We target 30-150 unit Class B and C residential properties in A and B markets, built after 1978, offering value-add opportunities. Our value-add real estate strategy seeks to increase a property's existing cash flow over time by making improvements to the property. This generally includes making physical upgrades to the asset which in turn allows rent increase, improvement of property management and lowering operating expenses where possible. This strategy offers a safe balance of risk vs. return to our investors, as it provides in-place cash flow at the time of the asset's acquisition, with significant upside potential in the form of value appreciation and enables them to gain multiple income streams from the same type of investment. Our main 3 target markets as of now are Indiana, Texas, and Florida.....
