I, as a guest of Shipps Landing, hereby assume all risks concerning the use of the private recreation area known as Shipps Landing. Shipps Landing consists of raw, riverfront land and other land left in its natural state. I fully understand that the private recreation area is left in its natural state by Shipps Landing, and therefore may present risks of danger for those individuals who choose to travel upon the private recreation area. I further understand that said private recreation area may present the risks of snakes, spiders, insects, thorny plants, loose soil and rocks, and other hazards associated with unkept recreation areas, such as hazards from caves, abandoned mines, bluffs, large rocks, livestock, animals, trees, ponds, barns, buildings, sinkholes, rivers, streams, and natural and manmade bodies of water.
