immigration compliance and worksite enforcement matters. Danielle has been an active member of the American Immigration Lawyers Association (AILA) since her admission to the bar in 1996, and she has served as a member of the local AILA Chapter's Legislative Committee. Danielle has also served as a Chairperson for The Chicago Bar Association's Young Lawyers Section Immigration Law Committee. Due to her extensive and broad range of experience, Danielle is frequently invited to lecture on immigration matters to audiences including small to larger size corporations, human resource organizations, and law school students. She is a frequent volunteer at the Highland Park-Highwood Legal Aid Clinic and has also co-authored several articles concerning immigration law for various publications. When Danielle is not advocating on behalf of her immigration clients, she enjoys taking advantage of the cultural offerings of the city with her children, trying out new restaurants and planning her next family vacation adventure.

Emilia Monroe is the Legal Coordinator for Dubin Singer Phillips PC who, along with office management and administrative facilitation, assists with all aspects of commercial and residential transactions from the day the contract is signed until the day the deal is closed. From clients and attorneys to title companies and lenders, Emilia works with all parties involved to address every detail of the transaction and coordinate a successful closing. Emilia is a graduate of Gonzaga University in Spokane, WA and holds a Bachelor of Arts in Political Science and English. In her free time, Emilia enjoys running, reading, and spending time with her family and friend.

Jordan Gray

Jordan Gray is an associate at Dubin Singer Phillips P.C. where she represents a broad range of clients in all aspects of real estate transactions. She has counseled clients on the purchase and disposition, financing, construction and development of commercial, industrial and residential properties, including the acquisition of newly constructed NNN retail properties as part of a portfolio with a value in excess of $100,000,000.00. Jordan regularly works with municipalities in connection with zoning and entitlement issues affecting re-development and new construction retail projects. In addition, she has acted as a liaison with outside counsel, title companies, surveyors, contractors and other third parties during the due diligence process. She also has extensive experience analyzing title and survey matters and curing complex defects concerning the same. Jordan started working as a law clerk at Dubin Singer Phillips P.C. in January 2014 during her second year of law school. She received her J.D. in 2015 from DePaul University College of Law and her B.A. in Criminal Justice, Magna Cum Laude, from the University of Dubuque in 2012. Mitch Phillips

Mitch Phillips is a partner at Dubin Singer Phillips PC. Mitch has broad experience in real estate transactions nationwide. He advises owners, developers, builders, lenders, landlords and tenants in virtually all aspects of commercial and residential real estate acquisitions, dispositions, development, financing, leasing and related transactions. As part of his practice, Mitch frequently drafts and negotiates purchase and sale agreements, loan documents, leases, and provides counsel on investment entity structuring. A strong focus of Mitch's practice revolves around retail development throughout the United States. For each development project, Mitch counsels his clients from the initial stages of site selection and property assemblage through the final stages of construction. He advises his clients in connection with contract negotiations, evaluation of due diligence reports, securing appropriate entitlements, financing, and closing each transaction. His involvement in each step of the development process provides him with a pragmatic understanding necessary to successfully meet his clients' objectives. Mitch's practice is also concentrated in the area of residential development. He advises his clients in the acquisition, development and financing of multi-family projects nationwide and regularly works with clients acquiring broken condominiums and distressed subdivision developments. His residential development experience includes the creation and organization of condominium and homeowners associations, drafting declarations, covenants, conditions and restrictions, and reciprocal easement agreements, along with analyzing due diligence reports necessary to develop a successful project. Mitch earned his Joint J.D./LL.M in Real Estate Law in 2008 from The John Marshall Law School, and his B.A. in 2004 from the University of Iowa. Richard Dubin

Richard Dubin is the founding partner of Dubin Singer Phillips PC where he concentrates his practice on commercial real estate matters. His clients include owners, developers, purchasers, landlords, tenants and investors in the acquisition, disposition and leasing of all types of commercial properties, including industrial facilities, multi-family buildings and retail centers. Richard's experience includes the representation of clients in the acquisition and disposition of commercial properties, forward and reverse 1031 like-kind exchanges, and the formation and governance of business and investment entities for the ownership of real estate. In addition, he represents financial institutions in the negotiation, structuring and documentation of commercial loans. He also advises residential landlords on how to best avoid liability under the Chicago Residential Landlord Tenant Ordinance and in matters involving tenant disputes and evictions. Richard also has an extensive background in advising clients on the development of commercial real estate projects, including retail centers, residential and commercial condominiums, and industrial complexes. He takes a pragmatic approach to each deal and counsels his clients on solutions to minimize development costs and procure development incentives. Richard's considerable commercial real estate experience, both as an attorney and as a principal in a wide array of commercial real estate ventures, provides him with a unique insight into, and practical understanding of, all aspects of real estate transactions and allows him to most efficiently and effectively represent his clients towards their desired goals.

Stephanie Engstrom

Stephanie Engstrom is a senior associate at Dubin Singer PC where she assists clients with a variety of real estate matters in connection with commercial, industrial, and residential properties. She counsels clients on acquisitions and dispositions, leasing, development, financing, structuring of corporate entities, and Section 1031 tax-deferred exchanges, among other real estate matters. Stephanie has experience in a wide range of commercial real estate areas, with an emphasis on the development of multi-million-dollar NNN leased retail properties. She handles complex title issues and is skilled in negotiating easements, restrictive covenants, and planned unit development agreements. She has also represented major developers in the sale and development of air rights parcels and has worked with both public and private entities to resolve unique title encumbrances that attend such projects. After earning a B.A. from the University of Michigan Ann Arbor in 2007 and a J.D. from St. John's University School of Law in 2010, Stephanie began her legal career working in property tax assessment appeals alongside commercial real estate transactions. This background in property tax gives her a unique perspective when analyzing real estate as an investment and identifying potential concerns when it comes time to buy, sell, or lease.
