Aaron J. Butler is the founder and Chief Executive Officer of AVENUE. Headquartered in Miami Beach, AVENUE is at the forefront of retail real estate.
Aaron has more than 18 years of experience in commercial real estate and has personally been involved in over $1 billion in transactions. AVENUE has established itself as a market leader in the competitive South Florida real estate market. AVENUE and Aaron have developed the market knowledge and relationships to deliver unrivaled service in landlord and tenant representation, ground up construction, leasing, sales and market analysis.
During his career, Aaron has spearheaded the transformation of the high street retail markets in Miami, including South Beach's Lincoln Road, Collins Avenue, Midtown, Design District, Wynwood, Downtown, Brickell, Coconut Grove and South Miami.
Aaron has worked with the nation's top retailers and restaurant groups, including CVS Pharmacy, Soul Cycle, Equinox, Blink Fitness, Uniqlo, Scotch and Soda, Custo Barcelona, WeWork, Sprint, Coltorti, Waterworks, JP Morgan Chase, Rosa Mexicano, Sugar Factory, Toca Madera Group, PACHA Group, Sushi Samba Group, Serendipity, Meininger Hotels, Opium Group, Anthony's Coal Fired Pizza, Salsa Fiesta and Baires Restaurant Group.
Aaron has also served as representative for an extensive list of prestigious developers, landlords and institutions for their real estate interests, including Tristar Capital, RFR Realty, Wynn Resorts, KBS Realty, PLC Investments, Camden Realty Trust, Time Equities, Urban Investment Advisors, Goddard Investment Group, Grouper Financial, Gideon Asset Management, Nakash Holdings and Centurion Realty. Prior to founding AVENUE, Aaron served as Vice President of Comras Company for three years. Comras Company is a retail leasing and development company based in Miami Beach. Prior to Comras, Aaron served as Executive Vice President of Grouper Financial, Inc., a real estate investment company with extensive real estate holdings in retail, office, industrial and residential.
Aaron graduated from Pepperdine University Magna Cum Laude with degrees in Economics and Political Science and obtained his Juris Doctorate from the University of Miami School of Law.
Aaron is a licensed real estate broker in the state of Florida, a licensed attorney in the state of Florida, a member of ICSC and the Urban Land Institute.

Before joining Avenue Real Estate Partners, Bryan honed his skills during two years at CBRE and an earlier stint at Compass. His extensive experience, coupled with his innate ability to identify opportunities and deliver results, sets him apart as a true industry standout.
Bryan's illustrious career is punctuated by an impressive list of closed transactions, which include securing the first US store lease for Fusalp, achieving the highest price per square foot in Aspen, and partnering with renowned brands such as Golden Goose, Away, Love Shack Fancy, MadHappy, Oakberry, Nick Fouquet, PureBarre/Cyclebar, and the monumental Gravity Haus deal encompassing a staggering 18,000 square feet. This deal stands as the largest per square foot transaction ever brokered in Aspen. Costa has over 10 years of experience in South Florida commercial real estate. Over the last several years with Avenue, Costa has excelled as the head of the hospitality division, developing a deep understanding in recognizing the optimal location, in order to ensure a respective tenant's success. Factors which are not limited to merely economics, but also include clear demographic expertise, restaurant infrastructure comprehension, licensing and permitting logistics, and the intangible of feeling the soul and character a space has to offer. Costa has been involved in completing transactions with: Sugar Factory, MILA, Sweetgreen, Baire's Grill, Dirty Rabbit, Crema, Meraki, Loretta & The Butcher, Salsa Fiesta, SoBe Vegan, Negroni, Le Sandwicherie, Joe and The Juice, Hichadori Ramen, House Kitchen & Bar, Pizza No.28 and Tapelia.
Prior to real estate, Costa worked for 15 years in the hospitality industry, working his way up from a server, to manager, to GM of a national restaurant group chain. Ultimately breaking off on his own, to successfully open and own 4 restaurants in South Florida. This experience, has proven to be invaluable, and has enabled Costa to acquire a deep knowledge of all facets involved in restaurant operations. Costa is able to speak the same language of the professional restaurateur embarking on their new business venture.
Costa holds a BA in Business Administration/Finance/Accounting, from Concordia University, Montreal, Quebec, Canada. Costa is fluent in English, French, and Greek.
